So what is the homebuying process like these days? Due to material shortages, availability of home inspectors, and availability of home sites, the building time is longer than in the past and means pricing can fluctuate. Lumber alone can cause a home to change up to $10,000 in one month. This means the homebuyer won’t know the final cost of the home until the home is closer to being completed. The one thing Ole South can guarantee is that the home will be the “best value in new construction” according to Trey Lewis of Ole South. This market can be a very frustrating for the homebuyer and the builder, but Ole South is setting the expectations they are able to meet. Fixtures such as cabinets, windows, flooring, and plumbing fixtures are ordered before the permit is even pulled for the home allowing them to reduce the time it takes to build your home rather than having wait on those materials. The downfall is you are not able to pick these items, but, Ole South Homes is able to deliver that home within the range they stated the home would be delivered.

ith record low housing supply and high inflation contributing to skyrocketing

home prices, the barriers to owning a home may seem insurmountable. But buying a home in a sustainable, affordable way is possible with low down payment mortgage options. First-time and low- to medium-income homebuyers can qualify for mortgage financing without emptying their bank accounts and can keep some cash on hand for home improvements or a rainy-day fund. Conventional home loans backed by private mortgage insurance (MI) have been available for borrowers for decades and helped nearly 2 million homebuyers in the past year purchase or refinance a mortgage. Private MI is a temporary cost that allows for a down payment as small as 3% of the purchase price. While some borrowers wait until they save 20% for a down payment, the added years of saving can translate to higher interest rates, more expensive home prices and lost home equity. “Renters who are on the hunt to buy should do the math and consider what is best for them, because often they will find that purchasing with a low down payment mortgage provides buyers with an ability to access the market sooner, and ends up being a significant advantage for them,” said Lindsey Johnson, president of U.S. Mortgage Insurers (USMI).

In today’s market, it could take a family earning the national median income up to 21 years to save 20%, according to calculations by USMI. If you are one of these renters looking to buy your first home but

don’t have 20% down, don’t worry: you are not alone. According to the National Association of REALTORS® (NAR), the typical down payment in 2021 was 7% for first-time homebuyers and 17% for repeat homebuyers.

How can buying now save you money later? Consider you want to purchase a $375,000 home, the median sales price for a single-family home in 2021, according to NAR. A 5% down payment is $18,750 versus $75,000 for 20% down. With a 740 credit score at today’s MI rates, your monthly MI payment would be about $157, which is included in your monthly mortgage payment until the MI can be canceled, usually after five years once you reach 20% equity in the home. Due to robust home price appreciation (HPA) that came in at 17.5% for 2021, today’s $375,000 home will likely cost more in the years ahead. This will also have an impact on the necessary down payment and length of time required to save for it. There are other variables in the equation too, such as interest rates. As interest rates rise, so too can the cost of mortgage financing. Not all low down payment mortgages are the same. Importantly, government-backed loans insured by the Federal Housing Administration (FHA) require at least a 3.5% down payment, an upfront charge that must be paid at closing or added to your loan balance, and the monthly insurance is permanent for the life of the loan. The growth, action and entertainment extend to numerous dining and entertainment options down on Lower Broadway and out on West End. Not to mention the Tennessee Performing Arts Center, The Parthenon, Centennial Park, Hillsboro Village… the list goes on.

1. Go antiquing One of the easiest ways to be sustainable is not buying new products. Antique furniture and decor give your interior design an elevated look without creating new waste. 2. Use reclaimed products Reclaimed goods are used or leftover materials or products that can be repurposed for the same or different use. Juliet, which is adding Providence Central, a mixed-use community of housing, retail and office space. Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened in 2014) and brought expansions at West

Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), Lebanon High School (2012) and a high school in Mt. Juliet (2008). Other signs of growth include the Highway 109 bridge joining Wilson and Sumner counties. Completed in 2014, the $29.5 million four-lane structure, replaced an old two-lane bridge from the 1950s. Leaders in both counties say the bridge will provide an economic boost for their communities. Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line. But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. From pride in a county fair to savvy business and civic leaders who promote a healthy business climate, there are many reasons to love and live in Wilson County.

he pace of life may move a bit slower in Robertson County, but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. But don’t let that growth concern you. County leaders here are working on a carefully thoughtout plan for development. The plan’s goal: preserve the county’s agricultural economy and quality of

life while attracting businesses and jobs to designated growth areas, mostly within the county’s existing city centers. The county’s proposed 2040 Comprehensive Growth Plan calls for school improvements, road improvements and more diverse housing options. Other goals include retaining and creating jobs, adding more higher-paying jobs and attracting a diverse population and workforce. Johnson Electric and Martinrea Fabco also call this area home. In addition to the growing economic picture in Robertson County, there’s also the way of life that residents are determined to maintain. From local treasures like Burdett’s Tea Shop & Trading Company to the Shade Tree Farm (where you pick your own apples), don’t expect the pace of life here to change anytime soon.
