ohn Abraham has his fan following, especially among females. The actor has revealed in a web chat show about his encounter with a bunch of hysterical female fans. The actor says, “Once I was in Holland and five or six excited girls surrounded me and put their hands in my T-shirt. The bodyguards came, but said that they would not intervene or else the girls would scratch me. So those girls did whatever they wanted to do and it was really sweet. Thereafter they took out their hands and I felt something burning. So I checked and found blood. I asked a girl why she did that, she said she wanted my skin in her nails.

Model Ashley Graham denies her Maxim cover photo was photoshopped

T

he 28-year-old model has posed for her first cover for Maxim’s April edition, but not everyone is impressed with her nude photo. Some people took to social media to slam the curvy model because they thought her body was photoshopped, reported Aceshowbiz. Shortly after Graham heard the rumour, she responded to it, saying that she's proud of her body and no one had ever photoshopped her image. "I'm beyond proud to be the first curvy woman on the cover of Maxim. I was not slimmed down on the cover, and Gilles Bensimon did an amazing job capturing my true figure in all of the photos," she said. "This is another major advancement for curvy women, especially those who work in the fashion industry who are working hard to get the recognition they deserve." The model added that plus-size models also deserved to have more opportunities to appear on the cover of magazines. "I now encourage more publications and designers to put more diversity on their covers and runways. Let's continue to show that beautiful bodies come in different sizes and they should all be celebrated," the model said.

Big B as President? Shreya Ghoshal Buzz is that Shreya Ghoshal is in the family way. The singer was recently spotted with what looked like a baby belly. Mum’s the word, though, on her front. The Manwa Laage singer had a low-key wedding with entrepreneur Shiladitya Mukhopadhyaya in February 2015.

Speculation is that Prime Minister Narendra Modi is considering proposing Amitabh Bachchan’s name as the next President of India. The current President, Pranab Mukherjee, completes his term next year. Amar Singh, a former close aide of Bachchan, has reportedly stated that he had received information about it. Last month, Shatrughan Sinha, during an event in Patna, had also said that it will be a matter of pride if the superstar, a cultural icon, was made President. Hearing speeches in the Big B’s deep baritone would be sheer delight, wouldn’t it?

Deepika Padukone. PIC/SWARALI PUROHIT Dwayne Johnson recently released the first look of his film, Baywatch, on social media which stars Priyanka Chopra. He wrote, “EXCLUSIVE FIRST LOOK: Our entire #BAYWATCH squad. Are we bad ass? Yes. Do we save lives? All day. Are we a dysfunctional family? Epically. Do we have fun? YES. We work hard, we play hard.” Strangely, however, PeeCee is missing from the first look. Is the shoot of Quantico keeping her away from her Baywatch gang?

Deepika Padukone is back in Toronto for the shoot of her Hollywood flick, XXX: The Return of Xander Cage. She posed with fans at the airport and braved a smile though she is mighty upset that Kangana Ranaut, and not she, was named the Best Actress at National Awards. This has now reopened the Kangs vs Dippy battle. Fun is coming.

Sanjay Leela Bhansali GAURAV DUBEY gaurav.dubey@mid-day.com

WITH Sanjay Leela Bhansali’s last directorial Bajirao Mastani earning widespread acclaim and six National Awards, there is much hype surrounding his next. The filmmaker was expected to make an announcement on his birthday last month, but he seems to be taking his time before breaking the big news to the world. While not much is known about the project, we hear Bhansali is contemplating signing either Shah Rukh Khan or Salman Khan for the lead role. Notwithstanding Bajirao Mastani’s clash with SRKstarrer Dilwale at the box office last Christmas, the two have been partying together quite a lot of late. On March

unavailable for comment, but a source close to him says, “The project is in the preproduction stage and Bhansali wants either Shah Rukh or Salman as the hero. He is sort of torn between the two Khans. Only an official announcement will make things clear.

