HOME-BUYING 101
F I N A N C I A L M AT T E R S
Home buyer’s ‘to do’ list The dream of homeownership lives on despite global economic struggles. And while the process of buying a home can be an emotional roller-coaster ride, eliciting feelings of excitement mixed with fear and uncertainty, it can be a smooth process — if you plan ahead. Here are some positive steps you can take to make your home purchase a pleasant experience. GET QUALIFIED BEFORE YOU SHOP Mortgage qualification is essential when buying a home, as it gives buyers preapproval for a loan before they make any offers. Making an offer on a home before you know what the bank is willing to lend you is a waste of time for everyone involved, including you, the seller and the real estate agents involved. Some agents will not show a home if you don’t have a preapproval. After you are preapproved for a loan, don’t take any steps that might put that approval in jeopardy. This includes anything that might drastically alter your credit score.
actual purchase price of the house. These expenses include property taxes and insurance costs. Plan ahead for these expenditures and also be prepared to cover the cost of routine maintenance. KNOW WHAT YOU CAN AFFORD The current state of the economy is in part the result of predatory lending that saw banks grant excessive loans to applicants who, in hindsight, could not actually afford what they were approved to borrow. The result was many people buying homes they could not afford; some of them suffered steep consequences. First-time and even veteran buyers must avoid breaking the bank when it comes to buying a home. Instead, they should only buy what they know they can afford. Just because the bank approves you for an amount doesn’t mean you should borrow that much. Only buy a home you know you can afford, even if the bank has approved you for a larger loan.
PLAN FOR ADDITIONAL COSTS Homeownership involves additional expenses beyond the
