We are located at 101 Aragon Avenue (corner of Aragon & Galiano) in Coral Gables.

t’s hard to believe that August is here, and school will be starting at the end of the month. Summer has gone by too quickly! Everywhere you look, stores are stocking back-to-school clothes and supplies. Before the structured routines of carpool and after-school activities begin again, we hope everyone is able to relax and enjoy the last few weeks of summer. This month’s cover and feature story introduce you to Your Pet’s Best, an amazing natural and organic pet food store. It’s a welcoming store with a great owner, and we encourage those with pets to visit. We are also excited to have all four Mayors (Coral Gables, Palmetto Bay, Pinecrest, and South Miami) contributing to our magazine this month (page 20). We are beyond thrilled to say that this is the 12th edition of The Florida Villager, and we are quickly closing in on our one-year anniversary. We love the amazing feedback you continue to share with us via phone calls and emails, so please keep it coming! Please connect with us via social media as well. You can find us on Twitter (@FloridaVillager), Facebook (The Florida Villager), Instagram (@thefloridavillager), and Google+ (The Florida Villager). Sincerely,

COMMUNITY NEWS Recent Break-In Spurs Community Safety Events and Home Protection Tips

I

BY BROOKE BLOOM LAM

t is easy to feel safe in our beautiful neighborhoods full of familiar faces. However, a recent string of break-ins has offered a clear reminder of the importance of taking home-safety measures. With many people travelling this summer, and more kids staying home alone while school is out, it is more important than ever to be proactive in taking safety precautions. Village of Pinecrest’s Crime Prevention Unit Supervisor, Sergeant Michael Gorsline, warns homeowners that “there are bad people who look for the right opportunity and vulnerable victims. Be suspicious and do what you can to protect yourself.” He emphasizes installing and arming a home alarm system at all times, even when at home. In addition to a traditional alarm, Sergeant Gorsline advises everyone to get motion detectors. He noted several burglary attempts where window panes or french doors had been cut and removed. Hurricane impact windows, which often give a false sense of security to homeowners, have also been successfully targeted. When these points are accessed, the alarm is usually not triggered, since the door or window is not actually opened, leaving the only line of defense a motion detector. Quelling some common hesitations, Sergeant Gorsline says “many of these detectors can allow for pets up to 100 pounds,” and they can be programmed by zone to allow for one side of the house to be armed, while the resident is still home. Along with the alarm, Sergeant Gorsline recommends installing high quality camera surveillance protection,

which can monitor what is going on in and around the home and provide alerts to smartphones so residents can observe their property from anywhere, even their office. In addition to arming the inside of a home, Sergeant Gorsline offers suggestions on how to protect against threats from the outside of a home as well. He suggests not having large bushes near doorways which can offer a hiding place for someone to ambush a resident coming home. In fact, he advises homeowners to landscape around windows with low shrubs that have sharp edges or thorns to deter someone from trying to access these areas. Any bushes or plants near windows should always be trimmed to assure visibility when looking out of windows. Homeowners should be able to clearly see out and ideally “have windows all the way around the house to see if someone is approaching,” advises Sergeant Gorsline. The same goes for having fences that people can see through. Sergeant Gorsline emphasizes that residents are only as safe as their homes. Inadequate lighting, flimsy locks, and unstable windows or doors are all potential issues that homeowners should always check for and remedy. Protecting the home is only the first step. Educating kids about safety measures to take when home alone is of vital importance too. An informed child is a safer and wiser child. In response to a burglary attempt where a 12-year-old was alone in her home, Pinecrest recently hosted two sessions of the Home but not Alone Academy, in both June Continued on page 10

»» Teach a child to call 9-1-1 before calling the parent in case of an emergency. »» Identify a safe place for the child to hide. This should not be the master bedroom which is typically the first destination during a break-in. »» Leave safety instructions regarding the house, appliances and alarm system. »» Identify a trusted adult (neighbor, relative) who can get to your child quickly and leave an emergency contact list. »» Teach children to always lock all doors and activate security systems while home. »» Discuss emergency situations and role play how to manage visitors and how to answer phone calls to not reveal that they are vulnerable or alone. »» Children should be taught to never open the door. This may be obvious as to strangers, but should also include friends or even family who are not approved by parent(s). Kids don’t always know when there is conflict occurring between friends or family members. Have the child always call a parent to inform them of who is at the door and to wait for their instructions. »» Make sure the child is able to voice their full name, address, and telephone number and keep this information in written format near or in the phone. Sometimes in emergencies, kids can forget this information, especially if they’ve recently moved. »» Install a land-line if you don’t have one. Emergency call centers can trace locations for land-lines, but not cell-phones.

»» Change out all locks before moving into a new home. »» When leaving town, don’t tell anyone. This includes mail delivery, lawn and pool service companies. Be careful what you share on social media. Have a trusted neighbor or friend who can pick up your mail and check on your house. Keep blinds/curtains closed and keep lights on in two or more rooms. »» Do not hide keys where they can easily be found, such as in mailboxes, in planters, or under door mats. »» Leave a radio or TV on in your house. »» Always answer (but don’t open) the door to make your presence known. Knocking or ringing the bell is often how burglars check to see if someone is home before breaking in. »» Alert the police as to any suspicious conduct. Suspicious conduct includes someone unexpected at your door, on your property, looking in windows, circling the area, or looking out of place. »» Never enter your house if you return home and a door is open or anything seems suspicious or out of place. Leave immediately and call 9-1-1. »» Stay informed about community alerts and general crime information by subscribing to Nixle (www.nixle.com) and Crime Mapping (www.crimemapping.com). Nixle is a publishing system that sends targeted messages to subscribers in specific geographic regions from area police departments. Crime Mapping offers general area crime information, allowing the subscriber to choose how much or how little information to receive via email based on zip code, area radius and type of crime. It also will give the subscriber an option to receive sex offender notifications. In addition to these tips, Sergeant Gorsline notes that one of the best lines of defense is to “know your neighbors.” He states that knowing who belongs in a neighborhood, which service companies neighbors use, what everyone’s cars look like, puts residents in a better position to identify someone who doesn’t belong. Residents are asked to call the police non-emergency number if they see anything out of the norm. “We prefer you call us and let us know,” Sergeant Gorsline says. Better safe than sorry. housands of Village residents, friends, and neighbors gathered at the Palmetto Bay Municipal Center to celebrate Independence Day. The Downtown Palmetto Bay experience included food, music, family fun, and a giant fireworks display. The Village’s first-ever Fourth of July event took place along Franjo Road in the emerging “Downtown District.” Event features included food trucks and merchandise booths, live music by The Fire Brigade, a Beer-garden, the “Fun-Zone” for kids with mechanical rides and a bounce house, face painting, street performers, and the “Around the World” Zumba Experience. There was even a hot dog eating contest, won by Andrew Nelson, who ate 10 hot dogs in 10 minutes. The prime viewing area for the fireworks show was along Franjo Road and in the “Field of Dreams” beside Miami Children’s Hospital. Fireworks launched from the Palmetto Bay Park softball complex. According to Director-Parks & Recreation Fanny Carmona, between 7,000 and 8,000 spectators attended. Trees control climate by moderating the effects of the sun, rain and wind. Leaves absorb and filter the sun’s radiant energy, keeping things cool in summer. Trees also lower the air temperature and reduce the heat intensity of the greenhouse effect by maintaining low levels of carbon dioxide. According to the U.S. Department of Agriculture, “One acre of forest absorbs six tons of carbon dioxide and puts out four tons of oxygen. This is enough to meet the annual needs of 18 people.” Through the Village of Pinecrest’s Street Tree Planting Program, Pinecrest homeowners who would like to plant a tree in the public right-of-way adjacent to their property can request a tree free of charge from the Public Works Department. The Village arborist will make an appointment with the homeowner to come to the property and make a recommendation as to what type of tree is appropriate for the specific area. The tree will be planted and maintained for a year free of charge to the homeowner. After the period of one year the tree will be the responsibility of the homeowner. The types of approved trees for the program include Mahogany, Silver Buttonwood and Florida Thatch Palm. Pinecrest also offers homeowners the opportunity to plant trees on private property through the Adopt-a-Tree program. There is a cost for this program depending on the type of tree.

