(Re: A Peek at Porcelain, Issue 112) I truly enjoyed reading the article about porcelain dishes. The pictures were very nostalgic and just beautiful to look at. I wanted to point out that, even more popular than the Weimar and Reichenbach “Echt Kobalt,” was the Rosenthal collection, whose beautiful pieces were very popular features in the china closets you wrote about. Rosenthal had many popular china designs, but cobalt patterns like this, of which I’m including a picture, are surely familiar to many of European descent. K.R.

(Re: Your Voice, Issue 112) Thanks for a great magazine. I’m writing in response to the letter writer who felt that gifting with doughnuts or other foods is inappropriate. I’m not sure what bones this woman has to pick, but as a teacher myself, I can tell you that every last doughnut was appreciated! Whether they were consumed or not, I was really moved by the fact that these parents went out and got something for me. Of course, if one can afford it, we appreciate a monetary tip, but it’s the recognition that counts. To all parents who gifted their child’s teachers with doughnuts,

Many parents are struggling financially, and it has become impossible for them to dole out (at least) $18 for the many teachers, babysitters, etc. to whom a large family wishes to show appreciation. While such parents would like to express their hakaras hatov, they simply cannot afford to do so on that level. Still, they go out of their way to find something to show that special someone that they appreciate what they are doing. (Re: FYI: The Moon, Issue 111) I want to let you know how much we enjoy The Boro Park View. I also want to add an inspiring message to the amazing information you published about the moon. My father, a”h, was one of the she’eris hapleita of the Holocaust. He had told my mother that the one mitzvah he was truly able to perform during those terrible years of hiding was Kiddush Levanah. The moon was always there serving as a guiding light, and the his’chadshus of the levanah kept my father’s emunah strong. Elected Officials Split on Party Lines as Hochul Reinstitutes State Mask Mandates With COVID-19 infection rates rising to their highest levels in nearly a year last week, Governor Kathy Hochul took the dramatic step of issuing a new mask mandate, requiring New Yorkers to cover up once again whenever they enter indoor public spaces that don’t require proof of vaccination. PIX 11 reported that 68,000 new COVID-19 cases were reported over the seven-day period that ended on December 8, the highest total for a similar stretch of time since last February. The number of monthly hospitalizations in New York rose once again as well, doubling from 1,794 on November 7 to almost 3,500. Hochul defended the mask mandate as an effective tool to slow the virus’s spread, saying, “We’re entering a time of uncertainty, and we could either plateau here or our cases could get out of control.” The mandate remains in effect from December 13 through January 15, and applies to visitors to all affected indoor public spaces, as well as their staff. Businesses that are found to be in violation of the mandate could face civil and criminal penalties plus fines that could total as high as $1,000. Hochul, a Democrat, charged local health departments with enforcing the mandate. Hours later, Rockland County Executive Ed Day gave the measure a resounding thumbs down, saying that he refused to implement it. “How do you enforce something that’s based on a press release that does not contain adequate information and explanation?” asked Day. “The governor has said that this program will be reevaluated on January 15, 2022, but what metrics will be used as part of this reevaluation? All of these details, and more, should have been provided to counties ahead of a public announcement so that we could prepare for any actions our staff is expected to take and so that we could, in turn, provide this information to our local businesses and residents. Once again, we are left fielding questions from our citizens that have no answers — an incredibly frustrating situation caused solely by poor communication from New York State and Governor Hochul.” Day, who is a Republican, said that Rockland would continue fighting back against COVID-19 by focusing on vaccinations, noting that 141 vaccinations and 1,244 booster doses had been administered by the local Department of Health over the last two weeks. Diverting resources to enforce masking when children ages five to eleven were recently approved for vaccines and sixteen- to seventeen-year-olds were just greenlighted for boosters would be “utterly reckless,” observed Day. At this point, this is the best move to protect the health of New Yorkers and to protect the health of the New York State economy.” Mayor Bill de Blasio took to social media to voice his support for Hochul’s move. “Governor Hochul is absolutely right to push harder against #COVID19, especially as winter approaches and cases rise,” tweeted de Blasio. “We’re laser-focused on climbing the ladder on vaccination through our Key to NYC program, incentives, public, and now private, sector mandates. Vaccinations are our path out of this pandemic, and every New Yorker must take that step now to protect themselves and our entire city.” Business owners statewide blasted Hochul for issuing the mandate and allowing just two days for its implementation during what is their busiest time of year, reported the New York Post. “I can’t stand at the door and be the vaccine police,” said Lynette Thayer, owner of the Mason Jar boutique in upstate Clayton. “That’s not possible for us, and as a small business, I don’t know what the answer is.” “That’s not good for us small businesses,” observed Jaser Bsharat, owner of Manhattan’s Harlem Furniture. “You could tell a customer to wear a mask or give them one, but you can’t force them to wear them.”
Belzer Rebbe Calls on New Building Staff To Be Vaccinated With calls for vaccinations coming from government officials, faculty members who will be working at the soon-to-befinished Belzer Talmud Torah on 37th Street are being encouraged to get their shots as well from none other than the Belzer Rebbe. Boro Park 24 printed a copy of a letter written by the Rav Eliezer Vind, gabbai to the Belzer Rebbe, Rav Yissochor Dov Rokeach, shlit”a, last Wednesday. The letter conveys the Rebbe’s wishes that the building effort should continue with siyata d’Shmaya and that everything should proceed swiftly and smoothly. Blood Shortage Prompts Maimonides To Call for Donations
The weekslong legal battle to determine the winner of the Fallsburg town supervisor race has finally come to an end, with Republican challenger Katherine Rappaport defeating incumbent Steven Vegliante, who has held the office since January 2010. Yeshiva World News reported that Rappaport had a 271-vote lead over Vegliante after a judge ordered that 990 absentee ballots be counted, including several hundred that had been contested by Vegliante as fraudulent. According to Mid Hudson News, Vegliante had sued to have the ballots in question discarded for a variety of reasons, including late filings, incorrect or missing addresses, and because they had been filed by Brooklyn residents who also own homes in Sullivan County and had reportedly voted in both locations. Once all of the ballots were counted, Vegliante had lost his lead, handing the victory to Rappaport, a school board member who created a third-party ballot line in order to be able to run for office. According to the Times Herald-Record, Vegliante has said that Jewish voters decided to throw their support behind Rappaport after he supported development restrictions in Fallsburg and attempted to keep bungalow colonies closed during the pandemic summer of 2020. Jewish voters were also reportedly upset that Vegliante slapped a “stop work” order on a deck being built at a Woodbourne shul without any explanation, and then campaigned at the shul this past summer, claiming that he was a supporter. Vegliante was less than graceful as he acknowledged the loss, vowing to continue calling on law enforcement, legal agencies and the Board of Elections to investigate the election and categorizing the results of the vote count as unfair. “We must accept that determination,” noted Vegliante. “However, I will offer no congratulations as I do not believe in celebrating a win gathered through immoral practices.” Sullivan County community organizer and voting rights activist Matis Rutner told Hamodia that he was gratified that the rule of law prevailed and that the voices of Sullivan County’s Jewish taxpayers had been heard. Rutner emphasized the importance of voting, saying, “Participation in local elections is very important to having a government that works for the people. This outcome was a good result for our democracy, the rule of law, and everyone who calls Fallsburg home.” Rappaport, a lifelong resident of Fallsburg, is the mother of three adult daughters. She has a degree in criminal justice and humanities and previously worked as a real estate broker and agent.
With its blood bank facing a severe shortage, Maimonides Medical Center has put out an urgent call for donors to roll up their sleeves and potentially save lives. Boro Park 24 reported that the hospital has asked volunteers to come to the hospital’s third floor on Mondays and Wednesdays from 11 a.m. to 7 p.m. and on Tuesdays, Thursdays and Fridays from 8 a.m. to 7 p.m. The public is also asked to spread word of the blood shortage at Maimonides to encourage additional volunteers to donate as well.
Quick Work by Shomrim Has Two Arrested for Assaulting Father and Son Shomrim is being hailed for its fast response last Motzei Shabbos, with two suspects apprehended after an incident that left a father and his son lightly injured. Boro Park 24 reported that the pair was driving near 46th Street and 12th Avenue at approximately 11:30 p.m. when they accidentally nicked the mirror of a double-parked car. Wanting to apologize even though no damage occurred, the father and son pulled over and got out of their vehicle only to be punched in the face by two occupants of the car who then fled the scene on foot. Shomrim were called to the scene and apprehended the two men who were later arrested by the NYPD. Both the father and son were treated at the scene by Hatzolah.
No Injuries Reported at Korn’s Bakery Fire An exhaust fan fire that broke out in the early morning hours last Thursday at Korn’s Bakery was quickly extinguished. Boro Park 24 reported that the fire started at approximately 2:45 a.m. in an exhaust fan located between two ovens in the rear portion of the bakery. Multiple FDNY units arrived on scene at 15th Avenue near 44th Street to put out the fire, and the bakery continued operations throughout the night, with 48

