Higher borrowing costs, inflation, and uncertainty around the Bank of Canada’s interest rate decisions have undeniably had an impact on our market. We've seen fewer home sales compared to the previous year, and prices have exhibited a slight downward trend since May. Supply of homes, as expressed in months of inventory, is on the rise.
Benjamin Tal, Deputy Chief Economist for CIBC World Markets, spoke to our team at a recent corporate event, and his outlook was positive. He believes Canada exhibits strong housing market fundamentals, that the rate
of inflation is stabilizing, and that the Bank of Canada is likely done with rate hikes, outside of possibly one more.

Having spent many years in the United States, Geoffrey Ashby and Patricia Hastings sought to transform their recently acquired downtown Toronto penthouse. They were looking to create a retirement haven and a place to reconnect with their extended family. Their enduring passion for travel, especially in Asia, remained consistent throughout their professional journeys, and they wanted a space where they could relish the art and artifacts they had collected during their globetrotting.
Engaging the services of Sheree Stuart Design (SSD), the couple embarked on a journey to modernize their outdated two-bedroom penthouse. Upon meeting, we reimagined the space as a captivating dwelling that would span two levels of a 14-storey boutique condominium within Toronto's Financial District. Through its windows, the penthouse provides breathtaking views of Toronto's cityscape, including iconic landmarks like the CN Tower and Lake Ontario. A subtle Japanese aesthetic pervades the interior and exterior patio, intriguing visitors who marvel at individual design elements as they transition from room to room. The design ethos
centered on clean lines, minimalist modernism, and a palette of earthy tones.
Our design team created a space that emanates both tranquility and comfort, all while maintaining an air of sophistication. The design embodies practical elegance, allowing the clients to spruce up the space for guests or casually unwind without formality.
The renovation involved stripping the condo down to its concrete core, comprising floors, walls, and ceilings. The upper level's open-concept layout, housing the main living area, remained largely intact due to load-bearing concrete walls, which constrained major room layout changes.
What facilitated the personalization of the 1,700-square-foot penthouse — a winner of the International Property Award for the Americas and the International Design & Architecture Award — was the collaborative dynamic between the design team and the homeowners. Geoffrey's genuine interest in design and his preferences played a pivotal role.
The renovation occurred across three winters and was conducted in three phases, with the homeowners in their second residence in Florida. This schedule allowed for reflection and organic design evolution. For instance, the couple's fondness for a particular Jean Paul Gaultier burnt orange and teal upholstery fabric, used in the living and dining space, led to its adaptation in the lower-level master bedroom's decor.
Tailoring furniture to the penthouse's dimensions proved advantageous. Given the suite's relatively modest dimensions, we had a size and scale issue. With that in mind, customization was key to achieving the ideal fit and aesthetic. The design team crafted one-of-a-kind pieces catering to the design brief and clients’ functional needs. Notably, a unique Japanese-inspired bench in front of the terrace windows exemplifies this.
Nearly every room features custom millwork, ingeniously providing essential storage capacity within a limited area. This millwork also skillfully hides technology and televisions, ensuring a seamless visual appeal. In the living room, a concealed desk has been impeccably integrated into the large wall display unit. The millwork showcases sleek lines that harmoniously blend with a Japanese aesthetic, enhancing the overall visual appeal.
Lighting accentuates many of the beautiful features in this home. I am a firm believer that lighting holds the power to elevate or hinder design. For instance, under-cabinet lighting in the ensuite master bathroom illuminates a floating vanity, while an array of handblown glass bulbs, resembling water droplets, hang in the dining room, mirroring the penthouse's palette.
However, it's within the media room that the lighting truly makes its most striking and distinctive statement. Located next to the entrance of the condo unit, the media room was previously dim and lackluster, lacking any windows. We devised an innovative method to introduce light into the space, positioning the room's entertainment unit and display cabinets two inches away from the
wall, and then adorning that wall with pewter-leaf wallpaper. Subsequently, we installed lighting on the rear side of every shelf within the wall unit. The outcome is an illuminating glow that bounces off the gleaming wall and ceiling. The designer applied this very technique to accentuate suspended wooden beams that stretch from the entertainment unit and traverse the ceiling.
