How to Prepare your Home for Sale By Richard Wheeler Cert.REA Many people have asked us how to show off their home at its best in this busy market period so we have put together some handy hints and tips on how to prepare your home for sale.

First Impressions

It is vital to create the right first impression and a tidy looking house will attract more viewings, giving you more choices and hopefully a higher price. The first thing a buyer sees is the outside of your home. If looks untidy they will automatically assume that the inside is the same. Take some time to tidy the garden, trim the borders, sweep the drive, add some flower pots or hanging baskets and, if it needs it, even paint the front door.

De-clutter

De-clutter! It’s the phrase most sellers dread, but it doesn’t have to be painful! A large proportion of buyers are moving to gain more ‘space’, so show it off to them, don’t hide it! Make sure smaller or narrower areas such as the hallway, stairs and landing are free from clutter, especially at floor and eye level. A tidy room presents much better than an untidy one so clear away the kids’ toys, put the dog basket in the garage, take down the birthday cards (temporarily) and put the dishes away.

Kitchen

A kitchen is often the engine room of a home where walls and tiles are subject to a greater amount of wear and tear. Before you go ripping it all out, try painting the walls, re-grouting the tiles, deep-cleaning cupboard fronts and surfaces, you may be surprised what an effect this has (and it could save you thousands of pounds!). If you are considering replacing the kitchen before you sell, please talk to us first so that we can help you assess the viability, cost and benefit.

Bathroom

The bathroom is another key area. It should be clean and fresh, with no water marks or lime scale encrusted taps. Replacing a window blind or shower head & hose can have a huge impact. The suite should be well sealed and the tiles clean and grouted. Clear away the toiletries, fold the towels and put the loo seat down!

Decoration

The standard of decoration is always a consideration so walk through your property with a critical eye. Over time paint work becomes marked especially around light switches and on stairs with no wall rail. Check that all lights have working bulbs, the windows are clean both inside and out, there’s no dripping tap or broken fencing and that the curtains are put up properly.

Outside space

Another important factor for many purchasers is the outside space your home has to offer. Patios and decking should be moss free and clean, the lawn well cut and the borders weeded. If you have a garage, try and keep it in order (although we know this is not always easy!) In autumn months you may need to sweep up leaves and cut back summer growth. Always remember you are selling in a competitive environment. Your house must stand out more to your buyer than any other property for sale at the time. Good things grow here!

A small area of the garden at Overleigh St Mary’s CE Primary School has been turned into a school allotment. A contribution towards the cost of the paths which gives the children better access to the site, was provided from the Member Budgets of Handbridge Park Councillor Razia Daniels and Councillor Neil Sullivan. Vegetables are now being grown in the allotment and they will then be used in the school kitchen, with surplus sold to parents at a school market. The skills the children will develop through the allotment project will help them across other areas of the school curriculum in addition to learning gardening skills. Children from Year 1 dressed as characters from their favourite books to welcome the two Councillors. Councillor Daniels said: “Both Councillor Sullivan and I were delighted to help fund this project. “It was inspiring to see the children so enthusiastic and knowledgeable about the garden and I am sure that the allotment project will be very successful.” Added Headteacher Anthony Hadfield: “The children and staff at Overleigh St. Mary’s are very grateful to both Councillor Razia Daniels and Councillor Neil Sullivan for their generous donation towards our new allotment. “This is a project that will benefit the children for many years to come.” The children from Overleigh St Mary’s dressed as characters from their favourite books pictured with Councillor Neil Sullivan, teacher Rachel Pearce and Councillor Razia Daniels.

Divers find gun and car in the river!

A GROUP of divers were surprised to find a loaded pistol in the River Dee at Eccleston. Others later came across a submerged car. Both appeared to have been in the water for some time. These finds led to police divers mounting an underwater search that same evening. Eleven members of Wirral Sub Aqua Club were enjoying an early season dive at Eccleston Ferry on Saturday 11th April, having been stopped from diving the Welsh coast by strong winds. They entered the water from the small beach just below the car park and proceeded upstream against a slight current in a depth of three metres. The first pair to finish their dive, Alan Cohen and Ian Jackson, brought out the gun, which was wrapped in a plastic carrier bag and loaded. The police were contacted immediately. Another buddy pair, Clare Sherliker and Chris Gregory, reported that they had seen a submerged car. It had no doors or bonnet, but the seats were there and the windscreen unbroken. Although it was covered in rust and silt, from studying the engine, Chris thought it was probably an old Mini. Both these items are unusual sights for divers. They had been expecting to find broken pottery, old bottles, the occasional flatfish and an abundance of sand and gravel. This dive had turned into a rather exciting morning out. Alan later handed the gun in to Blacon Police Station and told them about the submerged car. Apparently this was of sufficient interest to warrant a search by Police divers, and Chris supplied them with as much detail about its location as possible when they carried out the search on Saturday evening. Wirral Sub-Aqua Club meets and trains at the Neston Recreation Centre pool from 8:30pm on Thursday evenings. Schools in fine voice

