Preapproval is key in home-buying process
An important and necessary step to buying a home is getting a mortgage, but the process can be intimidating for firsttime buyers. The best place to start is to get preapproved by a lender.
“If you are thinking of buying a home, it’s best to start the prequalification process as early as possible,” says Tim Williams, vice president of mortgage services at Heritage Bank.
A preapproval (or prequalifi cation) letter is a document from a lender stating that they are tentatively willing to lend you money up to a certain amount. Different lenders use the terms prequalification and preapproval differently. Some lenders may only offer a prequalification, while other lenders may only offer a preapproval. For simplicity, we use the word preapproval in this article.
Preapproval is based on certain assumptions, and while it’s not a guaranteed loan offer, it does let a seller know that you’re likely to get financing. Sellers frequently require a preapproval letter before accepting your offer on a house. Without it, you could lose out on a house you really like to another buyer who is preapproved.
Start early
A preapproval letter may have an expiration date (typically 30 to 60 days). Because of this, some home shoppers wait until they’re ready to start shopping before getting preapproved. But getting preapproved early in the process is a good way to spot potential issues (such as errors on your credit report) in time to correct them.
“You can gain valuable feedback, not only on where you stand currently, but also regarding advice on the actions you could take to help improve your credentials,” says Williams. “It’s always better to start sooner rather than later.”
Gather information
Every lender is different, so fi nd out what documentation is required in order to get preapproved. Some lenders base preapproval
letters solely on the information you provide. Other lenders dig into the details with you now to make certain you have all the documentation you need. This can prevent delays and surprises later.
All lenders will require documentation at some point if you decide to apply for a loan. It’s better to know now that you need an additional document (which could take some time to get) than when you’re about to close on your dream home.
Ask your prospective lender what assumptions they made to issue your preapproval. Is there anything about your situation that could lead to your loan being denied later on? Are there factors that could increase your interest rate or loan costs?
How much?
Lenders preapprove you by looking at income, assets, debts and credit history, but your financial life is much more complicated than that. Only you can decide how much to spend on a home. If a lender preapproves you for more than you want to spend, you can still use the preapproval to shop for homes without changing your target price.
Be up front with your real estate agent. If you don’t want to see homes above a certain price, say so. Limiting your search is a good way to avoid falling in love with a house that costs more than you want to spend.
If you’re preapproved for less than you were planning to spend, ask the lender if there was a particular factor (your income, for example) that limited the preapproval amount. You may need to adjust your home price expectations.
Shopping lenders
Getting preapproved is important because it helps you shop for a home, but at this stage lenders aren’t in a position to give you enough information for you to decide which lender offers the best deal. Getting a preapproval doesn’t commit you to using that lender for your loan. Choose a lender after you’ve made an offer on a house and received official loan estimates from each of your potential lenders.

Del Webb Southern Harmony
Nashville’s Next Thriving Active Adult Lifestyle Community Coming in 2024
Nashville
currently has 2 flourishing Del Webb communities and that is about to double in the next two years! Lake Providence in Mt. Juliet was Del Webb’s introduction to the Nashville market back in 2007. Because it was so well received, Southern Springs in Spring Hill immediately followed. Southern Springs is currently in the final phase of construction with approximately 25 homesites remaining. For those who want to experience all the benefits of an active adult lifestyle community and single-level living now, Southern Springs is an exceptional choice.
However, if you are not ready to build soon and are willing to wait, Southern Harmony will begin selling homes in 2024. Land development has begun on 522 acres of the Burgess family farm on Franklin Road in Rutherford County, TN for Southern Harmony. A thriving community for 55+ buyers with approximately 1,100 homes at build-out, acres of open space, and resort-style recreational
amenities. Demand is high in this area, less than 35 minutes south of Nashville, for an age-restricted master planned development designed for 55+ homeowners and it will benefit the surrounding Rutherford County community as well. The overall design features of Southern Harmony were inspired by the scenic countryside surrounding the property.
8 TN Homes October - November 2022
Del Webb, a national brand of PulteGroup, is the pioneer in active adult communities and America’s leading builder of new homes designed for pre-retirement and retirees. Del Webb builds consumer-inspired homes and communities for active adults ages 55+ who want to continue to explore, grow and learn, socially, physically, and intellectually as they look forward to retirement.
Southern Harmony will offer World-Class Amenities to help residents enjoy more of what they prefer doing. A full-time Lifestyle Director will be on-site to develop and facilitate the community’s calendar of events, ensuring residents have access to the active and robust lifestyle unique to Del Webb. The outdoor amenities will be heavily focused on tennis, pickleball, walk/run trails, a pond with an arboretum, and a resort-style swimming pool. The open-concept resident’s clubhouse will be anchored by a great room in the center of the building that leads to a large patio and event lawn with a stage. Flanking the great room will be a fully equipped fitness and aerobic wing which includes an indoor pool for year-round lap swimming and programmed water classes. Southern Harmony will feature both an indoor and outdoor pool, which will be desirable to residents due to the seasonal climate in Tennessee. The other wing of the clubhouse will include a dividable multi-purpose room for the abundant club activities, meetings, and social gatherings throughout the year.
At Southern Harmony, Del Webb will debut a new generation of 12 single-story floorplans to the Tennessee market. These floorplans are the result of extensive consumer research and are inspired by the needs of the active adult homeowner. They include practical features designed to enhance their lifestyle, comfort and convenience. Every plan has an open gathering room/kitchen space perfect for hosting family holiday gatherings. In the kitchen, homeowners will find everything they need at the right height for effortless entertaining. Owner’s Suites include spa-like luxuries and accessible laundry rooms. Other versatile spaces, convenient storage, and no lawn maintenance make these homes a favorite for the active adult.
And finally, a fourth Del Webb located on the east side of Nashville in Lebanon is currently in the planning stages. More details about this community will be coming out in Late 2022.
More details about Southern Harmony, including home designs, sizes, prices and community amenities, will be announced in the coming months. For the most up-to-date information, please join the VIP Interest List at www.DelWebb.com/SouthernHarmony.

