This space reflects how new homes are being designed to give families abundant space in high-traffic areas. Latest trends reflect creativity and cost-saving measures If you’re in the market for a new home, your timing could not be better. Right now you can take advantage of emerging market trends that incorporate creative use of materials, layouts and features that provide maximum utility and beauty while being cost-conscious at the same time. “Despite the ongoing challenging economy, homebuilders are still delivering new homes with exceptional design elements that serve the current financial and functional needs of their home-buying customers,” says Barry Ruttenberg, chairman of the National Association of Home Builders and a homebuilder and remodeler from Gainesville, Fla. Here are just a few of the new home design trends shared

by the industry’s leading builders and architects at the International Builders’ Show in Orlando, Fla., earlier this year: REWORKED SPACES New homes are being designed to allow plenty of space for family interaction in high-traffic areas (like the kitchen) and to eliminate rooms such as formal dens and home offices that aren’t frequently used. Small spaces devoted to home management, also known as “pocket offices,” are being included in large pantries or spaces nearby the kitchen or family great room. Window seats and alcoves are being used to provide

an area for private time, without taking up a lot of space. A popular and efficient location for laundry facilities is now added on to the master bedroom’s walk-in closet. EXPANDED AMENITIES Multifamily development designs are increasing the number of resident amenities in order to compensate for smaller unit sizes. Gyms and media rooms have been common for years, but facilities such as libraries and business lounges with individual workspaces are now being offered as well. MULTIGENERATIONAL LIVING Many families are living together under one roof due to increasing cultural diversity and the state of the economy in recent years. New single-family home designs reflect this with a “shadow” unit built alongside the home or separate living units that access the main floor plan through a door. Another trend is homes with at least two master suites — often with one located on the ground floor to be more accessible for older residents. MORE IMPACT, LESS COST

homes no longer have the formerly popular feature of multiple rooflines or the resulting unnecessary interior volumes they created. But today’s home designs do include innovative modifications that are still visually stimulating, like using two windows in a corner with mitered glass to afford unobstructed views and allow maximum light to come in. Another example is using a mix of materials in the home’s facade — metal, wood and stone — to give the home a modern look. The latest new home design trends that support modern lifestyles are just one of the many reasons to buy a newly constructed home. Safety, energy efficiency and near-record-low interest rates and competitive prices make today’s new home market an attractive opportunity for many families.

LEARN MORE Home buyers can find resources to guide them through the home-buying process on NAHB’s website at www.nahb.org/forconsumers. To see some of these new design trends incorporated into homes, see the winners of the 2011 Best in American Living Awards at www.nahb.org/BALA.

John Maher Builders now building in Benevento John Maher Builders of Spring Hill, is now building in the Benevento community. Benevento was founded in 2005 as a unique and upscale residential community of custom homes with a high standard of design. With John Maher Builders’ reputation for quality construction and excellent customer service, this development has been met with immense support from current Benevento homeowners. “We are very excited to have Maher here as a part of this development,” says Gary Stephens, president of the Benevento Homeowners Association. “He has a reputation for building good, quality homes.” Jonathan Duda, an alderman for the City of Spring Hill and member of the city’s planning commission, is a homeowner and member of the board of directors for the Benevento Homeowners Association. “I have known Mr. Maher for several years and know that the quality of his developments is demonstrable,” says Duda. “The fact that many of his buyers are often repeat customers is a testament to the quality of his homes and how he treats his customers. As a homeowner, I am very excited that he has made the decision to invest in our neighborhood.”

John Maher Builders will be building on 21 Benevento home sites in the coming months. Price points for these custom, single-family homes will range from just under $300,000 up to $400,000. Homes are available with three, four or five bedrooms and include a bonus room. Exteriors include brick, stone and natural wood; the homes also feature wood shutters. The open floor plans with cutting-edge designs are perfect for empty nesters or growing families. Features such as granite countertops, stainless appliances and sanded and finished hardwood floors in designated areas are standard.

Need to sell before you buy? Increase your curb appeal with fresh paint and colorful flowers.

Simple steps to sell your home If you have a current home to sell before you purchase a new one, you might consider investing in a few key updates to improve your odds of attracting a buyer. Of course, you don’t want to sink a load of cash into a place where you aren’t going to stay, but by focusing on a few influential fixes, you can drastically improve the home’s overall appearance — and your chances of a quicker sale. FRESHEN UP Potential buyers often look for obvious signs of neglect, such as a leaky roof, water damage or a crumbling foundation. But even without these problems, making your home look like new again can be as simple as applying a fresh coat of paint to the walls. Cooking, smoking and everyday living can discolor and fade your ceilings and walls, making your home seem old and unattractive. It’s amazing what a fresh coat of color can do to improve a home’s appearance. And with self-priming Accolade paints from Pratt & Lambert, you can renew any room even faster. If you want potential buyers to see your home as updated yet comfortable, try a single coat of Accolade in a warm neutral shade like Soft Charmeuse or Havana Cream. Both are from Pratt & Lambert’s 2011 Color Trends palette will give your home an open but inviting feel. And don’t forget to touch up your white baseboards, trim and ceilings to make each room look its best. STAY GROUNDED As much time as they spend looking up, potential buyers also spend time looking down. Flooring has a drastic effect on a home’s selling power, and an outdated or poorly maintained floor can ruin a room’s appeal. Old, dingy carpets can overshadow any other improvements you make and give the home an unkempt feel. If your home has hardwood floors, remove old carpeting and refinish the wood beneath it. This is a great

selling feature you should invest in highlighting. If you do not have hardwood floors, update your old carpeting with a neutral shade. Replace any cracked or chipped ceramic tiles in kitchens and bathrooms, and thoroughly clean or replace the grout on all tiled surfaces as well. SHOWER POWER You may have heard that bathroom updates have some of the biggest returns when it comes time to sell a home, and it’s true. According to CBS MoneyWatch.com, homeowners can expect to recover about 75 percent of minor bathroom remodel costs. So invest in a faucet, showerhead, cabinetry and a new light fixture to add to your “new” bathroom’s appeal. Have a half-bath? Consider adding a shower to make it a full; this will make your home much more marketable. CURB APPEAL First impressions can have a huge impact on a buyer’s decision, so make sure your home is as attractive from the street as possible. If your cement sidewalk or patio areas have cracks, patch them with a kit from your local hardware store. Resurface an asphalt driveway, and make sure your garage doors and exterior are freshly painted. Remember, your front door is the first thing a buyer will see. Consider repainting it a bold color that invites them in, and don’t overlook replacing your doorknob if it is in poor shape. Adding bright flowers to your front entry or garden will make any visitors feel welcome. With a few updates around your home, you can greatly increase its perceived value and appeal to buyers. Put some time and resources into these key areas and you’ll soon reap the benefits of your investment.
