Moved and bought a home?
Much of the country is still in the middle of a red-hot real estate market. Home values are rising due to high demand and first-time homebuyers should be aware of how the value of their home impacts the way their premiums are calculated. Location and structure type are two examples of considerations that can affect home insurance premiums, but so do the features of the home, policy limits, and, in some states, even a homeowner’s personal finances. Policyholders should be aware of the variables that are factored into their insurance coverage.
Location
Location is perhaps the largest component when it comes to the costs of your insurance premium since it deals with exposure and hazard to the home’s physical structure. The type of home you have, where you live and the state or city in which you reside can drastically affect how much you will pay. In fact, location is such a primary factor that coverage in certain areas may require special policies.
For example, many homeowners moved from the city to the country during the pandemic and found that they now live in wildfireor flood-prone areas and that additional coverage is needed due to environmental risk factors not covered under available homeowners insurance policies in the area. Homeowners living in or near large urban areas may find that their premiums cost more due to the higher cost for construction or repairs.
Take a close look at what factors are impacting the cost of your home insurance rate. The size of your home, regional vulnerability to natural disasters, and different building material options like brick or wood and their relationship to the environment may determine your premium’s cost.
Replacement cost
The more your home costs to replace, the more you will need in coverage to insure it.
“Replacement cost is a measure of the amount it would cost to replace or rebuild your home after a loss with a similar home of like kind and quality,” said Bonnie Lee, Mercury Insurance vice president of property claims. “This amount takes into account factors such as the square footage of your home, the local construction costs per square foot, and construction details unique to your home.”
While replacement costs refer to the cost of rebuilding a house to the same standard as before, it does not include features such as the neighborhood, amenities, and even proximity to schools which can affect a property’s attractiveness.
“Replacement costs and market value are often used interchangeably, but they are two completely different concepts. Market value accounts for how the neighborhood and its conveniences impact a property’s attractiveness to buyers, while replacement costs only refers to the expense of rebuilding a home after a loss,” Lee said.
Deductible
The insurance deductible is one of the most important parts of a homeowners policy and plays a significant role when determining insurance premiums. The deductible is the amount of money a policyholder must pay before the policy pays out for repairs or a loss.
For example, if covered damage to your home costs $20,000 and your deductible is $5,000, you would be responsible for the first $5,000 in damages and your insurance company would pay the remaining $15,000. Homeowners that pay a higher deductible may decrease the cost of their premiums, but may have to pay more out of pocket when filing a claim. Home insurance premiums are calculated based on a number of factors that homeowners should take into consideration when researching the best coverage for their needs at a reasonable cost.
Love the house. Know the neighborhood.
hen people look for a place to put down roots, there are many things they consider: the economic outlook, diversity of communities, educational and cultural opportunities, and jobs. And it doesn’t hurt to throw in a good dose of Southern hospitality. In Middle Tennessee, prospective home buyers can find all that — and so much more.