Queen's Crape-myrtle

Both the Street Tree Planting Program and the Adopt-a-Tree Program, along with other green initiatives, contribute to the Village being designated as a Tree City USA for six consecutive years. Pinecrest achieved Tree City USA recognition by meeting the program’s four requirements: a tree board or department, a tree-care ordinance, an annual community forestry budget of at least $2 per capita and an Arbor Day observance or proclamation.

Shortleaf Ficus

For a more detailed list of trees included in these Programs or other information call the Public Works Department and request to speak to the Village arborist at 305-669-6916.

SCHOOL NEWS Palmetto High PTSA Celebrates Campaign for Excellence Donors

M

iami Palmetto Senior High School finds itself at a moment of rebirth. The voter-approved capital bond initiative will allow it to replace aging and technologically inadequate buildings with beautiful, cutting-edge facilities capable of taking its students into the 21st century. In 2015-2016, Miami Palmetto will see a reorganized, remodeled campus. It is the community’s challenge to see that these brandnew, multi-million dollar facilities are provided with the technology, materials, and resources necessary to ensure that students and educators alike have all they need to achieve excellence. The Campaign for Excellence (CFE) was created of the banner which hangs on Palmetto’s L to R: Dr. Allison Harley, Marian Hasty, because the Miami Palmetto Senior High community Sample fence for donations of $1,000 or more. Mercedes Sorensen and Mary Kinkade. has distinctive assets - talented and energetic students, parents, and alumni; community pride; a spirit of collaboration, and a passion for the greater good. Talented students, a top-notch staff, and dedicated administrators—all make Miami Palmetto Senior High one of the best comprehensive high schools in the County. The PTSA’s Campaign for Excellence is seeking the community’s financial support to sustain this tradition of excellence. The CFE is a multi-year initiative with two goals: to raise funds for strategic, large ticket initiatives that will benefit broad sectors of the student population, and to broaden the PTSA’s base of annual support among alumni, parents, and local businesses making donations to the school. At the same time, the CFE has two main priorities: to enhance the student experience at Palmetto and to encourage all members of this vibrant, diverse, and inclusive community—students, parents, faculty, alumni, local businesses, friends and neighbors—to join together to help shape the future of Miami Palmetto Senior High School. Major corporate and private donors to Palmetto High School PTSA, including its “Campaign for Excellence,” were recently honored at a gathering held at the home of David and Francine Williams. At the event catered by The Cheese Course, Palmetto’s Principal, Dr. Allison Harley, declared Palmetto students “simply amazing,” and announced that merit scholarships for this year’s graduating class would surpass $10 Event Attendees at the home of David and Francine Williams. 2016, with construction to occur in several phases, over several years. No students will be displaced during the process. Mayor Cindy Lerner, herself an alumna, invited those present to contribute their own ideas to the design process, adding that students had already had the opportunity to make suggestions. Citing “the power of Palmetto,” she indicated that alumni and community members would have the opportunity to fund enhancements to the basic design of the new campus, and that “naming opportunities” would be available. Incoming PTSA President and Campaign for Excellence Chair Anna Hochkammer added her own appreciation for the contributions that those present had made to sustain excellence at Palmetto, particularly its unparalleled selection of offerings in the arts, foreign language, the STEM disciplines, vocational and pre-professional activities, and team sports. The Campaign for Excellence surpassed its original goal of raising Anna Hochkammer and Dena Spector. Kim Foster and Mayor Cindy Lerner. $10,000 to purchase a new sound board for the auditorium within 8 million and would include some of the nation’s best-known awards: the Gates Millennium weeks. The Campaign is now soliciting donations to upgrade the television production Scholarship, the Ford Salute to Education Scholarship, the Posse Scholarship, the A.B. facilities and equipment at Palmetto. Recent new donors have included local EWM Duke Scholarship, and the Coca-Cola Scholarship. She added that in addition to the realtor Dorothy Lewis, Toyota Lexus of Kendall, and MDW Insurance. University of Florida, the University of Miami, Florida State University and other instate schools, members of the class of 2014 would be attending a number of Ivy League In return for donations of $1000 or more, the Campaign for Excellence recognizes institutions and Stanford University. Dr. Harley then described the $29 million capital business contributors on the PTSA website, in its weekly e-blasts, in its newsletters, bond project slated for Palmetto, including the replacement of the three oldest buildand on a dedicated 4 x 8 foot banner featuring the company’s name and logo, placed ings on campus and the renovation “down to the studs” of other facilities, such as the on the school’s perimeter fence for 90 days. The CFE also welcomes and encourages auditorium. She indicated that architectural and engineering firms would begin design contributions from individuals. Those wishing to make a donation should email work during the summer of 2015, and that actual ground-breaking would take place in donatecfe@gmail.com or call 305.335.7555. 16