Meticulous attention to detail played a pivotal role in shaping the overall aesthetic. Every finish and accent chosen draws a clear connection to the original design brief. From lighting selections to finishes, accessories, and hardware, each element was thoughtfully curated.
The unique design of this penthouse fits beautifully into the wider environment. The open concept living space blends beautifully with the exterior patio and views of the cityscape. Best of all, the clients couldn’t be more thrilled with how it all turned out. The onus now rests on our clients to gather further artwork and treasures as they continue their journeys.

As far back as I can remember, food has been at the center of my family’s life. My mom was an outstanding cook, and there was always a soup or pasta sauce boiling away. Whether it was birthdays, holidays, or even just sunny days, our dinner table was always crowded with family and guests.
It was as obvious to me then, as it is now, that food is the best way to bring people together. Around delicious food, tongues become untied, conversations go from small talk to friendly banter, and tablemates go from strangers to friends.
When I was a professional chef, I traveled to Cambodia and Thailand. As many chefs do, I wanted to experience new flavours and techniques that I could incorporate into my cooking. To my surprise, while there certainly were many flavours I hadn’t previously experienced, there was a satisfying, rustic quality
to much of what I ate that made me feel like I was right back at home. The way food was served also felt a lot like home…it was all about sharing.
My time in Southeast Asia reinforced that cooking is about bringing people together, not showing off. I also learned how to better balance flavours and how important acidity is to making other flavours shine. Since my travels, if a dish tastes like it’s missing something, I turn to lemon juice or vinegar. It almost always does the trick!
In the not-so-distant past, it was all the rage in vegan cooking to make everything taste like soy sauce. Unfortunately, soy sauce was often the only seasoning vegan cooks used, so there were a lot of bland, dry, uninteresting meals being served. One time, I was even served a single roasted sweet potato as a whole meal!
After I adopted a vegan diet, I continued to cook dishes that were full of flavour and perfect for sharing with my friends and family. The bland, boring dishes of old-school, hippy vegan cuisine would have no place in my kitchen.
In my new book, The Buddhist Chef’s Homestyle Cooking, I’ve drawn from all my experiences and lessons learned as a teenager, traveler, and professional chef to create recipes that show that vegan cooking can be just as appetizing and satisfying as any other style of meal preparation.
Take my recipe for Vegan Fried Chicken, for example. You would never guess that it’s made with mushrooms, and when people taste it, they won’t believe it’s not chicken! They’ll have the same reaction to the Tofish & Chips, Cheesy Mushroom Gratin, Orange Tofu, Ratatouille Lasagna with Almond Ricotta, Vegan Paella with Sausage, and so many of my other recipes.
You don’t even have to tell your family and friends the meal you’re serving is vegan—it’s just delicious food that they won’t be able to stop eating. With some practice, you will begin to produce vegan dishes that will truly please everyone, even those who have never tried vegan food, because they share the common denominator of all the world’s best cuisines…flavour.
If a dish is full of flavour, it doesn’t matter whether it’s vegan or not. It’s just delicious.
Serves 4 | Prep Time: 20 min | Cook Time: 25 min
Every month, new vegan cheeses appear on grocery store shelves, and they keep getting better and better. Make the most of them by preparing this irresistible mushroom gratin! There are few pairings better than the holy trinity of mushrooms, cream, and cheese.
3 tablespoons olive oil
1 onion, minced
2 portobello mushrooms, diced
8 ounces (225 g) white button mushrooms, finely chopped
4½ ounces (125 g) shiitake mushrooms, minced
2 cloves garlic, minced
2 tablespoons cognac or brandy (optional)
1¼ cups (310 mL) vegetable broth
1 tablespoon minced fresh sage
¾ teaspoon salt
½ teaspoon dried rosemary
½ teaspoon garlic powder
½ teaspoon dried basil
½ teaspoon mustard powder
Black pepper, to taste
2 teaspoons maple syrup
½ cup (125 mL) soy cream
2½ cups (225 g) grated vegan cheese
Bread, toasted, for serving
1. Preheat the oven to 450°F (230°C).
2. In a skillet over medium-high heat, heat the oil, then add the onions and all three types of mushrooms, and cook, stirring, for 6 minutes. Add the garlic and cook for 2 minutes, stirring frequently. Deglaze with the cognac (if using) and bring to a boil while stirring, then lower the heat and simmer for 1 minute.
