Reflecting on the past year, the real estate market has shown remarkable resilience and strength, despite the challenges we faced just twelve months ago. Concerns regarding rising interest rates have abated to some degree, offering a more stable environment for sellers and increased competition amongst buyers.
From a macro perspective, while we haven't seen a decrease in housing values, the Bank of Canada’s decision to hold the key lending rate, and the availability of more competitive 5-year fixed mortgage rates, have injected life into the market. This has led to an uptick in multiple
offer scenarios and a quicker sales cycle for well-priced homes, especially for ground level housing with listings in short supply.

Lighting as a Mood Setter
Lighting is the unsung hero of mood setting in a home, transforming spaces with the flick of a switch. In the living room, for example, we've moved beyond the basics to include sconces, a floor lamp, pot lights, and even the glow of a fireplace. Each lighting element, used alone or in concert, can create intimate, warm settings tailored to the time of day or the desired ambiance. It's about more than illumination; it's about creating an atmosphere. Ambient lighting softens a room, while accent lighting draws the eye to art or architectural details, adding layers of interest. By mixing these different lighting sources, we craft spaces that are dynamic, adaptable, and endlessly inviting.
Colour Harmony
Colour is so much more than just a backdrop; it sets the whole vibe of a room. We're big believers in choosing colours that not only look good but feel right, reflecting the unique personality of those who live there. Look how we transformed the study with a deep navy blue. While some might shy away from such a bold choice, we found it brought a cozy, intimate feel to the space. By carrying this color across the walls, doors, and trims, we wrapped the room in what feels like a warm hug.
Architectural Character
Mouldings and paneling add an essential layer of depth and character to any room. For this project’s dining room, these elements did more than just adorn…they told a story. Applied mouldings segmented the space beautifully, drawing attention to art pieces and elegant lighting, infusing the room with a sense of history and charm. It's a nod to the past that feels perfectly at home in the present, marrying timeless elegance with a clean, modern aesthetic.
The Magic of Texture
For us, texture is the secret ingredient that makes a space not just seen but felt. In the office we used textured wallpaper to add subtle intrigue, playing nicely with the room's colour scheme. The strategic use of textures—from the softness of the rug to the smoothness of the metal lamp—invites touch, creating an environment that's as comforting as it is visually appealing.
The Art of Layering
Layering is akin to storytelling in design, each element adding a rich narrative that makes a room feel complete. In the principal bedroom, our layering began with the basics—the subtle wall colours and rich fabric of the window treatments—before introducing a mix of materials and textures. A shag rug adds softness, contrasting with the hardwood floors, while the linen sofa and velvet ottomans play with light and shadow. The marble fireplace mantel, bench and accessories contribute depth, adding interest through subtle details.
The careful curation of these layers creates a space that feels considered and complete. Layering is not an afterthought; it is a process as critical as the floor plan itself. It is the placement of each piece, the choice of every texture, and the blend of colours that make a room feel like a story unfolding with each step.

Our commitment to natural materials stems from a desire to ground our designs in the beauty of the natural world. In the principal ensuite, we used stone to create a seamless connection with the outdoors, crafting a space that's both serene and invigorating. A marble feature wall doesn't just serve as a focal point; it practically and beautifully divides the space, while its natural patterns add a unique, artistic touch.