Vegetable Hakka Noodles (Chow Mein)

P

V

egetable Hakka noodles are also more commonly known as Vegetable Chow Mein. This is a popular Indo-Chinese dish. Vegetable hakka noodles consists of stir fry noodles with a variety of vegetables. This is a quick and easy recipe to make. Hakka noodles is a delicious and flavorful dish and very popular with street vendors. This also makes a great one-dish meal. Recipe will serve 2. Ingredients: About 4oz. whole wheat noodles 2 tablespoons oil 2 cups cabbage thinly sliced 1/2 cup carrots grated or thinly sliced 1 cup bell pepper thinly sliced, use the different color bell pepper, capsic 1/2 cup finely chopped French green beans 1 tablespoon ginger finely chopped 1 tablespoon rice vinegar 3 tablespoons soy sauce 2 tablespoons chili sauce, adjust to taste 1/2 teaspoon salt Method Cook noodles according to the package instructions. Drain the cooked noodles in a colander, and rinse them with cold water. Set aside. Heat oil in a wide pan or wok on medium high heat, first sauté the green beans, and ginger for about 1 minutes. Traditionally vegetables are tossed while cooking, I find it is easier just to stir fry Add grated carrots, shredded cabbage and sliced bell pepper. Stir fry for about two minutes, do not overcook the vegetables. Vegetables should have some crunch. Add noodles, salt, soy sauce, vinegar, and chili sauce, toss them together and stir-fry them for about a minute. Hakka noodles are ready. Enjoy!

Planning a Menu

lanning a menu is fun and easy. Many factors will affect your choice of menu. Are you planning a meal for only yourself, or for your family? What type of event is this? Is this a casual brunch of formal dinner? How many people have you invited? If it is a formal gettogether, then for what occasion, what time of the day, and what time of year? What are the guests’ ages, and do any guests have any dietary restrictions? How long will be the get-together last? How much time do you have to prepare? Think about the variety of dishes. Think of colors, textures and complementary dishes. If you are cooking for your family, I believe the menu should be simple. You want to make sure that the food is balanced, healthy, and delicious. A simple Indian menu will include the following:

Salad, Lentil Soup, Vegetable Dish Yogurt, Bread The meal may be finished with fruit or a simple dessert. For a formal get-together, if your appetizers are heavy, then the dinner should

be light. If the guests will be staying longer after dinner, then you can plan for a heavier dessert. Otherwise, the dessert should be light and served just after dinner. When making appetizers or snacks, I like to make sure they are light and not a substitute for my main dishes.

Atta Ka Halwa (Wheat Flour Halwa) Atta ka Halwa, is a delicious sweet dessert. This is easy to make and with few ingredients. Atta ka halwa is made with whole wheat flour, sugar, and clarified butter, flavored with cardamom. I love the sweet aroma and flavor of cardamom, for me cardamom is must to have any sweet I make. Ingredients: 1/2 cup whole wheat flour 1/3 cup ghee, clarified butter 1/2 cup sugar 2 cups water 10-12 raisins 1/4 teaspoon cardamom coarsely ground 2 tablespoons sliced almonds 1 tablespoon pistachios sliced for garnishing Preparation Boil the water and sugar in a pan over medium high heat. Bring the syrup to full boil and mix it well making sure sugar is dissolved, and turn off the heat. Set aside. In a frying pan over low medium heat, add the clarified butter after butter is melted add whole wheat flour. Keep stirring and roast the flour, till it turns light brown and have

nice sweet aroma. Flour should be roasted well, after adding the syrup four will be lighter in shade. Halwa should be nice and light brown in color. This should take about 7-8 minutes. Add the syrup slowly to minimize

splattering. Keep stirring continuously, making sure there is no lumps. Add raisins, half the almonds and cardamom, and cook till it becomes consistency of thick batter. Keep the halwa softer than your desired consistency, as it will thicken over time. This should take about 5-6 minutes. Garnish with almonds, and pistachios. Serve warm.

‘Kung Fu Panda 3’