LIVING WELL Protect Yourself From the Sun and Bugs Without the Health Risks

A

BY BROOKE BLOOM LAM

s more and more research surfaces on foods and products and the dangerous chemicals that they often contain, parents are becoming increasingly careful about the choices they make for their families. With the summer months comes an increased amount of time outdoors and a greater need to protect our children and ourselves from the outdoor elements such as sun rays and bugs. Many believe that all sunscreen and bug sprays are created equal. We apply these products to protect ourselves, but the chemicals we are exposed to may do more harm than good, especially to children who are applying sunscreens and bug sprays daily at camps. Luckily, there are many products available that do not contain allergens, hormone disrupters and possible carcinogens. When choosing a sunscreen and bug spray, consider these options: »» Choose a mineral sunscreen over a chemical one. “In the chemical realm, oxybenzone and octyl methoxycinnamate are allergens and possible hormone disruptors,” reports Healthy Child, Healthy World, a nonprofit organization inspiring parents to protect their children from harmful chemicals. “In the natural realm, zinc and titanium, two non-toxic minerals, provide even safer and more effective sunscreening.” These minerals create a barrier on top of the skin instead of being absorbed by the body. They also protect against both UVB and UVA rays. If you’re stuck using a chemical option, look for one that contains avobenzone or mexoryl instead. »» Higher isn’t always greater. Multi spectrum products above SPF 30 and below SPF 50 are the ideal range. Very high SPFs don’t offer more protection and give people a false sense of security »» Reapply. Mineral sunscreens need to be reapplied every two hours or after being in water.

»» Avoid Retinyl Palmitate. The National Center for Toxicological Research and the National Toxicology Program have suggested a possible skin cancer link in high doses. Keep a Breast Foundation’s Non-Toxic Revolution reports, “[f]ederal studies indicate that retinyl palmitate, a form of vitamin A, added to sunscreens may speed the development of skin tumors and lesions when applied to skin in the presence of sunlight.” »» Don’t use spray sunscreens, especially on children. We are looking to reduce internal exposure of these ingredients so we certainly don’t want these nanoparticles sneaking into our eyes, nose and mouth. »» Choose a natural bug spray over a chemical one. To avoid the swarms of biting summer bugs, the most common insect repellents are DEET and permethrin. While effective in keeping the bugs away, they are not the safest options. Recent studies find that “DEET is a neurotoxin that may cause long-term health effects on adults and children. Reports have linked DEET to rashes, headaches, seizures, and other conditions,” reports Healthy Child, Healthy World. Permethrin is listed as a “likely human carcinogen” and is a suspected endocrine and nervous system disrupter. The two appear even more dangerous when used together. A proposed safer option is Picaridin. This chemical is based on pepper and although said to be slightly less effective than DEET, it is believed to have low toxicity. To avoid chemicals altogether, try natural solutions like repellents using soybean oil, or, for children over age 3, oil of lemon eucalyptus-based repellents. Natural products also lack petroleum byproducts and synthetic fragrances including parabens and phthalates, which can also be harmful to health. »» Less is more. If you do choose a product with DEET, look for a solution containing 30% or less and try spraying it on clothes instead of skin.

OUR MAYORS Back to School with the Mayors JIM CASON MAYOR OF CORAL GABLES THE NEW SCHOOL YEAR begins August 18 and areas like Coral Gables High School, Coral Gables Elementary, Carver Elementary, Sunset Elementary and Ponce Middle School all have extra traffic during drop-off and pick-up times. It’s important to remember to slow down – and to look out for kids – when driving near a school. Drivers should observe speed limits at all times, but especially around children. Here are some important tips to remember: When dropping off or picking up your child from school, only stop at the designated areas at the school. Stopping in the middle of the street or blocking traffic to drop off or pick up a student causes delays and is dangerous for students crossing a busy road. When turning left at a green light or making a right turn on red, drivers need to look for pedestrians as well as cars and bicycles. Pedestrians always have the right of

way in these situations. When a school bus stops, other vehicles must stop. Never pass a school bus that is loading or unloading children. Our dedicated police officers will be patrolling school zones during this time to ensure that all drivers are following the rules of the road. Let the school bell ring!

Palmetto Bay Park is located just off of US1 at 17535 SW 95 Ave. Last year’s event was hugely successful and we expect an even bigger turnout with even more fun. Expect loaded backpack giveaways,

Fashion in the Gardens Luncheon which will be held on February 27, 2015 at Pinecrest Gardens. The five schools’ PTAs work together to make the Luncheon a successful event. If you are interested in getting involved in the Education Advisory Committee, it is an open committee and all are welcome. “I THOUGHT I WOULD HAVE TO LIVE WITH MY PAIN AND STRESS UNTIL I DISCOVERED THIS SIMPLE YET AMAZING SOLUTION” PAIN!!! it comes in all shapes and sizes, all varieties and flavors and it doesn’t matter the time of day or year. It could be a neck pain here, back pain there, nagging headaches, you name it and you’re feeling it. It may be daily, weekly or even occasionally. You feel it driving in your car, walking in the mall, and even sitting down. You’ve tried many solutions but it always returns and shows its ugly head. You probably wonder why all your friends don’t suffer from this ... well they probably do but don’t want to let you know and the ones that do will give you their combination of pills that help them through until the next episode. Perhaps you’ve grown accustomed to the pain and discomforts. You CAN function and it’s just a matter of getting used to it. Why do you suffer from it, well the most common answer you are getting is: “You’re not getting any younger” You work out and try to eat right but continue to feel the pain and discomforts that affect your everyday life. Even your workouts and activities are limited. You’re trying to stay healthy but can’t put in the full effort because of your limited movements. You even feel your muscles tight and restricted. You probably believe the ‘not getting any younger’ saying because you can’t even pinpoint where it is all coming from. Did you know that there is a direct link between stress and pain? When there is stress, muscles will have a tendency to tense up and this tension constricts the blood vessels that flow through those muscles. When muscles are not receiving proper blood flow they will let you know by PAIN. So: STRESS CAUSES PAIN... among other things Stress is a much larger contributor to pain and ailments than you can imagine and the worst part about it is that often times you may not even realize that you are under stress. It is the cumulative effect that will get you. Here are some symptoms that are highly linked to stress; Fatigue, memory loss, jaw pain, colds and flu’s, gastrointestinal problems, asthma and allergies. Any or all these symptoms have affected your everyday life and it never fails to come when it’s the most inconvenient. Holidays, Birthdays, Anniversaries, Weddings, Galas.... Even your vacations are affected Can you believe it, I mean you’ve looked forward to it, planned all your activities and then to be limited by pain and symptoms. That’s not what you planned for, not what you envisioned and frankly it’s just unacceptable. No matter your age you shouldn’t be feeling this way regardless of what reasons, pseudo solutions, or explanations you are given. You know you are not getting any younger but you don’t have to settle for that answer, WHY? Because they’re simply WRONG. This amazing solution will change everything We’ll first talk about this change. It is not the aging process alone that causes all these aches, pains and stress. When you remove the stresses and imbalances in your body your pain begins to subside and subside QUICKLY. Not only will you experience pain relief but you will begin to realize how much you had given up or had accepted as normal that in fact was limiting your day to day life. Pain relief brings a state of better relaxation which allows your sleep and rest to be improved. It has been estimated that about two thirds of people suffering from chronic pains experience sleep disorders. Sleep is integral for health and wellbeing. It enhances your immune system and allows the body to heal and refuel, so you have the proper energy during your waking hours. Decreased tension in the muscles increases proper blood flow and helps maintain muscle elasticity and flexibility so that you are no longer limited when exercising or performing daily activities. These changes also advance exponentially because one builds on the other. So there will be marked improvements on many aspects of your health and life, you will experience BETTER: Energy, Moods, Relaxation, Sleep, Focus, and Concentration Now we can talk about this surprisingly simple yet amazing solution. We’ll tell you what’s so simple about it and later we will reveal what makes it so amazing.

