Querétaro is a creative city, in which different kind of cultural activities are developed in spaces dedicated to this sector. They foment various activities: textile, theatre, music, art, among others. The mayority of this expositions are presented in museums, parks and public plazas so that people go visit and consume local products. Nevertheless, these spaces are located downtown, avoiding the zones that are outside the Queretaro’s triangle (Blvd. Bernardo Quintana, Carretera 57 and Av. 5 de Febrero) of having access to this areas. There are some alternatives to public spaces that don’t need that much water and keep functioning as a social space and an absorbing zone. Querétaro has a very limited number of public spaces as parks and ridges. There are two important areas inside the city; “La Alameda” park and “Parque Bicentenario”.

These spaces have different impacts. Encourage more integrated, safe and resilient $1 $100 $1000 $1M communities, creating citizen participation through an$10000 individual-environment relationship. It has economic impacts too, since there’s an increase of commercial businesses on main streets (5% - 15%), improves the added value of housing and road networks that connect these spaces. These zones help the environment too in many ways, since they act as lungs for the cities – they can reduce 15 kg of CO2 per home per year and work as absorbing zones.

Cities for the cars 6
Mexican cities are designed for cars, leaving aside the pedestrians and cyclists. In QuerÊtaro, all of the exising corridors, excluding Constituyentes, aren´t appropiate for the pedestrian to walk in. The urban plan that is being proposed should be replicable in other corridors. The intention is to create a new downtown that is within reach to the new developments, in which there is a healthy interaction between the car, the pedestrian and the cyclist.

Cities should be designed for the future. The future is sharing. There should be architecture that foments community participation. Spaces that promote the interaction among society, without taking into account social classes. Spaces for everybody no matter your economic status. Promote inclusion and participation of all sectors of society: poor and rich, kids and adults, men and women. Break the division between the diferent ‘sections’ of society to make it one. We can all interact in one same space.

Design spaces that are not only for one activity to happen, but to promote the development of different activities so that it’s flexible and there are various things happening at the same time. By doing these, people that work in the same space can create contacts and it’s easier for the user to find different things he/she needs in the same place without having to move so much. Promotes the interaction of different working sectors in one space.

The future of housing is about to change. New generations have different ideals and goals. In the past generations, having a family and a stable job was a priority (in it’s mayority). The new generations have different ideas of what the future can hold for them. It’s a more empathic and caring generation in which sharing takes an important part of their ideology. Family is not a priority, but meeting new people and experiences. The traditional idea of housing, in which every person has their own personal space without thinking of its surroundings it’s about to dissapear. The concept of co-living is the new future: sharing, interacting.

Climate change is something very relevant nowadays. The world is collapsing little by little because human race has exploded the natural resources. The most important and essencial: water. A person can’t live without water, not only because we´re 70% water, but because with it we can’t harvest our food, can’t build our houses, can’t water the trees. That’s why we need to start thinking about self-sufficient cities. Where we think of sustainable responses to the water we use. “Reduce, reuse, recycle”. Water can be used for many different things so, why not think about reusing our water for other purposes?

Designing spaces that have different job sectors, automatically makes it a space where different things are happening. The interaction of services and commerce make it a more social space in which people can assist to spend time with family and friends. It becomes flexible, where there are multiple activities interrelating with each other.

Flooding zone Queretaro is sourrounded by mountains, being located in a low geographic point in

Its
location makes it a flooding zone, having runoff in different parts of the city. It doesn’t have enough green areas to absorb the rainwater and re-incorporate it to the aquifers, causing floods. Most of the city depelovs in the lowest area, nevertheless, there are settlements on the top parts. As a consequence of this the structure doesn’t let the water be absorbed and goes into the inferior parts, flooding them and causing damages to the population living below.

Public space Querétaro is a creative and active city, full of diferent kind of activities all around it. The majority of these are cultural activities: plays, expositions, textile, etc. These are perfomed in very specific spaces like parks, theatres, museums and galleries. The biggest problem is that all these locations are situated downtown, leaving aside, disconnected, the top areas of the city. Queretaro has new needs as time goes by and the city is inevitably growing. These new areas need spaces to perform these activities in connected corridors and roads that are livable. Site selection Fray Junípero Serra This road is the border of Queretaro and El Marques. It’s connected to the main boulevard, Bernardo Quintana. It connects the new areas of the city with the lower ones. Besides this road, there’s no other way to get to the residencial complexes that are disconnected to the city. There’s two high crosswalks along the road and two bus stops. It’s a 6 rail road with a 25 meter ridge on the middle. Most of the land along the highway is unused for now, with the exception of two residencial complexes, a mall and a university Campus. People who use public transport risk their life everytime they have to cross this avenue. There are cars moving 100 km/h and there´s only two crosswalks very far from each other. There are no sidewalks or bikeways for people to circulate in.

THE NEW NORMAL Taking as a reference the situation we are living in, it’s important to realize that from now on there’s about a to be a “new normal”. There are going to be changes in the way we live and we want to create a plan that fits a future that may not be too far away. The new lifestyle presented is where people won’t have to get out of their homes to perform certaing activities, and in case they have to, they are always close, removing the necessity of using the car or the public transport. Without the priority use of these, cities become walkable and with less carbon dioxide emissions.