puttering around and humming to herself. She usually made a large omelet for herself and invited Ariella to join her for breakfast, as if she didn’t yet know that her guest would politely decline and that she’d have to consume the huge omelet herself. But the smell wafting into her locked room now was not of frying eggs; it was something else. More scented… more elusive… something that was evocative of strong blossoms and maybe something else, too... Soon the scent grew stronger, and she lifted her head. The smell was cloyingly sweet, heavy and choking. What was it? Was Aliza frying flower omelets for Shabbos or something? Ariella opened her window. Fresh air blew into the room and neutralized the sickly sweet smell, but it also made the room freezing. Ariella tried to fall asleep again, but now the quilt wasn’t enough; she was shivering. Suddenly she sat up and rubbed her eyes. She was tired; so what? If she would have had a baby who’d been shrieking all night, how tired she was the next morning wouldn’t have made a difference. She would have had to get up anyway to send the baby’s older siblings to school. Or to go to work. Or to prepare breakfast for her husband. Or to make Shabbos. After all, it was Friday today! So she’d get up now and tell Aliza that the smell was bothering her. When Ariella opened the door, she almost bumped into the older woman, who was standing next to the large flower stand in the corner of the hallway. The plant itself was resting
on the floor, and in its place were four orange candles burning with high, elegant flames. Ariella gaped. “What is this?” she asked. Aliza turned. For a moment she appeared uneasy, as if she’d been caught doing something wrong. But a fraction of a second later, a broad smile crossed her face. “Wonderful!” she exclaimed, clasping her palms together, and at that moment, Ariella thought of a witch. “I see that you came at exactly the right minute. Come here, bend over and take a deep breath. Breathe in all the special power that is here in the air. Do you see the burning candles? Do you notice the big change all around? It’s for you, it’s all just for you.” She reached for Ariella’s hand. “Come,” she urged. “You won’t regret it. It’s for your soul, for the change you need.” Ariella took a step backward, shaking off the other woman’s hand in a distinctly rude manner. For her soul! This didn’t sound good. Apparently Aliza had really taken the situation of her boarder to heart, but what she was doing did not smell right. Or rather, it smelled too much. “Since when do we light orange neshamah candles?” she asked, almost aggressively. “Is this in memory of someone or something?” “They’re not neshamah candles,” the woman said in a low, almost resonant voice. “Not at all. It emits powers. The light, the smoke, the fire… Don’t be ashamed, say that you feel it. Do you realize how they’re going into you? Do you see the change coming closer? The power of the wondrous universe reaching into you?” Ariella turned to go back into her room. “Sorry, Aliza, I’m really tired,” she said, impressed with how matter-offact she sounded. “I think I’ll go take a little nap, and that will give me strength, b’ezras Hashem. But the smell of those candles is bothering me. Can you please take them away from here?” “Take them away?” Aliza stared after her. “I don’t mind if you put them out, if you want,” Ariella said. After a pause, she added, “Please.” “What do you mean, put them out?” Aliza picked up one candle and brought it close to her face. “Do you want to extinguish the force of the universe?” Ariella stared back at the woman for a long moment, and then closed the door to her room and locked it. Her mind still on those strange candles, she decided that she could think from today until tomorrow that she didn’t want to label people, but when people behaved in delusional ways, they were labeling themselves. This Aliza was odd; that much was clear. Or perhaps she was demented? What if she let the whole house go up in flames along with her candles? But she’s not that old, and until now, she did make a normal impression, even if she’s not run-of-the-mill… Ariella countered to herself. She pulled the key out of the door and bent down to peek through the keyhole. The woman was still standing there, leaning against the wall, with a strange, crooked smile on her lips. All right, so she was a woman with superstitions. So what? To be continued… 60

