6 Years of Movers & Shakers On Friday 25th September, The Movers & Shakers Charity celebrated its 6th year to the day, hosted at Mantra Bar and Restaurant.

Vegetarian Festival
Pattaya’s vegetarian Festival will be on until October 24th and free vegetarian food is available at the Sawang Boriboon Foundation for everyone to enjoy. Many of the people practicing being vegetarian during this time dress in white, and take some time to pray to the 7 Lord Buddhas from the past and the 2 Chinese angels during this season. Vegetarian food has been becoming even tastier, with many
more varieties of dishes on offer. It’s thought that the festival started in Phuket after a wandering Chinese opera troupe fell ill with malaria whist performing on the island. They soon came to believe that they had fallen sick because they had not worshipped or shown respect to the nine emperor gods from the Chinese Daoist belief. In order to try and make up for this, they vowed to remain pure for the first 9 days of the 9th

lunar month. This is where the vegetarian aspect comes in, as they chose not to kill any living thing or eat meat as part of their penance. They also performed various rituals to two of their emperor gods.

Pattaya’s Tourism Journey Pattaya started life as a quiet and sleepy town, a far cry from the busy and hectic image it now portrays. The town started developing after the completion of the Pattaya – Naklua road. News reporters from the Ploenjit Newspaper visited Pattaya along with other dignitaries who all stayed at a stretch of beach which is now known as the Dusit Resort Hotel. Following their visits and much publicised findings, Pattaya started to be known on the map as a place of beauty. By 1955 Pattaya had a fast growing reputation amongst Thailand as a place to visit, in fact tours started operating where 30-40 tourists would travel down for the day. In 1972 construction had started to improve access for buses and travelling time and as a result of the improvements Pattaya found itself published in the Authority Of Thailand magazine in January 1972 (TOT Magazine number 6) I guess the real starting point of Pattaya’s claim to fame most likely started in 1959 when US Troops agreed to use U-Tapao Airport as their base during the Vietnam War. This base was used not only for the American to supply their troop to Vietnam, but also being the recreational places for the soldiers (so-called G.I.) on their short leaves during the war. Pattaya had become the well-known place to all G.I. It’s peaceful and beauty had been verbally from the Americans to other westerners. Sooner, by the year 1977 tourist Westerners – most were Europeans, started coming to visit Pattaya. New hotels were booming from North
to South as much as at its Central Pattaya. The Pattaya Town had grown during this time to cover as far as the Jomtien Beach at the South part of Pattaya. Its growing and glowing of all fames through the town at that time led Pattaya to its peak of tourism fame; and had been titled as “Asian Riviera” (to be compromised to the beauty of the famous tourism Italy beach known as “Italy Riviera”).

