In fact, after being launched in early-2019, Eden West made an immediate impact on the local real estate market, with over 85 per cent of apartments sold before construction was completed. That figure has subsequently risen to more than 90 per cent, and prices for the remaining available units now start from $2,775,000.

State-of-the-Art Design and Premium Features Designed by Hillam Architects, Eden West comprises 100 apartments over five levels, as well as penthouses and two-storey private residences that offer both abundant space and elegant home comforts.

Bearing in mind the redevelopment area’s heritage as the site of the 1962 British Empire and Commonwealth Games, the design has been inspired by this historical context and the Floreat area’s midcentury modernist aesthetic from that era, and the project features a modern interpretation of post-war international style.

The development’s location adjacent to Perry Lakes Reserve also had a significant influence on the overall design. Careful consideration was made to provide overshadowing, the building has excellent access to natural light and ventilation, and there are generous setbacks to all boundaries, both existing and potential developments, to enhance privacy and retain park views.

With four active frontages and three public entry points into the complex, residents are able to enjoy a “boutique experience” when directing visitors to their individual entry points, thus minimising travel distances from the public area and car park.

As it is surrounded by public open space and natural reserves, the site has a significant pedestrian focus, and the design has been devised to capitalise on the existing urban fabric and develop a strong engagement with the streetscape.

In addition, major attention was focused on the landscaping, with verdant grassy verge planting blending harmoniously with the natural environs of the Perry Lakes Reserve; while water features and ponds also integrate with the landscape and the pool and provide residents with an attractive haven of calm and relaxation.

As for the main construction features, according to BGC Construction project manager Damien Catalano, only premium fittings and fixtures were used throughout Eden West, while concrete constructed walls in the common areas give the complex an industrial feel. One of the main challenges, he says, was posed by the water table, with extensive pumping being required to enable construction of the basement (more than 100l/s pumped daily for six to eight weeks). Both Edge Visionary Living and BGC Construction are fully committed to sustainability and energy efficiency. The Eden West complex is highlighted by excellent solar orientation, significant shading, natural light and ventilation where possible, and cross ventilation to reduce energy consumption.

A solar photovoltaic system provides most of the energy required for common area lighting, and provision for an electric car charging station has been installed into car bays “to encourage more environmentally friendly transport alternatives”.

Belpile Technical Capabilities Belpile undertook design and construct of the ground retention system for a new basement utilising cased CFA and secant piling. High water table, a retained substation, and large dig depths resulted in significant design input utilising Belpile in house design team.