You’ve undoubtedly read and heard a lot about pressure cookers. Though these miraculous machines have been around for quite a while, their multiple conveniences are making them more popular than ever before. What’s so amazing about this mode of cooking? Well, sometimes (many times!) we need to throw together a fast, easy dinner at the last minute, and that’s when pressure cooking is key. With a pressure cooker, you can have a delicious and nourishing homemade dinner ready in less than ten minutes! So if you have an Instant Pot and you’re looking for some new recipes, or if you’ll be getting one soon, here are some of my favorite pressure-cooking recipes for you to enjoy.

BEEF STEW Beef stew is the ultimate cold-weather comfort food, and the pressure cooker lets you have a delicious one in less than an hour.
INGREDIENTS 3 ⅓ 3 ½ 1 2 3
pounds chuck stew, cut into 1-inch pieces cup WonderMills flour Salt and black pepper, to taste T. oil cup red wine onion, diced garlic cloves, minced carrots, peeled and cut into half-inch pieces 2 celery stalks, cut into half-inch pieces 1 lb. red potatoes, cut into half-inch pieces 1 T. tomato paste 2½ cups beef stock or chicken stock ¼ cup chopped parsley
DIRECTIONS 1. In a large bowl, combine the meat with the flour, salt, and pepper. 2. Heat the oil in the Instant Pot using the “sauté” function adjusted to high, and sear the meat in batches. Remove the meat from the pot, and pour in wine. Let the wine reduce by half. 3. Return the beef to the pot, and add the onion, garlic, carrots, celery, potatoes, tomato paste and stock. Season with salt and pepper. 4. Cover the pot, turn the valve to seal it, and set the Instant Pot to “high pressure” for 20 minutes. 5. Once the 20-minute countdown is complete, let the Instant Pot complete a “natural pressure release” for about 10 minutes. Then turn the valve to let any remaining pressure escape. 6. Carefully open the lid, angling it away from yourself to avoid the hot steam as you twist it off. 7. Stir in the parsley, and additional salt and pepper as needed.

This is hands-down the best Instant Pot chicken and potatoes recipe you’ll ever try. Juicy ranch-seasoned chicken breast and potatoes cooked in 30 minutes in your pressure cooker — it doesn’t get easier than this!
4 boneless, skinless chicken breasts 2 lb. baby red or gold potatoes 3 T. olive oil 2½ tsp. salt, or to taste ¾ tsp. pepper, or to taste 2 tsp. garlic powder 1 tsp. onion powder 1 tsp. dried parsley 1 tsp. dried thyme ½ tsp. dried basil ½ tsp. dried oregano 1 cup chicken broth
DIRECTIONS 1. In a large bowl, toss the chicken and potatoes in the olive oil, then season with salt and pepper. Stir together the other spices, then sprinkle them over the chicken and potatoes, tossing to distribute the ingredients as evenly as possible. 2. Add the chicken broth to the pot, and then add the chicken and top it with the potatoes. Place the lid in the “locked” position, and turn the vent to the “sealed” position. Set the pressure cooker to “pressure cook” for 10 to 15 minutes. 3. Once the cooking time is finished, do a “quick release” by turning the vent to the venting position. Once the float valve has dropped, remove the lid. Drain the pressure cooker, or use a slotted spoon to transfer the chicken and potatoes to a large platter. 4. Garnish with chopped thyme or parsley if desired before serving.

