Top tips for savvy home buyers If you want to realize the dream of homeownership, there are steps you can take to educate and prepare yourself for the most important purchase of your life. Following are several important tips for prospective home buyers to keep in mind — both before and during the home search process. GET PREAPPROVED Mortgage qualification is essential when buying a home, as it gives buyers preapproval for a loan before they make any offers. Making an offer on a home before you know what the bank is willing to lend you is a waste of time for everyone involved, including you, the seller and the real estate agents involved. Some agents will not show a home if you don’t have a loan preapproval. Once preapproved for a loan, don’t take any steps that might put that approval in jeopardy. This includes anything that might drastically alter your credit score.
Plan ahead to realize the dream of homeownership. STOCKBYTE
PLAN FOR UNEXPECTED COSTS Don’t allow yourself to be blindsided by unplanned expenses. First-time home buyers, once they have moved into their home, sometimes experience some sticker shock when they meet with the additional expenses associated with homeownership. These expenses include property taxes and insurance. Even if you’re buying a condominium or co-op you should expect monthly maintenance fees — even if your new place is brand new and needs no maintenance. DON’T LOSE YOUR HEAD Don’t buy a house that you can’t afford. Buyers should avoid shooting for the moon when it comes to buying a home; only buy one that you know you can afford. And remember that
what the bank says you can afford isn’t necessarily the same as what you know you can afford. Don’t get in over your head, no matter how large of a loan the bank approves for you. GET AN INSPECTION Don’t skimp on the cost of a home inspection. Even if a house appears to be everything you want, don’t close on the sale until the house has been thoroughly inspected. The old adage that advises against judging a book by its cover certainly applies to buying a home, and prospective buyers should enlist the services of a qualified inspector before closing on the sale of a home.

Measured growth, eye toward the future are part of Sumner’s appeal With one of the best high schools in the state, a new mass transit plan in the works, a growing health-care infrastructure and a wealth of recreational opportunities, Sumner County has plenty to brag about. This area just northeast of Nashville offers a quality of life that many new-home buyers find attractive. Residents here enjoy the hometown feel of cities like Gallatin and Hendersonville but appreciate the nearby big-city perks of Nashville. EDUCATION The county’s largest city, Hendersonville, is home to Merrol Hyde Magnet School, named the third best high school in Tennessee in U.S. News & World Report’s most recent ranking of America’s Best High Schools. Gallatin (the county seat) is home to Volunteer State Community College, a public two-year college that offers associate degrees, certificates and continuing education to Sumner County and the surrounding area. With more than 70 academic programs and classes offered both on site and online, Vol State is an educational and economic asset to Sumner County and the entire region. HEALTH CARE Sumner County is home to three medical facilities: Hendersonville Medical Center, Sumner Regional Medical Center in Gallatin and Northcrest Medical Center in Springfield. Sumner Regional opened a new dedicated pediatric unit in late 2011, and Hendersonville Medical Center kicked off a $3-million expansion of its critical care unit in September of last year. HMC is also accredited to assess and treat chest pain and joint problems. RECREATION The Gallatin area is a sportsman’s paradise; fishing and boating opportunities abound along the county’s miles of shoreline on Old Hickory Lake, as do lakefront homes. The Gallatin Civic Center has a double gym, indoor pool and racquetball courts. Dog owners can let their pets run free at Triple Creek Park in Gallatin. Hendersonville has an extensive system of greenway biking and walking trails with plans to expand its bike trail system. Vehicle Registration/ Emissions Testing Before a vehicle can be registered in Sumner County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Sumner County testing station, located just off Highway 31E/Nashville Pike at 951 Grassland Place. Hours are 7 a.m.-5 p.m. Wednesday-Friday, 7 a.m.-6 p.m. Monday-Tuesday and 8 a.m.-1 p.m. Saturday. For more information on emissions testing, call 399-8995 or visit the Department of Environment and Conservation Vehicle Inspection Program Information website at tn.gov/environment/apc/vehicle. Registration and Tags Sumner County residents are required to register their vehicles through the County Clerk of Court. Applicants must present a valid emissions test certificate, current registration or car title. Cost is $10.50 for the title and $50.75 for registration. The Williamson County Driver’s License Station is located at 3830 Carothers Parkway in Franklin. Hours are 7 a.m.-5:30 p.m. Tuesday-Friday, with the exception of the second Wednesday of each month, when the station opens at 8 a.m. For information, call 790-5515. Williamson County residents do not have to apply for or renew their driver’s licenses at this station. Tennessee residents may apply for a driver’s license at any driver’s license testing station, not just the one in the county in which they live.
Vehicle Registration, Emissions Testing Before a vehicle can be registered in Williamson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Williamson County Emissions Testing Center, located at 1005 Merylinger Court in Franklin. The center is open 7 a.m.-6 p.m. Monday-Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturdays. Registration and Tags Williamson County residents are required to register their vehicles through the Williamson County Clerk of Court. Applicants must present the following: a valid emissions test certificate, current registration or car title or the name and address of the lien holder; funds to pay for the tag and the county wheel tax. Renewal notices are mailed by the Tennessee Department of Safety and can be processed by mail.