Thanksgiving’s
SecretIngredient
Perhaps more than usual, the centerpiece this Thanksgiving won’t be the turkey, the stuffing or even family-famous recipes for sweet potato casserole or pumpkin pie. Instead, when gathering around a table with loved ones, the precious moments of togetherness will be what many families treasure most.
This year, give yourself permission to savor the holiday and all its pleasures as a participant, rather than a harried host.
Make the prep part of the party
If you’re hosting a small group of friends or family, invite a few guests over early to fill your kitchen with laughter and plenty of able hands to help prepare the meal. If space is at a premium, enlist help by asking guests to do some of the prep work at home or simply plan a potluck meal with everyone bringing a dish that’s ready to serve.
Ditch cleanup duty
More casual celebrations are in the plans for 65% of people this season, according to a survey conducted by the Chinet® brand, and more than 80% of respondents agreed using disposable tableware can help reduce stress that may arise during the holiday season. Cleanup may be a necessary evil after a large Thanksgiving meal, but it need not take hours from your day.
Instead, rely on a disposable option like Chinet Classic White plates, which are strong enough to serve the heaviest, messiest meals with style. The convenient, microwave-safe line makes cleanup easy since you can simply toss them when you’re done. For example, dinner and compartment plates and trays are perfect for enjoying full-scale meals along with platters, bowls and napkins. Or, if your family prefers a more casual get-together with snacks and treats, appetizer and dessert plates offer easy ways for guests to serve themselves.
Stick to the essentials
Instead of giving into your urge to serve everyone’s favorites, limit your menu to a few crowd-pleasers. One style of stuffing will do, and it’s unlikely anyone will notice if you skip a few sides. Tone it down to the must-haves and let the others fall away. You may be surprised by how much time you can save. After all, you probably don’t need five different pies when you’ll end up serving just a slice or two from each.
Shop for shortcuts
If there is a dish or two that everyone counts on, go ahead and honor tradition. Otherwise, shop for time-trimming alternatives at the store. The salad bar typically offers a wealth of prepped ingredients like chopped onion and crumbled bacon, and there are a wide range of prepared foods you can simply heat and serve. Also check into the deli’s holiday specials; many stores offer bulk orders of freshly prepared items like mashed potatoes and gravy, cranberry sauce and salads. Continued on page 15