3. Stir in the broth, sage, salt, rosemary, garlic powder, basil, mustard, pepper, and maple syrup. Bring to a boil, then lower the heat and simmer, stirring frequently, until the liquid is fully absorbed, about 5 minutes. Stir in the soy cream and cook for 1 minute.
4. Divide the mushroom mixture among 4 ramekins (mini souffle dishes) set on a baking sheet. Sprinkle vegan cheese over each ramekin, dividing evenly.
5. Bake for 10 minutes, or until the cheese is melted and golden brown.
6. Serve with toast.

R.H. Thomson’s career on stage, screen and television has spanned 50 years. Although well-known for Anne with An E, Atom Egoyan’s Chloe, and CBC programming, his work in support of veterans is also garnering critical acclaim.
For the First World War Centenary, Thomson created The World Remembers, an ambitious international project to name each of the millions killed in the war. As a follow up, Thomson has now penned, By The Ghost Light, an extraordinary look at his family’s history, providing a powerful examination of how we understand war and its aftermath.
Truly original in scope, By the Ghost Light, will challenge the way we approach our history. We sat down with the award-winning actor to discuss The World Remembers, family, and his new book.
RH Thomson: The World Remembers addresses an absence in Remembrance Day ceremonies...the names. Whether it's the First World War, the Second, the Korean War…the people are the important thing. So, on Remembrance Day, we should name the thousands that were killed. This began as a Canadian idea with just 68,000 Canadians. We named them on buildings, on the National War Memorial, on Trafalgar Square in Canada House. We then persuaded groups across the country to put the names on legislatures and on churches. Seeing someone’s grandfather’s name appear, and being told when it would appear, meant a lot to people. When that happened, I believed we had to do everyone from the First World War…and that's both sides: French, German, British, American, Slovenian, Italian.
TC: Do you include the names of “enemy” nations?
RT: After we did the first one on Toronto City Hall, a woman come up to me and said, “Thank you. That
is the first time I ever felt included on November 11th. I grew up in Stratford, but my family came from Germany. We all go quiet on Remembrance Day. Nobody remembers us.” Well, is Remembrance Day for who we were in 1914 or is it for who we are now? And do you still say they’re the enemy? Germany is our biggest NATO partner. If you exclude them, you're still playing the division game. After 100 years, the division game should be over. The last thing we need now is more division.
TC: Why did you pursue this initiative?
RT: I did a play (The Lost Boys). Afterwards, people would come up and start telling me their stories. I realized that I’d tapped into something. People want their stories told. And often when you get people talking, their stories are pretty powerful. They should all be part of the history.
TC: How many countries are participating?
RT: We’ve just added our 23rd country, Romania.
We're slowly putting together the database. It’s hard because a lot of research hasn’t been done, but we’re now up to 4.2 million names.
TC: There's an anecdote in the book about you getting into the Russian archives. Did anything change since then?
RT: The moment Russia went into Crimea, I couldn't go near them. Russia should be part of the project, they lost more than anybody else, but they’re busy bombing their way through Ukraine.
RH: A ghost light is what we put in theatres when everyone goes home for the night. It stands on stage, illuminating the space, to ensure no one falls off. Theatres are places where we tell stories, and when you stand by the ghost light, you see things, you hear stories. So, it’s a bit like if you went back to your grandmother or grandfather to tell you stories. You're asking them to stand by that light and pull the memories out so you can see them.
TC: Throughout the book, you share several of your family’s wartime letters. What does the retelling of personal war stories teach us that history books cannot?
RH: That there are no simple points of view. We tell the stories afterwards and it tends to clean things up and simplify them. There's the enemy, there are the people that won. It's more complicated. If you listen to the veterans, it's very complicated. We, as civilians, tend to want it simple, but to make a very simple story out of war belies history, is not true to history, and can often lead you to very destructive places.
TC: The letters also feature women, whether mothers at home or nurses in the field. How do their perspectives differ from the men in the field?
