Manage your mortgage to build financial security For the financially savvy home shopper, the current housing market offers great potential, not peril. But it does help if shoppers understand how the mortgage process works before they go house hunting. According to an HSBC-North America consumer survey, one out of three people don’t even know if they currently have a fixed-rate or adjustable-rate mortgage. Moreover, three out of 10 consumers surveyed have no idea of what types of fees are associated with their mortgages. Loretta Abrams, senior vice president of HSBC Consumer Affairs, says improving mortgage know-how will help consumers protect their investment. Before you obtain a mortgage, make sure you understand the following: • What type of mortgage are you considering? Is it fixed-rate or adjustable-rate? What are the advantages and disadvantages to your personal situation? • What’s the interest rate and how much are the fees

associated with the loans? Costs such as points and processing fees can add 2 percent to 10 percent to the loan. You don’t want to be surprised by an extra $2,000 or $10,000 in fees when you close your loan. • As a general rule, you should spend no more than 30 percent of your gross monthly income on housing expenses. Besides the mortgage, remember to include taxes, insurance and other related expenses. • If you decide on an adjustable-rate mortgage (ARM), make sure you know when the payment can change, by how much and what the maximum payment can be. • Do you have money to cover costs if your roof suddenly leaks or your furnace goes out? Set aside an emergency fund (3 percent of your home value) for maintenance and other unexpected costs. The more you know about mortgages, the better able you’ll be to protect and even improve your investment.

Vehicle Registration/ Emissions Testing Before a vehicle can be registered in Sumner County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Sumner County testing station, located just off Highway 31E/Nashville Pike at 951 Grassland Place. Hours are 7 a.m.-5 p.m. WednesdayFriday, 7 a.m.-6 p.m. MondayTuesday and 8 a.m.-1 p.m. Saturday. Driver’s License The Williamson County Driver’s License Station is located at 3830 Carothers Parkway in Franklin. Hours are 7 a.m.5:30 p.m. Tuesday-Friday, with the exception of the second Wednesday of each month, when the station opens at 8 a.m. For information, call 790-5515. Williamson County residents do not have to apply for or renew their driver’s licenses at this station. Tennessee residents may apply for a driver’s license at any driver’s license testing station, not just the one in the county in which they live.

Vehicle Registration, Emissions Testing Before a vehicle can be registered in Williamson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Williamson County Emissions Testing Center, located at 1005 Merylinger Court in Franklin. The center is open 7 a.m.-6 p.m. Monday-Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturdays. Registration and Tags Williamson County residents are required to register their vehicles through the Williamson County Clerk of Court. Renewal notices are mailed by the Tennessee Department of Safety and can be processed by mail. Voter Registration County residents may register at the Rutherford County Election Commission office, 1 South Side Square, Murfreesboro. Registration forms are available at area post offices. Voters may also register when they get their driver’s license. For information, call 898-7743. Driver’s License The Rutherford County driver’s license stations are located at 1035 Samsonite Blvd., Murfreesboro and 5227 Murfreesboro Road, Ste. 103, in La Vergne. Hours are 7 a.m.-5:30 p.m. Tuesday-Friday, with the exception of the second Wednesday of each month, when the station opens at 8 a.m. For information, call 898-8036. Vehicle Registration Emissions Testing Before a vehicle can be registered in Rutherford County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to one of two Rutherford County inspection stations: Murfreesboro: 1211 Salem Park Court Hours: 7 a.m.-6 p.m. Monday and Tuesday, 7 a.m.-5 p.m. Wednesday - Friday and 8 a.m.-1 p.m. Saturday. So invest in a faucet, showerhead, cabinetry and a new light fixture to add to your “new” bathroom’s appeal. Have a half-bath? Consider adding a shower to make it a full; this will make your home much more marketable. CURB APPEAL First impressions can have a huge impact on a buyer’s decision, so make sure your home is as attractive from the street as possible. If your cement sidewalk or patio areas have cracks, patch them with a kit from your local hardware store. Resurface an asphalt driveway, and make sure your garage doors and exterior are freshly painted. Remember, your front door is the first thing a buyer will see. Consider repainting it a bold color that invites them in, and don’t overlook replacing your doorknob if it is in poor shape. Adding bright flowers to your front entry or garden will make any visitors feel welcome. With a few updates around your home, you can greatly increase its perceived value and appeal to buyers. Put some time and resources into these key areas and you’ll soon reap the benefits of your investment.
