HOME-BUYING 101

F I N A N C I A L M AT T E R S

What to know before you buy your first home Affordable home prices and low interest rates are attracting many consumers to the home market for the first time. Few things are simultaneously as exciting and nerve wracking as becoming a homeowner, but proper preparation can make it an enjoyable and rewarding experience. For a less stressful home-buying experience, consider these tips. SET A PRICE RANGE As the housing crisis of the last few years revealed, some home buyers got in over their heads. First-time buyers can avoid such scenarios by honestly assessing what they can afford and searching for homes within their price range. A host of websites and lender sites offer free mortgage calculators so that buyers can see just what they can afford. Lenders typically recommend spending less than 30 percent of income on housing costs.

a home’s location. You should research property taxes in different communities and shop around for homeowners insurance before you buy a house. DON’T FORGET CLOSING COSTS Closing costs are often a big shock to first-time home buyers. These costs include lender fees, title tand settlement fees, taxes and homeowners insurance or homeowners association fees. Bankrate.com provides an annual closing cost survey for buyers to get a better feel of just what they will be spending when the time comes to sign on the dotted line. A lender can also give an estimate of total fees you should expect.

DAVIDSON

Metro is lauded for job growth, music, more If you’re looking for a fabulous place to live, work and play, Davidson County could be the perfect place to put down roots. As a burgeoning community known for world-class entertainment and Southern hospitality, Metro Nashville/ Davidson County offers employment in thriving industries as well as numerous options for art and culture. As the state capital, Nashville is a hotbed of commerce with plentiful job opportunities. Well-represented industries include: health care, entertainment, manufacturing and rapidly growing entrepreneurial ventures. Notable companies include Nissan, HCA, BMI, Thomas Nelson Publishing and Dollar General Corp., among others. This fair Southern city is frequently recognized for excellence on a national scale, earning accolades for both its business climate and lifestyle opportunities. Forbes magazine named Nashville eighth on its recent list of “Best Cities for Job Growth,” and Forbes.com calls Nashville one of the “Best Places for Business and Careers.” A recent study by Accounting Principals ranked Nashville sixth on a list of 77 cities for the favorable climate it offers to hiring professionals, and the city ranks 27th among “Cities on the Edge” for its scores in categories such as sports, art, music, culture and cosmopolitan factors (like LEED certifications and population growth). Travel + Leisure magazine recently ranked Nashville first in the categories of Live Music/Concerts & Bands, Affordable Getaways and Affordable Hotels. The magazine also ranked Music City third for its friendly atmosphere and fourth for its mouth-watering barbecue. And with venues like The Bluebird Cafe, 3rd and Lindsley and The Station Inn, it’s not surprising that Rolling Stone magazine recently declared that Music City has the “Best Music Scene” in the country. Nashville leaders have taken bold steps to carry the city forward. Rapidly rising on a 16-acre site downtown is the Music City Center. Located just a stone’s throw from the Bridgestone Arena, Schermerhorn Symphony Center and the Country Music Hall of Fame, the impressive facility is priced at $583 million and is set to open in early 2013. Mayor Karl Dean is committed to making Nashville an environmentally friendly city. Examples include solarpowered parking meters, porous concrete for sidewalks, recycled building materials and recycling containers on city streets. There are also several “green” buses in the city fleet. The mayor has also expanded biking and pedestrian routes. Outdoor enthusiasts will find plenty of parks, lakes, greenways and other natural treasures. With 113 park properties, there are many opportunities to enjoy Metro Parks all across the county. In addition to neighborhoods with diverse appeal and

a wealth of recreational opportunities, Nashville also offers fun places to spend time. From the honky-tonks of Lower Broadway to Cheekwood Botanical Garden to Nashville Zoo at Grassmere, there are many reasons to find appeal in America’s Music City.

The Ripley model, available at Woodside at Spring Hill SUBMITTED

Energy-saving, affordable homes a hit in Williamson Regent Homes serves families and young professionals in Woodside at Spring Hill Affordable new-construction homes are a rare find these days. And despite the trend toward eco-friendliness, it’s even more unusual to find a builder committed to ensuring that homeowners enjoy continued financial savings through the construction of energy-efficient homes. But Regent Homes aims to do just that in the new Woodside at Spring Hill community. Here, single-family homes start at just $149,900, and townhomes begin at $129,900. Regent Homes has also partnered with E3 Innovate and LP Building Products to create a community of energy-saving houses. The process includes inspections and monitoring during construction to ensure the home meets

Energy Star guidelines, that its heating and cooling system is properly installed and that there is minimal air leakage within the residence. The end result is a comfortable and healthy home that delivers on low heating and cooling bills. The goal, explains Regent Homes President David McGowan, is for every Woodside home to exceed the standards of the federal government’s Energy Star program. “These homes are built to a higher energy standard than the average code-compliant home,” McGowan says. “As energy costs continue to increase, these homes will be the lead in the market due to their low cost of ownership and quality of construction.” The affordable starting prices and efficient energy consumption of these homes make them a smart buy for families who seek single-family homes and young professionals looking for their first townhome. Jennifer Spergl, a sales associate at Benchmark Realty, notes that many new-home buyers find Woodside attractive because of its access to the sought-after Williamson County school dis-

trict. Like other Regent Homes communities, Woodside includes the family-friendly features that this company has built its good reputation on: fenced yards, sidewalks, tree-lined streets, walking trails and open spaces. Lawn maintenance is included with the homeowners association. The neighborhood is situated convenient to Interstate 65, State Route 840, nearby shopping and Longview Recreation Center. According to Spergl, all of the homes at Woodside are priced within the parameters of the Tennessee Housing Development Agency, which offers assistance with down payments. “You can move in for about $500, which is usually less than a security deposit at an apartment,”

says Spergl. “Woodside at Spring Hill allows buyers to own a home for less each month when compared to renting.” The homes in Woodside are available in one- and two-story configurations with up to four bedrooms and a two-car garage. Heated living space ranges from 1,697 to 1,930 square feet.