SOPHIE KAFTAL & BOBBY ZIELINSKIAt Kitten and the Bear, we handcraft traditional fruit preserves and buttermilk scones using time-honoured methods. Our years spent learning the art of preserving has given us a great appreciation for tradition, heritage, and the power of the human touch.
Kitten and the Bear is us — partners in every way, as a husband-and-wife team. When we met, we were working long hours in separate industries. Like two ships passing in the night, we barely saw each other. We shared one day a week, eating, creating, and imagining a world that would bring us closer together.
We started down our new path in 2012 with a handful of jars of jam sold at farmers’ markets, and through a homemade website, renting space at a co-op kitchen. Over time, 10 jars became 20, and 20 jars became 40.
Since then, we have been on a journey that has been as personal as it has been professional, an adventure full of “pinch me” moments. Kitten and the Bear started as the little jam company that could, and has followed a winding road from that simple website to a tiny storefront in Toronto’s West End, to a secretgarden-style tea room, a pandemic-era takeout window, to finally arrive at what it is today: a bustling production kitchen brimming with glistening jars of jam and racks of freshly baked scones.
A journey that began as a dream, our story is of a lifestyle reimagined—spending our days together, creating, our children running around our legs, stirring pots of bubbling jam.
In our new book, we strive to pass on an experience that is genuine and true to the timeless practice of jam making, while putting our own contemporary spin on this artisanal inheritance. Refined yet understated, our recipes are written to create beautiful, homespun delights using easily accessible ingredients and equipment you already have in your pantry. We offer a thorough lesson in jam making theory and the art of preserving.

Raspberry & Rose Scones
YIELD 10 SCONES
Red berry scones are always a crowd pleaser, and our raspberry and rose variety are no exception. Fresh raspberries add a pop of bright fruit flavour, and a delicate dusting of pink icing sugar, made by blending dragon fruit powder and rose petals into icing sugar, gives an ethereal look to these pretty pastries. Don’t forget an extra sprinkle of rose petals, which add a lovely contrast to the blush-pink palate.
Scones
574 g (3¾ cups + 1 tablespoon) all-purpose flour
38 g (3 tablespoons) granulated sugar
4½ teaspoons baking powder
1½ teaspoons baking soda
½ teaspoon Diamond Crystal kosher salt
340 g (¾ pound) cold unsalted butter, cut into cubes
125 g (1 cup) fresh raspberries
335 mL (1¼ cups + 2½ tablespoons) buttermilk
1½ tablespoons rose water
Rose Sugar
2 tablespoons granulated sugar
1 tablespoon dried rose petals, plus more for garnish 1 tablespoon icing sugar
½ teaspoon freeze-dried dragon fruit (pitaya) powder (optional, for a more vibrant colour)
Method
1. Make the scones: In a large bowl, whisk together the flour, sugar, baking powder, baking soda, and salt to combine. Drop in the butter and rub into the flour mixture by rolling each cube of butter between your thumb and index finger until mostly incorporated, about 7 minutes. It will have a fine, fluffy texture but should hold together when squeezed.
2. Add the raspberries and toss gently to evenly distribute them throughout the flour mixture. In a measuring cup, stir together the buttermilk and rose water to combine. Create a well in the centre of the flour mixture. Pour the buttermilk mixture into the well and stir quickly with a fork until a shaggy dough forms, 30 to 60 seconds. The buttermilk should be fully incorporated, and there may still be some dry, crumbly bits in the bottom of the bowl.
3. Dust a work surface generously with flour. Stack the shaggy dough, a handful at a time, onto the work surface to form a layered mound. On the final handful, press the dough into any dry mix in the bottom of the bowl to push as much as possible into the dough. Press down on the dough with your hands to shape it into a rough 10-inch circle, about 1¼ inches thick. Cut the dough in half, and then place one half top side down on the other half. Press down on the dough again to form it into another 10 to 11-inch circle, about 1 inch thick. (The stacking and cutting process will create layers within the scones.)
4. Use a 4-inch triangle cookie cutter to punch out the scones, cutting them as close together as possible to maximize the yield. Gather the scraps and press them together (don’t knead or reroll) and punch out more triangles. Transfer
the scones to a container in a single layer and chill in the freezer for 6 hours. If you plan to bake the scones later, allow them to freeze, and store them in a resealable plastic bag or airtight container in the freezer for up to 1 month. Bake from frozen.
5. Bake the scones: Preheat the oven to 325°F (160°C). Line a baking sheet with parchment paper.
6. Remove the scones from the freezer and arrange on the lined baking sheet 2 to 3 inches apart. Bake for 40 minutes, or until golden brown, rotating the pan after 30 minutes. Remove from the oven and transfer the scones to a wire rack to cool completely.
7. Meanwhile, prepare the rose sugar. In a small blender, combine the dried rose petals and granulated sugar, and blend until the rose petals are fully broken down into a fine powder. Then, sift the rose sugar through a fine-mesh sieve into a small bowl. Add the icing sugar and dragon fruit powder, if using. Stir well to combine.
8. Finish the scones: Using a fine-mesh sieve or sifter, dust the scones with the pink rose sugar and top with rose petals. Store the scones in a vented plastic container at room temperature for up to 2 days

