MANy people love where they live - the house, the neighbours and the location - but when things become a bit cramped they often face a difficult decision: “Do we extend or do we move?” As estate agents we are always being asked for our opinion and predicted end value of a house if extended. Here are a few hints, tips and some questions to get you thinking about whether extending your home is right for you.

creating space for a second staircase? Is there enough head height or will you need to include dormers and a new roof? Will the joists need strengthening to take appropriate loading of a floor rather than a ceiling? Do you need planning permission? All of these things cost money but you won’t necessarily see a great benefit from the expense incurred.

How much will the house be worth if we extend? Generally speaking if your property is already in good condition and you decide to extend into the loft or at the back of the house you should plan to stay for the medium to long term. A good quality extension will usually cost anywhere from £30,000 upwards, but you are not guaranteed that this amount will be transferred straight to the end value of your home.

Extending to the rear or side to create a large kitchen and social space is always popular but consider how much garden area will be used. Family houses with small gardens can sometimes struggle when it comes to resale. Also think about a two storey extension rather than just single. The cost does not double but the space can. Have a look where your drains are. How close to the boundary can you build? Will you need a party wall agreement? Will a neighbour have a right to light issue? Can you build under permitted development or do you need permission? Whatever you decide to do, make sure you get the relevant building regulations approval and we always advise consulting an architect before you approach a builder. If you are facing a decision about whether to extend or move, do contact Somerville’s Estate Agents to discuss things through. LOFT CONVERSION If you want to extend into the loft we generally advise that you try and incorporate an ensuite as well as another bedroom. This will be more expensive but will certainly help with end value. Think about access into the new loft room. Will you lose a bedroom

Masked robber threatened store staff with a knife Police are appealing for information following an armed robbery in Hoole. Shortly after 9.30pm on Tuesday 9th September, a man entered the Co-Op on Walker Street armed with a knife. He threatened two members of staff and demanded money from the till before grabbing a stand containing scratch cards and fleeing the store. The offender is described as being of medium build and height. He was wearing a dark hooded top which was pulled up over his head, blue jeans, dark coloured shoes and red gloves. He had a face covering and was wearing sunglasses.

DC Gary Morris said: “Fortunately no one was injured as a result of this incident but the staff were left shaken by their ordeal. “We are appealing for witnesses to come forward who may have been in the area at this time and may have witnessed the incident or have information that may help with our enquiries. “We are particularly interested in information relating to anyone selling scratch cards.” Anyone with any information should contact Cheshire Police on 101.Information can also be left anonymously, via Crimestoppers, on 0800 555 111.

Flowering colour is at a premium in mid autumn this year after the mild winter but there are many that offer colour. I have grown Clematis Bill Mackenzie for its wonderful lemon yellow flowers in summer and autumn. They are followed by fluffy seed heads. Once established this climber will cover a large area with its vigorous growth. Cut back to 30cm or 1ft in late winter and it will send up many new stems to flower that year. It will grow on most soils provided the roots are shaded and kept moist. Another colourful climber is the Boston Creeper or Parthenocissus tricuspidata. It has a 3 lobed leaf that produces glorious red / purple colour in autumn. The photo shows it against the green and cream of ivy leaves. It is vigorous and will colour best in a partially shaded wall in well drained soil. Just make sure it does not cover the house! Nerines are bulbs that flower in autumn with the flowers appearing before the leaf. The photo shows the complex brilliant pink flower in all its glory. So if you have a very sunny spot and well drained soil in a sheltered

position, you can grow some of these exquisite flowers. Make sure they are not sheltered by larger plants. An often overlooked shrub is the Winged Spindle or Euonymus alatus. This small shrub has tiny cream flowers in spring which in autumn turn into fingernail sized pink berries. The leaf colour in autumn turns red and would contrast well with a variegated holly. Winter pots should be planted up to give you a lift in the darker months. I plant primulas, cyclamen hederifolium, winter pansies and small daffodils or tulips in pots. Also try a variegated hebe, a spring flowering heather or a pieris with pansies and primulas. Use John Innes No 3 potting compost mixed with grit to improve drainage and enable plants to survive freezing temperatures. In the garden cut back dead stems that look tatty and remove leaves from low plants that could get smothered. Protect your brassicas from those pigeons that like to eat them by covering with netting. Pick your last beans, tomatoes, pumpkins and squashes and remove the old plants.