SPAGHETTI DINNER Here’s an easy 10-minute Instant Pot spaghetti recipe that’s a favorite one-pot meal! All it entails is dropping in a few ingredients to make a complete pasta dish that’ll delight your family.
INGREDIENTS 1 2 1 1 1 2 8 1
lb. ground beef T. olive oil small onion, diced tsp. garlic, minced (24 oz.) jar pasta sauce cups water oz. spaghetti tsp. salt, to taste
DIRECTIONS 1. Put the Instant Pot on “sauté.” Add the olive oil, onions and garlic, and cook until the onions are softened. 2. Add the ground beef and cook until it all changes color. Drain the grease or leave it, if you prefer so. 3. Add the spaghetti sauce and water. Break the spaghetti into thirds, then scatter these pieces into the liquid so they don’t clump together. Push the noodles into the liquid until they are covered, but do not stir. 4. Secure the lid, close the steam valve, and set the Instant Pot for 10 minutes. 5. Do a “quick release” when it beeps. Add salt to taste, stir and serve. *I do not recommend doubling this recipe, as it will not turn out the way it should. Make two batches separately if you’d like more.

A BE AUTIFUL ( AND BUD GE T!) BA S E ME NT What I wish I could tell people:
Devoiry: I’ve always picked up on the vibe of a room right away. I'd immediately know what was missing and what to add or change to better the energy of the place. And organizing it? There was no greater satisfaction. My passions for aesthetics and organization coexisted quite nicely. I was the kid who turned to ribbons, Scotch tape and stray bits of anything to decorate my room and sewed matching outfits for my dolls. I was also the kid who ran around during recess straightening the rows in the classroom. When I thought I’d be settling down to mommy my kids at home, a curious thing happened: I was put to work! I started getting requests from friends and neighbors who saw how I had decorated my home and wanted the same for themselves. My design is about symmetry. People sensed the balance and functionality — the combo of design and organization — that I go by. They wanted this for their own homes, and later, for the extensions they were building from scratch. So Dee Interiors is rooted in peoples’ need to combine beauty and practicality, and in my prime and true passion: making people happy when they feel good about their space. There’s no bigger joy than watching clients cry from the euphoria of it.

Our Beis Hamikdash was the most beautifully decorated House on earth, with precious materials utilized so the Yidden could serve Hashem with splendor. On a smaller scale, every person deserves a tasteful, functional and calming mikdash me’at to serve Hashem with peace of mind. There is so much hope in interior design. Say this with me because it is such a primal belief of mine: Everyone deserves a beautiful space. And yes, it can be done on a budget! There is so much that can be done to upgrade the quality of life in your home; small changes like changing the lighting or linens make such a difference. And don’t wait until you move or build or pass some sort of milestone. Do what makes sense for you and makes you happy, because even a tiny spacelift (and yes, that term was just coined!) will enhance your peace of mind and quality of life. Trust your instincts! Take what you see and read with a grain of salt and arrange things in a way that works for you and your family. Arranging your home in a way that sets a calm energy flow is gashmius that aids in ruchnius. You cannot imagine the holistic effect of a beautiful, welcoming space!
Here’s how it happened with the Staubs*:

Turning it into a cozy family room, a place where the bookworm Staubs and their children would gravitate to and spend quality time together. A place to entertain guests, schmooze and relax.
THE FIRST TIME I V ISITED, I saw the room and took in the vibes. Low ceilings and no windows; inadequate lighting and dark walls. The floor was covered in square vinyl tiles. What was missing was a single, crucial element: light. The good news was that so much could be done to fix that. CLIENT’S W ISH LIST: Two features important to the Staubs were art, and a large, deep sectional couch. And if the room would be a place to relax, the couch would be the primary medium. We chose a deliciously comfy piece with kid-friendly, stain-resistant fabric. Due to its massive size, we kept the color neutral.

This is where I start designing a space, where I get my inspiration, ideas and color palette to create something beautiful. Usually, as in this case, I begin with a piece of art. Most people are really particular about that, as everyone likes something different. There’s traditional, modern, abstract and such. This modern depiction of the Kosel was our first purchase and color source.
SPR ING - OFF POINT:
Neutrals are in trend, but every space needs a point of interest, a pop of color. I took the purple and pink of the painting to the flowers on the table and shelves.
Paint colors get chosen last. Surprise! Only once my furniture shopping is done can I decide about what will cover the walls, because paint colors are endless. Furniture colors — not so much. It is much simpler to pick a hue that works with your furniture selection than it is to find furniture that fits the wall colors. Before settling on a paint color, I recommend checking out your swatches in daylight. Literally, take your swatch book and walk outside. Since you’ll be living with these walls night and day, it’s important to get the full impression of how the paint colors will appear under different lighting. Home improvement stores also sell small paint samples you can use to paint a small portion of your wall to see how you like it.
PA INT COLORS:
COLOR PA LETTE: We followed the 60-30-10 design rule to help create our palette. Sixty percent of the room should be a dominant color; 30% the secondary color; and 10% the accent. Some people are excited about their accent color and take it up to 70%, but minimal makes it exciting and keeps the wow factor strong. Our 60%: the neutral beiges and grays; 30%: the wood details; and for our 10%, I found a hint of seafoam green in the center of the painting. I could have taken the dark blue, but we kept it subtle to raise interest and maximize serenity.