o you prefer walking and biking to sitting in traffi c? Love the hustle and bustle of the city but abhor long commutes? Enjoy taking a spontaneous stroll to a nearby restaurant for dinner and music. If this sounds like you, we suggest you forget life in the ‘burbs and go urban.
A growing resurgence in downtown Nashville has brought a wealth of living options to the city’s urban landscape, along with a vibrant community of restaurants, shops and clubs.
For urban dwellers, The Gulch in downtown Nashville is the place to be. Properties like Velocity, Terrazzo and Encore offer the ultimate digs for downtown living. And with the tremendous growth this former railroad yard has seen, you can always find something to do here. Of course there’s always music. (It is Music City, after all.) Travel + Leisure
recently cited Nashville as having the #1 “Music Scene” in the country. From Tootsie’s to Mercy Lounge to The Station Inn, downtown music venues offer everything from rock and country to bluegrass and rockabilly.
If you’re looking to set up shop, office space downtown is plentiful and growing. Speaking of the office: Did you know that Forbes.com ranks Nashville 10th in the country of “Best Places for Business and Careers”? And sixth among “Best Cities for Jobs”? Plus Business Insider recently took note of Nashville as one of the “13 Hottest American Cities for 2016.” The nod cited Music City as the “new center of the auto and health-care industries,” noting 300- plus health-care companies and more than 30,000 auto industry jobs.
The growth, action and entertainment extend to numerous dining and entertainment options down on Lower Broadway and out on West End. Not to mention the Tennessee Performing Arts Center, The Parthenon, Centennial Park, Hillsboro Village… the list goes on.
Davidson
These are just a few of the reasons to consider living in the heart of Music City. One more reason: We’re just so darn nice. But don’t take our word for it. Travel + Leisure’s 2015 survey ranked Nashville #1 on its list of America’s Friendliest Cities.

Simpler serving
Using your fine china can lead to a time-consuming effort in both setting it all out and cleaning those dishes at the end of the night. With an option like Chinet Cut Crystal plates, cups and wineglasses, you can add a touch of style to any event. The fully coordinated line of tableware allows you to dine in style then toss it all and move on to enjoying the rest of the day.
Make Way for New Traditions
Although there’s plenty of comfort to be found in holiday traditions, this year is the perfect excuse to mix things up a little and infuse some new ideas into your celebration.
Pass on family recipes
A traditional turkey dinner complete with a variety of seasonal sides and desserts is a staple for many families. To help ensure the tradition continues, use the extra time you may have together to teach older children how to prepare specific dishes that have been passed down through the generations. You could also have different family members like siblings or adult children take over making specific dishes, such as the turkey or pumpkin pie.
Share your good fortune
It’s been a rough year for many, in several different ways. If you and yours are able, dedicating a portion of your day to helping those who’ve fared worse can be a powerful bonding experience. Not only
do you share the feel-good vibes that come from helping others, the experience can open your eyes to the many blessings you and your loved ones share.
Add group entertainment
If your family’s norm is to scatter as soon as the meal is done, or to scarf down a plate before returning to the gridiron action, look for ways to bring everyone together. Organize a board game tournament or gather a group to take a walk through the neighborhood and reminisce.
Learn a new skill
Discover something new about your loved ones by inviting one or two (or more) to share a special skill with the group. You can develop a new appreciation after an afternoon chatting while learning how to crochet, perform magic card tricks or make DIY decor for the holiday season.
Make a game of giving thanks
Ask each guest to jot down something they’re thankful for as they arrive. Later, after everyone has settled in, take turns drawing the cards, reading them aloud and letting everyone guess whose good tidings they’re hearing. It can be an easy way to catch up and allow you to celebrate special moments with one another.

ashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are tak ing note of everything Nashville, from food and fashion
In 2015, Forbes magazine ranked Nashville on its list of “Boom Towns for College Graduates,” and Forbes.com calls Music City one of the “Best Places for Business and Careers.” Time declared the city as “Red Hot” for a burgeoning music business, a diverse and thriving music scene, and our charming ability to live among the stars and leave them alone.
Some may think of Nashville as a meat-and-three kind of town, but Nashville’s hip food scene is getting noticed. Travel + Leisure lauded the city for offerings as diverse as hot chicken (Prince’s), Mexican popsicles (Las Paletas) and farm-to-table

meals (Margot Cafe & Bar). And with standout restaurants like Adele’s, The Catbird Seat and Husk, the city is drawing attention from publications like USA Today and Southern Living.
Nashville’s vibrant music scene is another trait that earns nods. Travel + Leisure recently cited the city as having the #1 “Music Scene” in the country. And with venues like The Bluebird Cafe, 3rd and Lindsley, The Station Inn and Ryman Auditorium, it’s no surprise that Orbitz declared Nashville’s music scene as #4 in the country (right behind NYC, LA and Chicago).
Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On a list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents here have “added some city” to their Southern accent.
Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offi ces here — a testament to strong business foundations and economic growth.

Woffered on site and online, Vol State is an educational and economic asset to Sumner County and the entire region.
The Gallatin area is a sportsman’s paradise; fishing and boating opportunities abound along the county’s many miles of shoreline on Old Hickory Lake, and lakefront or golf course homes are plentiful at communities like Fairvue Plantation. Hendersonville has an extensive system of greenway biking and walking trails with plans to expand its bike trail system. Several golf courses dot the county, including Country Hills Golf Course and Bluegrass Yacht & Country Club - both in Hendersonville), and The Club at Fairvue Plantation and Long Hollow Golf Course - both in Gallatin).