There’s a natural reluctance for younger people to think about death and getting older. If you have excess income you could also consider gifting away some surplus income to avoid a potential IHT liability. After all, it makes sense to prevent an IHT liability before one is triggered and if income, which you don’t need, is gifted into a trust*, it falls outside of your estate for IHT purposes. Changes to the pension rules could also trigger unwanted IHT. New rules that came into force in April 2014 limit the amount you can invest in a pension each year to £40,000. If you start to redirect your retirement savings over and above the £40,000 limit into savings vehicles, such as ISAs or unit trusts, they will form part of your estate (not the case with pensions). It is therefore important to consider the IHT implications when funding for your retirement. A core part of any estate planning is making sure that you have an upto-date will in place. If you are a parent have you named a guardian in the event of your death? If you think your mother or sister will automatically receive custody of your child (or children) you are mistaken.

Let the pavement war A front garden is a rarity in much of Hoole. Front doors open up onto the pavements and kerbstones, cars and the new battlefield

Those lucky enough to own the few additional yards in front of their homes have secured their land with walls and bushes and decorated it with shrubs, flowers and the odd garden gnome. For the majority of us, the flora and fawner is limited to a dandelion clinging to the cracks of the pavement beneath our front windows.

Not so long ago, the red brick terraces would have seen doorsteps polished to within an inch of their lives. Women in rollers hidden beneath hair nets and turbans would be scrubbing and cleaning them with cigarettes dangling dangerously and yet expertly from their lips. Why did they bother investing in Red Cardinal and spending their afternoons on their knees buffing up an external feature? Pride. That’s why. There was an unspoken rule of thumb and you could be judged by the cleanliness of your step as well as the net curtains hanging in your front parlour. People were precious about this and worried about the image they were projecting of themselves to their neighbours and passers-by.

GOSSIP

Facebook status updates of the 1950s were these few inches of step. This was their soapbox; their instagram; their twitter statement to the world. And in the same way we use our social media today, this wasn’t their reality. It was a projection of what they wanted to world to see; an airbrushed snapshot of their lives; the ‘something beautiful’ rather than the ‘something real’. The truth happened round the back. The kitchen door and the backyard was the real entrance to

the home. You stepped into the kitchen, the busy beating heart of the house. And like that suit hanging in the back of the wardrobe, the pantry with its crisp white nets and the front door with its highly polished step were saved for best.

And you fought to protect your space. You moved the kids on up the street, swept the pavement and ensured your windows were clean. Today, we may not even give our front steps a second look but we are just as precious about our pavements and kerbs. And while we may not be scrubbing and sweeping and protecting our claimed land, we are attempting to over throw our neighbour’s. Mine have recently become a two car family. And while I am happy to park were ever there is a space on our street, they go to great lengths to lay claim to the kerb directly outside their own home as well as mine.

I’ve checked for subtle visual indicators but have found no obvious markings, which further fuels my suspicion that they pair up, him in leather driving gloves revving the hell out of her Vauxhall Corsa while she lays in the road with a set square and spirit level. There is no other possible way they could line up these vehicles with such precision. And their delusions of grandeur have led them to believe they are driving Bentleys as they take up the space of three cars. This seems to have caused a sheer lack of respect for fellow drivers and in a sudden fear of losing space, face and claim to a kerb, cars are dumped rather than parked,

Some musings about Hoole with Andy Medcraft

ars commence! hanging over junctions and blocking entrances to alleyways.

And so the fight begins. Oliver George on the corner of Prescot Street and Faulkner Street brings out the big guns in the form of a table and two chairs, inviting you to sit and partake in afternoon tea, only this is not a cafe, this is a hair salon and the patio furniture, although attractive, is nothing more than a blatant attempt at claiming back the pavement outside the shop. But who has the right to claim this space? The salon, or the cars that have parked there long before the tastefully decorated salon threw open its doors to the general paying public?