Chester Catholic High School has been alive with music with over 500 students taking part in two singing projects and performed their achievements to their communities. During the term St Werburgh’s and St Columba’s, (Hoole) St Theresa’s, (Blacon) St Clare’s, (Lache) St Saviour’s (Ellesmere Port), St Luke’s (Frodsham) and The University Cathedral School (Chester) have been working hard learning new songs for a singing project called Better Together. Over 300 Year 2 children took part and after just one morning rehearsal led by Rachael Borman, music leader at St Werburgh’s, they sang their hearts out to an audience of family and friends. Rachael has been leading these singing projects with eight primary schools for the last four years and aims that during a year all children in the primary schools involved will be given a Big Sing Music Project to be involved in. Rachael said: “It has been a fantastic, fun day for all taking part and it has been such a pleasure to work with such brilliant children and teachers who had worked so hard at achieving such an Year five pupils amazing sound.” from St Clare’s, Later in the week, Lache. 250 Year 5 children from St Werburgh’s and St Columba’s, St Theresa’s, St Clare’s, St Luke’s and St Winefride’s along with students from the Catholic High school worked together singing and performing songs inspired from music today. The Catholic High Swing Band ‘City Jazz’, led by head of music Kevin Tout, accompanied many of the songs such as ‘Happy’ and ‘Uptown Funk’. The Catholic High School choir Centre Stage, led by music teacher Liam Hardwick, serenaded everyone with their beautiful harmonies. The following evening the students invited their families to enjoy a concert showing off their voices and talents. Rachael added: “This has been a superb week of music making where students have not only been able to express themselves and perform to an audience but have had the opportunity to socialise with peers from other communities and take inspiration from older children too. These school community projects centered around music provide experiences and opportunities which help children involved to develop emotionally, socially and academically.”

Louis has the V Factor in sell-out show success MUSICAL talent was on show in this year’s ‘V Factor’ with students from all years competing live on stage for a chance to win an all-expenses paid overnight stay in London including two West End shows. The competition was fierce and quite rightly so as the high quality performances kept the audience of nearly 300 people thoroughly entertained. Sitting directly in front of the stage were the V Factor judges who had a really tough time marking the performances and feeding back to the performers on stage. With over 40 talented students involved, making a decision was very difficult, with the top three places only separated by a few points. In third place with their performance of Lady GaGa and Beyonce’s Telephone were Year 11 students, Bianca McMullen and Liam Thompson who were just pipped to second place by Year 9 student Alistair Hogan with

his performance of Sam Smith’s Lay Me Down. However, the judges decided that the overall winner and grand prize had to go to the performer who kept the audience thrilled with every note sang. This year’s V Factor winner was Louis McHugh from Year 10 with his performance of Drake’s Hold On, We’re Going Home. Louis stunned the audience with his amazing voice and we can all see a very bright future for him with his talent! Of course the main reason for the evening was to raise money for the school charity, Claire House Children’s Hospice, on the Wirral. The evening was a sell-out success and raised £700 for the charity. Runner-up Alistair Hogan, Matt Yeoman director of learning, visual & performing arts, Louis McHugh, Bianca McMullen and Liam Thompson,who came third.

Medals galore for QPHS rowers The Winter Games held at MMU Crewe proved to be a very successful experience for 20 students from QPHS Rowing Club. They were competing against schools from Cheshire and Warrington in a number of sports including a high profile indoor ergo rowing Championships overseen by British Rowing. Successes on the day included Emily Cox winning gold in the singles event, Rona Fishburn winning silver and the combined Year 10 Girls team winning gold medals in the relay finals. The medals did not stop there, with Year 11 boys winning silver medals in the relay, Year 9 boys winning bronze medals. STEM Club dates A new STEM Club (science, technology, engineering or maths) started in March to celebrate STEM week. Aimed at KS4 & KS5 students, the Microcontroller Challenge will provide students with the opportunity to learn how to write code and program a micro-controller to carry out a variety of tasks. Arty school strikes gold Queen’s Park High School became a nationally recognised outstanding provider of arts education last month having been awarded ‘Artsmark Gold’ by an individual assessor on behalf of Trinity College in London. Through a rigorous application and inspection process the school was identified as having an outstanding commitment to the arts. Matt Yeoman, Director of Learning for the Visual and Performing Arts said: ‘This is a fantastic accolade for the school and a true reflection of the outstanding work that the Visual and Performing