4 Ideas to Upgrade Backyard Kitchens
Thereare few better ways to gather and enjoy the outdoors than in a beautiful backyard kitchen. Backyard kitchens allow you to entertain and dine outside with ease. They also add value to your home, encourage healthier eating, lower spending on eating out and save energy.
Whether modest modern or full-service functional, consider these ideas for integrating or updating backyard kitchens from the experts at Best Pick Reports.
Pick the Right Location
The location of your backyard area should be relatively flat and easy for you and your guests to access. It should also be large enough to include a cooking area and comfortable seating.
Another aspect of your backyard kitchen’s location is its distance from a power source. If you aren’t sure which area of your backyard would work best, reach out to a professional. He or she can help you pick a safe space and aid you in design.
Protect Your Space from the Weather
Perfect weather is never guaranteed. Don’t count on it, especially when you have plans. Ensuring you can still use your backyard kitchen even if it rains is important. The sun can also be a mood killer for you and your guests on scorching days. Having a shaded space can make everyone more comfortable.
The ideal backyard kitchen should include a screen or shelter against the elements, whatever the weather may bring. This may be as simple as installing large umbrellas. A more substantial option is a fully screened gazebo or room. Be sure to keep the temperature in mind as well. Fans for air movement can help increase everyone’s comfort level.
Ensure There’s Enough Seating for Everyone
When enjoying your backyard kitchen, you and your guests will want someplace to relax. A few questions to ask yourself:
How many guests do you want to seat?
What type of seating would you prefer (bench, stone, cushioned)?
Do you want the seating to be secured?
Will the seating be outside and exposed to the elements year round?
One idea is a rustic outdoor bar with bar-style seating. Another is a sturdy wood or stone picnic-style table. You might also consider combining your outdoor kitchen with a comfortable outdoor living room, which can be done with cozy yet durable outdoor sofas and lounge chairs.
Choose the Right Appliances
A backyard kitchen isn’t complete without a collection of appliances. From the grill to the refrigerator, it’s important to choose the right options for your family based on budget and usability.
Grill – Whether it’s gas, charcoal, electric or a hybrid model, a good grill is often the focal point of the outdoor kitchen that keeps your guests coming back for more. If you’re not much of a griller, a smoker or wood oven will work just as well.
Refrigerator – If there’s one thing that lets bugs into your house, it’s guests going in and out to grab a drink from the fridge. Outdoor fridges are convenient additions to backyard kitchens. Available in freestanding or built-in options, they come in all kinds of shapes, sizes and capacities.
Sink – If you’re grilling, chances are you’re handling raw meat. Aside from using it as a handwashing station for guests, a sink in your outdoor kitchen can help keep you and your workspace clean and sanitary.
If you need a professional to help plan your dream outdoor kitchen, visit bestpickreports.com and fivestarrated.com to find experts in your neighborhood.
5Easy Ways to Save Energy in the Kitchen
Thekitchen is the heart of the home, it’s also a space where you can waste a lot of energy if you’re not careful. By making a few simple adjustments to your habits in the kitchen, you can easily cut your energy bills and do your part to help the environment.
“The appliances you select for your kitchen have effects far beyond the food you eat,” says Peter Weedfald, senior vice president of Sales and Marketing at Sharp Home Electronics Company of America. “From the appliances you choose to how you use them, you can make a real difference in your energy consumption today.”
Here are a few ideas for getting started:
1
Keep it cool: Minimize the time you have the refrigerator door open. Cold air falls straight to the floor like water. The longer you leave the door open, the more cool air drains away and the harder your fridge has to work to replace it. Refrigerators that have pantry and freezer drawers help contain the cold air even when they are open. Keep frequently accessed items in the refrigerated pantry drawer so everyone in the family can help themselves.
2
Go small or go home: Whenever possible, opt to use your small appliances. For example, the next time you’re reheating food, use the microwave instead of the stove or oven. According to the federal government program ENERGY STAR, microwaves use up to 80% less energy than conventional ovens.
3
Wash-up smart: If you find yourself running your dishwasher before it’s full, it’s time to consider an upgrade. Find a dishwasher that allows you to manage your load size. Features like the half-load option or Wash Zone setting available on Sharp’s Slide-In Stainless Steel Dishwashers will focus the water in one area when washing smaller loads to make every drop count.
4
Unplug: If you’re like most people, you use appliances like your toaster and coffeemaker for just a few minutes each day. Unplug small appliances like these after you’re done to stop “vampire energy,” which is the energy consumed by items when they are plugged in but are not in use.
5
Make an upgrade: Today’s appliances are generally more energy efficient than older appliances, and there are a lot of energy efficient selections. According to ENERGY STAR, induction cooktops are around 5-10% more efficient than conventional electric units and about three times more efficient than gas. Bonus? Making the switch also means you’ll no longer be emitting greenhouse gases associated with gas cooking. Learn more about smart, energy-saving appliances at sharpusa.com.
To put a dent in your energy bills and reduce your impact on the environment, be mindful of your habits in the kitchen. Small changes can add up quickly.

Metal rods with hanging hooks can create storage space on your blank walls. Use them to hang coffee cups, cooking utensils, dish towels or pots and pans. Magnetic strips mounted on the wall or the inside of a cabinet door can be a simple way to hang knives and free up counter space normally taken up by a knife block.
If your countertop is cluttered with small spice containers and oil bottles, elevate them with a decorative cake stand. Place small jars below and top with pretty decanters and additional spices. If you’re using prime cabinet space for items you only use once a year, such as holiday cake pans or a big serving bowl you pull out for parties, consider storing them in the attic or a closet instead.

