JOAN HARNED Joan has lived in Eagle County since 1972 and has been selling real estate with Black Bear Real Estate Co., predecessor of Keller Williams Mountain Properties, since 1986. Joan was selected as the 1998 Vail Board of Realtors “Realtor of the Year,” served on the Vail Board of Realtors as a Director for six years and was Chairman of the Vail Board of Realtors for 2003-2004. Joan also was appointed by Governor Owens to be a Director on the Great Outdoors Colorado Trust Fund Board(GOCO) and served there for 4 years. In 2004, Joan and Tom Harned helped bring the first Keller Williams franchise to Eagle County. They continue to be owners and run Team Black Bear as a Mega Agent office within the franchise. Joan is also a qualified member of KW Luxury Division and KW Land Division, member of the Real Estate Land Institute (RLI), qualified as a Certified Residential Specialist (CRS), to name a few other designations she has acquired over the years. Joan's people skills were developed after she graduated from UC at Santa Barbara, and took a job as a flight attendant for a major airline for 20+ years, where she traveled the world and honed her people accommodation abilities. Joan has been married to Tom Harned for over 50 years, has one son and nine delightful grandchildren and now 4 great grandchildren! LAURA SELLARDS Laura is a Colorado native and has lived in the Vail Valley since 1992. Laura is the current 2020 Vail Board of Realtors Chair and has served as a VBR director for the last four years. A graduate from the Colorado Association of Realtors Leadership Academy, Laura is also a member of the KW Luxury division. Before settling in Eagle County, Laura spent several years teaching skiing in various Colorado and European resorts. She owns and manages Travel Vail, a full-service travel agency since 1999. Laura is active in the community and a volunteer at The Vail Valley Medical Center and The Shaw Cancer Center. Laura and her golden retriever, Murphy, are registered nationally through Pet Partners, an organization dedicated to improving human health through service and therapy animals. LISA BURTON Lisa. is a fourth generation Eagle County resident. She has owned and operated Mane Street Hair Design in Eagle for 36 years. Taking care of clients from all over the valley and her great work ethic have made her business skills she has honed a natural progression into real estate. Her interest in real estate goes along with her love for the valley and the people who reside here. KIPP HAMBERGER Kipp Hamberger has been a resident of Eagle County for over 21 years and feels a great passion and love for the beauty of the Valley and the great sense of community it offers. She is originally from the Adirondack Mtns of upstate New York and moved to Colorado in 2016. For 25 years she managed and helped run her husband’s excavating business. She has also coached HS track/Cross county, was a puppy raiser for Guiding Eyes for the Blind and worked as a dog walker. Team Black Bear is excited to have her on their team. Mandy enjoys all things outside and is enjoying making the Vail Valley her home. She and her husband recently completed their own construction of a new home in Eagle. She has a daughter that lives in Bozeman, MT and son that is currently making the valley his home as well.

STEVE NELISSE Steve was born and raised on a farm in Ohio, learning at a young age the values of land use and ownership. Steve earned a Horticulture degree from Kent State University and studied Wildlife Management at Hocking Technical before moving to the Vail Valley in 2004. Steve has over 14 years of experience as a Ranch Manager in Eagle County and owns and operates a successful landscape design firm. Definitions of Real Estate Brokerage Relationships A broker is required to advise you of the type of services the brokerage is going to provide. Colorado Law recognizes these services as the brokerage relationship. Different brokerage relationships are available which include seller agency, buyer agency or transaction-brokerage. Seller's Agent: A seller's agent (or listing agent) works solely on behalf of the seller to promote the interests of the seller with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the seller. The seller’s agent must disclose to potential buyers all adverse material facts actually known by the seller’s agent about the property. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the seller. Buyer's Agent: A buyer's agent works solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the buyer. The buyer’s agent must disclose to potential sellers all adverse material facts actually known by the buyer’s agent including the buyer's financial ability to perform the terms of the transaction and if a residential property, whether the buyer intends to occupy the property Transaction-Broker: A transaction-broker assists the buyer or seller or both throughout a real estate transaction by performing terms of any written or oral agreement, fully informing the parties, presenting all offers and assisting the parties with any contracts, including the closing of the transaction without being an agent or advocate for any of the parties. A transaction-broker must use reasonable skill and care in the performance of any oral or written agreement, and must make the same disclosures as agents about all adverse material facts actually known by the transactionbroker concerning a property or a buyer's financial ability to perform the terms of a transaction and if a residential property, whether the buyer intends to occupy the property. No written agreement is required. Do you have to hire an agent if you just want to see a property? Absolutely not. However, you will be asked to sign a disclosure document which says that the licensee has explained Colorado Brokerage Relationship law to you.