In keeping to their budget, the Staubs weren’t keen on replacing the floor tiles, but they were white so I was okay with that. In decor, light colors are like oxygen. We chose a massive area rug in a neutral color to cover as much of the floor as possible and soften the effect. Rugs are so important. They anchor furniture to the floor and ground your space. Here’s a rug rule of thumb: Have your area rug be roughly the size of your seating area, as this helps define the space. Leave at least 18 to 24 inches of flooring exposed beyond the edges of the rug or furniture to keep space open for walking and, again, to define the space. If you’re con-

sidering a small rug in a large room, dispense with it completely as it will appear out of place. Another rug rule: It should be large enough to slide under the front legs of sofas and chairs in the seating arrangement, unifying the furniture. Having all the legs of your furniture on the area rug is great. Concerned about kids and cleanliness? I recommend washable rugs. There are such gorgeous ones available, so you can have your rug and step on it, too! This is the place that pulls all focus to the intentional beauty of the chosen focal point. We heightened the room’s look with ceiling-high bookshelves; we actually had the bookshelves cut to size rather than go with the smaller size, which would have come a few inches short of the ceiling and pulled down the height of the room. For the shelf decor, useful things, like the wrapped books, worked well. Likewise, the small collection of toys allotted to the room are in wicker baskets on the two bottom shelves. When working with shelves, anything that makes you happy, like sentimental pieces, can do. But whatever you do, avoid overcrowding. That beam in the center had many pipes behind it and could not be removed, so we embraced it as part of the decor and added a piece of neutral art.

We pulled in the seafoam green with these gorgeous chairs. They came with black legs, but all I wanted for this room was soothing calm, so for just a few dollars we switched them to a wood look. What an easy and inexpensive way to fit this piece of decor right in with the rest of the room!

They sold a large rectangular version as well, but we got two and kept them slightly apart for interest’s sake. We didn’t over-clutter the surfaces of these stunners. The natural elements of wood, plants and fire made this focal point extremely cozy.
In this picture you can plainly see the room’s LAY ER ING , which is uber-important. Every space should have different layers. You can see them on the coffee table, on the couch, with the tree in the corner, and the bookshelves. For an understanding of what layering is, think of the gorgeous autumn vistas you pass on the highway. Picture the texture of the trees, the depth. Now imagine having all these trees at identical height, and what that would do to the beautiful scene. Hashem is the Ultimate Artist, and His beautiful world is from where I take my inspiration. Layering in a room adds such dimension and depth, and is interesting and pleasing to the eye. You need texture, depth, height and scale for a room to have a pleasant look and feel. THE COMFY FACTOR in this room was expressed with the pillows and throws. The pillows serve as functional decor for the very deep couch and add a ton of texture. To maximize the coziness even more, we added throws to the couch, an extra basket of them on the floor, and poufs for comfort. HER E’S A N ASIDE A BOUT WOOD: I believe every single space should feature some. Wood brings warmth and all types of inviting and homey feelings to a space. Any wood accent makes a huge difference. Wood also serves as another element in the room, because it’s so important to have different finishes and elements to create depth and beauty.

Lighting Lighting is crucial and doing it right is a must. A lightbulb color enhances your living space, gives life to your design, and gives each area a specific mood. In a windowless space, natural lighting is important with daylight temp. Starting from the lower end of the scale, 2000 to 3000k is called warm white and ranges from orange to yellow-white in appearance. Its best use is for calm, inviting spaces like living rooms, family rooms and bedrooms. Color temperatures between 3100 and 4500k are referred to as cool white or bright white. Bulbs in this range emit more of a neutral white light, friendly and clean, and are best for kitchens, playrooms, bathrooms, entryways, and any type of work space. Rising above 4500k brings us to daylight color temperature. Bulbs at this temp and above give off a bluewhite light best for basements, garages, task lighting and commercial spaces.
THE PI A NO COR NER is another cozy nook that metamorphosed in this family room. We cleaned the old piano and reupholstered its bench. The sheet music left open on the stand turned into decor, as did the music timer, which we balanced on the other side with a plant. The three pendant lights are actually relics from the previous owners. We lifted the cords from the inside to accommodate the low ceiling. Notice the hung mirrors framed in walnut, which complement the honey-colored wood of the piano. Never be afraid to mix and match woods because the natural grains work well together. Mixing metals also adds excitement. In fact, mixing anything adds excitement! In home decor, avoid over-matching and do mix-and-match. Don’t hesitate to be different, but be deliberate in your choosing, as mix-and-match must also have some frame of reference.
This room was such a dream come true for the Staubs. They’re great at keeping the place beautiful and functional, the way it was designed to be. Since every last thing was assigned a home, keeping the room in good shape is easy. If there’s one takeaway I’d leave you with — at the risk of repetition — it’s this: You deserve a beautiful space. Everyone can beautify a room for next to nothing. Try it!

Summer has a way of beckoning us outdoors, with the sun’s bold rays tugging us out of our homes and into the glory of summer. And winter? We aren’t beckoned indoors as much as the cold air blasts our doors shut behind us as we make a hasty retreat from the frosty winds. But why not create that appeal in our homes so we can spend our days indoors by choice rather than by retreat? Winter is the ideal time to tackle long-neglected home improvements that go unnoticed during summertime. With no vacations or outdoor distraction, we can devote ourselves fully to our homes and take note of the areas that may be in need of attention or an upgrade. Room by room, here is a list of simple and doable projects that can enhance your living spaces without the services of a handyman.

