$250 million Main Beach development fit for a royal.
THE MOST PRESTIGIOUS and first of its kind residential development to grace the country has been unveiled in Main Beach on the Gold Coast – the $250 million ‘Masthead Ocean Club’.
Masthead Ocean Club is being developed in partnership by highly credentialled Australian businessman Rory O’Brien and UK-based Banda – a world leading interior design studio and development business founded by Princess Beatrice’s husband Edo Mapelli Mozzi.
Edo founded Banda in 2007 and has grown the company from a niche London developer into a burgeoning global design practice, known for crafting environments which are both intrinsically beautiful and faultlessly functional.
“At Banda we have a passion for building,” says Edo.
“Whilst every project is unique, the philosophy behind each is unwavering: we strive to craft environments which are both intrinsically beautiful and faultlessly functional, with a technical benchmark that is second to none.
“We have projects all over the world including Paris, New York, Milan, Doha, San Salvador, the Alps and of course London, and we had been looking for some time for the right project to bring us to Australia. "We knew Masthead was the one.”
Promising a 7-star resort experience and ultraluxe amenities, Masthead Ocean Club has been designed exclusively for the most discerning buyers, flaunting true global appeal.
It will comprise an ultra-boutique collection of 28 whole floor apartments in total – one penthouse, two sub-penthouses, five sky homes and twenty further residences capturing sweeping, protected views of the Pacific Ocean, Broadwater and Hinterland.

The Southport Yacht Club and Superyacht Marina, Main Beach Surf Club and Spit parklands each sit within a stone’s throw of the development, as well as Marina Mirage and the latest dining and entertainment precincts currently in the pipeline.
“This northern end of Main Beach is an incredible proposition.
“It has the beach and Broadwater on the doorstep but is also adjacent to 140 hectares of Spit parkland, which for me is reminiscent of the open space of Hyde Park in London and this really resonated.
“We're absolutely thrilled to be designing and creating in Australia," says Edo.
Banda will be designing the five sky homes, two sub-penthouses and the one super penthouse.
The two ultra-deluxe sub-penthouses crowning the Masthead Ocean Club span a massive 634m2 each, topped by a truly spectacular grand penthouse flaunting over 1000m2 of opulent living including its own pool, gym, golf putting green and much more.

Love at first site
The origin story of Masthead Ocean Club.
DEVELOPER RORY O’BRIEN first discovered Main Beach some 40 years ago as one of the first guests at the fabulous Sheraton Mirage Hotel.
He was taken aback by the impressive lobby and 5-star amenities, but what struck him the most was the truly unique geographical location.
“Where in the world does one find vast beachside natural parklands, kilometres of almost deserted pristine ocean beach adjacent to the beautiful waters of the Broadwater playgrounds and linked only a few steps apart,” Rory questions.
“Main Beach is truly the very best of both worlds.”
After visiting Main Beach regularly, Rory soon discovered the delights and dining attractions of Tedder Avenue, including the atmosphere, quality, variety, intimacy, and small-scale venues.
“To our north, we are privileged to enjoy immediate doorstep access to the Spit parklands, the Southport Yacht Club, Surf Club, Marinas, and over 5 kilometres of pristine ocean beach flanked by the protected parklands and the magnificent Broadwater itself,” he says.
“I sometimes wonder if Main Beach residents really know how lucky they are.”
Rory had his sights set on leaving Sydney to make Main Beach his permanent home, but how?
“Where could I build a building responsive to – and deserving of – all these unique attractions and this very special environment?
“After years of searching at last the right site became available in Main Beach.
“Hence was born the Masthead Ocean Club dream. This was finally it.”

The Masthead site was secured, and a team of industry design experts and old friends of Rory’s assembled to realise his dream.
“The creative skills of BDA Architects were soon harnessed together with my dear and esteemed mates Banda Design London and Mim Design Melbourne to produce the perfect balance of quality, subtlety, and design excellence needed to embrace and enhance the spectacular ocean, skyline, and hinterland views offered by this unique location.

Keen eye for design
Meeting the brief to deliver the ultimate fusion of luxury and lifestyle.
EXTENDING THE PARAMETERS of lavish coastal living, Masthead is a creative collaboration between industry leaders that delivers an exclusive lifestyle proposition, global in scale and ambition.
Principal of Mim Design, Miriam (Mim) Fanning, who possesses a longstanding working relationship with the developer Rory O’Brien, was invited to design Masthead’s 20 luxury apartments, the Private Residents Ocean Club, and a series of shared amenities.
The elegant apartment tower has been designed by BDA Architecture, which has a legacy for enduring, site responsive architecture.
In developing a signature language for Masthead’s apartments, Mim Design was inspired by the nearby Southport Yacht Club and superyacht marina, evoking imagery of smooth, streamlined forms, billowing sails and seamless detailing – offering synergies with the architecture.
“The design intent was to allow the internal and external finishes to meld and read as a continuous expression,” reflects Mim.
Emphasising a sculpted approach to space, organic curves and rolled motifs are also expressed in the home’s pebble-shaped island bench and bespoke cabinetry, offering a suite of crafted elements to engage and embrace residents.
“Each detail was carefully considered and customised, similar to the curated design of a luxury yacht,” explains Stephen Tieppo, Design Associate of Mim Design.
Alongside Mim Design, BDA Architecture has sought to create a visually light building form, also referencing the luxury yachts dotted along Main Beach to ensure a one-of-a-kind building, unrivalled on the Gold Coast.
A highly articulated facade of white concrete forms and subtly curved blade walls creates a linear expression, with a well-proportioned podium lifting the mass of the building from the ground plane.
Each single-level apartment is skilfully planned by Mim Design and BDA Architecture to maximise view corridors of sunrise over the Pacific and sunset across the hinterland – aided by the delicate transparency of the building envelope.
Connections to the landscape are further bolstered by a naturalistic palette of mixed timber, veined marbles, ethereal drapery, and softly polished renders, offering a calm, recessive feel that resonates with the soothing tones of the land, sea, and sky.

“With Masthead context is everything,” says Edo.
“It’s not just the culture of the Gold Coast but the uniqueness of the surroundings that had a huge influence on our design.”
Banda Design Studio ensured the design was relevant to its surroundings – the sea, city, hinterland, and estuary.
“We chose to specify the beautiful kitchen island in this bold, fluidly veined, green sequoia Verde marble that speaks as one with the hinterland and the sea views beyond,” explains Edo.
“The rest of the kitchen is very understated and pared back with travertine and plaster so as not to jostle for supremacy with the sublime views.
“The colour palette of the powder room is a striking and unexpected addition to the design that pays homage to the red tones of central Australia.
“The vanity unit is clad in travertine rossa with a plaster tadelakt in deep burgundy.
“It’s fun and playful, and totally unexpected,” he concludes.