In the highway there are two residencial complexes along the site, the first one is the lower one -San Jerónimo- and the second one is on the upper part -La Vista-. On the right side there’s a mall called Paseo QuerÊtaro. The three sites are surrounded by walls, making the residencial complexes private.

The first step is taking de existing building and creating a walkable radius (750 meters) around them to observe the area of influence.
The points where the previous radius converge are marked, creating possible sites where there could be the nucleus that contain the services and commerce, the starting point of the project.

Due to its topography it has important runoffs. It’s located on the top of a hill and all the rainwater goes down to the lower settlements.

Water can be stored and then used before going downhill. As a result of this the flooding in the inferior areas can be prevented or diminished. The water travelling in the canal is transported to QuerÊtaro’s river or the water body behind the site.
During the path that water follows, there are several stages that work as a treatment, so the water can be used for other purposes.

In order to make this neighborhood sustainable, we created a plan to reuse water and reduce its use. 1. It starts by the house recolecting pluvial water and giving it treatment along with soapy waters. 2. 50% of this water is reused on toilets and the other 50% goes to a natural treatment plant located on each block. 3. Along with the rest of the blocks, the treated water goes to the streets and it’s used to water the vegetation. The water that it’s not destined for irrigation, is transported through a canal. 4. On nucleus and subnucleus there are spaces that capture the water and the green areas work as absorbing zones, absorbing the water they are irrigated with too. Vegetation is strategically chosen, don’t need much water and it’s native. 5. The unused water goes to the canal on Fray Junípero, where it will have the before mentioned natural treatment and it will be transported to Querétaro’s river or the water body. It becomes a process where nature gives us water and we give it back.

The plan starts from creating nucleus where daily life commerce and services are concentrated, always within a walkable radius. There are three nucleus, are multifunctional with a specialization. From these, there are created subnucleus that complement the nucleus, connected by commercial avenues. We looked for a trace where the pedestrian can be easily located in the space in an easy way. If the pedestrian gets lost, he/she has to walk only one or two blocks and find a main street in which on every end there will be a nucleus or subnuncleus that with help the pedestrian find itself. 54
Housing stops being as we actually know it and becomes a social, working and living space. It promotes sharing spaces with the rest and to not create closed areas that force the user to coexist only with the people he/she lives with, but to create society among every block. Each block contais common spaces that are shared between the neighbors and the batch system is modified. There are now high closswalks along Fray JunĂpero. Instead of being the traditional crosswalks, they become high parks that connect both sides.

D I S T R I C T The way of selling food changes. The restaurants as we know it evolve to the rent of kitchens inside a building, these become “campuses” of the restaurantes and are more practical for home delivery and the interaction beweet the different restaurants in situ. Each building has a station dedicated to home delivery companies -such as UberEats or Rappi-. The use of gasoline becomes less necessary since the city, having walkable radios from these nodes, it’s easier to have acces to for the dealers to deliver the food walking or by bicycle. The roundsman is in the pickup spot already and doesn’t have to move to it. We don’t get rid of the restaurant experience, since there are flexible spaces among the context in which we situate the commensals. In this nucleus there are two buildings with the kitchens and two smaller ones destined for office work. There are green areas as well, an anfitheatre in which events can be presented and promote at the same time the food consumption, sport areas and underground galleries that play with the topography of the site. These nucleus is connected to a centric health subnúcleus (clinic/hospital).

In the cultural district there’s this building that stands out with organic shapes, it invites you to live it and inside of it different kind of cultural and sports activities are performed. Around it, there’s different public spaces: a skating rink for the young, kids games integrated in the lanscaping, playing with the topography and materials, and adults in green areas and esplanades in which different activities are performed. On the left, is surrounded by a park, complementing the program. There’s a high crosswalk that merges with the green areas and become a high park that works as a lookout.

D I S T R I C T The work district is connected to the school district (elementary / sophomore) and green areas. The working concept changes with this new system and buildings are no longer intended for offices itself in which work routine es going to the office, being eight hours working between meeting and desk work, but it becomes much more efficient. The employees do home office, where they have a personalized space to do it in their own house. The nucleus counts with two buildings destined to boardrooms, working as “campuses� of the companies, for the activities that require their employees to do them collaborative in person. It too contains two smaller buildings with kitchens and public areas adapted for commensals and sport activities.

Housing is designed to promote sharing and social interaction. The traditional way of living changes. Creating these common spaces in the center of the blocks that belong to the neighbors community. Blocks don’t have the traditional old-fashion divisions where each user has their square batch with their house and their garden. Fray Junípero Serra stays as a highway but includes the pedestrians and cyclists as part of the picture. The canal with the natural treatment is located on the middle ridge and on the sides there’s vegetation to improve the landscaping. On the sides of the road there’s a vegetation barrier that protects the pedestrian and cyclists from the cars. There are bikeways on both sides of the road and the sidewalk is wide enough so that there can be installations or different kind of activities like markets or other informal commerce, events, performances, etc. There’s green areas on the sides, next to the houses to give them a natural barrier and privacy.

The intention on developing this project is to design a nucleus that can perfectly live together with housing, and not only that, but to work hand in hand. The nucleus contains two buildings with offices that fit with the “co-working� modus operandi, two buildings with kitchens that go along with the green areas that will work as commensals areas and absorbing zones, and spaces for water recollection. Housing is an important part of this coexistance, since it complements the working part with the home office.