DINING ROOM Wood furniture pieces are a popular feature in many homes, famous for their elegance, durability, timeless styles... and, well, their numerous scratches. You may take pride in those trophy-worthy testimonies of good times and family life, but if you’d like to keep those wonderful memories confined to your family album, I have some remedies for you. For mild-to-moderate chips and scratches, I personally prefer the simple and doable combination of wood filler sticks (crayons) and markers. I opt for this duo because the sticks fill in the hollowed-out areas well, and the markers do a better job at getting the color right. If necessary, gently sand rough edges on chipped areas. Ensure the area is clean and dry, and select the filler stick that best matches the area surrounding it. I find that it’s better to go a shade darker rather than lighter when having to choose, or you may choose to mix colors. Run the stick over the scratch, applying pressure to fill in the empty space. Remove excess product with a plastic blade. Then apply your choice of marker, dabbing carefully as you go. Wipe away the excess color immediately. For mild scratches with no chipped wood, filler sticks are generally not necessary, as the markers alone can conceal the scratches quite well.
LIVING ROOM
Have you been trying to replace your sofa, only to find that the “budget-friendly” options aren’t all that friendly to your pocket? Don’t sink into despair just yet (though your old sofa might make the sinking fairly easy). With scores of options out there, reviving your sofa is quite simple, not to mention gratifying! Revive your sagging sofa with cushion support inserts/sofa saver boards, designed to prevent future sagging. If your sofa cushions are easily accessible, you might consider replacing the foam or adding stuffing. Serving both to hide wear and tear as well as to improve visual appeal, sofa covers are the ideal way to update your living room without evicting your existing sofa. Designed differently for different sofa styles, you may enjoy a one-piece slipcover, a quilted overlay, or even a multi-piece cover that encases each cushion individually. Whatever the needs of your family, there is something for you to make you want to sink into your newly appealing sofa, though now you hopefully won’t sink in too far!

Have your bedroom rugs taken a beating in the muddy summer seasons? So much of the dust and unpleasantness in a room can be traced to an unclean rug. Cleaning those rugs will clear the air and make the entire room more pleasant. To clean and deodorize a rug, sprinkle some baking soda over the entire surface. Allow it to sit for a few minutes (or a few hours for a deep clean), and then vacuum well. Spot clean with a gentle solution of dish soap and warm water, taking care to spot-test prior to cleaning. Rinse any soap residue with a wet cloth, and blot dry with a microfiber towel. Be careful to use as little soap solution and water as possible, as excess soap and water will attract more dirt and leave rugs prone to damage and mildew. If the rug has exceeded its lifetime, there are many great new options — including washable rugs, like the famous Ruggable! The Ruggable comes with a rug pad (a rug base) and a rug cover (the rug itself) that can easily be tossed into the washer and dryer!

LAUNDRY ROOM If the washing machine cleans my clothing, it surely cleans itself in the process, doesn’t it? Unfortunately, this is not the case, especially when it comes to front loaders. Since High Efficiency washers use less water, that means suds and sediment are easily trapped in the rubber gasket, contributing to the ever-worsening growth of mildew and foul smell. To clean the rubber gasket, start by running a hot cycle with bleach OR vinegar (or your preferred washing machine cleaning agent). Next, open the rubber and remove any removable objects like coins, buttons or hair. Then make a solution of either 1 part bleach to 4 parts water, or 1 part vinegar to 2 parts water. (Be careful not to combine the vinegar and bleach, which could potentially create harmful fumes.) Wearing gloves, spray the gasket with the solution, and clean the gasket with a cloth. Use a toothbrush for stubborn areas. Some areas may be permanently stained, though replacing the gasket is always an option. Repeat with another hot vinegar or bleach cycle. To prevent future mold growth, leave the washing machine door ajar between cycles. WHILE we’re doing a maintenance call on our washer, it’s time to pay the dryer some attention, as well. Though we’re (hopefully) on top of clearing the lint trap between loads, the lint trap doesn’t catch it all. Dryers require periodic deep cleaning to prevent fires, lower energy consumption, and keep the dryer functioning optimally. Purchasing an affordable vacuum attachment for vent is a worthwhile investment toward keeping your home safe. Annual professional vent cleaning is still advisable. WHETHER your detergent is stashed away in a closet or displayed on your washer in full mismatched glory, upgrading to refillable containers creates not only an aesthetic appeal, but also offers a more seamless laundry experience. Glass or tin cookie jars are great for detergent pods, powders and mesh bags, while beverage dispensers are ideal for liquids. Don’t forget to label each one accordingly, using a label maker, chalkboard labels, or even coordinating the labels to match your laundry room décor.

Jackets, coats and briefcases are all blessed with loops for easy hanging. How grateful I am for those sanity-savers! Now why don’t towels sport the same? Persistent prompting on my part is ineffective in getting my family’s towels off the floor. Not because they don’t try — they do (I’d like to think so, anyway). But the towels don’t put in effort at all. If they’re not placed just so on the hooks, it’s not long before they slip into a heap of defeat. Though no amount of prodding will get the towels off the floor, a bit of thread and a nifty little piece of sewing ribbon will. Simply fold a piece of twill tape ribbon (or any durable ribbon) and sew it onto the corner of each towel. Why haven’t I thought of this until now?