IN CONVERSATION WITH GENERAL ROMÉO DALLAIRE
General Roméo Dallaire is a global human rights advocate, author, political advisor and former Senator. Famous for his leadership during the 1994 Rwandan genocide, he continues to bring international attention to issues ranging from the use of children in armed conflict to the impacts of PTSD on veterans and their families.
In his new book, The Peace, General Dallaire calls for a revised approach to global peace. He critiques the failures of international interventions, while proposing a future where humanity prioritizes collective well-being and environmental stewardship.
The Collection sat down with the renowned humanitarian to discuss his vision for a world where "the peace" is not just an ideal but a reality.
The Collection: In The Peace, you found inspiration in Dante's Divine Comedy, taking the reader through three tiers: Hell, Purgatory, and Peace. Why did you choose this structure?
GENERAL ROMÉO DALLAIRE: Our research focused on the fact that we are in a revolutionary period. A period where we must shift gears in a number of arenas, from our handling of the planet to social changes of extraordinary dimensions. So, when was the last time [we witnessed] fundamental revolutionary thinking? During the Italian Renaissance. We went back and found the genesis for much of the Italian Renaissance came from Dante, his work, and that poem. And it struck me that he was right. As he was trying to achieve his heaven and peace with God, we have never achieved our peace. We've fiddled with truces, conflicts we thought solved, but within five or ten years, they regenerated.
TC: You write that we confuse ‘peace’ with ‘the absence of war.’
RD: Let me give an example. In 1945, World War II ends, the world is now at peace. But within weeks, we're opening up a new front with the Soviet Union. With time, we’ve got an iron curtain, we’ve got a wall. We never really had peace. This was a failure in the creation of the nation states, created out of war, where nations thought that by creating states they could establish processes for peace. We've been living through a series of truces. But peace means lasting peace. Peace doesn't mean stop shooting. That has no legs. There are so many frictions not addressed in peace agreements and conflict resolution that they blow up again.
TC: The Peace explores how qualities like hate, deceit, ignorance, fear, and revenge keep nations stuck in your lowest tier.
RD: And the worst one is greed. Greed is driving the whole exercise and is going to undermine our ability to stop the abuse of resources. The drive for more power, the search for assets…We've got to be able to overcome. As an incentive, there is
reason for lasting peace, which is not just absolute security. There is a role for humanity beyond this planet. We're fiddling with trying to get there versus [tapping] the comprehensive capability of all humanity in communion with the planet to thrive and go beyond itself.
TC: At home, we've seen a rise in hate crimes.
RD: We're dominated by self-interest. We are simply managing what we can by reacting, and there's little desire for prevention. That comes from the lack of political will, courage, commitment to take risks, and to go beyond what the institutions have established as parameters.
One institution that has established very low-level parameters is the media. The media has essentially moved down to the level of how to keep Grade 9 students informed. It's gone perverse, destroying all the decency and civility in the processes of political decision making. So, we are reacting to an instrument that has brought us lower when it is supposed to guide us higher.
TC: How imperative is empathy in the pursuit of peace?
RD: Without empathy, without a sense of communion between human beings, there will always be the frictions of differences, even though we are all equal. Not one human is more human than the other. But we let the frictions of nuances fester because we haven't established that fundamental state of treating the other as an equal.
We should be searching for instruments to make it happen beyond the normal structures of UN conventions. Human beings are fundamentally empathetic because we want communion with our equals. We are not an isolationist instrument.
TC: What is human security?
RD: Human security is a concept where all the dimensions of a human being's life are in a state that would permit the being to thrive…to be able to meet its aspirations without looking behind its back. It's everything from social justice, to
economics, to political well-being, to physical security, to the right to dominate decision making. It covers the full spectrum of what human beings need to be able to advance without expecting something pejorative to curtail that.
TC: Do open immigration policies jeopardize human security at home by adding pressure on a nation's limited resources?
RD: It is not pejorative, where nations have a capacity to offer people an opportunity. These nations should be constructing their social programs to take advantage of the potential of these human beings for the future of the nation, versus trying to count the numbers that are coming in. This is human potential that is being offered up to us. We should be building processes in which we can make them move forward, for them and their future generations, and to find the respect for the nuances of what they come with, from their ethnicity to their religion.
TC: If achieving peace requires a unifying ideology, what is that ideology going to be?
RD: That all humans are equal. It is based on respect...nothing less. Respect gives you the ability to adapt, to be able to nurture, to evolve, to change, because there's no threat in respect. On the contrary…there is a desire to learn, a desire to move forward.
TC: Do you still have hope that the 21st century will kickstart a new period of enlightenment, what you call the “Millennium of Humanity?"
RD: The two elements I believe will be the catalysts of the future are, one, women are equal…we've changed the philosophies of the male dominated institutions based on a male philosophy of leadership; and the second, the young are going to master the technology to leap ahead. So I’II say, two centuries…it may be one, it may be three. That's a very small period of time…we've been slaughtering each other for over 10,000 years.
TC: This year marks the the 30th anniversary of Rwanda. Your own trauma has been well documented. Thirty years on, how are you doing?
RH: Five years ago, I was suicidal, after 20 odd years of therapy. In a camouflaged way, I was working myself to death and doctors had given me two years. There was no solace to be found until I discovered this woman. I discovered something called love that I had never had, and that broke the code. It is love that will permit people to overcome the components that could be negative and that will help you thrive, continuing to advance in a positive way. Love is the component that brought me into a contract for another 25 years of thriving versus hoping that the end would be soon.