Williamson
Brentwood | Franklin | Fairview | Nolensville | Thompson’s Station
hether you’re strolling downtown Franklin, dining in Cool Springs, shopping at The Factory or looking for antiques in Leiper’s Fork, you’ll find that Williamson County supports diverse lifestyles and offers a wealth of housing options.
From Franklin’s Westhaven community, which features a walkable design with retail establishments located in the neighborhood, to the rural setting of Winterset Woods in Nolensville, you’ll find plenty of new homes to choose from. And whether you choose a larger city like Franklin (the county seat) or one of the smaller communities like Arrington or Fairview, you’ll find housing and amenities in a variety of styles and price ranges.
It’s hard to decide whether Franklin is a big city with a small-town feel or a small town with big-city advantages. CoolSprings Galleria and its surrounding business district serve
a variety of consumer needs — from dining to furniture, housewares to clothing and more. The Crossings in nearby Spring Hill features tenants like Target, Kirkland’s, and Bed, Bath & Beyond.
If you prefer the rural life, head to the pastoral paradise of Thompson’s Station, located just minutes from downtown Franklin and not that far from downtown Nashville. In nearby Nolensville, you can stop in at the new Nolensville Farmers Market for fresh produce, flowers, homemade foods and more.
Williamson County is home to businesses large and small, from home-owned enterprises like Yarrow Acres and McCreary’s Irish Pub to national headquarters for companies like Nissan, Tractor Supply and Mars Petcare. Small wonder, then, that Bloomberg ranked the Nashville area (including Franklin and Murfreesboro) as number eight on its list of Top 10 American Boomtowns (based on population growth and growth in gross domestic product). According to the Bureau of Labor Statistics, last year Williamson was the #1 county on the list of Fastest Growing Job Markets in the U.S., and Backgroundcheck.org ranked the cities of Brentwood (#1) Franklin (#3) and Spring Hill (#5) among the Safest Cities in Tennessee. With small-town charm, major employers and a healthy economic climate, if you’re looking for good country living in a growing and thriving community, Williamson County could be just the place.

hile many Americans are drawn to inflatable snowmen and icicle lights for their holiday decorating, consider a fresh alternative by personalizing your decorations using natural items such as dried flowers, evergreens, berries and fruit. Today, storybook boughs of holly and simple fresh greenery have evolved into elaborate decorations adorning doors, windows, fences and lampposts. It may seem daunting to recreate these masterpieces, but it’s possible to make nature’s beauty part of the holidays without going any farther than your backyard.

The art of natural decorating is mastered by Colonial Williamsburg experts who have been making Christmas memorable and unique for 70 years. “Incorporating a sense of tradition into your holiday decorating is as simple as gathering fresh greenery from your backyard,” said Laura Viancour, Colonial Williamsburg’s coordinator of garden programs. “Natural materials require constant maintenance, but their beauty and wonderful aromas are worth the effort.”
To transform your home and capture the timeless grace of natural décor, please consider the following tips:
Eye for inspiration.
Nature should be your muse when creating a traditional, natural arrangement. Select berries, greenery, woods and other natural adornments with different textures and colors to create interest and fill your home with a fresh, holiday aroma..
Give your plants moisture
Keep greens fresh longer by inserting stems into water-absorbent fl orist foam. The moist green foam used for pre-made fl oral arrangements can help promote the longevity of your natural adornments and is available at various outlets, including online at ColonialWilliamsburg.com. Periodically spritzing your arrangements with water can also help.
Keep your cool
Increase the longevity of your decorations by maintaining a cool temperature, similar to the inside of a refrigerator. Outdoor decorations last longer in the shade than in full sun. Check natural items like berries frequently and replace as needed.
Personalize your decorations
Incorporate items with special meanings or decorations related to your family background to personalize your arrangements. Try using twigs and twine to create family names to accent your arrangement, or adorn pictures or heirlooms with natural items, such as leaves or flowers.

