Let's begin with some market notes. The last few months have been busy across the GTA. MLS sales within the Toronto Regional Real Estate Board were up roughly 9% when comparing Q2 2023 to the same period last year. Furthermore, average sales prices have been on a steady upward trend since January, reflecting both the resilience of our market and the general lack of supply. June numbers have yet to be published, but at end of May, inventory sat at just 1.32 months, driven largely by demand for ground-level housing.
Of course, the big news was the Bank of Canada's recent decision to raise interest rates by 25 basis points to 4.75%. A similar rate hike is anticipated for July, as they continue to combat inflation. This development will have an impact on our industry, and we will be closely monitoring the effects in the coming months.

Renovating a 30-year-old home can be a daunting challenge for homeowners seeking to preserve classic elements and integrate modern design. While renovations are never easy, working with homeowners that know the style they are hoping to achieve is a major advantage for designers creating their clients’ dream home.
These Woodbridge homeowners knew that a simple yet elegant living space, balancing indoor-outdoor entertainment, was their top priority when undergoing their home renovation. They particularly desired a mix of California and Mediterranean style that reflected their lifestyle, which includes an appreciation for natural elements, a view of their beautiful outdoor space, and an overall love of travel. This renovation was tasked with maintaining irreplaceable foundational components, alongside a new addition(s), to achieve a relaxed aesthetic.
We rose to the design challenge, leading this major renovation to achieve the clients’ dream home with a team of great creators including DA Architects + Planners, Hard at Work Inc., Downsview Kitchens, and Tina McMullen, Principal and Co-Owner at Bosque Landscape Architecture Ltd. Despite its location in Toronto’s suburbs, the large property, 30-year-old trees and foliage, and expansive backyard allowed ample opportunity to achieve the homeowner’s desired resortstyle atmosphere. The main goal? Continuity in exterior and interior design, for a picture-perfect home that reflected the California-style, with Mediterranean design influence, living seamlessly, indoors and out.
California design style exemplifies the use of natural tones, materials and soft colour schemes to achieve a light, airy and welcoming space. Neutral and soft fabrics, wood and stone accents, paired with cozy and comfortable furniture are key components to achieving this look. Open feeling spaces can be achieved through light colours, wood paneling and the use of large windows to enhance natural light.
Mediterranean design reflects a European lifestyle, infusing the natural brightness of sun-soaked landscapes in a neutral setting that is warm and inviting. Durable stonework and natural wood are major elements often seen in this design style, inspired by nature and antiquity.
To achieve this desired design, it became clear at the project’s onset that enlarging the kitchen was a main priority, creating a breezy and light-filled space that spilled naturally into the backyard. The Marley concrete roof tiles were propped in place, while expansion was achieved by digging underneath the porch to preserve the roof while crafting the new and larger eat-in kitchen. The original covered porch was integrated into the expanded kitchen, with walls transforming into windows to expose the great outdoors and take full advantage of the home’s southern view.
The custom-designed kitchen transitioned from a smaller, dark space to a naturally bright room with cream-white cabinetry and backsplash tile,
complemented by natural quartz countertops. The welcoming view provides a glimpse through to the backyard, with a cozy, glassed-in seating nook, offering a poolside experience from the comfort of indoors.
Maximizing cooking and entertaining space was a key priority for the kitchen. A serving area adjacent to the main cooking space includes counter, sink, bar fridge, liquor cabinet and cooler drawers, allowing guests to help themselves without intersecting with the prep and cooking space. The large kitchen island houses an expansive prep area, along with counter seating, to effectively create clear zones in the space: store, chill, prep, cook and clean.
Natural colour schemes and large windows allowed light to flood into the kitchen, creating cohesion from indoors to backyard. We selected a white oak flooring in a light colour to further blur the lines between interior and exterior. Finally, a Nano door system was developed to allow easy access to the backyard directly from the kitchen, for a seamless experience inside and out.
To maintain cohesion between the kitchen and backyard, Tina's team recommended light-coloured Travertine paving stones and taupe solid stain were applied, blending the existing structures while allowing the pool and greenery — the backyard’s centre stage — to stand out.
With substantial backyard space, there was ample opportunity to maximize the desired cabana-style atmosphere. The existing built-in pool serves as the centrepiece, surrounded by an existing cabana, outdoor kitchen and a covered wood-fired barbecue and roasting oven to capture the complete California experience.
The original cedar cabana, coated in a solid stain to match the Travertine stone pavers outdoors, links to an arbour that grants access to the outdoor woodburning fireplace the homeowner purchased from Italy years ago. This cozy seating area allows for cooking anything from pizza to roasts, and everything in between, while enjoying a relaxing pool-side outdoor experience which is ideal for hosting.