AROUND THE HOUSE Have you taken a good look at your vent covers recently? Noticing the thick layer of filth practically obscuring the vent will leave you wondering how clean the air you’re breathing can possibly be, when the very thing meant to filter your air is caked in dust. For starters, turn the air and/or cooling system off. Carefully unscrew the vent cover, taking care to support it while unscrewing so that it doesn’t scatter its collected dust all over you and your home. With a dry microfiber cloth, wipe the lower vent surface. Avoid using a wet cloth, as this can cause the wet dust to stain your ceiling or wall. To wash the vent cover, soak it in hot soapy water, using a cloth to remove stubborn particles. Dry the cover well before replacing. Now is also a good time to replace your air and/or a/c filters. They should be cleaned or replaced seasonally. If your vent covers are damaged or discolored, you can renew them with a bottle of spray paint or replace them if they’re beyond repair. To give your vent cover a fresh coat of paint, place it in a box outdoors, and spray according to bottle directions. Add a coat or two until the desired coverage is achieved. Allow the paint to dry completely before replacing the cover on the vent. TRANSFORM your switch and outlet covers from eyesores to eye-pleasers with new wall plates and/or frames! These wall plates may seem small and insignificant now, but you’ll be surprised at how much they affect the overall aesthetics of the room. Use your own frames or purchase decorative wall plates to complement your decor. To attach your own frame onto the plate, remove the plate from the wall and hot glue your frame onto the plate. When it’s set, simply screw the framed plate back onto the wall. THOUGH smoke alarms in the central part of your home may make their presence known every time you burn the toast, those in other parts of the home may be in need of attention. Over time, detectors lose some sensitivity and their batteries may die. Take a stroll around the house and check batteries with a tester, replacing them as necessary, along with checking the test function of the detectors. Some homes have 2-in-1 smoke and carbon monoxide detectors, while others have separate pieces. If yours are not 2-in-1, make sure to test your carbon monoxide detectors as well.

We cannot wrap up without addressing the entrance. Though we may be hibernating indoors, we still put our front doors to good use. Those doors are appealing when we’re rushing to find shelter from the frigidity outside, but we can intensify that appeal with a few simple adjustments. Step back and observe your entrance like a guest. See what may need cleaning or repair, be it washing the nameplate and doorbell or polishing the door handle with a brass cleaner. Taking a moment to observe as an outsider (pun intended) allows us to spot problem areas we often overlook.
WE pay considerable attention to beautifying our nameplates, welcome rugs and other trimmings at the front door. But what about the mezuzah? It often appears to be but an insignificant add-on, when we can instead take pride in its presence! Pay your local Judaica store a visit, and adopt a mezuzah case that will make its presence known to all who pass your doorpost.

We looked around the bare space with awe. After weeks and months of planning and contracting, and of builders and plumbers and painters and electricians traipsing across the space on a daily basis, our house was finally ready for us to move in. Almost. A thin sheet of white dust covered every surface, and the bathrooms, as beautiful as they were, looked like they survived an explosion that threw plaster in all directions. “I got the name of a good cleaning company,” Yaakov said. “Just what I’m thinking.” I slid a finger across a windowsill and looked at my fingertip. Eww. “Once we schedule a cleaning, we can schedule the move.” Spot Clean sent some guys down a few days later, and they gave us an estimate. “What about the apartment downstairs?” Yaakov asked. “What do you estimate for that?” The workers took a look and came back with a number. It was a number that would bite a huge percent out of our first month’s rental income, but… the apartment would be clean. “You know what?” said the worker when he saw our expressions. “You can think about it and let me know tomorrow if you want us to clean it.” Yaakov and I exchanged a glance, and then Yaakov turned back to the crew. “We’ll do that,” he said. “Thanks.” The next few hours had us going back and forth about it. To clean or not to clean? At this point in the process, the house had already cost us so much; would this last bill really make it or break it? On the other hand, why clean a space that was to be rented out anyway? Wasn’t that the tenant’s department? A new construction for tenants meant it required no painting or scraping, only a heavier cleaning; everyone knew that! But then Yaakov said, “You know what? I think we’ll find a tenant much sooner if we have a clean, beautiful place to present. Let’s invest the money; it’ll be worth it.” Spot Clean was updated with our decision, and they sent us a crew to clean the entire place, top to bottom, the following week. In the meantime, I busied myself scheduling a move,

figuring out how to transfer our entire life into cardboard boxes, and advertising a “brand-new flat for rent, available immediately.” The calls began trickling in, and soon we had a nice number of views scheduled. On day two of the viewings, the Gordons were scheduled to come by first thing in the morning. They knocked in, the prospective tenants, and instantly fell in love with the apartment. “Beautiful kitchen!” they exclaimed. “And look, master bath, wow…” Agreeing wholeheartedly with every sentiment, I followed them around at a respectable distance to give them the space they needed to decide. When they came back to the entry, faces glowing, I knew it was a good fit, and I was thrilled to be getting tenants who thought the space was as lovely as I thought it to be. “And it’s already all cleaned up for you,” I put in with a smile. They returned the smile with an odd expression on their faces, and I wondered for a moment, but then we got busy discussing numbers and weeks, and I forgot about it. Soon they took their leave, promising to stop by later with the cash for the first month’s rent. I returned to the phone, letting the other interested parties know that the apartment had been taken. We moved into our new home a few days later, and I heard the tenants coming and going as they prepared for their own move. Then they knocked in to ask whether we were okay with their refinishing the parquet; they preferred a deeper stain. “Go right ahead,” I said. “The space is yours to do with as you see fit.” But then I couldn’t hold myself back. “Won’t it make a mess, though? It may mean the construction disaster all over again.” They exchanged a look and laughed. “That won’t be a problem,” my new tenant explained. “My parents own a post-construction cleaning company — ever heard of Cleaning Club? — so we’ll get it all cleaned up again in no time, on the house.”