BAR FOR SALE: 1.5M. PROFIT 1M PA It looks like a great price. Too good to be true ? This month, we take a look at valuing a business and some of the common pitfalls and nuances of business in Thailand. So, you have decided to make Pattaya your home and you are looking for something to do and provide an income whilst you are in the Land of Smiles. The old saying goes, if you want to be a millionaire in Thailand, then start off with several million. There is no denying that starting your own business is the riskiest option, so what about buying and existing running business? This month, we take you briefly through the process of evaluating an existing business. Business valuation is the process of calculating the value of the business, whereas Business Evaluation is a more extensive look at all of the factors and includes taking into consideration the reason for selling, assessment of employees, market trends and qualitative aspects of the business (location, presentation, lease terms, profitability etc) Business valuation is much simpler and considers total investment, net profit (after depreciation and taxes), lease terms and value of the assets included in the sale. Remember, your total investment, must include the price paid for the business plus additional costs such as remodelling, legal fees, payments to the landlord, licencing fees and don’t forget replacement of assets. As a buyer, you would normally seek a payback period of between one and three years, whereas sellers are usually looking for the equivalent of two - four years. As a rule of thumb, a multiple of between 2.0 and 3.0 is usually settled upon - the higher number for a well established developed business that has been trading many years (caution - there aren’t many bars in Pattaya fitting into that category) In Pattaya, as is the case elsewhere the seller often vastly over inflates the sale price of his business. This maybe intentional to try his luck on the “next tourist off the plane with a bag of money” or he maybe
emotionally attached to the business. Either way, they key to getting the business at a fair price is to not take anything at face value, remove emotion from the negotiations and look at the hard facts. Here are a few key factors you need to consider: 1. How long has the business been running? 2. How long has the seller owned the business? 3. What competition is there? 4. Location and facilities? 5. Growth/trend of sales and profit? 6. Why is the owner selling? 7. How long is the lease, what are the terms? 8. When and how much key money is to be paid (Key money is a fee paid to the building owner for the lease and varies wildly) 9. How old are the fixtures and fittings? 10. Are there any employees you don’t want to keep? (Make this a condition of the sale, redundancy is very expensive in Thailand)
has zero value after 3 years) At this point, you can add the multiplier and see how long it takes for you to get your investment back. For a bar that is only a couple of years old, you really want to be looking at a multiplier of no more than 2.0 A more complex method of valuation would be to use a Discounted Net Present Value, although this is really more suited to larger businesses as it reflects more on the opportunity cost of investing. Once you have gotten your head around the figures, you then really need to do your due diligence. The most important question that you can ask is “Why do you want to sell?” It is extremely rare that someone sitting on a gold mine actually wants to sell their business, so it is really important to get an answer that you are happy with. The most common reasons given in Pattaya for selling a business is “Not enough time” or “Need to spend time on other businesses” Neither of these reasons are convincing and should immediately raise a red flag. Due diligence is your responsibility. The seller will paint the best possible picture, it is your responsibility to make sure you have all of the facts. 1. Spend time in the bar as a customer and take a note of the number “check bin” at the start and end of the day (not all bars start the day on zero!, Estimate the average check bin value and you will over a few days have a good idea of the daily revenue. 2. Look how busy the competitors are.
Another common saying is “Turn over is for show, profit is for dough” and this is more relevant than ever in Pattaya. If for example a bar is turning over 5M Baht per annum, but it is selling Beer at 40 Baht a bottle, it is not hard to see that making only a few baht a bottle isn’t going to make you much profit either. When doing you valuation, it is also important to take into account proper discounting in the valuation this can be done in a variety of ways, but by far the simplest is by “Adjustment to Net Annual Profits” After you have calculated the annual net profit of the business (don’t forget to take into account ALL costs eg legal, accounting, utilities, bad debt, staff, social security etc) you then need to apply “Adjustments to Profits” Add Back Owners Salary Add Back legal fees relating to the owner (work permit, visa etc) Subtract Depreciation of Fixed Assets (for example a TV in a bar 6
3. Don’t trust the books. Many small businesses in Thailand keep multiple accounts or no accounts and negotiate taxes annually with the revenue office. 4. Make sure all the paperwork is correct. In Thai law, you must own at least a 26% share to have any say! 5. Have your lawyer check everything TWICE. We hope this brief guide has been useful and gives you food for thought before stepping into business in Thailand.
Example: Bar for sale: 1.5m for
3 Year Lease. Stated Net profit of 1M per year. Assets valued at 700k. 500k key money. Aim: 15% return over 3 years, 400k needed for refurb. Total Investment = 1.5 + 0.5 + 0.4 = 2.4M Baht. Total return required = 2.4 x 0.15 x 3/2 = 540k Total Investment + Return = 2.4 + 0.54 = 2.94M Annual depreciation = 700k / 4 = 175k per year. Adjusted Net Annual Profit = 1M - 175k = 999k Real Payback Period = Total Investment +ANP = 2.94 / 0.9 = 3.2 Years Sale Price looks good but you are losing money!

Getting More For Your Money If you are here visiting our wonderful city then one of the most important parts of your stay here is changing currency.
Somtam (Thai Spicy Salad) BE WARNED – SPICY AND HOT!! Not for the feint hearted! The dish combines the five main tastes of the local cuisine: sour lime, hot chili, salty, savoury fish sauce, and sweetness added by palm sugar. The ingredients are mixed and pounded in a mortar; The general Lao name tam som literally means “pounded sour”, however, the more specific Lao name tam maak hoong literally means “pounded papaya”. In Khmer, the name bok l’hong also means “pounded papaya”. In Thai, the name som tam, (a reversal of the Lao name), literally translates as “sour pounded”. However, other pounded salads in Thailand are consistent with the Lao naming convention in which the word tam (“pounded”) is listed first. In Laos, green papaya salad is one of the traditional staples of the Lao. Pounded salads in Laos all fall under the parent category of tam som, which may or may not contain green papaya, however, when no specific type of tam som is mentioned, it is generally understood to refer to green papaya salad. For absolute clarity, the name tam maak hoong may be used, since this name means “pounded papaya”. In Thailand, it is customary that a customer ask the preparer to make the dish suited to his or her tastes. To specifically refer to the original style of papaya salad as prepared in Laos or Isan, it is known as som tam Lao or simply as tam Lao, and the dish as prepared in central Thailand may be referred to as som tam Thai. Traditionally the local variety of green papaya salad in the streets of Pattaya is very hot due to the
addition of a fist full of chopped hot Bird’s eye chili, however with its rising popularity among tourists, it is often served now not as hot.
It is unwise and very foolish to carry large sums of money about with you so the ability to regularly be able to exchange money is always a necessity which Pattaya has nailed down. However, it can be a very confusing issue at times as there seems to be an absolute mine field of kiosks to choose from and it’s knowing which one will give you the best rate. In our years of experience living here the two best locations we can recommend it the TT Currency Exchange located
along Second Road. They always offer a very favourable exchange rate anyway, but if you pop inside and speak to the Manager (he speaks perfect English) he is always happy to give you that extra little bit, especially if exchanging bigger bank notes!
These are easily recognisable kiosks as they are bright yellow and can be found all over Pattaya, but the one on Second Road is the one we recommend! REMEMBER – If your money has any deformities over the Royal family, i.e. Writing or scribbles over any of the faces of any of the notes you wish to exchange, then it will be rejected.
It is also very common to include crushed crab (Buu) in the dish, make sure if this is not to your liking you ask them not to add this into the dish, it certainly isn’t to everyones tastes! And if spicy isn’t your thing again just say Mai Ow Pet Noi Ka (female) Krab (male) (I don’t want spicy please) We hope you enjoy this wonderful Thai classic dish
Located about 20 minutes away from Pattaya heading towards Sattahip on the Sukhumvit Road is a quiet fishing village with one of the best beaches in the area. The wide stretch of sand decorated with palm trees has to be a must visit location if you’re here in Pattaya. One of the nicest aspects of this beach is the fact that it’s very quiet and also untouched by the countless hawkers, who patrol Jomtien and Pattaya’s more populated beach areas selling you duvet covers and alike. The beach is very clean and there is a large car parking area. Ban Ampur offers a varied range of foods with several shack based restaurants as well as the main restaurant at the end of the jetty. There are no bars or main shopping facilities here, it really is just a very beautiful but very quiet beach, a fantastic place to read a book or to spend quality time with the family. So if you haven’t been to Ban Ampur Beach then hop on a songtao or taxi and get yourself down there, trust us when we say, you won’t be disappointed! 8