Make Moving Easier for Kids
Asdifficult as moving can be for adults, it can be even harder for children. Some are simply too young to realize all their favorite toys will be coming along with them while older kids understand a move might mean giving up friendships, sports teams and schools they enjoy.
With the right attitude and some simple tips, it’s possible to turn a move into a fun-filled adventure.
Keep kids in the loop
Communicate with them often about the timing of various events, such as packing rooms, enrolling in new schools and goodbye parties. Also take time out to talk about how everyone is feeling. It can help if they understand everyone is feeling nervous yet excited at the same time.
Research your new community together
Print out a map of your new neighborhood so your kids can visualize exactly how far museums, parks and schools are from their new digs. They may also enjoy lending a hand in locating new doctors, dentists or veterinarians.
Help them find friends
Whatever your children love most – dancing, playing soccer, building robots or being involved in scouts – work together to find these same opportunities in the new location. It’s important for them to understand they’ll be able to take part in the same activities and find friends no matter where they live.
Stick to a routine
Although your family’s life may become chaotic closer to the move, keep children on set schedules. They may find comfort in knowing bedtime, meals and homework will still be at the same times. You can then use those precious moments after bedtime to pack or tackle your to-do list.
Pack special bags for the big day
Help your children pack their own suitcases for the first couple days in the new house. They should include clothes and a toothbrush, of course, but also games, special toys and prized possessions. If the moving truck doesn’t arrive on time or something gets lost, precious items will still be there to provide security and comfort.

Wilson
f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. No doubt that business-friendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is adding Providence Central, a mixed-use community of housing, retail and office space.
Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened in 2014) and brought expansions at West
Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), Lebanon High School (2012) and a high school in Mt. Juliet (2008).
Other signs of growth include the Highway 109 bridge joining Wilson and Sumner counties. Completed in 2014, the $29.5 million four-lane structure, replaced an old two-lane bridge from the 1950s. Leaders in both counties say the bridge will provide an economic boost for their communities.
Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line.
But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. From pride in a county fair to savvy business and civic leaders who promote a healthy business climate, there are many reasons to love and live in Wilson County.

Essential questions to ask when hiring a professional house cleaner
our home should be a sanctuary to take refuge from the world, relax and recharge. However, keeping a home clean and tidy can be difficult when life gets busy, espe cially when transitioning from summer activities and resuming back-to-school schedules.
Now that kids are back in the classrooms and fall and winter gatherings are on the horizon, many homeowners choose to refresh their living space with a deep clean. With Professional House Cleaners Day approaching on Sept. 17, it may be the perfect time to consider hiring a professional house cleaner to do the heavy lifting and deep cleaning for you.
If you’ve never hired a professional cleaner, it can seem daunting to find the right one. Melissa Homer, chief cleaning officer at MaidPro - a Boston-based franchisor of house cleaning serviceshas trained many MaidPro PROs and knows what makes a great house cleaner. Check out Homer’s top four questions homeowners should ask when interviewing potential cleaners.
How many hours will it take to clean my home?
A professional house cleaner should know how long it will take to clean an area or at least give a good faith estimate based on the size of your home. Homer says that if a potential house cleaner gives a vague response or just restates the price, run. This kind of response usually means that the cleaner plans to stay for a while initially and then trim cleaning sessions shorter and shorter to crank up their profitability once you’ve stopped paying attention. Homer shares that PROs are trained on clear communication so that homeowners and house cleaners are always on the same page.
How do you manage cross-contamination between rooms and customers’ homes?
How would you feel if you found out that the rag used to wipe your counter was used beforehand to clean your toilet? This kind
of cross-contamination is easy to prevent if a house cleaner has a plan in place. If you ask a house cleaner this question and they stumble or cannot give a detailed answer, this is a red flag. Look for PROs with separate bags of rags, a color-coded system to keep bathroom scrubbers off the kitchen counter or at the very least separate supplies for each home they clean that day.
Do you rotate items, or do you clean everything each time, and is there a list of what you clean?
Homer says it’s essential to be on the same page with your house cleaner about the level of cleanliness to expect during each session. Some house cleaners may try to cut their cleaning time short by rotating items, which means they likely won’t remember to clean them until they’re visibly gross. Be sure to make a list of what you would like cleaned and review that list together. Homer points out that PROs tackle this with a comprehensive list in hand and always consult with clients to determine if any other areas need to be added.
How will you ensure my cleaning is handled if you are out sick or I have to change my schedule unexpectedly, and someone else needs to cover for you?
Emergencies happen, but a professional house cleaner should have a plan in place in case they can’t attend to your home and need to hand off the work to someone else. Homer says that if a house cleaner dodges the question, it’s best to move on to another potential hire.
It’s unrealistic to expect a house cleaner to remember the details of each client’s home. If they are sick or injured, an electronic record of client account notes and each client’s preferences ensures that even if someone else needs to cover, your home will be cleaned to your expectations every time.
A deep home cleaning is a process that is as emotional as it is functional, providing deeper stress relief and relaxation. While these four key questions help identify seasoned housekeepers, selecting a trusted, professional service provider offers peace of mind by offering reputable, reliable services while allowing you to effortlessly maintain an orderly, tranquil sanctuary.