RH: Dynamics work differently, men carry different baggage and expectations. You can't generalize, there's no hard and fast rules, but ask yourself if The English Patient had been written by a woman, what would it be like? These letters also remind us that women were on the receiving end of a lot of it. Not only what
turned up on the operating table, but what turned up at home when men came back from war. Women were on the receiving end… as were the children. War doesn't stop with the bullets. War continues. It’s multigenerational. These scars ricochet down through kids and grandkids. So how do we deal with that? How do we speak about that? That's also partly why I spend the time with the women. They'll say things that a man wouldn’t say. Would a man talk about a soldier who cried or a soldier who killed himself?
TC: The German artist, Kathe Kollwitz, is a recurring figure in the book. What would you want the reader to know about her?
RH: We all know the propaganda stories, but we don't hear the story from a woman who says “I'm dealing with starving children, I'm dealing with poor people, people who I don't think should be meeting their deaths. How do I remember that?’” Her artistic expression as seen through the two statues, The Grieving Parents, is a statement I couldn’t ignore.
TC: The letters reveal a variety of viewpoints. Joe with his bravado, Isabel with her patriotism, Margaret with her matter-of-fact nature. You offer
a different take, but you also have the luxury of not living it.
RH: Yes, I'm telling from the safety of not having to live it. If I was writing in 1916, would I have written that… but then that brings you to Kathe Kollwitz again. She wrote in 1916, knowing how unpopular her view was, so I don’t know. I don't have a right to extrapolate their feelings, but I do try to say, when they say to me as ghosts, that you have a right to tell our story.
TC: What do you think your family would say about the book?
RH: We'll find out. There are many branches to the family, some are more progressive than others. I know there will be some resentment, but it's the truth, and I've honoured all those great uncles in a way. Their stories should be told.
TC: What does Remembrance Day mean to you?
RH: Remembrance Day is important. I do wish we could do more. With The World Remembers, we do the projectors with the Canadian War Museum every
November. Then year-round, we’ve designed an interactive screen and kiosk where you can choose a country and language and look at pictures. It has the 4.2 million names, and every year, we add more. I’d like one of them in the Peace Tower. The tower was built to promote peace.
With this kiosk, any visitor to Ottawa could go to the Canadian Peace Tower and look up a Pakistani name or Romanian name. That's peace. The American Museum just agreed to install a kiosk, and we’re trying to raise money to get one at the Vimy Memorial in France. Most of the visitors there are French and German students. I'm trying to get one in their information centre so the students can look for their own great grandfathers’ names. And I want them to know it was a Canadian who said everybody should be remembered, because that's who we are now.

You’re no doubt familiar with the line, “Who’s been sleeping in my bed?”, as told in the children’s story Goldilocks and the Three Bears. Now imagine how you would feel if you returned from an extended stay overseas to find that someone actually was sleeping in your bed and living in your house…and that they had taken over the title to your home, as well. This is exactly what happened to one Toronto couple earlier this year.
Let’s look closer and review five things homeowners should know about title fraud.
1. How did this title fraud happen?
Imposters targeted a vacant home with no mortgage on title. Using accomplices with fake IDs as tenants, they created phony identification papers and hired a real estate agent to sell the home. The sale was completed through two lawyer’s offices. The innocent buyers moved in and the fraud artists disappeared with the money. Then the new owners came back, demanding the home be returned.
2. What will be the result of the court hearing the case?
If the real owner can prove that they were also innocent, the likely result will be that the home is ordered to be returned to the original owner. If the innocent buyers have a title insurance policy, they will be compensated for all of their losses. Unless the original owner has title insurance, they will have to pay substantial legal fees, even if they win.
3. Does everyone have a title insurance policy on their home?
If you purchased a home in the last 25 years, it is likely that you have a title insurance policy on your home. Besides protecting against identity theft, as in this case, you are also protected from:
• property taxes left unpaid by the seller
• condo liens or water arrears that arise after closing
• issues related to work done by a previous owner without proper permits that you are now being forced to remove
• being forced to remove encroachments from your property onto your neighbour’s property that weren’t apparent on closing because there was no survey
4. Can I buy a title insurance policy today if I do not have one?

5. How do I prevent this from happening to me, besides title insurance?
