When taking on a new project, Antonio and Anthony meticulously study the client’s individual requirements and budget, then offer a fully-personalised bespoke service and building process, with no hidden additional costs they haven’t disclosed. “What you see on your quote is everything you’ll need to turnkey,” they stress.
The clients at North Beach wanted “a spacious, open-plan, contemporary-style home that not only fitted their lifestyle, but also gave them the best use of height to take in the magnificent 180-degree ocean views every day”.
To help them realise that dream, Princi Homes incorporated extensive technological and environmental fixtures throughout, as

well as such special features as a second-floor pool/spa, three level four-person elevator and eight-car basement.
Innovative Features for a Modern Beach Home The home has been built in double clay bricks with full commercial grade, double-glazed glass and window sliders throughout, and concrete slabs to the basement, ground floor and first floor.
The external finishes are plastered with Dulux Texture Coat and two coats of Dulux Texture Coat Aquatex, which has been applied to the entire home and bricked fences. Large panelled windows have been included to the west side of the home, to take full advantage of the panoramic ocean views, and all the fitted eaves, box fascia and soffits are in aluminium alucobond.
In addition to parking space for eight cars, the basement has enough height for the installation of a car hoist. Ventilation has also been provided with the installation of an automatic extraction fan for the removal of exhaust fumes.
The lift has been positioned centrally in the home, while a spine and timber staircase from the second floor to the upper floor is located near the main entrance – with glass balustrading throughout the foyer and all balconies. Latest-generation technological features include extensive LED strip lighting utilised
for all vanities and cabinets. The home is also completely fitted with data cabling, a full perimeter CTV security system has been installed, and Bluetooth phone app compatibility for the air conditioning, security systems, gates and garage doors is available. In addition, a A 6.5 kW solar panel system has been mounted on the roof of the home.
Outside, the second-floor spa/pool overlooks an al fresco area and rear garden with stunning ocean views. Limestone-retained and gardened step-downs have been incorporated on three levels down to the lower basketball court area, and a combination of synthetic and natural lawn and full-grown trees have been placed in the rear and front of the home to complete the landscaping.
One of the main challenges in building the home was the removal of solid bedrock limestone, which was found throughout the entire site before the earthworks. Another challenge was presented by the extensive engineering required throughout the construction, with the positioning of a total of 60 steel support columns.
Placing the pool/spa on the second floor also required additional attention to ensure waterproofing was above and beyond, and the pipes and fixtures all flowed correctly to not impact any structures below.
In the end, these and other challenges were successfully overcome, and the clients were delighted with the final result. “As this home was custom-built,” explain Antonio and Anthony, “we worked very closely with the clients, who knew exactly what they wanted and how they wanted the home to look. So we were very pleased to be able to meet their expectations as promised, and well within the set timeframe.”