You have heard the words “there’s nothing new under the sun”, well let’s see it in a little more detail: “that which has been is what will be, That which is done is what will be done, and there is nothing new under the sun. Need a little clarification; that which has been is what will be; the solution you will experience is based on technology and procedures that have been around and proven to work in and of its self, this is what will be. That which is done is what will be done; From these present day technologies and procedures is the care that will be done. There is nothing new under the sun; so in essence it is not a new technology, treatment, or procedure. At first glance it looks like you could get it anywhere. This is what is so simple. It is out there and easily accessible but... This SIMPLE Solution isn’t STANDARD, ORDINARY or COMMON Italian sausage, lean ground beef, minced onion, garlic cloves, crushed tomatoes, tomato paste, tomato sauce, water, white sugar, dried basil, salt, ground black pepper, fresh parsley, ricotta cheese, eggs, mozzarella cheese, parmesan cheese and lasagna noodles. Yes you guessed it, it’s the ingredients for lasagna. I’ll repeat, the INGREDIENTS for lasagna. Without the recipe it could be a disaster waiting to happen. Without the recipe and the right chef it could be just a standard, ordinary or common lasagna. Bland tasting, not leaving a lasting impression and possibly leaving you without a desire to have one again. A take it or leave it attitude. All the technology, innovations, procedures, and equipment are just ingredients at our disposal to bring together for administering care but unless you have the right recipe and the right chef it may just be a bland, unimpressive care that may not be as effective as it should. You see recipes are tweaked and modified, and through improvements and time they are perfected to deliver the final product. Many times they have a secret recipe that sets them apart. Yes, this simple solution is not standard, ordinary or common. The combination of technologies, equipment and procedures have been put together over the last 14 years to give lasting and effective results. This recipe is: TIME TESTED AND EFFECTIVE Why in the world would you take my word for it? I wouldn’t. I am one of the biggest skeptics out there. You see, what makes a lasagna amazing is not the chef telling you it is, but the consumers and patrons praising it, coming back for more and telling their friends. That is the true revelation between success and failure. Here are some of the AMAZING results. “…Prior to seeing Dr Blanco, I suffered severe left hand pain and occasional low back pain. I always thought that the problem was muscular but through Dr. Blanco I found that it was also skeletal. In almost four weeks of treatment all my pain is almost gone. I have found that the treatments helped me increase my flexibility and speed in karate. I used to be skeptical until I met Dr. Blanco. He has been a tremendous help for me. He is honest as well as a good listener. I am now a frequent patient and have now made these treatment’s a part of my healthy lifestyle.” -M.B. “…After I began my therapy sessions I feel like a new me. I was unable to do any physical activities prior to my sessions at the clinic, and now I can resume all my regular everyday tasks and it is all thanks to my treatment with Dr Blanco.” -G.S. “…When I called Dr. Olivio’s office I was in pain for three weeks. I suffer from fibromyalgia and have been experiencing a lot of pain. My back went out and my body was completely out of shape, and on top of this I had back surgery five years ago. I was very scared, but Dr. Olivio spoke with me and said that he could help. Not just with my back but also with the fibromyalgia. He was sure of that and he did it! My back is back to the right position and my usual pain level had lowered. I can sleep much better and I can be myself again thanks to Dr. Olivio Blanco and his team. If you are in pain, just go to Dr. Olivio Blanco’s office; you will not be sorry. The girls are wonderful, professional, nice, sweet, and always treat everyone with respect. Above all, they KNOW what they are doing. Now, about Dr. Olivio; what can I say? A wonderful team needs a wonderful leader.” -P.A. “…I want to thank Dr. Blanco and his great staff for their dedication, kindness and for taking great care of me for the last couple of months. When I started with them I was in constant pain in my lower right side of my back. As the weeks passed I have felt great and I have been pain free. The treatments and therapy does work and I am grateful. Again thanks to Dr. Blanco and the staff. May the Lord bless you guys.” -J.T.

WHAT SETS YOUR PRACTICE APART FROM OTHER LOCAL DENTIST OFFICES? We are a father and two sons. Our practice has been in the area since 1976. Having the opportunity to know and treat third and even fourth generations of the same families gives us incredible feelings of satisfaction and attachment to our community. We take pride in getting to know each of our patients personally and follow a mantra that “Nobody cares how much you know until they know how much you care!” WHEN DO YOU RECOMMEND THAT A CHILD HAS THEIR FIRST VISIT? Typically, around 2 years of age as long as the child has been seeing a pediatrician regularly and there are no oral or dental concerns. If parents have a question or concern before that point, we encourage them to bring the child in sooner. We also

encourage parents to bring their kids in before the back to school rush. This alleviates having to take children out of school for their appointment and it is a great time to get college-aged kids in before they leave town for school. WHAT IS YOUR TAKE ON XYLITOL VS. FLUORIDE TOOTHPASTE? Fluoride is incorporated into the enamel of the tooth to change the properties of the enamel to make the tooth more resistant to decay. Xylitol is a sweetener that has properties that work against bad bacteria. Xylitol is beneficial for protecting against decay but by a completely different mechanism. We don’t believe that the decision is an “either or” choice and do recommend fluoride toothpaste for children once they are old enough to spit out the excess and not swallow too much.

WHAT’S NEW IN REAL ESTATE Is Now The Right Time to Buy?