T

his third installment of the ‘Kung Fu Panda’ franchise may not be the best, but it certainly gets most of its mechanics right. Arriving eight years after the first Kung Fu Panda movie, ‘Kung Fu Panda 3’ has the lovable martial artist panda Po (Jack Black) return to form with his inimical geniality - thus making the resultant experience extremely jovial and full-ofbeans. Po reunites with his longlost father Li (Bryan Cranston), and the pair travel to a secret panda sanctuary where, they must team up to defeat an evil, ancient force and restore the kung fu order. Not much of an ask in terms of storyline but the ensuing springy-spoofy-action makes this a worthy comedy. Po’s former master Oogway (Randall Duk Kim) is relaxing in the spirit realm, where he is confronted by bullish warrior Kai who plans to steal the ‘chi’ a.k.a life force, of a range of masters. His quest is expected to be rewarded when he bests the last earthly master of chi, who happens to be none other than Po. Po has yet to takeover as master of the arts in the training school that master Shifu is retiring from. And a few destructive rounds of action with old pals Tigress, Mantis, Viper, and Monkey don’t help him decide. Then comes his biological father and Po’s identity crisis becomes a thing of the past. The narrative is strong on emotions, pulses with dramatic energy and is quite visually enchanting. The colours are delightful, the lightness of touch gives it a strong enough dose of revitalizing humour and the thematic relevance is winsome. The fluid and comely animation adds strength to the enchantment. It’s an invigorating path to enlightenment paved as it is with wit and charm. A cross-cultural blend of Chinese Wuxia epics and American Geek culture, Kung Fu Panda has ‘Perseverance and introspection as the key that strengthens and enforces a stronger ideal’ as it’s ‘chi’ and it’s brought out quite winningly!

Tesla unveils Model 3, available in late 2017

T

esla Motors gave a sneak preview Thursday of its Model 3 sedan, saying more than 130,000 people had ordered the car, even though it is more than a year away from production. Tesla Chief Executive Elon Musk unveiled a prototype of the Model 3 in Hawthorne, Calif., outside Los Angeles to hundreds of Tesla owners and the media, saying the vehicle will go into production in 2017 at a starting price of $35,000 US. The Model 3 is critical to the Silicon Valley automaker’s growth plans and to sustaining its lofty stock price. Tesla shares have jumped in recent days in anticipation of the Model 3 launch. “It’s very important to accelerate the transition to sustainable transport,” said Musk. “This is really important for the future of the world.” Musk guided the audience through the journey from the company’s previous models, the Roadster, S and X, to the current one. “With any new technology, it takes multiple iterations and economies of scale before you can make it affordable,” said Musk, the South-African born CEO who spent two years at Queen’s University in Kingston, Ont. “Do you want to see the car?” teased Musk, to screams from the audience in the hangar-sized facility inside a Tesla design center. “We don’t have it for you tonight — just kidding!” Three Model 3s were driven onstage, which looked like a shorter version of Tesla’s Model S sedan. The Model 3 has a panoramic glass roof and an elongated hood. Inside, it seats five adults and has the same large touchscreen dashboard as other Teslas. It also has Tesla’s suite of semi-autonomous driving features, including automatic lane changing and lane keeping. Musk said it will accelerate from zero to 60 in less than six seconds. Musk says it will go at least 345 kilometres on an electric charge. Musk said that 115,000 pre-orders had already been taken on Thursday alone for the car. Within a half hour, that number reached 137,600 in a rolling scroll projected onto a screen. Musk said the car is on schedule to go on sale at the end of 2017, eliciting a cheer from the crowd of around 800 people. Tesla has a history of missing deadlines for its vehicles to hit the market. “I do feel fairly confident it will be next year,” Musk said. To support sales, Musk says Tesla plans to double the number of stores it has worldwide

to 441 by the end of next year. It also plans to double its fast-charging stations to 7,200. Fans had camped out overnight, queueing outside Tesla stores across California to put down deposits on the car in scenes reminiscent of the launch of Apple Inc products. The Model 3 is crucial for Tesla to reach its goal of selling 500,000 cars per year by 2020. The success of Tesla’s Gigafactory, its battery factory near completion in Nevada, is also contingent on the Model 3. Tesla says scale from the massive facility will cut the cost of its battery pack by 30 per cent to enable the lower-priced vehicle. High expectations ahead of the unveiling have restored Tesla’s shares to around the $230-mark, recovering from a year low of $141.05 in February after analysts cut price targets and revenue expectations. “It is important to the industry because it will signal whether or not Tesla Motors is a major threat to the status quo or just another wannabe car company with a fleeting chance for long-term success,” said Kelley Blue Book’s Jack Nerad. GM is on track to beat Tesla to the market with its Chevrolet Bolt electric car, which GM says will launch late this year, offering about 200 miles of electric driving range and a starting price of around $35,000. A new generation of Nissan Motor Co’s Leaf electric car is also expected to offer more driving range at a similar price. The Model 3 and others in the new generation of electric vehicles face challenges from low gasoline prices, high battery costs and uncertain investment in recharging infrastructure. Through the first two months of this year, sales of all-electric and hybrid vehicles are down nearly nine per cent to 60,384 vehicles, data from trade group the Electric Drive Transportation Association shows. That’s fewer hybrid and battery electric vehicles sold in two months than Ford sold of its F-series large pickup trucks in February alone. Several short-term concerns, such as that Model 3 production will be delayed, and the slow ramp of the Model X will continue, go hand-in-hand with skeptics’ longer-term worries that the unprofitable company will continue to bleed cash. In February, Tesla said it would start generating positive cash flow this month.