Tina also sought to integrate the homeowners’ passions and hobbies as a personal touch to the space. As a nod to their love of golf, a one-hole putting green was updated to match the new space.
Any major renovation takes time, but working with homeowners who had a vision and knew the design style they wished to achieve, made it a seamless and enjoyable process. Discovering creative and visually compelling ways to bring a California lifestyle to this Ontario suburb allowed for a fun, unique experience that met the homeowners’ expectations and delivered a year-round getaway feeling. This project is further proof that the design of your dreams is possible with the right concept, materials and an understanding of the style you want to achieve.

Cassatt – McNicoll: Impressionists Between Worlds is a revelatory portrait of artistic ambition, showcasing the talents and impact of two Impressionist painters, whose lives were as unconventional as their paintings were bold. Featuring 50 paintings and works on paper, alongside sketchbooks and archival materials, the ambitious exhibition marks the first major presentation of paintings and prints by Mary Cassatt in Canada.
At a moment when most women were denied advanced art education and professional recognition, Cassatt (American, 1844-1926) and McNicoll (Canadian, 1879-1915), crossed the Atlantic to pursue careers as professional artists. Their beautifully detailed paintings and novel compositions challenged expectations of what a painting should look like and how women were portrayed. Curated by Dr. Caroline Shields, the AGO’s Curator of European Art, the exhibition is organized by the AGO, home to the largest public collection of McNicoll’s work in the world.
Working in the then radical style of Impressionism — an approach emphasizing colour, light and everyday subjects — their highly constructed paintings dared to present women and children as dynamic subjects with rich interior lives. In posing female models at work and in contemplation, caregiving and resting, indoors and out, they gave visual form to the modern woman.
“Cassatt and McNicoll’s paintings celebrate womanhood on its own terms. In addition to their sheer beauty, these artworks are alive with underlying tension... between one’s birthplace and chosen home, between the professional and the domestic, between social expectations and personal ambitions,” says Dr. Shields.
“Their success was made possible by the growth of transatlantic travel, and the impact of their work in North America supports a broader, more global understanding of Impressionism – as a style that wasn’t limited to Paris but was activated by cross-cultural exchange. We are so proud to bring Cassatt to Canada and to showcase McNicoll’s artistic achievement.”
For those looking to add some culture to their summer experience, the Art Gallery of Ontario has recently launched an eye-opening exhibition celebrating the extraordinary art and bold lives of Impressionist painters Mary Cassatt and Helen McNicoll.
Organized thematically, Impressionists Between Worlds is the first exhibition to feature these two North American artists side by side. Spotlighting their shared pursuit of professional status, the exhibition highlights their unique approaches to art and life, from their networking strategies to the ways they composed and exhibited their paintings.
Cassatt settled in Paris in 1874, and by 1879, had become the only North American member of the Impressionist circle, showing in four of their eight official exhibitions. A painter who also worked in printmaking and pastels, she became known for her nuanced portrayals of modern women characterized by vigorous brushwork.
She worked alongside dealers and prominent art collectors, advocating in favour of modern art purchases that would later form major American collections. Despite her success, and the important role she played as an art advisor, her work is vastly underrepresented in Canada, as no Canadian museum owns a painting by Cassatt.
Highlights of the exhibition include Young Girl at a Window (c. 1883-1884) on loan from the National Gallery of Art, On a Balcony (c.1878-79) on loan
from the Art Institute of Chicago, The Cup of Tea (c. 1880-81) from the Metropolitan Museum of Art, NYC, and 11 exquisitely coloured prints from the National Gallery of Canada.
A generation apart, McNicoll arrived in London in 1902. She travelled extensively across Europe, using her London studio as a homebase. She constructed her tour de force Impressionist paintings of women and children through vivid strokes of paint in vibrant colours, exhibiting her
work in England and Canada. McNicoll was elected an associate member of the Royal Society of British Artists in 1913, and the Royal Canadian Academy of Arts in 1914, signaling the recognition she earned both abroad and at home in her lifetime.
Equally adept at depicting landscapes, genre scenes and figures, McNicoll’s paintings remain some of the greatest examples of Impressionism in Canada. Highlighting the AGO’s leadership in the study, collection and presentation of McNicoll, the exhibition features her intimate sunlit bedroom scene Interior (c. 1913) and the recently conserved oil on canvas, White Sunshade #2 (c. 1912), alongside loans including The Victorian Dress (1914) from the Art Gallery of Hamilton, Under the Shadow of the Tent (1913) from the Montreal of Museum of Fine Art, and rarely seen works from private collections.
Cassatt’s and McNicoll’s careers were made possible by the commercial availability of transatlantic travel. The exhibition presents a selection of archival materials from the University of British Columbia Rare Books and Special Collections, including promotional pamphlets and passenger manifests, illustrating this moment in commercial transportation history.