W

BY ELENA KEMPER, EWM REALTY

ithout having a crystal ball, it is impossible to answer this question with any real certainty; but, the abundance of recent developments all over Miami and South Florida have some people wondering. It is impossible to deny the shear number of new projects ongoing and upcoming that will forever change the landscape and skyline of the iconic backdrop of our beloved home. From ultra posh high rise condos, to wildly luxurious homes- new possibilities are buzzing, opening the door for both investors and home seekers. Many willing and abled buyers are racing off to the pre-sale office just to be in line for a piece of the “New Miami”. It is easy to see the market is feeling the heat, and demand is at a premium. But, it’s not just the shiny and new that has folks asking tough questions. Prices of existing homes have been increasing over time now at a fairly even paced rate. With mortgage rates fluctuating due to many factors outside of a buyer’s control, many fear the possibility of being priced out in the not so distant future. Quite simply, if I don’t buy this year, how much more will it cost me

ever apparent advantage to owning your own home. Interestingly, long time homeowners now reintroducing themselves to the market are finding themselves experiencing sticker shock over the growth in prices. With prices already higher than ever in some areas, and a never ending stream of internationally influenced buyers being added to the local pool, there might not be any time to hesitate. In a city where minutes can equal dollars, the clock is always ticking. Although we don’t have a crystal ball to see into the future, we do have our memories and can look back. If past trends are the best predictors of what is to come, it is fair to say, the future is bright for Miami. Stepping up on the map as a world class destination, this city has become one of the hottest Real Estate markets once again. As trends continue to point upward, it may be time to make a move- before it’s too late. Be smart. HEALTH & FITNESS The Basics of Food Labels BY MIKE ESTEVEZ, OWNER, PINECREST FITNESS

H

AVOID POISON, DECODE FOOD LABELS–CAREFULLY

as anyone noticed that food packaging is touting health benefits (low fat, no fat, reduced fat, no sugar added, all natural) more than ever before? This is ironic given the amount of chemicals and genetically modified organisms in our food that will slowly kill us. So many companies in the multi-billion dollar food industry compete for the hearts, minds and dollars of consumers. Over the years, this has led to our food becoming more and more processed, including the addition of multiple additives used to prolong shelf life and offer a seemingly better taste and color. Even with sometimes dangerous results. Recent studies have even shown that High Fructose Corn Syrup (HFCS), perhaps the most popular artificial sweetening ingredient, is as addictive as heroin and cocaine. I teach my clients how to read into food packaging, because cracking the code on food labels is essential to eating healthier. Ingredients are always listed on the label in descending order by weight or volume of each item. Take a look and you’ll notice that HFCS is a prominent ingredient in everything from fruit punch to cereal. Food labels and packaging can also be deceiving. For a product to be labeled as “reduced” or “less”, it only has to be 25% less than the comparable product. So, this means the bad stuff is likely still in the product, just reduced slightly, and most often replaced with a chemical so that taste or flavor is not compromised. It’s like saying that if an addict buys crack with 25% less cocaine in it, than it must be healthier. Obviously it’s not. “Fat free” and “Sugar free” claims are more red flags to look out for on labels. This is especially true when dealing with dairy products and spray oils. For example, although skim milk is labeled “fat free,” the lactose in the milk, which is a form of sugar, ends up turning to fat. To claim a product as “fat free”, the serving must contain less than a half a gram of fat. Take a look at the side of a can of the most popular cooking spray, which is 100% oil (fat), yet it is labeled as “fat free”. If you turn the can to the ingredient label you will see the obvious trickery here. One serving is equivalent to spraying the can for a negligible 1/3 of a second, and there are over 700 servings in the can! Be wary of claimed health benefits like “lowers cholesterol” and “heart healthy” as well. For a product to claim medical benefits, it only has to contain 10% of that particular ingredient. For instance, if a granola bar contains an extract that has 10% blueberry extract in it, they have the right to claim all the benefits of eating blueberries. In reality, you would have to basically eat the whole box of bars to get the benefits that a serving of real blueberries would give you. I also see this with many of the bottled teas and flavored drinks that claim to be healthy because they have natural ingredients like honey, ginger and green tea. But, read the list of ingredients and HFCS is the first thing listed. Genetically modified foods have become the norm in the food industry, making the apples larger, prettier, shinier, and longer lasting. They also contain an internal pesticide, with long term side effects still unknown. This confuses the consumer, because now there are healthy apples (organic, not as pretty, and with a lower shelf life) and GMO apples. Consumers should look for a certified organic label, which is placed on organic items, to know the product is GMO free. It’s best to purchase real whole foods with as few ingredients as possible. Look out for deli meat too, which often have heart healthy, fat free, gluten free claims, yet are injected with many chemical additives and sugars to preserve and alter the taste. So, here are a few rules to shop by: Don’t shop hungry. Try to shop only the perimeter of the store; the inside aisles usually contain most of the processed foods. Read labels on cans or boxes of a particular product next to its comparable product -you will notice a difference of several hundred calories. Challenge yourself to buy food for you and your family that is as whole as possible, with the least amount of ingredients. The food industry will respond! Because of consumer demand, there are more organic products today, and they are eliminating HFCS, MSG, steroids and much more. So, vote with your dollars! You can make a difference! ASK THE EXPERT Why Metal Roofing is THE Choice for Southern Florida Homeowners

W

BY FRANK ISTUETA, OWNER, ISTUETA ROOFING

hen someone considers how a home keeps cool, the most common thing that comes to mind is air conditioning. But the first real line of defense against the heat is the home’s roof. And a hot day in the life of a good roof should include reflecting – not storing and absorbing – the sun’s rays. Traditional shingle and even tile roofing materials hold and transfer heat. Most conventional roofing products will hold heat, and even transfer it downward into a structure, while metal roofing will reflect heat upward and away from a building instead. Metal roofing is quickly becoming the most popular type of roofing among South Florida homeowners, and currently accounts for about 10-14% of all re-roofing projects in the United States. They are most popular in Southeastern states, like Florida, where tropical storms are a threat. There are several reasons why they are growing in popularity. First, homeowners are not as transient as they used to be. More and more homeowners are choosing to stay in their homes as they age. Metal roofing is the most durable of all types of roofing, sometimes lasting up to 30, 40 or even 50 years. Knowing that they probably won’t ever have to replace their roof again gives homeowners real peace of mind. Other reasons include the following: Strength & Durability Benefits. Metal roofs are better built to withstand severe weather conditions, as they have the highest wind resistance rating compared to all other types of roofing. Additionally, they do not absorb water and moisture, and will not crack or peel. They are also resistant to mildew, decay and especially rust.

