he latest real estate numbers for Vancouver confirm what agents and buyers have been noticing: it’s been a hot winter, and shifting toward a sellers’ market. In February, Metro Vancouver home sales were up 20.2 per cent compared to the 10year average for the month, according to the Real Estate Board of Greater Vancouver. Listings also increased — up 11 per cent from the 10-year average for February — but not enough to meet demand. “This is a very, very strong February, stronger than normal,” said board president Ray Harris. “I think it’s the low interest rates ... and there’s a lack of detached homes in the market place.” The Fraser Valley Real Estate Board called last month its busiest February since 2007.

Sellers’ market on horizon Low supply has continued to drive house prices up in Vancouver, despite slumps elsewhere in Canada, according to new research by RBC Economics. In February, Metro Vancouver saw the sales-to-active-listings ratio jump from 17 to 25.7 per cent, the first time in four years it’s crossed the threshold of 22 per cent that signals the start of a sellers’ market. It was the highest the ratio has been in Metro Vancouver since March 2011, said Harris. “One month does not make a market, but three consecutive months over 22 [per cent] would be a clear indication that we would be in a sellers’ market,” he said. In the Fraser Valley, the sales-to-active-listings ratio was 26 per cent for detached homes, 22 per cent for town homes and 12 per cent for apartments.

According to Greater Vancouver Real Estate Board president Ray Harris, there were 14 per cent fewer properties listed for sale across the region this past January when compared with January 2014. “This is creating greater competition amongst buyers, particularly in the detached home market. The number of detached homes listed for sale today is the second lowest we’ve seen in four years,” said Harris. Falling rates and inventory UBC real estate professor Tsur Somerville said falling interest rates are also part of the reason buyers are snapping up more suburban homes. “The drop in interest rates by the Bank of Canada and sort of what that’s led to in the mortgage market, are getting a lot of people to decide ‘Gee, we better start buying now rather than wait six or nine months.’”

ancouver’s real estate market appears to be heating up again, but this time real estate agents say the bidding wars are spreading to the suburbs as well. Real estate agent Nicola Campbell, who specializes in home sales on the North Shore, said this year’s market is the busiest she’s ever seen. Last month, there were 50 listings in North Vancouver for under $1.2 million. Of those, 44 sold, and most within eight days, she noted. Campbell said its a complete turn around compared to a year ago, when there were more than twice as many listings, but fewer sales. “I haven’t seen anything like this in North Vancouver,” said Campbell. In January 2014, there were 113 listings in the same price range but only 32 sold. “It’s very atypical for the markets. So normally what we see is a slowdown in December and then a slow ramp up in in January,” she said.

Average Canadian house price climbs 6.3% to $431,812

Ingredients : • ¾ cup besan, coarsely ground • ¾ cup powdered sugar • 1/3 cup ghee • ¼ tsp elaichi powder • 2 to 3 drops saffron colour Method : • Combine together the sugar and saffron colour. Keep aside. • Dissolve the ghee in a kadhai, put the besan and cook over a low flame and keep on stirring continuously till it becomes golden brown in colour. • Put the elaichi powder and stir well. • Take out from the fire and pour on a thali. Cool completely. • Combine together the gram flour mixture and sugar. • Divide into 7 equal parts and shape into laddus.

e won’t repeat the popular apple and doctor adage here, but we’re sure you’re aware of the health benefits an apple brings into your daily life. And to add taste to their health quotient, apples bring tremendous flavour to recipes this autumn season. Every nutritionist’s favourite fruit, 100 gms of fresh apple contains only 100 calories. Rich in dietary fiber, it is full of Vitamin C and beta carotene. More than 20 different varieties are available worldwide, and today we give you 5 healthy apple recipes which can be prepared in a jiffy. Shredded red cabbage with apples: Toss some butter and onions in a pan and stir fry lightly for around 2 minutes. Add cabbage, cloves and hot stock. Stir fry, adding salt and pepper to taste. Cook for around 5 minutes. Now slowly add your peeled and sliced pieces of apple in the pan. Cover the pan for around 10 minutes, making sure the mixture doesn’t stick to the pan. Place the mixture in a serving dish. Serve it with sprinkling of chives. Carrot-apple salad With cilantro: Toss ingredients such as apple, grated carrot, chopped olives, fresh cilantro, a clove of garlic finely chopped, extra-virgin olive oil, lemon juice and cumin in a bowl. Season with salt and pepper, and serve. Mini tarts with apple-ginger topping: Heat oil in a medium non-stick skillet. Add apples

and cherries and cook for 3 minutes or until tender, stirring occasionally. Remove from heat and cool to room temperature. Stir in remaining topping ingredients. In a small bowl, whisk together yogurt, vanilla essence, and no-calorie sweetner and set aside. At the time of serving, spoon equal amounts of yogurt mixture (about 1 1/2 tsp/7 mL) in each of the 15 mini tarts. Top each with equal amounts of apple mixture (about 2 tsp/10 mL). Serve immediately for peak texture. Double apple crumble: Preheat oven at 375 degrees. Take a large bowl and add 3 large cups of finely sliced apples with 1 tablespoon of apple butter. Arrange the mixture in a baking tray coated with 1/4th tablespoon of olive oil. Now combine 1/4th cup of all-purpose flour, 2 tablespoon of honey, 1 tablespoon of ground cinnamon and 1/8th tablespoon of salt in a medium bowl. Now take 1 tablespoon of chilled butter and brown sugar mixture and add it to the mixture. Pour this mixture over the apple mixture. Bake it at 375 degrees for 45 minutes or until light golden brown. Munchable apple chips: Heat oven to 225 degrees. Mix sugar and cinnamon in a bowl. Organize apple slices on 2 baking sheets lined with parchment paper; sprinkle with cinnamon sugar and apples. Bake for 1 hour until apples are golden crisp and brown in colour. Serve hot or store in apple tight containers. They can last for 5 days at a stretch.
