Extend or move?
M
any people love where they live - the house, the neighbours and the location - but when things become a bit cramped they often face a difficult decision: “Do we extend or do we move?”
take appropriate loading of a floor rather than a ceiling? Do you need planning permission? All of these things cost money but you won’t necessarily see a great benefit from the expense incurred.
As estate agents we are always being asked for our opinion and predicted end value of a house if extended. Here are a few hints, tips and some questions to get you thinking about whether extending your home is right for you.
SIDE EXTEnSIOn
How much will the house be worth if we extend? Generally speaking if your property is already in good condition and you decide to extend into the loft or at the back of the house you should plan to stay for the medium to long term. A good quality extension will usually cost anywhere from £30,000 upwards, but you are not guaranteed that this amount will be transferred straight to the end value of your home. LOFT COnVERSIOn If you want to extend into the loft we generally advise that you try and incorporate an ensuite as well as another bedroom. This will be more expensive but will certainly help with end value. Think about access into the new loft room. Will you lose a bedroom creating space for a second staircase? Is there enough head height or will you need to include dormers and a new roof? Will the joists need strengthening to
Extending to the rear or side to create a large kitchen and social space is always popular but consider how much garden area will be used. Family houses with small gardens can sometimes struggle when it comes to resale. Also think about a two storey extension rather than just single. The cost does not double but the space can. Have a look where your drains are. How close to the boundary can you build? Will you need a party wall agreement? Will a neighbour have a right to light issue? Can you build under permitted development or do you need permission? Whatever you decide to do, make sure you get the relevant building regulations approval and we always advise consulting an architect before you approach a builder. If you are facing a decision about whether to extend or move, do contact Somerville’s Estate Agents to discuss things through. We will be able to provide you specific advice about your property and an estimate of the current and post-building work value.

crime update with Police Community Support Officer Keith Bartlett
Nowhere to hide for Hoole drug dealers A play area in Hoole has been given a big clear up to make it tougher for drug users to hide in the bushes. The overgrown foliage at the Walker Street play area had been providing shelter for nefarious activities. So local Police Community Support Officer Keith Bartlett decided that action needed to be taken. He contacted Cheshire West and Chester Council’s street scene team leader Carson Shanks and they organised for the work to be done. This involved chopping down many of the overgrown shrubs and bushes so that the play area has a much cleaner look. PCSO Bartlett said: “Before hand we had a number of reports about drug users hiding in the bushes which was making it harder for us to spot them. “Now that the work has been no drug dealing in the play area and we’ve put extra patrols in place to keep it that way.”

CHESTER UNION WORKHOUSE 57 HOOLE LANE, CHESTER
Workhouses like Hoole’s that took in vagrants or casuals were popularly known as “Spikes” because of the actual spike, clearly visible even from a distance, mounted on top of the building. The occupants of the vagrant wards, or casual wards were classed as the “casual poor”, or just “casuals”.
The routine for those entering a casual ward began in late afternoon by joining the queue for admission. A ‘spike’ had only a certain number of beds and late-comers might find themselves turned away. When the Workhouse building opened in 1878, the taskmaster obtained 100 tons of stone for the able bodied and casuals to break, not for any immediate building purpose but just to make them labour for their accommodation.
The plans also included the Chapel of St.James the Less which was an extra-parochial chapel serving the workhouse, opened in 1880. Frederick Anderson, of Hoole All Saints, had been appointed as Chaplain to the workhouse in 1875, for which he received £50 per annum. From 1880 – 1900 the deaths of 1,350 people were recorded in the burial register. . By 1900 the burial ground was full. Originally, workhouses received and maintained poor boys and girls who were segregated from their families and from each other on entry, or at birth. By the time the workhouse building was opened on Hoole Lane, elementary education was being provided for some poor children in the parishes of the Chester Poor Law Union.

