Shop around for mortgage deals others only require you to pay the interest on the loan for a period of time and then pay down the principal (the loan amount). Some mortgages charge you a penalty for paying the loan off early, and others have a large payment due at the end of the loan (a balloon payment). Consider all mortgage features, the APR (annual percentage rate) and settlement costs. Ask your lender to calculate how much your monthly payments could be a year from now and five or 10 years from now. A mortgage shopping worksheet (see link below) can help you identify and compare the features of different loans. Mortgage calculators can help you compare payments and the equity you could build with different mortgage loans.

When it comes to buying a home, there are key steps to navigating the mortgage process. Here are some tips. KNOW WHAT YOU CAN AFFORD Review your monthly spending (a worksheet link is provided below) to estimate what you can afford to pay for a home, including the mortgage payment, property taxes, insurance, and monthly maintenance and utilities. Vehicle Registration/ Emissions Testing Before a vehicle can be registered in Sumner County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Sumner County testing station, located just off Highway 31E/Nashville Pike at 951 Grassland Place. Hours are 7 a.m.-5 p.m. Wednesday-Friday, 7 a.m.-6 p.m. Monday-Tuesday and 8 a.m.-1 p.m. Saturday. For more information on emissions testing, call 399-8995 or visit the Department of Environment and Conservation Vehicle Inspection Program Information website at tn.gov/environment/apc/vehicle. Registration and Tags Sumner County residents are required to register their vehicles through the County Clerk of Court. The Williamson County Driver’s License Station is located at 3830 Carothers Parkway in Franklin. Hours are 7 a.m.-5:30 p.m. Tuesday-Friday, with the exception of the second Wednesday of each month, when the station opens at 8 a.m. For information, call 790-5515. Williamson County residents do not have to apply for or renew their driver’s licenses at this station. Tennessee residents may apply for a driver’s license at any driver’s license testing station, not just the one in the county in which they live.

Vehicle Registration, Emissions Testing Before a vehicle can be registered in Williamson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Williamson County Emissions Testing Center, located at 1005 Merylinger Court in Franklin. The center is open 7 a.m.-6 p.m. Monday-Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturdays. Registration and Tags Williamson County residents are required to register their vehicles through the Williamson County Clerk of Court. Applicants must present the following: a valid emissions test certificate, current registration or car title or the name and address of the lien holder; funds to pay for the tag and the county wheel tax. Renewal notices are mailed by the Tennessee Department of Safety and can be processed by mail. Fifth & Main: Hip new urban address East Nashville is known for its vibrant and funky vibe. It’s a place where people embrace food, music and the arts. And it’s also the perfect place for the hippest new downtown address for urban dwellers: Fifth and Main. Fifth and Main is a six-story mixed-use building that offers lofts, flats, townhomes, and commercial and retail office space. And it is Fifth and Main is located near Five Points quickly becoming a thriving hub of activity for one of the city’s most vibrant neighborhoods. “Fifth and Main is at the heart of what East Nashville is all about,” says David Lang, owner and principal of ACG Equities, the asset managers of Fifth and Main. “It’s a youthful and energetic atmosphere, with a lot of people who are tied to the music scene and the arts.” Right now, Fifth and Main is filled with the sights and sounds of excited new residents moving in. When ACG acquired Fifth and Main, nine homes had been sold. Since ACG launched its sales effort back in November 80 more of the building’s 129 homes have sold. That leaves 40 homes still available for the taking. Lang says about half of the new residents have moved in and notes that while Fifth and Main is attracting a more youthful clientele, the mix of residents is diverse. “The primary demographic is 40 and under, with most of those being between 31 and 40,” says Lang. “The next largest group is between the ages of 21 and 30.” Affording spectacular city views, the homes at Fifth and Main are described as modern and unique. The building is constructed to LEED standards, making it environmentally friendly. As part of that LEED design plan, more focus was put on incorporating green spaces in the building design. “Our amenities are green, too,” says Lang. “The designers wanted to focus on greenery. The parking deck is buried to allow for landscaping. We have an outdoor eating area and cooking area, along with green space and a garden on the roof.” Lang notes that East Park Community Center (with its pool and other amenities) is just a block away. And that further contributes to the community vibe of East Nashville — allowing more neighbors to meet and interact with each other. In addition, Fifth and Main is centrally located to all the amenities that East Nashville affords, including parks and greenways, plus a wealth of neighborhood restaurants. “East Nashville has a great reputation for dining,” notes Lang. “The number of non-chain restaurants found here are some of the best in the city.”

On-site retail amenities at Fifth and Main include Germantown Café East and the soon-toopen (as of press time) Myridia, a restaurant featuring an Asian fusion menu. “We have a total of 18,000 square feet of retail space,” says Lang. “About one-third of that is leased to restaurants, and we are in discussions with other businesses. We have in historic East Nashville. SUBMITTED more interest than we have space.” While there is much to love about East Nashville and its grassroots-style sense of community, there is also much to love about the stunning homes and spectacular views found at Fifth and Main. With more than 32 floor plans in the building, each home here is distinctive. “Each one is unique,” says Lang. “This property is very boutique in that sense.” Lang also notes that the soaring windows in these homes, along with open layouts and terraces and balconies, combine to make Fifth and Main a welcoming place to come home to. While Fifth and Main is a prestigious address, it doesn’t come with the requisite price tag attached. Prices range from $115,900 for a one-bedroom one-bath condo measuring 680 square feet up to $335,900 for a two-story two-bedroom home. A variety of options remain, including lofts and flats. Because the property was supported in part by municipal funds, Fifth and Main has a certain number of units designed and priced for affordable buyers. Those requirements mean that someone making 80 percent of the average salary of the surrounding area (about $38,000) can afford one of these homes. Lang notes these affordably priced homes also qualify for FHA financing and a down payment assistant program, making it possible to buy with only 1 percent down. “With both FHA and the down payment assistance program, you could feasibly buy one of these homes with just $1,500 down,” he says. “With interest rates being so low and with the buyer assistance program, it really makes buying one of these homes very attractive.” But springtime is primetime for home buying, so don’t wait too long if you’re interested in making Fifth and Main your new address.