o you prefer walking and biking to sitting in traffi c? Love the hustle and bustle of the city but abhor long commutes? Enjoy taking a spontaneous stroll to a nearby restaurant for dinner and music. If this sounds like you, we suggest you forget life in the ‘burbs and go urban.
A growing resurgence in downtown Nashville has brought a wealth of living options to the city’s urban landscape, along with a vibrant community of restaurants, shops and clubs.
For urban dwellers, The Gulch in downtown Nashville is the place to be. Properties like Velocity, Terrazzo and Encore offer the ultimate digs for downtown living. And with the tremendous growth this former railroad yard has seen, you can always find something to do here. Of course there’s always music. (It is Music City, after all.) Travel + Leisure
recently cited Nashville as having the #1 “Music Scene” in the country. From Tootsie’s to Mercy Lounge to The Station Inn, downtown music venues offer everything from rock and country to bluegrass and rockabilly.
If you’re looking to set up shop, office space downtown is plentiful and growing. Speaking of the office: Did you know that Forbes.com ranks Nashville 10th in the country of “Best Places for Business and Careers”? And sixth among “Best Cities for Jobs”? Plus Business Insider recently took note of Nashville as one of the “13 Hottest American Cities for 2016.” The nod cited Music City as the “new center of the auto and health-care industries,” noting 300- plus health-care companies and more than 30,000 auto industry jobs.
The growth, action and entertainment extend to numerous dining and entertainment options down on Lower Broadway and out on West End. Not to mention the Tennessee Performing Arts Center, The Parthenon, Centennial Park, Hillsboro Village… the list goes on.
Davidson
These are just a few of the reasons to consider living in the heart of Music City. One more reason: We’re just so darn nice. But don’t take our word for it. Travel + Leisure’s 2015 survey ranked Nashville #1 on its list of America’s Friendliest Cities.

Bathroom
Instead of hanging just one towel bar on the back of the bathroom door, hang multiple to maximize your drying space.
Most modern cabinetry has adjustable shelving. If you haven’t customized the heights of your shelving to accommodate different sized bottles and containers, give it a try.
A three-tiered fruit basket might seem perfect for the kitchen, but it’s also a handy way to store bathroom essentials right beside the sink.
Flour and sugar canisters can also be repurposed in the bathroom to keep makeup, toiletries, cleaning supplies and soaps contained. Make sure to buy bins that stack easily.
Bedroom
Nix those nightstands and hang small shelves on either side of the bed. This cuts down on the clutter you can keep and makes cleaning underneath a breeze.
Rolling bins that fit under the bed are perfect for storing linens, out-of-season clothing and children’s toys. They’re also the perfect way to slide building block projects out of sight without destroying your child’s latest masterpiece.
Closets with a single hanging rod are one of the biggest spacewasters in the bedroom. Double their storage capacity by hanging a second rod or shelf below shorter jackets and shirts.

ashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are tak ing note of everything Nashville, from food and fashion
In 2015, Forbes magazine ranked Nashville on its list of “Boom Towns for College Graduates,” and Forbes.com calls Music City one of the “Best Places for Business and Careers.” Time declared the city as “Red Hot” for a burgeoning music business, a diverse and thriving music scene, and our charming ability to live among the stars and leave them alone.
Some may think of Nashville as a meat-and-three kind of town, but Nashville’s hip food scene is getting noticed. Travel + Leisure lauded the city for offerings as diverse as hot chicken (Prince’s), Mexican popsicles (Las Paletas) and farm-to-table

meals (Margot Cafe & Bar). And with standout restaurants like Adele’s, The Catbird Seat and Husk, the city is drawing attention from publications like USA Today and Southern Living.
Nashville’s vibrant music scene is another trait that earns nods. Travel + Leisure recently cited the city as having the #1 “Music Scene” in the country. And with venues like The Bluebird Cafe, 3rd and Lindsley, The Station Inn and Ryman Auditorium, it’s no surprise that Orbitz declared Nashville’s music scene as #4 in the country (right behind NYC, LA and Chicago).
Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On a list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents here have “added some city” to their Southern accent.
Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offi ces here — a testament to strong business foundations and economic growth.

Brentwood | Franklin | Fairview | Nolensville | Thompson’s Stationhether you’re strolling downtown Franklin, dining in Cool Springs, shopping at The Factory or looking for antiques in Leiper’s Fork, you’ll find that Williamson County supports diverse lifestyles and offers a wealth of housing options.
From Franklin’s Westhaven community, which features a walkable design with retail establishments located in the neighborhood, to the rural setting of Winterset Woods in Nolensville, you’ll find plenty of new homes to choose from. And whether you choose a larger city like Franklin (the county seat) or one of the smaller communities like Arrington or Fairview, you’ll find housing and amenities in a variety of styles and price ranges.
It’s hard to decide whether Franklin is a big city with a small-town feel or a small town with big-city advantages. CoolSprings Galleria and its surrounding business district serve
a variety of consumer needs — from dining to furniture, housewares to clothing and more. The Crossings in nearby Spring Hill features tenants like Target, Kirkland’s, and Bed, Bath & Beyond.
If you prefer the rural life, head to the pastoral paradise of Thompson’s Station, located just minutes from downtown Franklin and not that far from downtown Nashville. In nearby Nolensville, you can stop in at the new Nolensville Farmers Market for fresh produce, flowers, homemade foods and more.
Williamson County is home to businesses large and small, from home-owned enterprises like Yarrow Acres and McCreary’s Irish Pub to national headquarters for companies like Nissan, Tractor Supply and Mars Petcare. Small wonder, then, that Bloomberg ranked the Nashville area (including Franklin and Murfreesboro) as number eight on its list of Top 10 American Boomtowns (based on population growth and growth in gross domestic product). According to the Bureau of Labor Statistics, last year Williamson was the #1 county on the list of Fastest Growing Job Markets in the U.S., and Backgroundcheck.org ranked the cities of Brentwood (#1) Franklin (#3) and Spring Hill (#5) among the Safest Cities in Tennessee. With small-town charm, major employers and a healthy economic climate, if you’re looking for good country living in a growing and thriving community, Williamson County could be just the place.