OBSTACLE COURSE

Surely the pedestrian stakes a bigger claim. But with broken paving slabs, oil soaked kerbs and Krypton Factor style pathways littered with recycling bins and the bin bags of those who have still yet to master the collection date calendar result in pedestrians rather risking their lives by walking in the road. It’s a lot safer than the battlefield of doorsteps and hubcaps. A stroll further into Faulkner Street and the British pastimes can be confused with scenes reminiscent of Rome, Mumbai and even Paris (only stripped of the romanticism). The Elite of Notting Hoole seem to shelter from the sun as the traffic piles onto both sides of the streets. All road markings and highway codes are seemingly

irrelevant and it would appear that attempting to cross the road from the Brom to the Faulkner at 4pm on a weekday is a variation of Russian Roulette.

Many a driver just hits the gas, closes his eyes and prays the only thing he hits is the kerb as he tears into Charles Street. The indicators are a long forgotten feature and those that do blink slowly to the rhythmless beat of the pre-rush hour traffic, have been blinking for the last 12 miles and bare no relevance to the direction the driver intends to take.

ROMANCE

And so I’ve stepped over my unpolished step every afternoon this month, having managed to secure a parking space somewhere within a 3 mile radius of my house, and I’ve managed not to mark the paintwork of the Vauxhall Bentley parked so close to my front door that removing a newspaper from my letterbox set off their alarm. And I take refuge in the sanctuary of my backyard. I drink a glass of red wine and I pretend that Rome still has its charms and Notting Hoole is just as romantic as I tuck into that pot of olives I purchased from the Deli on Faulkner Street. And I listen to the ebb and flow of my neighbours returning home from work, cooking tea, playing music and laughing and joking and I forget about the pavement wars only a few feet from my front door. It is true that some people have an infectious laugh. It brightens your moment and makes you want to throw back your head and join in.

My neighbour has an infectious laugh but on a par with scabies or the bubonic plague and makes me want to land his spirit level somewhere between his eyes. Let the pavement wars commence and “may the odds be forever in your favour...”

HOOLE RANGERS FC Big changes at Rangers Changes have been made to the structure of the Chester and District Leagues, moving from four, to three bigger divisions with 14 teams in the Premier and Division 1, and 12 teams in Division 2. This means that Hoole Rangers 1st team remain in the Premier division, while the reserves are in Division 1. Mark Roberts has taken over the Hoole Rangers 1st team manager’s role, and Craig Jones is the assistant manager. They have brought in a number of new players, and thanks to some encouragement and arm twisting by returning old boy, Stuart McIntosh, these include several players who played in the League of Wales last season. With such a significant change in personnel, we expected it to take a little time to build a balanced side and that has been the case. Pre-season was a learning curve, trying out new players and new formations, and the start of the season has been a little slow with a draw and two defeats in our first three matches. This was followed by a Challenge cup game where unfortunately, we had been drawn against Hoole Rangers 2nd. Team. The game ended up in a victory for the 1st team by 9-2. The final game in this period, was against a strong Birkenhead side, and with several key players unavailable, Hoole were soundly beaten by 8-0. Despite the slow start everyone involved is convinced we have a squad capable of challenging for trophies this season and we are looking forward to an improvement in results James Pike brought several of his Belly Full team from last year to become the Hoole Rangers 2nd team. Again, the team will take time to develop and the first three games have resulted in one win and two defeats. The 1-0 win against Lodge bar was an excellent result, but was followed by a 5-1 defeat to one of the title favourites Boughton, and another 7-1 mid-week defeat to Cestrian, where unfortunately we had several players unavailable and could not bring in 1st team players as they also