Impressionists Between Worlds is accompanied by a 152 page hardcover catalogue, edited by Caroline Shields, and featuring essays by Nicole Georgopulos, Samantha Burton, and Julie Nash.

As public concern grows over the future of Ontario Place amid plans to transform the public amenity into a private spa, Ontario Place for All is working to raise awareness, engage the community, and ensure that the space remains open to all and is kept publicly accessible.
In this insightful interview, Wilkey delves into the pressing issue of Ontario Place's future amidst the provincial government's plans for commercial redevelopment. She highlights the role that parks play in world-class cities, the value of preserving heritage components of Ontario Place, and offers alternatives that promote public interest over commercial gain.
The Collection: Why is Ontario place such an important public amenity?
Cynthia Wilkey: Well, let me count the ways. It's on the water's edge, on Lake Ontario, and represents the first attempt to try and bring people back to the waterfront. Its original intent was to democratize access to the waterfront at a time when the waterfront was not really open to the public. And for the last 50 years, it has delivered on that promise. We had a rally in January of 2019 when the plans to redevelop it were announced. Hundreds of people showed up to talk about Ontario Place and share memories. It is a unifying experience for generations of Ontarians, who came to experience the water slide, the Children's Village, the log ride, the concerts. The free concerts at the forum were something I took advantage of when I first came to Toronto in 1975.
TC: Are you concerned that Toronto is losing its connection to the water?
CW: I think Toronto is rebuilding its connection to the water. What happened to Toronto has happened to many cities around the world. Waterfronts were industrialized…commercialized for shipping, and then railways came in, cutting off connection to the water. Over the last 40 years, cities with waterfronts have been trying to recover them, as ports become less important.
CW: There are more than a million informal visitors to Ontario Place each year. People come to walk, run, cycle, swim, to picnic, and to have campfires. It's a very well used public park. In addition, Ontario Place sponsors festivals and special events through all four seasons. And, of course, people come to the Budweiser Stage for music.
TC: There's a new proposal in place. How would you describe the current plan?
CW: These aren't my words, but I would call the spa, “The Mistake on the Lake.” It’s a generational mistake, that requires the clear cutting and demolition of half of the land at Ontario Place. The entire West Island, which is where people swim, where people go to bird watch…there's 170 species that have been identified there. That will all be completely leveled to accommodate this mega spa that transforms public space into commercial space.
TC: How did the plan come to pass?
CW: Totally behind closed doors. In December 2018 or January 2019, Premier Ford announced his desire to redevelop Ontario Place and turn it into what he called “a world-class entertainment complex.” A call for development was put out in May of 2019, and it made the entire Ontario Place open for redevelopment. It didn't require the protection of anything, not Trillium Park,
not the Cinesphere, not the pods…nothing except for the Budweiser Stage. It horrified people that there was no recognition that the architecture and design of Ontario Place, which is internationally recognized, meant something in that development call. There was no public participation in that process, it was just in July of 2021 that the result was announced.
TC: It's also come out that the province and Therme have agreed to a 95-year lease term. Is that unusual?
CW: It's ridiculous. And Ontario Place For All has been asking about the lease for more than a year. The lease was signed in 2022 or earlier… it's conditional on a bunch of approvals, so there are off ramps for the province, but 95 years is ridiculous. That spa building is not likely to last more than 30 years. I made a Freedom of Information request in December, and it looks
like we're going to have to go to adjudication at the Information and Privacy Commission because the Province is just not going to release it.
TC: Except for the concert venue, there isn’t much energy around the site. Has Ontario Place lost its relevance or is it flourishing and just not marketed well?
CW: Yes, people lost interest in the attractions there…the water slides, the Children's Village got closed in the middle of a controversy about what was safe for children's play, that also resulted in the closure of school playgrounds. The various succession of governments were not prepared to invest in keeping these attractions up to date, so they gradually closed. The whole place was closed to the public except for the Budweiser Stage, when the government started a process that led to the refurbishment of the Cinesphere,
so that it could go back to showing films, and to the creation of Trillium Park.
But, if you haven't been to Trillium Park, take a look. It is a beautiful park designed by Walter Kehm of LANDInc. When you come out to that end, when you get away from the parking lots and the Budweiser Stage, you see hundreds of people using it every day as a park. And progressive cities around the world have learned that parkland is important in creating value for the city. Value in terms of health, activity, and recreation space for residents who increasingly are living in small condos. And it attracts the interest of international visitors. Look at Brooklyn Bridge Park, the High Line, Millennium Park, or the Luxembourg Gardens. Parks become economic drivers, if they're well planned. This park has the added advantage of having the architectural and engineering heritage structures and design.
