3Get Rid of Pests. Certain spring pests should be treated for in the colder months. Latimer is especially wary of fire ants, as they’re one of the most active lawn pests in spring. Treating them early will minimize their activity and mitigate potential problems they cause when the weather warms up. “I can promise you they are going to be everywhere in warm weather, so treat them now,” he says.
“One thing I don’t think people realize is that to get your grass, shrubs and other plants looking good in the spring…all that preparation starts right now,” says Major League Fishing bass pro, Brian Latimer, or “Blat” as he is known by fans.
To help homeowners prep for spring, Latimer has partnered with lawn care equipment manufacturer, Exmark, to offer his four, go-to tips:
1Pull Those Weeds. According to Latimer, the most important step in prepping your lawn and garden for spring is weeding. “I have a zero-tolerance policy when it comes to weeds,” he says. “Watch those sneaky weeds growing in your shrubs and ground covers, because those are going to be the first ones that show their heads in the spring.”
While weeding isn’t the most fun you can have in your yard, it’s worth the effort. Latimer also recommends putting a pre-emergent out now while cool-season weeds germinate. This is especially important if you have warm-season grass. While you can use pre-emergent on your planting beds as well, he recommends handpulling them if you can.
4Get Those Leaves up. Latimer knows that leaf blowing or raking is time-consuming, but he says that getting fallen leaves off the ground is essential. Not only are leaves on your lawn an eyesore, but they can also keep a lot of excess moisture from winter rain, snow and ice stuck in your soil. This creates the potential for root rot, active pests and germinating weeds.

Tidy up with Selective Pruning. Pruning will make your shrubs look nice and tidy, however Latimer recommends being careful in your efforts, avoiding plants that are budding. Pruning buds will keep your flowers from being as prolific in the springtime. You can check for buds by combing your hands through the foliage.

Here are some questions to ask a lender that will help you make an informed mortgage decision:
A home affordability calculator can help you get an idea of what you may be able to afford and keep your monthly payments within your budget. In addition to recurring expenses like car payments, student loans, credit cards and disposable income, be sure to consider other monthly expenses related to the new home, like association fees, homeowners insurance, utilities and property taxes. Further, some types of mortgages have firm eligibility cutoffs related to the ratio between a buyer’s total debt amounts and their monthly income.
It’s a common misconception that a 20-percent down payment is required to buy a home. Let’s face it, a 20 percent down payment is a lot of money and often the largest obstacle for homeownership, especially for first-time buyers.
You can qualify for a conventional mortgage with as little as 3 percent down. Conventional mortgages that originate with a low down payment, which is defined as less than 20 percent, require private mortgage insurance (PMI) until approximately 20 percent equity is established through either monthly payments or home price appreciation. When mortgage insurance cancels, your monthly mortgage bill is reduced.
It is important to know that not all forms of PMI are created equal — private mortgage insurance is temporary and can be canceled, but the overwhelming majority of mortgages backed by the government’s Federal Housing Administration (FHA) contain insurance that cannot be canceled.

mortgage, which locks you into an interest rate with steady, predictable payments. Different lenders may offer different rates, so make sure to contact several lenders to ensure you’re getting the best option available in the market.
A rate lock protects you from rising interest rates while the loan is being processed and lasts for a specific amount of time. In addition, make sure you know whether the rate is fixed or adjustable.
Adjustable-rate mortgages, commonly referred to as ARMs, result in periodic adjustments in the interest rate based on the lender’s cost of credit and can be detrimental to homeowners in rising interest rate environments.
Finally, ask if you are paying for points to reduce the interest rate. It’s an added upfront cost paid at closing, but it results in a lower rate for the life of the loan.

f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where education is valued and the county fair is the event of the year. Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened in 2014) and brought expansions at West
Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), Lebanon High School (2012) and a high school in Mt. Juliet (2008).
Other signs of growth include the Highway 109 bridge joining Wilson and Sumner counties. Completed in 2014, the $29.5 million four-lane structure, replaced an old two-lane bridge from the 1950s. Leaders in both counties say the bridge will provide an economic boost for their communities.
Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line.
But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair.