ry of this former building on Hoole Lane. However, in 1900, Chester Poor Law Union erected a central children’s home on the Wrexham Road together with smaller cottage homes at Upton Heath , on Long Lane, in Saughall on Hermitage Road, and in Dodleston on Main Road. All these distinctive buildings still exist.
A sign of the harshconditions was note in the 1894, the British Medical Journal commission’s report on Hoole. A patient in the workhouse infirmary had recently died and a pauper employed as a night attendant had been found guilty of manslaughter due to his rough handling of the patient while unsupervised by the sole nurse who was occupied in another block. Chester Union workhouse became Chester War Hospital in 1917. On 27th August its inmates were displaced and ‘imbeciles’ were sent to the Asylum (The Deva”) in Upton.
In 1919, at the end of the War, the Local Government Board was succeeded by a Ministry of Health. At Hoole, the Workhouse building and the Hospital Infirmary continued until, on April 1st 1930, the Workhouse building was taken over by the newly formed Public Assistance Committee of Chester Corporation, and was called St. James’s House. The Infirmary was administered separately and called St. James’s Hospital The Hospital came into general public use on January 1st 1937 and became increasingly known as ‘the City Hospital’.
Many local families have connections with the building they grew up calling the City Hospital. It became part of the National Health Service set up in 1946 immediately after the Second World War. The inmates of St. James’s House were transferred to Sealand House, formerly the Isolation Hospital Built in 1899 for the Chester Poor Law Union area. In the 1950s the services
Housesteads Drive which was originally the entrance to the old workhouse
at Hoole expanded: there was an x-ray centre, a pathology laboratory, a department specialising in chest disease, and a paediatrics unit.
Cheshire County Council took over responsibility from the Regional Health Board in 1974, so, when a new West Cheshire Hospital Wing opened in 1983 the City Hospital specialised in geriatric care.
The hospital closed in 1991 when it was demolished. The pillars which supported the gates to the entrance drive to the Workhouse remain today, as does the building of the Chapel of St. James the Less. Look up....
and use all the space in your home We would all like more space in our homes and with houses in the UK getting smaller, space is at a premium. But what if there was an affordable way to create more space in our homes? A simple solution for all those people fed up of living among clutter and one that doesn’t require planning permission or any major structural building work. For most, the loft is a dark and dingy place visited seasonally; once to dig out the Christmas decorations and then again to bring down the holiday suitcases. A precarious scramble across dusty beams, torch in hand; grabbing what’s needed then clambering back past boxes filled with long-forgotten belongings. But that dark and dingy place is worth thousands. In fact, it takes up a third of
the floor space in an average home. So shouldn’t you be making the most of it? And that’s where More Than Loft Ladders (MTLL) comes in. Founded in Bolton over five years ago, MTLL specialises in generating space by making the loft easily accessible. And that’s all it does. It’s not a generic building company, and it’s not jack-of-all-trades. MTLL only installs loft hatches, ladders, boarding, lighting and insulation. It’s what the company does all day, every day, using qualified local installers who are reliable, tidy and efficient. The latest MTLL franchisee to open covers Crewe and Chester and is run by skilled tradesman, Adam Shepherd...“Our average job is about

£290 and only takes a few hours to complete,” says Adam. “And for that, customers get a modern two section aluminium ladder 50sq ft of boarding and a light to make the space safe and secure.” The price customers are quoted is the price they will pay, with no additional call out or credit card charges. “More Than Loft Ladders is already a trusted name in the north west with over 2,500 successful installations, and I really wanted to bring it here to Cheshire...It’s such a great and cost effective way for people to gain the extra space they need,” added Adam. Get together over a cake! IF you’ve been inspired by the Great British Bake Off – you may be interested in Chester’s very own Cake Club. Meeting at various venues across Chester, the club is a very informal gathering of amateurs who like to get together over a cake! Ken Davies, organiser of the Cake Club, said: “This is not a professional bakers’ club but simply a laid back club for those who like to bake and eat cake socially with other people. “We’re a friendly group that meets every six weeks in informal surroundings, everything from pubs and cafes to church halls. Selecting a different theme each time is fun and allows people to get imaginative with their baking, and makes for a great talking point at each gathering.” The latest meeting was held at the Ring o’Bells, in Christleton, where the atmosphere was very convivial and although there were lots of berries in the cakes there was no Mary to judge the layers or comment on any soggy bottoms. Members simply tucked into each other’s cakes before sharing out any leftovers for everyone to take home. The youngest member Grace Broughton, aged 16, said: “I just really like cake and it’s something different to do.” Newest member Tiffany Elliott said: “It’s my first time at the club and I have received a very warm welcome.” Andrew Price, who had created an amazing three tier cake, added: “I like the challenge of different themes as it allows me to be creative.” The club, which is a part of the UK Clandestine Cake Club, association was set up in 2010 and is currently organised by a local baking enthusiast Ken Davies. Magnificent seven are off to Oxbridge
Seven girls from The Queen’s School are celebrating after securing places at either Oxford or Cambridge University this year. 78% of those girls going on to university secured a place at their first choice destination this year, with 92% getting into their first or second choice university. Eight girls went on to study Medicine or Veterinary Science but other courses included everything from aeronautical engineering, geophysics, software engineering and marine biology to Classics, modern history, modern languages, 38 Tel 01244350398
English with creative writing and Scandinavian Studies. As well as the fantastic A-Level results, girls at Queen’s worked their socks off to achieve a stunning set of GCSE results too. 72% of all GCSE grades were at A*/A with pupils performing particularly well in the sciences; 71% of physics, chemistry and biology examinations were passed at the A*/A grades. In languages, performance was even stronger, with 100% A*/A grades in Latin and German, 94% in Spanish and 83% in Mandarin Chinese.
www.hooleroundabout.com
In addition 83% of maths grades were at the A*/A grades and 100% of Art. Overall, 92.2 % of examinations were passed at A*- B grades. Headmistress Sarah Clark said: “We are delighted with this set of results which each and every girl has worked hard to achieve. We take great pride in supporting our pupils to grow and develop academically as well as personally while at Queen’s and these results, and the fantastic young women who achieved them, demonstrate just how wonderfully that can work.”

