We concluded 2024 on a high note, securing several lastminute deals before the festive break.

Now, 3 weeks into 2025, we’re pleased to report a significant uptick in buyer interest from last year, particularly for investment properties. Commercial investments, residential blocks and mixed-use investments are all in high demand. Similarly, interest is certainly there from developers providing the GDV, build costs and other associated costs align.

Bromley BR2

In the fourth quarter of 2024, Acorn Commercial introduced this 0.32-acre commercial site to the market.

Located between two residential streets in Bromley, the site, featuring a spacious open yard of 7,000 square feet and a storage building of 3,000 square feet, was zoned under the B8 use class, designated for storage and distribution.

The site quickly attracted interest, reflecting the ongoing demand for yard and storage spaces in both the sales and leasing markets. Ultimately, Acorn Commercial successfully secured a lease agreement with a local automotive operator.

Blackfen DA15

Having been occupied and run as a family business for 56 years, the Premier Autocentres car dealership in Blackfen has been a cornerstone for selling new and used cars and offering servicing and maintenance to the local community.

Over the years, they received numerous offers from national supermarkets eager to acquire the site. However, the owners chose a different path, opting to become landlords rather than continuing in the motor trade or selling outright. They entrusted the property’s leasing to us, tasking us with finding a suitable tenant.

Forest Hill SE23

Acorn Commercial, acting on behalf of the registered charity Lewisham Carers, successfully managed the sale of this unique commercial property in Forest Hill.

This property, located centrally, consists of two distinct structures combined into one cohesive unit. The north side, a two-storey Victorian building with a modern extension and the south side, a single-storey hall that was previously used as a church/community centre. Together, these buildings cover an area of 3,175sqft.

The sale attracted interest from both potential owneroccupiers who could envision using the space for business operations, and investors. The property was ultimately purchased by a local investor.

Interest in the property was diverse, attracting potential tenants from supermarkets to gyms and restaurants. However, after careful consideration, a deal was finalized with Clover Cars, a well-established local taxi and private hire company.

Clover Cars will utilize the site for storing and maintaining their fleet, ensuring the property continues to serve the community in a new capacity. This transition marks the end of an era but also the beginning of a new chapter for both the property and the local business landscape.

After an impressive 38 years of ownership, our client decided it was time to part with their freehold commercial property in the heart of Chislehurst, BR7. The site features a significant 4,400 sqft E class building on a 0.24-acre plot, complete with secure, private parking. Back in July 2022, Acorn valued this property, after which the owners opted to use another commercial agency for the sale. However, over the next 16 months, despite multiple attempts, the sales fell through.

Recognizing the need for a new approach, we were reengaged to relaunch the marketing of the property. Our strategy paid off as, within a brief marketing campaign, we successfully negotiated terms with a local business, located just 150 yards from the site. The new owners plan to transform the building into a modern office facility.

Dartford DA1

Collaborating with Savills Automotive, Acorn Commercial facilitated the acquisition of a substantial 0.89 acre industrial site in Dartford for the Ancaster Group, one of the South East’s premier vehicle dealerships.

This strategic acquisition marks a pivotal expansion for the group, known for their extensive range of new and used cars across several brands including Nissan, Hyundai, and Dacia. The new facility will serve as essential support for their current dealership located on Princes Road.

Sidcup DA14

Acorn Commercial were tasked with securing a new tenant for this prime high street unit in Sidcup, previously occupied by Natwest.

The property, falling under the E use class featured a 2,630sqft ground floor unit plus an additional 135sqft basement. The unit was marketed in shell condition, providing an immediate opportunity for fit-out and occupancy.

Following a brief yet vigorous marketing campaign, the property attracted considerable interest from various sectors including retailers, professional services, and leisure providers. Ultimately, terms were agreed with Greenwich and Bexley Community Hospice, who secured the lease at a competitive annual rent of £55,000 for a 10-year term. This agreement not only revitalizes the use of the space but also supports community services by bringing a local charity into a prominent location on Sidcup’s busy high street.

Bromley BR2

Acorn Commercial have undertaken work for the likes of banks, lenders, administrators, receivers, institutions, and charities for over 25 years. Providing a suite of services ranging from detailed advice on scope of works, introducing tenants to vacant properties, to creating tailored marketing campaigns to maximize property exposure and value.

A recent notable achievement for Acorn Commercial was the sale of what was once Clarion Housing Group’s Bromley headquarters, a substantial property spanning

more than 57,000 square feet across two office buildings on a 1.3-acre plot. This sale was notable not only for the size of the property but also for the diversity of interest it attracted, including investors, developers, educational institutions, and leisure operators. The property ultimately found its new life as a healthcare facility, sold to Nicholas James Care Homes.

Bromley BR1

We have had plenty of success on Bromley high street in recent years and this continued with the sale of 241 High Street. However, this sale wasn’t without its challenges!

The fully let property comprised of a shop, 5-bed HMO and studio flat with lapsed planning for an additional 3 flats. After agreeing a sale on this basis, the commercial tenant uprooted and left the property during the conveyancing period which required some quick thinking on our part to keep things on track.

The sale was re-agreed, and an exchange of contracts took place shortly after. The property was sold to a local investor who will utilise planning to maximise the value. Shortly after we were instructed to find a new tenant for the vacant shop! Watch this space!

Sidcup DA14

Acorn Commercial were instructed by a private seller to market two adjoining freehold properties in Sidcup.

Located on a corner plot, the property comprised two ground floor retail units, two one-bedroom flats, and additional garage and storage space to the rear. The site offered potential for further development or extension, pending the necessary planning permissions. One of the first-floor flats was generating income via an Assured Shorthold Tenancy (AST), while the rest of the property was vacant, appealing to buyers interested in the immediate income, developers and owner-occupiers.

The properties attracted healthy interest, and a sale was agreed upon with a plumbing and heating company.