For many, however, it’s a prospect on the horizon: to move out to greener, and wider, pastures. What awaits you beyond city limits, in those developments, townhouses, side-by-sides and private properties in the communities popping up and expanding in the tristate area?

FEATURING: THE FLAT This week we explore the single-storied housing unit that is self-contained, but is part of a larger structure including several units like it.

T H E DR AWS → A flat is the most economical living solution of the three constructions for large families. There are several factors that make this the most budget-friendly: • The construction is more affordable, since there’s a single foundation and single roof covering all three apartments in a given section. • Since its rooms are basically lined up, there’s a huge savings factor in regard to both the material and labor needed. The framing is easier. The electrical circuits are lined up. The plumbing for the bathrooms and kitchens are also lined up, as are the gas lines. This labor-saving design translates into significant monetary savings. • Heating the home is cheaper, since each unit protects the other, causing a lot of natural heating to be emitted. In addition there’s less cubic feet to heat, and so it takes less energy to reach the desired temperature. (On the flip side, temperature control usually can’t be divided like in the case of a duplex where you can cool or heat just half of the home at different times.) → While standard duplexes will have eight-foot ceilings on the upper levels, a flat of nine feet will generally have higher ceilings in the bedroom area too. → Having the entire home on one level means that there’s no running up and down steps for every load, or every trip needed to other parts of the home.

T H E DR AW BACK S → Flats are generally the smallest of today’s new construction units. In addition to actual square footage, a two-story apartment allows for high open spaces that are not an option in flats. → Privacy is compromised. • Good soundproofing notwithstanding, loud sounds do travel from floor to floor. This is both an issue of concern for those being heard and those hearing the neighbor’s noise. • Though we do try to work out a layout that maximizes privacy, a private entrance for each tenant is often not a luxury flat-dwellers can have.
To mitigate this issue, we will match up the living areas and the sleeping areas.
• The outdoor area, whether it's the yard or the driveway, is shared space, as opposed to townhouses or side-by-sides, where families often have a space or corner that is designated as theirs. → Since the basic structure is shared, if there’s damage to the roof or the foundation, it’s a shared responsibility. → Unless one has the top floor and the attic above it, storage constraints can pose an issue. → The flipside of not having to do the stairs is that there’s no clear separation between the living and sleeping areas, which makes household management harder. → With flats, there is no option for a garage.
A flat usually includes between four and five bedrooms.
LEVEL BY LEVEL THE FIRST-FLOOR UNIT has the benefit of accessibility and is therefore often favored by those with accessibility needs or young children. In fact, first-floor accessory apartments or flats must be handicapped-accesible, which includes wider doorways, wider hallways and bigger bathrooms. THE MIDDLE-FLOOR UNIT will generally sell at a lower price point than the other two as it has the disadvantages of both the bottom floor (you’re hearing the neighbor above) and the top floor (someone below you is privy to your noise). In addition, in the case of constructions with exterior staircases leading to the second floor, it's generally smaller than the other ones, since the interior staircase leading from the second to the third floor means lost space for the unit on the second floor. THE THIRD-FLOOR UNIT is usually the most popular, because access to the attic means extra storage space. It also allows for tray ceilings, and no one will be jumping on your head or looking into your windows. However, it also means a lot of stairs to go up, often with a stroller, a grocery order, or some other heavy load.

A LOOK AT THE PLANS This floor plan and rendering are of a top-floor unit of Terrace View Estates (the development in the Bates neighborhood of Monsey). The apartment measures 2,200 square feet. In these plans, we figured out a way for every family to have a private terrace off the dinette so they can enjoy a front view. Even though it doesn’t provide space for a sukkah (they also have back porches for that reason), a source of fresh air in the front of the home was a nice bonus.
For flats on the first or second floor, a tray ceiling look can be attained by dropping the sides of the ceiling to eight feet and keeping the center at nine. The third floor, on the other hand, allows for proper tray ceilings.

While in the past there was a significant price difference between doublehung and casement windows, in the current market, the difference is not great enough to be the deciding factor. You will see many more casement windows in contemporary homes due to their cleaner, more modern look and the fact that the entire pane can be opened for fresh air. Still, there will be several places where double-hung windows offer a greater advantage, such as a ground-level window that faces a walking area, or one that faces a deck or opens to other spaces where a protruding window will cause inconvenience. When central air was not yet a given in new constructions, double hungs were also more practical for a/c units, which is another concern that is no longer widely valid. Occupants of the upper floors, though, will sometimes choose to go with double hung windows for the safety they offer; the bottom window can be locked and only the top left open for fresh air. Upping the size of the window is an affordable upgrade to make in the construction of one’s home. There isn’t necessarily a huge price difference when going with a larger pane, and the effect truly impacts the design.

ANTI-FATIGUE mats are made of flexible foam that has a cushioning effect and thus reduces the amount of stiffness and discomfort. Restaurants and commercial kitchens use rubber DRAINAGE mats.