Look at the challenges we have in the 21st century, including climate change and increasing population, and then creating a very old-fashioned attraction that requires people to drive. Therme predicts that 70 percent of its users will drive to Ontario Place. We're looking at a climate emergency, and we're putting $12 billion into building the Ontario Line, and yet we're taking away parkland that can be used by these growing communities and putting into it a commercial spa that people drive to.
TC: How important is it to preserve heritage components and repurpose what’s already there?
CW: Ontario Place is on the World Monuments Fund’s watch list for endangered cultural spaces, along with things like the Sacred Valley of the Incas, Easter Island, and Notre Dame cathedral. It
was put on that list in 2020 because of the threat of this redevelopment.
It is described by provincial documents as the most important example of 20th century modernist architecture in the province. The pods are in the process of being restored. People have thought for a while that there could be things like a satellite of the Science Centre there. There could be a freshwater institute housed in the pods, we could build on the lakeside location of the pods to actually use it for educational purposes, in cooperation with U of T or Toronto Metropolitan University, to house education and research work.
There's the huge issue of water quality around the central waterfront. This could be a focus of innovation. So, it’s extremely important to adaptively reuse these spaces, they can't just be museum pieces.

CW: We would like the parkland to stay parkland. The West island is predominantly park, it should stay a park, and it should be finished to the level of Trillium Park. And we'd like to see opportunities for some institutional and public uses. It’s a great location for live music, so it would be great to see smaller live music venues. Live Nation doesn't support the local ecosystem of music creators, so smaller venues is a good idea. And the pods could be used to highlight our museum system. So, you have tourists come down for the park, and you have a pod that's about the Science Centre, another has the ROM, another the Aga Khan Museum. People get a taste of it, and if the connection can be made to the Ontario Line,
people could just get on the subway and visit these institutions.
TC: How should citizens become involved?
CW: They need to be talking to their MPPs and their municipal councillors about their concerns. If they have friends and family in other parts of Ontario who have enjoyed Ontario Place in the past, they should be talking to them. And they should sign up with Ontario Place For All. We have lots of ideas, we have a weekly newsletter, and we have a letter people can send to the Premier.

Radon is a naturally occurring radioactive gas that comes from the bedrock and soil beneath our homes. It exists in every house in Canada in varying concentrations. After smoking, radon is the leading cause of lung cancer, accounting for more deaths in Canada annually than vehicle collisions, house fires, carbon monoxide poisoning, and accidental drownings combined.
Radon levels are measured in units of Becquerels per Cubic Meter (Bq/m3) of indoor air. Health Canada recommends
taking action to mitigate radon when levels exceed 200 Bq/m3, while the World Health Organization recommends keeping radon levels below 100 Bq/m3.
No amount of radon is healthy, and levels should be kept “As Low As Reasonably Achievable” (ALARA). However, since radon gas is odorless, tasteless and colourless, the only way to know how much radon is in your home is to test for it.
The two most common ways to test for radon involve the use of a digital radon monitor or a radon test kit. Tests must be left in place for 2 to 91 days. Digital Monitors provide real-time feedback, while radon test kits must be sent to a Health Canada approved lab for analysis.
Consumer-grade, high quality digital radon monitors typically range in price from $200 to $400, and radon test kits typically range from $50 to $100.
The most common and effective radon mitigation method involves sealing the basement envelope and installing a radon removal system that draws air from below the basement floor slab(s), and then exhausts it away from the home. These radon/soil gas removal systems are also referred to as Active Soil Depressurization (ASD) systems, and typically reduce radon levels by 80% or more.

• High radon levels are up to 10x more harmful to the small developing lungs of children and 20x more harmful to smokers’ lungs than healthy adult lungs.
• Research shows that small pets are harmed by radon in the same way children are.
• Active Soil Depressurization (ASD) systems complement the work done by a sump pump and improve the effectiveness of HRVs, ERVs and air filtration systems.
• ASD systems remove radon as well as other soil gases and moisture which help keep basements dry and odor free.
• Many homeowners who have relied on dehumidifiers in their basements to control odors and humidity have been able to stop using them after installing an ASD system.
• ASD systems directly support better overall air quality and lung health for those that work, sleep or exercise regularly in their basements.
The typical price range in Canada is $2,500$5,000, depending on the scope of work. A certified radon mitigation professional can usually perform the work in less than a day, and will provide homeowners with a detailed mitigation plan, report, warranty and follow-up long-term radon testing.
Lungs Matter — Radon Mitigation Grant Program Offers up to $1,500 in rebates to offset radon mitigation costs for qualified applicants. This is a nation-wide program that started in November 2022.