Flowers in October With autumn sunshine and cooler nights there are flowers that will still give you plenty of colour in October if you plan ahead. For well drained soil in sunshine, such as at the base of a wall I would try Nerine bowdenii. This exotic looking deep pink flower is about 30 cm (12 ins) tall and emerges before the leaves. Plant these bulbs about 2 inches below ground in groups. To go with it as ground cover, plant Cyclamen hederifolium, the autumn flowering cyclamen. They too like well drained soil and also do well under trees provided the soil isn’t wet. With their tiny pink and white flowers popping up before the marbled foliage, they will form a carpet around trees and shrubs. For something more dramatic how about Yucca gloriosa Variegata? As you can see from the photo, this is a dramatic spikey plant with a tall spire of creamy bell flowers. It is reasonably hardy if grown in a sheltered spot with well drained soil. I would plant Sedum spectabile (Ice plant) around it for flat heads of red flowers in autumn
and low growing perennial geraniums for summer interest. There is still plenty of interest from the fading heads of Hydrangea flowers, the tall spikes of Teazels and even the seed heads of Crocosmia Lucifer add structure to the fading beauty of autumn. In the garden there is a lot to be done. Planting bulbs of Daffodils, Chinodoxa, Alliums and Lilies for colour next year should be done in October and November when the soil is still warm from summer with moisture to get them growing. Prune your climbing roses by cutting out the oldest stems and tying in new shoots horizontally to get them to send up flowering side shoots next year. Stems that you want to keep and have flowered this year, cut back by half and tie in. October is also the classic time to split and replant perennials. Cut back the old foliage, dig them up and chop or pull into smaller pieces selecting the newest growth for replanting or giving away to friends.

HEAVY BURDENS BY THE REV ANDY GLOVER I read recently about a missionary who was living in Africa. He was disturbed over something he was seeing. The women, in the village he was in, walked around with heavy loads of wood piled on their backs. Their husbands, on the other hand, carried nothing more than a walking stick and walked several yards in front of them. Andy Glover has lived in It was considered an honour for the women to carry these heavy loads Hoole with his wife Sue for their husbands. Feeling sorry for them, this missionary saw a need for 26 years. Andy began for some wheelbarrows. So he sent a telegram back to the United at Hoole Baptist Church, States, ordering 200 of them to be shipped immediately. When on Westminster Road, they arrived, he showed the women how to load the wood in the as Youth Pastor, before wheelbarrows. A few weeks later, he returned to the village to find the becoming the Pastor and wheelbarrows all parked in a neat row -- unused. He asked, “Why aren’t now Team Leader. you using them?” One woman explained, “Well, you see, when we got the wheelbarrows loaded and all of the wood up on our backs, they were just too heavy to push!!” That incident suggests the way a lot of people have experienced Christianity. It holds out a promise to them of a fuller, richer life where all their problems will disappear. In reality, it just brings additional burdens -- one more thing to do, one more thing to worry about. That’s the way, many of us can see Christianity; a list of rules to be kept, a pile of commands that we see as a responsibility to enforce. Yet Jesus hated religion and religious practice. This is what he once said, “Are you tired? Worn out? Burned out on religion? Come to me. Get away with me and you’ll recover your life. I’ll show you how to take a real rest. Walk with me and work with me—watch how I do it. Learn the unforced rhythms of grace. I won’t lay anything heavy or ill-fitting on you. Keep company with me and you’ll learn to live freely and lightly.” Back in the 1st Century the New Testament book of Acts, which tells the story of the early church, records the first time when people were called Christians – “There in Antioch the Lord’s followers were first called Christians” (Acts 11:26). The word was probably a nickname. It literally means “little Christ’s” and referred to someone who was committed to Jesus and trying to follow his teaching. Today in the 21st Century, there can be many sorts of definitions of what is a Christian; Believing the Bible, maybe – though Christians can disagree profoundly about what the Bible says; going to a church, maybe – but going to church doesn’t make you a Christian any more than going to McDonalds makes you a hamburger; Being baptised, maybe – though some churches don’t practice baptism and some people who are baptised don’t practice Christianity. Living a morally upstanding life, maybe – though of course many non-Christians do this too; and just how bad do you have to be to stop being a Christian. So for me we need to strip away 1900 years of institution and living on the Christianized Continent of Europe and go back to the 1st Century definition of a Christian: a person who is learning to be like Jesus and learning to do what Jesus could do. The truth is you need both aspects of this definition to begin to understand what Christianity is all about. The word for “disciple” in the New Testament literally means “learner,” and refers to someone who doesn’t just learn what their teacher knows, but becomes the kind of person their teacher is. Jesus told his own disciples, “Anyone who believes in me will do the things that I have been doing…” My hope is that if those of us who would call ourselves Christians live our lives literally as disciples who look like Jesus in character and competency! If we began to do this, then I think we would greatly help those looking on to see what Christianity really is all about. 42 Tel 01244350398