RECORD ATTENDANCE FOR THE 2016 VANCOUVER INTERNATIONAL AUTO SHOW

V

ancouver, B.C. – The 96th annual Vancouver International Auto Show drew 101,853 attendees in 2016, an increase of almost 5,000 attendees from the record setting 2015 numbers. This attendance comes despite venue timing conflicts resulting in the show being one day shorter in 2016. “We weren’t sure how attendance would be affected by the loss of a full day of the show as well as the timing of the event happening over Easter weekend and Spring Break for many school districts,” says executive director Jason Heard, “but once again British Columbians showed that this event is the ultimate place to see, learn about and celebrate new vehicles.” Single day attendance was extremely high, with Friday, March 25th setting a new single day record for attendance at 27,155 people. Already the best attended consumer show in Western Canada, the Vancouver Auto Show is also one of the most highly anticipated auto events in the country. “Over the past two years the Vancouver show has developed a significant momentum, drawing international attention from media, exhibitors such as the NOS Energy DUB Show Tour (which selected the Vancouver Auto Show as the location of its Canadian debut) and the Chinese Auto Manufacturers Association, which sent a delegation to see the Vancouver show firsthand,” says Heard. “We are changing the definition of auto show to reflect British Columbia’s love affair of everything from classic cars to hyper-luxury vehicles to family commuter vehicles. We are once again planning to expand the show in 2017 with the debut of a global conference on all things auto, which we plan to unveil in the coming months.” The show, which ran from March 23-27 at the Vancouver Convention Centre, assembled top manufacturers from around the globe showcasing 400 new vehicles – from luxury and exotic showstoppers to the latest in family and eco friendly offerings.

tra vigilant when it comes to protecting their personal and financial information. As frauds involving the Canada Revenue Agency are on the rise not only in Surrey but across the country, tax season is prime time for fraudsters to prey on unsuspecting victims. Residents need to be vigilant if they receive fraudulent communications from these agencies and report it to authorities immediately if they suspect they are a victim. “This time of year serves as a good reminder for residents to check their mail regularly when sensitive financial and personal information may be arriving daily in your mailbox,” says Surrey RCMP Corporal Scotty Schumann. “If criminals are able to access this information they can fraudulently use it to gain access to bank accounts, apply for loans and credit cards, or engage in criminal activity that ultimately becomes associated to you.” Surrey RCMP has also noticed a trend in fraudulent telephone calls claiming to be from debt collectors for unpaid phone, cable, hydro, or other utility bills. Most of the reports involve complainants who have lost their wallets or purses within the last year and have not reported it to authorities. Scams like this are

This sophisticated counterfeit scheme comes in multiple forms but usually involves currency that on initial appearance has no colour but can apparently be washed with a chemical that makes it a legitimate bank note. In most cases, the victims are usually conned into making an initial investment into this counterfeit money with the promise of large returns. “Surrey is a very diverse community that includes many residents who are new to Canada,” says Cpl. ne of the worst situations for any millennial is walking out of an interview feeling like they could have done better. It’s like, in that moment, you realize what, or how you could have done that would make you feel less like an idiot and more like someone who is worth hiring. Basically, it feels like you suck at elevator pitches, interview questions and any situation that requires you to challenge, or defend an argument with words that are not stupid. This is what you call the spirit of the stairs! What Is The Spirit Of The Stairs? Once upon a time, 18th-century French philosopher, Denis Diderot was at a dinner party, heatedly debating a topic that he had mastered. Yet, when someone challenged – Art & Chip him at a Sansom particular point, he was left at a loss of words, incapable of proving his point. It could have been that it just wasn’t his day, the moment had passed, or so on. Whatever his reason was, he left the party soon after, only to reach the bottom of the stairs, while on his way out and realize that he had just found the perfect retort. Alas! It was too late. The challenge had already been lost. Diderot, therefore, went on to coin the phrase, l’esprit d’escalier, or the spirit of the stairs. The idea caught on like wildfire, with the Yiddish calling it trepverter; the Germans calling it treppenwitz, or as modernists call it elevator wit. How To Tell If You Have Experienced This? I’ll make it easier for you. Yes, you have experienced it; every one of you! So, no, you aren’t any different from the rest of us. Still want to know how you experienced it? Fine. In her book, ‘Presence’, Harvard Professor and TED Talk Speaker, Amy Cuddy reveals signs of what might be the spirit of the stairs. If, in any life, or work situation, you walk away feeling like you have not given your all, you have not put everything on the table, you start to overanalyze all the ways it you could have done better, to a point where it starts eating into you. It leaves you feeling weak, inadequate and, well, like a total loser. IF work is your entire life and you have no social life then realise this; you are a workaholic. While it’s no sin to love your work and definitely not a crime to chained to your desk 24/7, it is essential that you realise that there is a big life beyond work. The first key to deal with it is to know and accept that you are a workaholic. Here are a few ways to stop being one.