Cost Benefits. Initially, metal roofs will usually cost more than other roofing types. But there is a high return on this investment through reduced energy and maintenance costs. Homes with metal roofs can save up to 15% a year on energy costs. Also, homes with metal roofs are known for their higher resale values. Safety Benefits. Those benefits include fire and high-wind resistance, plus the strongest performance of all roof types under severe weather conditions. One of the greatest advantages of metal roofs is that they are fire-resistant. Environmental Benefits. Almost all conventional roofing products are asphalt-based to some degree and are therefore non-recyclable and harmful to the environment. Metal roofing isn’t made with any asphalt material and is 100% recyclable. Energy Efficiency. Metal roofing is a popular choice amongst South Florida homeowners as it reflects a considerable amount of the sun’s energy. This, in turn, may help people save money throughout the life of the roof in respect to energy and cooling costs. If people opt for a highly reflective color of metal, it can allow for up to about 20% reduction in air conditioning operating costs during the summer. Metal roofing can also reduce the homeowner’s insurance. Design Benefits. There are many color choices and design schemes available in metal roofing materials. Metal roofs are available in almost any color, and copper metal brings a special accent to the home design and is a favorite amongst designers and architects. As a homeowner in South Florida, an investment in metal roofing for your home is definitely the wisest choice you can make.

MUSIC NEWS Music: An Important Part of Every Child’s Life

S

BY PENNY DANIELS

ummer is almost over. The summer parades – floats, horses, fire trucks, clown bands and marching bands – will soon be a thing of the past. And then, school will start. Our children will be rushing into the classrooms to see their friends – laughter and fun begins. But what classes did they register for? Is band one of them? Music is an important part of every child’s life. But few children have the chance or take the opportunity to learn the language of music, to read it, to feel it, to play it. Your child has that opportunity this Fall as they start back to school. Class schedules can be changed, and it is never too late!

Band is unlike anything your child has done before. It gives them experiences they will remember throughout their lives. There are people that believe band is for “nerds,” but this can’t be further from the truth. Athletes, honor society members, and other student leaders, join a school band each year and learn valuable life lessons. Band is both an individual and group activity. Alone, practicing music is hard and rewarding. But together, with other band members, magic happens and music is made. Music is one of the few academic disciplines that involve multiple forms of learning, while building positive self-esteem and worth. Just listening to music is enjoyable, but playing it is even better! Participating in band gives all children the chance to be part of a team. There is always 100% involvement and commitment. There is no “second string” or “sitting on the bench.” Everyone takes part in the success! Skills gained through music instruction include discipline and the ability to analyze, problem solve, communicate, and work cooperatively with others. Students who participate in school bands are less likely to be involved with drugs or alcohol.

A child who learns to perform music develops an entirely new dimension in their life. Music is the universal language, and after band, children will have a whole new perspective for music and teamwork. They will appreciate its value and the time commitment to make music. There is no time like the present to learn music and join the school band – whether it’s elementary, middle or high school. Give the gift of music to your children – whether the instrument is purchased or leased, it is a gift that will last a lifetime.

B

ack to school can be an exciting time for students, especially if they are shopping for dance attire! There are certain things to keep in mind while shopping, that will ease the process. To begin, if the dance teacher gives a dress code, please adhere to it. In most cases, the students are going to get grades for their uniform, and you don´t want the first week of school to start off on a bad foot! When buying tights, buy one size bigger. This little trick will keep them from ripping easily, since they are not stretching to their limit. This will also make it easier to pull them up to underneath the chest, so they can be used as a body liner. If possible, buy two pairs. In case one does happen to rip, another pair will come in handy. Another helpful tip is to carry clear nail polish in the ballet bag. A little drop of the nail polish can help stop a small run in the tights, which will prevent the rip from forming. Ballet slippers should be purchased in the correct size. It is not a good idea to buy a size larger with the intent of growing into them. Every time the foot is pointed, the extra space will create a baggy area in the front, and the teacher will not be happy with this. Don’t worry if the slippers seem tight for your child, as most slippers tend to loosen up a little. Be sure to put your child’s name INSIDE the slippers, and not outside. This will prevent everyone from trying to “read” the shoes while they are dancing. When it comes to a leotard, some dance teachers allow any style of black, instead of a uniform. Try to buy styles which look good on your child’s body. For example, if they are going to use a bra with the leotard, look for leotards that have thicker straps, to hide the bra straps. It is also a wise idea to have them do some dance movements in the leotards they are trying on, to ensure that the leotard will stay in place, and to be sure the overall fit is comfortable, especially when doing cambre! If your child is attending after school dance class, remember that their leotard and tights are just for the studio, not for the street, so make sure they wear some clothes over their leotard and tights. Besides, after class their bodies need to stay warm while recovering from the exercise. Some suggestions of clothing they can wear on top of their ballet clothes are skirts, bloomers, jazz leggings, dance sweaters, dance shirts, or warm up garments like a jumpsuit. Most of these items will last them forever! If you are a mom or dad of a little girl ready for her first ballet class, you can get a basic black or pink leotard. Some of the leotards come with attached skirts, which make it easy for their age. The full sole ballet slippers will also work fine for their first time lessons, since they protect the arches more and will help to improve their strength. Do you want to know if your little girl or boy is ready to dance? I will be writing about this topic in the September Edition of The Florida Villager. Miss Gaby is now devoted to her research on Pointe Shoe Fittings to decrease the rate of injuries in Ballerina’s feet. She is a member of the International Association of Dance Medicine and Science (IADMS). Gaby keeps files and statistics from more than 3,000 ballerinas all over the world. MEET ONO AND LOCA

no, a four year old female Labrador/bull-dog mix, and Loca, a one year old female calico/tabby mix, are best friends. Ono’s favorite toy is her blue rubber ball. Loca’s favorite toy is her little plastic ball that has a bell on the inside and a feather on the outside. Ono loves to run and play fetch. There really isn’t anything she dislikes. Loca likes to hunt out in the backyard and take long cat naps in the afternoon. However, their favorite thing to do is be with each other. Ono brought Loca home to us as a very sick kitten, nursed her back to health, and has been by her side ever since. Like mother like daughter, an inseparable bond these two have.