Arts teachers do, to support students in the development of a life-long passion for not only the arts, but for learning too. Queen’s Park High is now a recognised shining example of how arts education can be delivered at its best and we are now looking to share our practice with other schools as we continue to enrich the arts experience of young people in Chester’. The award comes after a series of highly successful arts experiences for the students including the introduction of a GCSE in Animation, a huge scale production of Les Misérables, performances of Shakespeare’s Hamlet and A Midsummer Night’s

Dream at the Floral Pavilion, alongside trips to Paris, London and finally Broadway in New York this coming Easter. Representatives of the student council will be attending a celebration event later this year where they will be formally presented with their certificate and plaque for the school. Head teacher Lyndsay Watterson added: “Our aim now is to work collaboratively with other schools and institutions to share excellent practice around arts education so that we can collectively inspire more young people to become confident, independent and successful learners in the future.”

Sausages! We are delighted to have won the award for the best pork sausage in cheshire at this years cheshire food and lifestyle festival at chester racecourse. With the publicity this has generated I am frequently asked what makes a good sausage?This months blog I have decided to lift the lid on this hot topic!

Rule No.1 you cannot make a great sausage without putting great ingredients into it. In years gone by the sausage was a way of using up leftovers to avoid waste. This still continues today to some degree depending on where you buy your sausages from! Personally, I think that you can tell the quality of your butcher by the sausages he makes. We take great pride in our sausages, putting only the best quality shoulder and bellies of pork into them. We remove all rind, bone and any excess fat, which is why there is no fat left at the bottom of the grill tray. A sausage needs to be juicy and succulent but not fatty.

Today the “Umble Sausage” is a gourmet product and should contain only quality meat that any consumer would recognise as meat. There are endless lists of ingredients that can be used and there is plenty of scope to be innovative. James, our sausage maker enjoys blending complimentary ingredients together when searching for new sausage recipes.

I think the perfect percentage of meat in a sausage is 75-80%, the legal minimum requirement being 65%. If you see someone advertising 90% I would suggest that it is seasoned meat in a skin rather than a sausage. To be juicy and succulent the sausage must contain the right amounts of lean meat and fat, rusk (breadcrumb) and seasoning. If the sausage contains for example, sage, red onion and garlic like one of our sausages then these added ingredients will affect the percentage of meat in the sausage. No doubt everyone will have a style of sausage that they favour.

Last but not least is the sausage skin that the meat is filled into. Today, more and more butchers and all processors are using collagen skins for their sausages. These are in essence edible plastic. They are very convenient in that you can put a 100 yards spool on a sausage filler and fill it out in seconds with no knots or breaks in the skin. This is fine, but the result is that these skins are very chewy. We use only natural sheep or hog skins. The sheep skins are smaller in diameter and are suitable for thin sausages. The hog skins are suitable for thick, chunky sausages. These skins are only approximately 30 yards long and far more time consuming to separate, use and fill out but are a totally superior product. They also add approximately 50pence to a pound of sausages. This is a lot of money but I strongly feel that if you are going to make a gourmet product you cannot skimp on any of the ingredients. I occasionally get asked whether we make our own sausages in the shop. For the record we always have made our own sausages and we always will. If you buy in a product like this you have no control over how it was prepared, the ingredients used and even the hygiene standards of the person making it. Enough said!

This month’s recipe is a very straightforward and tasty sausage casserole. Sausage Casserole - Serves 4 Ingredients 4 large potatoes 4 carrots 8 good-quality sausages 2 tbsp olive oil 1 onion, chopped 1 garlic clove, crushed 1 tsp paprika 400g can chopped tomatoes 400ml vegetable stock 1-2 bay leaves Method 1. Turn the oven to 180°C/fan160°C/ gas 4. Peel the potatoes and carefully cut them in half, then into quarters. Peel the carrots and cut each carrot into about 4 or 5 even pieces. 2. Prick the sausages all over with a fork – this helps the fat to run out of the sausages, so that they don’t split open as they cook. Heat the olive oil in a heavybased casserole and fry the sausages, turning often, until lightly golden all over – this should take about 10 minutes. Remove the sausages from the pan and put them on a plate. 3. Add the chopped onion to the casserole (there will still be some oil in the pan from the sausages) and continue to cook over a low heat for 5-10 minutes, until the onion is slightly soft. Add the garlic and paprika and cook for another minute. 4. Add the chopped potatoes and carrots and stir everything around in the casserole so that the vegetables are coated with the oil. 5. Add the tomatoes and stock (to measure the stock, you can use the empty tomato can – filled up, it will hold 400ml of stock) and the bay leaves. Bring to a simmer (so it’s just bubbling gently). Return the sausages to the casserole. 6. Using your oven gloves, carefully put the casserole into the oven. Cook for 45 minutes, until the potatoes are cooked through, and serve.