Bangkok - The Ghost Mall Bangkok is such an amazing city, it is steeped in history, culture and is one of the most diverse cites in the world. Bangkok has also had its fair share of fortune and misfortune. This month, we take a look at the incredible abandoned shopping mall that rose to loft aspirations as the New World Shopping Mall. The New World Shopping Mall opened its doors in the late 80’s as an 11 story shopping mall in the Banglupmhu district. It had only a brief life-span, until it was deemed to have been built 7 stories too high. As a result, the mall was forced to close its doors in 1997 and shortly after the building fell into disrepair. There was a fire at the mall in 1999 and by 2004 the building had started to collapse. The offending floors were eventually removed from the building and, whilst now at the correct height of 5 stories the roof was never replaced. The mall quickly became a stagnant pool of water - the perfect breeding ground for mosquitos. This caused huge problems for the locals who came

up with an innovative solution. Locals released a few Koi to feed on the mosquitos, this did indeed work a charm and the fish happily bred and the local vendors even made a little extra money from selling fish food for tourists to feed the fish. In January this year, the government finally decided to remove the fish from the mall and

over 3,000 fish were removed. Although the fish were removed, the roof was not. The BMA is currently demanding 10 million baht in demolition costs from New Worlds owners, whilst this dispute continues the building remains intact, with no roof and so with the heavy rains that we have been having, the cycle has started again.......
The mall is located on the intersection of Thanon Phra Sumen on Samsen Road, turn down Thanon Phra Sumen and turn right at the soi next to Krungthai Bank. After about 50m you will see some green netting. Apparently fish food is once again for sale!

You Need Insurance! For those of you that were not here in Pattaya on Wednesday and Thursday the 23rd and 24th September, we had rain of biblical proportions that had people reaching for their insurance policies wondering if they were covered by the damage caused. We caught up with Macallan Insurance Brokers on Pattaya Dtai to understand more about insurance policies in Thailand.
Macallan received a number of different claims for this storm, ranging from a tree that had fallen on the roof, damaging tiles that then caused severe flooding to underground car parks being flooded causing damage to cars electrical systems and carpets.
Other claims dealt with by the staff at Macallan included electrical damage dealt by lightening strikes and damage caused to furnishings caused by rising water.
In the first example, the cost was bourne by the household insurance and in the second instance by the liability insurance of the condominium.
The cost of what is referred to as an “All Risks� Household policy is determined by a number of factors but as a rule of thumb it is approximately 2,000 baht per 1,000,000 baht insured. This is a small price to pay for your piece of mind.

The Sweeteners Dessert restaurant is now fully open just next to the railway line on Soi Khao Talo, they are offering an amazing range of desserts and ice creams and just in case that wasn’t enough to boost your waist line, The Players Lounge have now introduced a full UK style Chinese menu which is a big welcome to Dark Siders and certainly will be providing some competition to Wok ‘N’ Rock, which has largely had the monopoly in town since The Chow
Box at Pratumnak closed down some months ago. SIB and the top of Soi Khao Talo has now opened its second restaurant, which is much bigger than the first and boasts ample parking and a great European and Thai Menu. Meanwhile on Khao Talo, Liv continues to expand its offerings with a delivery service - great news for Ribs and Steak lovers on the Dark Side. Suggestions restaurant continues to move up the Tripadvisor charts and is now at 42 of 665 restaurants in Pattaya. Its no wonder when you can get a fantastic three course lunch for just 250 baht.