PET CARE The Facts About Heartworm Disease in Dogs

P

BY DR. MARIANNE CERDA

ools, BBQs, SPF and bug spray pretty much sums up summers in Miami. Not to mention the unpredictable daily downpours. This warm humid environment that attracts so many tourists per year, unfortunately also attracts so many mosquitos. I for one know first hand the annoyance of our dear mosquito friends; the bites, the unbearable itchiness and the embarrassing welts left strategically placed in the middle of my forehead! However, it’s these pesky mosquitos that also transmit deadly diseases such as malaria, dengue and chikungunya. The Johns Hopkins Malaria Research Institute estimates 300-500 million infections and over one million deaths each year. Humans aren’t the only target. Rather, mosquitos contribute to the death of hundreds of dogs annually due to their role in spreading heartworm disease. It is our duty, as responsible owners, to protect our 4-legged loved ones all year round. Education is key. It is important to understand the life cycle of the heartworm and the consequences of infection. The heartworm, or Dirofilaria immitis, undergoes larval changes inside of the mosquito until it reaches its “infective stage.” At this stage, the microfilariae or baby worms are transmitted via a mosquito bite. Once infected, the microfilariae will make their way over time from the skin to the dogs’ circulatory system. Eventually, these baby worms will mature into adult heartworms, growing up to 14 inches long! The adult heartworm, as the name suggests, makes it home in the pulmonary artery of the heart. It is here where reproduction occurs. Once the artery has reached maximum worm burden capacity, the adult worms will expand their real estate needs to include the chambers of the heart. Not only does the presence of the heartworm cause physical blood flow blockage, causing the heart to work harder, but it also generates a strong inflammatory response and a tendency for blood to inappropriately clot. While all of these changes are going on inside of an infected pet, changes on the outside are few to none. Heartworm disease is commonly diagnosed incidentally on an otherwise healthy dog. Early on, many dogs show little or even no symptoms! Therefore, it is imperative that dogs get screened for heartworm disease yearly with their annual examinations. As the infection persists, clinical signs associated with the disease include but are not limited to: a mild persistent cough, exercise intolerance, lethargy or collapse, decreased appetite and weight loss. In the later stages of infection, as the worm burden overwhelms the hearts capability to pump blood, a pet may experience sudden labored breathing, pale gums, dark urine and death. Treatment for heartworm disease is patient dependent and begins with assessing the pet’s risk according to 4 stages. Blood work and chest X-rays will allow your Veterinarian to stage your pet and verify if any concurrent health factors are present secondary to the heartworm disease. Treatment is lengthy, expensive and multifaceted to include clearing all stages of the heartworm. Adult worms are killed using Immiticide, the only FDA approved product. Immiticide is an arsenic-containing product that is delivered by a series of deep intramuscular injections. If a pet is diagnosed at a stage 4, the most advanced clinical presentation, surgical intervention by means of entering the jugular vein and physically removing the adult heartworms is warranted. All dogs are at risk for heartworm disease, regardless of lifestyle. The Labrador that frequents dog parks is just as likely to come in contact with a mosquito as the Yorkshire Terrier on her way to the groomer. Therefore, prevention is key! Heartworm prevention is available by prescription in oral tablets/chews, topical oils or even by injection. All of these options work by eliminating the immature stages of the parasite. Heartworm prevention scheduling is extremely important and must be given monthly, so note your calendars accordingly. Our pets bring us so much joy and happiness, so why wouldn’t we want the best for their health?

re you ready for some football…summer training camp style, that is? Possibly nowhere is this experience more enthusiastically embraced than in the home town of what may perhaps be the NFL’s most unique football franchise. Imagine a major league sports team in a city with a population of just a little over 100,000. That’s what you’ll find in Green Bay. This picturesque, little town located in the northeastern corner of Wisconsin, is worth a visit for reasons far more numerous than the football team. But, the Packers is a good place to start. While every sports team has its ardent supporters, this thing the locals have for the Packers is something totally unique. While most sports franchises are controlled by a sole owner, or by a corporation, this is a publicly owned non-profit operation. Through a series of stock sales, beginning in 1923, the team, now boasting more than 300,000 owners, has remained financially viable even in the era of free agency. In Green Bay, the citizens are not just fans; they are the owners. And this arrangement ensures that the franchise will never, ever leave town.

Even if you’re not a fan of the Packers, you’d likely find their summer camp quite fascinating. On training days, the neighborhood kids ride their bikes to Lambeau Field to greet the players, who train just two blocks away from the stadium. In keeping with a longstanding tradition, each player selects a bike from the gaggle of adoring, young fans, and rides that bike over to the training camp, with the excited youngster following along. Bragging rights go to the kids whose bikes are chosen, but it’s not about who has the biggest bike. After all, this is Green Bay, where being bigger is not necessarily better. Case in point: During a visit to the camp last year, one player was observed trying to pedal a small bike offered by one of the younger kids. Unable to navigate the tiny bike, the player finally gave up, slung the bike over one shoulder, put his arm around the youngster and together they walked to the camp. In today’s world of exorbitant salaries, and equally exorbitant egos among so many star athletes, such endearing scenes harken back to simpler, gentler era. If you want to be an eyewitness to that era, just grab a lawn chair, come on over, and sit a spell. There’s a lot about Green Bay that may have you harkening back. Here are just a few suggestions: BATTER UP – Although this is definitely a football town, Green Bay is also home to the Bullfrogs (GreenBayBullfrogs.com). When the collegiate baseball season ends, many of the players choose to spend the summer playing for the Bullfrogs or one of the other teams in the Northwoods League. Of course, they would jeopardize their NCAA eligibility if they were paid. They play for the love of the game. RIDE THE RIDES – Do you remember the amusement parks of yesteryear (before Disney)? Those memories may come rushing back when you visit Bay Beach Amusement Park. You will especially want to ride the Zippin Pippin, a replica of Elvis Presley’s favorite roller coaster. Let your kids discover the thrills of the Tilt-A-Whirl, and the Scrambler. FUN ON THE WATER – Located right on the Bay, and about 30 minutes east of Lake Michigan, the Green Bay area offers a variety of water-related activities, including fishing, boating, and swimming. Want to know more about all that this nostalgic, little town has to offer? Visit GreenBay.com and TravelWisconsin.com. Steve is an editor and writer for a Central Virginia lifestyle magazine. New Year: A Better You

S

Rosh HaShanah S E P T E M B E R 24 - 26, 2014

BY RABBI JAIME KLEIN AKLEPI

ometime during the summer you may hear a Jewish person ask: “Are the Holidays early or late this year?” Or, you may hear someone say: “The Holidays are so early this year!” What are people talking about? The Jewish Holy Days of Rosh Hashanah, the Jewish New Year, and Yom Kippur, the Day of Atonement, fall every year on the same days – in the Hebrew calendar. That is the 1st of Tishrei for Rosh Hashanah, and the 10th of Tishrei for Yom Kippur. However, the Hebrew calendar is an adjusted lunar calendar and follows the cycle of the moon, about 28 days. Because the calendar is adjusted, Jewish holidays usually occur within a month of each other from year to year. So, Rosh Hashanah and Yom Kippur fall in September or October, and can move around within that time frame. When Rosh Hashanah falls in early September – “the Holidays are early.” But, the High Holy Days are never actually too early or too late, we are just not ready for them. I don’t mean the external readiness of shopping and preparing festive meals, or buying something special to wear in honor of the Holy Days. I mean the internal readiness, the self awareness needed to begin a new year.