Matrix Adder Puzzle – # 644

Change the game For all those who believe that life is everything and have a game plan to earn till forty and then retire, maybe it’s time to change the game plan. Change your priority list if work is right on top then maybe it needs to be rearranged. Make sure that you give family, friends, your health more priority. Even if your motive is to earn lots of money, when you don’t have time to spend it, what’s the point of earning so much.

Time efficiency Restrict the number of hours you work on a project. Yes, when deadlines approach it is alright to burn the midnight oil. However, during other times it is not wise to stay late in office all the time, avoid your

family and give you blood, sweat and time to your office. Even if you love what you do, it’s important to understand that you don’t have to love just one thing. Make sure you finish your work on time and try to finish before deadline, in order to avoid being a workaholic.

Question the benefits Every work you do should be beneficial for someone. Think back and evaluate the benefits of your work and see if it is positive. Weed away the unnecessary things that dig

into your time and use that to workaholics function. Most of them never take a break and do something worthwhile. the few who do, carry their Unplug right away work along with them. Some are a flat amount. Others seem to reward a buyer’s agent as the sale price increases. In a so-called sellers’ market — where analysts, politicians and the public battle each other over what exactly is driving skyrocketing home prices — there should be no need for such bonuses. “Selling bonuses have been used in markets where there are more listings than buyers,” said Maureen Coleman, professional standards adviser with the Real Estate Council of British Columbia. The bonuses, like the controversial practice of shadow flipping, are legal as long as they are properly disclosed. With the market so hot, it’s questionable that a seller would need to pay more than the usual commission to get a property sold. But if offering a bonus can land a sale at an even higher price, the cost of the bonus can be deducted from the sale. For buyers, however, such bonuses could potentially motivate their agent to work against their best interests and seal a deal at

CMHC tracks apartment turnover in Vancouver’s hot rental markets

R

esults from Canada Mortgage and Housing Corp.’s first-ever rental turnover survey in Metro Vancouver points to a migration of rental demand from the pricier centre to lessexpensive suburbs. The survey, which tracked the number of purpose-built rental suites that changed hands during the 12 months up to the fall of 2015, found that 19 per cent of units had new tenants. In suburbs outside of the city centre, however, turnover rates were higher, coinciding with a decline in vacancies, said CMHC analyst Richard Sam. “It’s cheaper to rent outside Vancouver, so it’s possible that people are looking in terms of affordability,” Sam said. “So vacancy (rates) and also turnover, supports a little bit (the notion that) people are moving away from Vancouver to areas in the Fraser Valley.” Rents, the CMHC data shows,

are $395 cheaper, on average, in Surrey compared with the city of Vancouver. However, Sam cautioned that it is difficult to make direct correlations between factors in the housing market because this was the first time they have collected the data and don’t yet have a sense of how turnover rates may be changing. Sam said the rental industry asked CMHC to start collecting the data. The first report seems to back up anecdotal observations of building owners that Metro Vancouver neighbourhoods generally experience between 10 and 30 per cent turnover each year, said Dave Hutniak, CEO of Landlord B.C., the industry association for apartment owners. “Moving forward, hopefully we’ll build a time series (with the data) to make more conclusions or better assumptions about the rental market,” Sam said.