Wilson
f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. No doubt that business-friendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is adding Providence Central, a mixed-use community of housing, retail and office space.
Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened in 2014) and brought expansions at West
Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), Lebanon High School (2012) and a high school in Mt. Juliet (2008).
Other signs of growth include the Highway 109 bridge joining Wilson and Sumner counties. Completed in 2014, the $29.5 million four-lane structure, replaced an old two-lane bridge from the 1950s. Leaders in both counties say the bridge will provide an economic boost for their communities.
Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line.
But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. From pride in a county fair to savvy business and civic leaders who promote a healthy business climate, there are many reasons to love and live in Wilson County.

5Ways to Keep Your Patio Furniture Looking Fresh This Season
Felicity Warner and Samantha Mangino REVIEWEDSunnydays are here again! For those of us who have to hunker down in the cold, snowy winter, getting to springtime weather feels like an accomplishment, so why not reward yourself with new outdoor patio furniture?
Whether it be a new bistro set or a pair of lounge chairs, patio furniture is susceptible to harsh conditions like UV rays, high winds, and heavy rains, which may damage your outdoor patio set over time.
Anti-aging measures like proper preparation, storage, and regular cleaning can help protect the integrity of your patio furnishings, maintaining that fresh look and feel reminiscent to the day you bought them.
Here’s how to keep your outdoor patio looking good all season long.
Invest in a patio awning
An awning is your best bet to shade your patio fully from the sun’s damaging UV rays, which can cause the fabric to fade over time. The outdoor overhang also keeps your furniture from getting wet during storms, which can cause rust stains and structural decay.
A retractable awning lets you enjoy the sun when you want to, making it a popular option among homeowners.
Get the Outsunny Exterior Window Awning at Amazon for $200
Use patio furniture covers
Furniture covers keep your outdoor couches, chairs, and other patio seats looking as good as it did the day you bought it. The covers are like a blanket for your outdoor furniture, acting as a layer of protection against rain, sunlight, wind, and pests.
For your outdoor dining set, go for a water-resistant cover that fi ts over both the table and the chairs. For outdoor chairs only, try a chair cover made with air vents to help reduce condensation from collecting inside.
Get the F&J Outdoors Heavy Duty Cover at Wayfair for $80 Get the Vailge Patio Chair Covers at Amazon for $24
Store your patio furniture during inclement weather
When a severe weather event is on the horizon, storing your patio furniture should be top of mind for storm prep. Aside from your outdoor tables and chairs blowing around in high winds, securing them in a covered spot (like a shed or garage) protects them from rain, snow, and other debris.
Furniture that folds up quickly and easily, like the Birch Lane Bistro Set from Wayfair, is a convenient option. For stowing cushions in a hurry, try a mois turize-tight storage bag.
Get the Birch Lane Bistro Set at Wayfair for $416 Get the Plow & Hearth Outdoor Furniture Cushion Storage Bag at Target for $51
Apply UV resistant paint to walls and floors
Keeping your patio walls and floors from fading, cracking, or peeling starts with preventative measures like enamel paint. The UV-resistant paint stands strong against sun and rain, so use it to coat exterior surfaces.
For protecting metal, wood, concrete, or masonry, reach for a can of Rust-Oleum’s enamel spray that provides rust protection. It also claims to protect against abrasion, chipping, fading, and dulling to keep your patio in tip-top shape.
Get the Rust-Oleum Rust Inhibitor at Amazon for $18
Protect and clean your patio furniture cushions
Outdoor fabric can withstand some heavy hits over the years, and with regular cleaning, you can keep them looking good long-term.
Keep your cushions looking fresh by giving them a deep clean to rid them of mold and mildew. You can make your at-home cleaning solution with dish detergent, Borax, a scrub brush, and a garden hose for some pressure cleaning.
In addition to cleaning your outdoor cushions, preemptively protect them with a fabric spray, like the Scotchgard Water and Sun Shield, that blocks out UVA/UVB rays and excess moisture from rain. You can use sprays like this on furniture, umbrellas, awnings, covers, and more.