By Mark WeislederAs you may know by now, there have been recent changes to the Trust in Real Estate Services Act, 2002 (TRESA) that governs the relationship between a real estate agent and potential buyers and sellers. With that in mind, I’d like to give you some answers to the most common questions I’ve received since the Act was passed.
1. What is the Real Estate Council of Ontario (RECO) Information Guide?
The RECO Information Guide gives information on everything a buyer or seller can expect when they are considering receiving services from a real estate agent. The guide explains the benefits of being a client and the risks involved if a consumer wants to represent themselves. The guide describes the services you will receive, the real estate commission you may pay, and the different kinds of Agency, such as the regular Brokerage Agency or Designated Agency.

2. What is the difference between Brokerage Agency and Designated Agency?
Under a common Brokerage Representation, the brokerage and all its agents are working in the best interests of the client. No. You cannot receive any real estate commission when you are a self-represented buyer.
4. What are the main changes made to bidding wars?
Under TRESA, sellers can now disclose the contents of competing offers to buyers. The seller can now authorize their agent to disclose to other bidders any or all of an offer’s details including: the highest price, highest deposit, shortest closing date, and whether an offer is conditional or not. The seller can choose what details they want to disclose, and this must be shared with every buyer who makes an offer. While sellers can still choose a blind bidding process, they have the right to decide during the offer presentation to change the process to open bidding.
Buyers can make their own offer confidential or include a clause that the contents can only be shared under certain circumstances. Buyers must review this very important strategy with their agent before participating in any bidding war.
