commitment to sustainability was a paramount consideration when EMCO Building teamed with Stirling Capital to develop a resort-style apartment complex in Jolimont.
The $21-million Treehouse D&C residential project is part of Parkside Walk, an exciting urban refill development on the site of the old City of Perth nursery. Making the most of its parkland setting, this standout building offers tree-scaped views, and is conveniently located near the Cambridge Street café and shopping strip.

Completed earlier this year after 92 weeks of construction, Treehouse was designed from the ground up to be both energy and water-efficient. To that end, the building features intelligent energy-monitoring systems, solar panels, energy-efficient LED lighting, smart meters and wholesale energy tariffs to reduce utility costs for residents. The design also allows natural cross-flow ventilation and includes ceiling fans to minimise air-conditioning running times, while plumbing fixtures and fittings were selected to reduce water wastage.
Premium Facilities and Quality Construction The six-storey building over a double-level basement comprises 49 luxury boutique apartments, all offering spacious floorplans and abundant natural light.
Designed in conjunction with award-winning MJA Studio, features include premium communal facilities, such as an infinity-edge heated swimming pool, fully equipped fitness centre and outdoor yoga/exercise area. Several apartments also incorporate adaptive principles to enable residents to continue to live in the complex when their needs change due to ageing.
In addition, residents enjoy exclusive access to Treehouse’s private entertaining areas, including spacious and airy indoor lounge and dining areas. Complementing this relaxing aesthetic, hanging gardens create an overhead cascade of greenery. The facility mainly comprises reinforced concrete ground and suspended slabs in conjunction with blockwork and AFS walls. The roof consists of a steel frame structure and colourbond roof sheeting, and voids enhance natural light in walkways between the apartments.
External walls comprise various material types and finishes, including an Acratex plaster finish for AFS and concrete surfaces, while some cladding was stained to mimic timber cladding. The project also includes double-glazed thermally broken aluminium windows and pergola roof louvres to control light ingress in the pool area, with louvre-blade screens on balconies allowing residents to control sunlight and provide weather protection.

Internally, Treehouse features top-quality timber floors, and carpet and tiling throughout communal areas and individual apartments, as well as large, landscaped planters on every floor. Buyers can choose from different finishes and fitout combinations, including three colour schemes and 12 upgrade options.
Achieving a high standard of quality was critical, particularly in the competitive apartment market. A robust inspection regime to check the quality of the build at critical points, and take immediate action to rectify any issues, was implemented for the duration of the project.
Detailed Project Management The advent of COVID-19 presented unforeseen challenges to the project team. In response, an even greater emphasis on program management was required. Regular forward planning meetings and program reviews identified long lead items, which were pre-purchased to mitigate any potential delays caused by supply shortages.
According to EMCO Building CEO Ron Keogh, the project team worked proactively with Stirling Capital and MJA Studio to deliver an outstanding project.

Responding to COVID-19 EMCO Building implemented a range of measures to manage the impact of COVID-19 and mitigate potential impacts on the project program. These measures included social-distancing requirements, split shifts to spread the number of people on site at any time, employing additional resources, and prepurchasing materials as mentioned. The latter response was especially critical given the amount of imported material: e.g. Italian tiles specified for the project.
Additional site facilities were also installed that allowed the office team to continue to work safely on site away from construction personnel.