The Jewish Holy Days are about a celebration of creation; sometimes we refer to Rosh Hashanah as the birthday of the world. As we celebrate creation, we accept that each of us is created with a diving spark, and the ability to reflect on our lives, behaviors, actions, and goals, and then to make appropriate changes. Human beings have unique characteristics of reason and understanding which enable us to have the power to change. On Yom Kippur, we acknowledge the importance of our human relationships and ask forgiveness from those we have hurt. There is no intermediary; the responsibility of our actions is ours alone. The Holy Days are a time of celebration and solemnity, looking at our past and preparing for our future, in self-reflection and together with others in a worship community. We begin to examine our lives and ask our selves important questions. We need to be aware of how we used our time, did we live honestly and with integrity, were we too critical of others and easy on ourselves, did we make healthy choices, or were we slaves to old habits? Answering questions like these should lead us to action. The resolutions we create should answer the question: “What can I do to be a better person?” As we celebrate the Holy Days we will discover all that is within us to change for the better, create warm and loving relationships and find more meaning in our lives. Join me in exploring your opportunity for your own personal and spiritual growth this High Holy Day season with our Bet Breira Samu-El Or Olom community. We welcome you into our Temple family where you can choose to participate in Reform or Conservative services as well as Children’s and Youth Services and programming. THE MINDFUL DIVORCÉE I Want My White Knight (and the Horse Too)

L

BY DEBBIE MARTINEZ, DIVORCE COACH

adies, ladies... we have some talking to do. A white knight and the horse? That’s quite a bit of pressure to put on a man. Unfortunately, it’s pretty common for a woman going through a divorce to be looking for just that. The truth is that no one can save you but yourself. So, let’s address this Cinderella Complex. First coined by Colette Dowling, a woman with a Cinderella Complex has repressed fears and attitudes towards independence, which causes them to deny their own abilities. They are women who are always looking for external events to transform their lives, and want to be saved from real or imagined hardships. In essence, searching for her Prince Charming. To rely on another for your financial and or emotional security is only an illusion. If you feel that you need a white knight, then you are in effect telling yourself you are a damsel in distress. Come on, Ladies... That might look romantic in Disney, but have you ever asked yourself what happens to the damsel he “rescued” when he leaves to rescue another one? She’s right back where she started; waiting for someone to ride up on a horse. And so the pattern continues. You are the only one that can save and complete yourself, and independence is the key. This is not something that can be gleaned from others, but can only be developed from within. Facing the fears of your new single life, learning to be your new best friend, becoming self-reliant, modeling the meaning of resiliency to your children, and experiencing new things on your own will lead you down the path to independence. Your divorce experience, if you allow it, will teach you how to complete yourself, and thus become your own knight in shining armor. Another angle to look at in the Cinderella Complex is your criteria for relationships.

If your sole criteria are based on how this person is going to rescue you, then you are potentially selling yourself short. Women mostly want to be rescued for emotional or financial reasons, as they see those synonymous with feeling safe and secure. If that is all that you are looking at, then your version of an “ideal” man is skewed. What about the guy who doesn’t meet your financial expectations but is great with your kids, works around the house and is true blue? He is worth a second look. But you are focused on the guy who lavishes you with presents, choosing not to take into account the fact that he can’t take the time to meet your kids, and flirts with every woman he meets, only because he can rescue you financially. The lesson here is simple; lose the damsel in distress mentality by becoming independent. Once independent, your criteria for your Prince Charming will change. Divorce did not rob you of your life because it took away your sense of safety and security. It just might have saved it by forcing you to face your fears of independence, and opening up the way for you to find someone who you are truly compatible with. If you don’t get out there and make your life happen as an independent woman, instead of getting the white knight on a horse, you just might be getting a horse thief. LEGALLY SPEAKING Mortgage Lender Myths They Want You To Believe

M

BY OMAR J. ARCIA, ESQ., FORECLOSURE DEFENSE AND BANKRUPTCY PROTECTION ATTORNEY

ost mortgage lenders and servicers are taking advantage of the public’s sense of desperation and lack of information to strong-arm homeowners into signing one-sided loan modification agreements. Prior to signing any loan modification agreement or making any other significant decision affecting your home loan, it is critical that every homeowner be fully aware of the following “myths” that most mortgage lenders want you to believe. Myth No. 1: If I signed for a bad loan, I have to suffer the consequences of that decision. In reality, federal and state laws impose severe penalties on lenders that engaged in predatory lending practices. These penalties include cancellation of the entire loan and/ or a refund of all payments made by the borrower, including any down payment. More importantly, these penalties and remedies related to the original loan transaction may even be available against your current lender. Myth No. 2: Once a foreclosure is filed, the bank can immediately seize your bank accounts, garnish your wages and/or repossess any vehicles you own to satisfy your mortgage debt. Florida law prevents any lender from seizing any assets until after a final judgment of foreclosure, and only after authorization from the Court is obtained to satisfy a “deficiency judgment” (i.e., the difference between the amount owed to the bank and the amount for which the property sold at the foreclosure sale). Myth No. 3: If you are negotiating a loan modification with your lender, they cannot proceed with a foreclosure of your home. This is absolutely false. Actually, lenders can and will use the foreclosure process, especially during a loan modification application, as a means of coercing the homeowner to accept a one-sided loan modification agreement that may even contain a provision where the homeowner gives up all defenses and claims he/she may possess against the lender. Don’t sign any modification or forbearance agreement without first consulting with a qualified attorney in the area of foreclosure defense. Myth No. 4: The lender will act in good faith to offer you the best terms possible during a loan modification. In actuality, the lender’s only concern is their “bottom line.” If the deal does not make sense financially to them, they will force you to accept a one-sided loan modification agreement, or attempt to force you out of your home through a foreclosure process. Most importantly, never assume what you are being told by the mortgage company is the complete truth. Detailed explanations of different options available to homeowners in foreclosure, or at risk of foreclosure are discussed in a new instructional DVD developed by the Arcia Law Firm entitled “Fight For Your Home.” If you mention that you heard about the DVD through this magazine, you will receive a complimentary copy during your consultation to discuss your case in detail with a member of our qualified legal team. If you are struggling to make your monthly mortgage payments, or if you just received a foreclosure summons, contact the Arcia Law Firm today at 954-437-9066 to schedule a free consultation, or visit www.arcialawfirm.com for more information.