had a game. The final game in this period was away to Chester Nomads and despite a 3-0 defeat, there was good signs that things will improve Relocation Work on the new Limewood Fields drainage system was completed during September and the pitch has been temporarily relocated to the top end of the ground while work takes place and the grass recovers. We expect to move back in November when hopefully we can complete all of our home fixtures this season . Once again, I would like to thank Councillor Adrian Walmsley and Paul Hickson / John Seiler from Cheshire West and Chester Council for all their efforts in getting this work funded and completed. CHANGING ROOM The changing room project is still on hold, awaiting the outcome of the drainage situation. Once we are confident the problem is resolved, we will review the situation and decide when/if we will resume this project. We are always looking for new people to get involved with the club. With the exciting plans we have scheduled for the next few years, we are looking for : l New Players. Still love the beautiful game but can’t keep up the pace? Walking Football is the new sport that everyone seems to be talking about and is rapidly gaining momentum. Age UK Cheshire, along with Cheshire West and Chester Council, the Cheshire FA and Brio Leisure, have joined together in a bid to increase activity levels, predominantly among the over 50’s, by encouraging people to take up the sport of Walking Football. Recent studies have shown that as well as all the health benefits, exercise - even slower-paced exercise such as Walking Football - may also improve memory and slow down mental decline, aid sleep as well as improve strength and balance to help reduce the risk of falls. Proving increasingly popular in various parts of the country, walking football is a slow-paced version of the game aimed at those who are looking to ease themselves back in after injuries, those who have never played the game before and older people who simply want to enjoy football without the vigorous workout. The rules are the same as normal 5 a side football with the obvious difference being that there is no sprinting, running, jogging or slide tackling. There is less stress on the body but the game is still competitive.

HEAVY BURDENS BY THE REV ANDY GLOVER I read recently about a missionary who was living in Africa. He was disturbed over something he was seeing. The women, in the village he was in, walked around with heavy loads of wood piled on their backs. Their husbands, on the other hand, carried nothing more than a walking stick and walked several yards in front of them. Andy Glover has lived in It was considered an honour for the women to carry these heavy loads Hoole with his wife Sue for their husbands. Feeling sorry for them, this missionary saw a need for 26 years. Andy began for some wheelbarrows. So he sent a telegram back to the United at Hoole Baptist Church, States, ordering 200 of them to be shipped immediately. When on Westminster Road, they arrived, he showed the women how to load the wood in the as Youth Pastor, before wheelbarrows. A few weeks later, he returned to the village to find the becoming the Pastor and wheelbarrows all parked in a neat row -- unused. He asked, “Why aren’t now Team Leader. you using them?” One woman explained, “Well, you see, when we got the wheelbarrows loaded and all of the wood up on our backs, they were just too heavy to push!!” That incident suggests the way a lot of people have experienced Christianity. It holds out a promise to them of a fuller, richer life where all their problems will disappear. In reality, it just brings additional burdens -- one more thing to do, one more thing to worry about. That’s the way, many of us can see Christianity; a list of rules to be kept, a pile of commands that we see as a responsibility to enforce. Yet Jesus hated religion and religious practice. This is what he once said, “Are you tired? Worn out? Burned out on religion? Come to me. Get away with me and you’ll recover your life. I’ll show you how to take a real rest. Walk with me and work with me—watch how I do it. Learn the unforced rhythms of grace. I won’t lay anything heavy or ill-fitting on you. Keep company with me and you’ll learn to live freely and lightly.” Back in the 1st Century the New Testament book of Acts, which tells the story of the early church, records the first time when people were called Christians – “There in Antioch the Lord’s followers were first called Christians” (Acts 11:26). The word was probably a nickname. It literally means “little Christ’s” and referred to someone who was committed to Jesus and trying to follow his teaching. Today in the 21st Century, there can be many sorts of definitions of what is a Christian; Believing the Bible, maybe – though Christians can disagree profoundly about what the Bible says; going to a church, maybe – but going to church doesn’t make you a Christian any more than going to McDonalds makes you a hamburger; Being baptised, maybe – though some churches don’t practice baptism and some people who are baptised don’t practice Christianity. Living a morally upstanding life, maybe – though of course many non-Christians do this too; and just how bad do you have to be to stop being a Christian. So for me we need to strip away 1900 years of institution and living on the Christianized Continent of Europe and go back to the 1st Century definition of a Christian: a person who is learning to be like Jesus and learning to do what Jesus could do. The truth is you need both aspects of this definition to begin to understand what Christianity is all about. The word for “disciple” in the New Testament literally means “learner,” and refers to someone who doesn’t just learn what their teacher knows, but becomes the kind of person their teacher is. Jesus told his own disciples, “Anyone who believes in me will do the things that I have been doing…” My hope is that if those of us who would call ourselves Christians live our lives literally as disciples who look like Jesus in character and competency! If we began to do this, then I think we would greatly help those looking on to see what Christianity really is all about.