real estate 15 Man pays $400 a month to sleep in wooden box in friends’ San Francisco living room

B

y now, the high price of rent in and around San Francisco has become at once a familiar lament and an easy punchline. In 2014, BuzzFeed highlighted nine private islands that cost less than an apartment in the California tech capital; a year later, a local website found the same of five castles. Along with the cheeky comparisons came clever workarounds: a backyard tent in Mountain View, a garage in Palo Alto, a refurbished FedEx van at San Francisco University. In October, The Washington Post even spoke with a Google engineer who has made his home in a truck at company headquarters. With the median rent for a one-bedroom apartment at $3,670 a month, the city’s housing crisis has pushed frugal renters to the edge of their comfort limits. From tents to trucks, the next logical step in San Francisco has taken shape — in the form of a literal box. This makeshift bedroom, which its owner prefers to call a pod, is no larger than a wide bookshelf and inconspicuously stationed at one corner of an apartment living room in the Sunset District neighborhood. Its exterior resembles a large crate, while its inside houses a twin bed, a fold-up desk and some LEDs. At 8 feet long and 4.5 feet tall, the wooden box requires Peter Berkowitz to duck to get inside, but he assured The Post in a phone interview Monday night that his new home is “honestly very comfortable.“I re-

ally don’t feel like I’ve taken a hit in terms of my quality of life,” said Berkowitz, 25. “I don’t really notice I live in the pod anymore.” Berkowitz moved into the box two weeks ago, after an attempt to find affordable housing in the city proved futile. Fortunately, he had “very generous” friends who allowed him set up “this contraption” in their living room. The box sits in an apartment where the roommates living in conventional bedrooms pay about $1000 for rent. For $400, Berkowitz lives in his pod and has full access to the amenities. Constructing the pod cost $1,300. The freelance illustrator and University of Chicago graduate moved to San Francisco after working as a cook at New York’s Gramercy Tavern. He grew up outside New York City, where admittedly “the real estate hunt isn’t fun” either. But for Berkowitz, whose work has appeared in the New Yorker, the box isn’t so much a sign of desperation as it is a creative solution. He isn’t in “dire straits,” and his decision wasn’t “fueled by poverty.” “It seems silly, and people have this dystopian take on it, like, ‘Is this what it’s come to?’” he said. “But I firmly believe that it makes a lot of sense. There should be some kind of middle ground between having a bedroom and sleeping on a couch.” I firmly believe that it makes a lot of sense. There should be some kind of middle ground between having a bedroom and sleeping on a couch The design of Berkowitz’s pod was inspired by Japanese “capsule” hotels, inexpensive lodgings the size of cubicles.

Vancouver’s skyline to rise amid an office-tower buildin

he $240-million Credit Suisse/ SwissReal tower in the heart of downtown Vancouver will be completed in less than a year, but so far, only one tenant has signed up to move in. The tenant has committed for a 10th of the 370,000 square feet – leaving a state of emptiness that is unusual for an office skyscraper in this city. Even so, a huge shift in business tenancy is expected as the region experiences something it has not seen before: an office-tower building boom much of which is speculative construction rather than for specific committed tenants. “This is kind of uncharted territory for Vancouver,” said Mehdi Shokri, a principal with the capital markets team at Avison Young. “But I don’t see a big disaster occurring.” The Credit Suisse tower is only the most visible and furthest along of a second wave of new office towers planned for Vancouver and some key suburbs. A first cluster of towers – some two million square feet – was built downtown in the past three years. Another 11 office developments are proposed within blocks of Credit Suisse’s Exchange tower at Howe and West Pender streets, even while the office-vacancy rate in the region continues to inch up as a result of the first wave of building. But commercial brokers say the city is not about to be populated by ghost towers.

Mr. Shokri and others say they expect many of the new towers to start signing tenant leases as they get closer to completion. That is partly because companies in Vancouver, which do want to be in new, energy-efficient buildings, tend to operate on short timelines. As well, he said, prices in the new buildings will likely come 4 i Saturday, July 25, 2015down in the

next two years due to competition. The landlords who will likely suffer as a result of the current boom are owners of older buildings, Mr. Shokri said. As well, new developments in the suburbs, which have already experienced higher vacancy rates in recent years, may have trouble as they compete with each other.
