CITY OF CORAL GABLES REGAINS AAA CREDIT RATING FROM S&P Standard & Poor’s Ratings Services raised its rating on the City of Coral Gables issuer credit rating (ICR) to AAA thanks to strong management actions. This is the highest credit rating offered by S&P. Coral Gables is the only Miami-Dade municipality with AAA bond ratings from both Moody’s and Standard and Poor’s. “The upgrade is due to the city’s strong management that has actively rebuilt its general fund balance while adopting policies to ensure reserves remain very strong and address its underfunded pension system,” said Standard & Poor’s credit analyst Hilary Sutton. According to S&P, the City of Coral Gables has a strong budgetary performance, with operating surpluses of 2.7% of expenditures in the general fund and 11.4% across all governmental funds in fiscal 2015. “It is also a tribute to staff not only in Finance but citywide as we maximize finite resources while insuring efficiencies and best practice performance,” said Coral Gables City Manager Cathy Swanson-Rivenbark.

GABLES HONORED WITH REAL ESTATE AWARD The Greater Miami Chamber of Commerce presented the 2016 Real Estate Achievers & Leaders Award to the City of Coral Gables. The recognition was given at the Real Estate Summit which took place on March 10 at Jungle Island. The City of Coral Gables was honored for being a real estate community leader and for its unique approaches to foster smart development. Coral Gables has implemented successful initiatives such as the Mediterranean bonus to encourage the creative use of architectural styles, various joint public/private ventures such as Gables Grand and the Village of Merrick Park, the development of mixed-use public parking garages like the Museum Garage, and other projects for the revitalization of Downtown Coral Gables like the upcoming Miracle Mile & Giralda Streetscape.

REMOTE CARE FOR STUDENTS Nicklaus Children’s Hospital, part of Miami Children’s Health System, is partnering with Miami-Dade County Public Schools (M-DCPS) in a pilot program providing telehealth consults to support assessment of children who exhibit health issues while at school. The pilot program, offered at four M-DCPS schools, will connect school-based nurses and their patients with advanced care providers at Nicklaus Children’s Hospital via a secure audiovisual connection. Using audio and visual tools, the hospital-based providers are able to assess certain conditions of the skin, ears, eyes, throat and lungs to help determine if the child is well enough to remain in school. When appropriate, a prescription can be submitted to the pharmacy of choice, supporting families in obtaining treatment at the earliest opportunity. Participating schools include W.R. Thomas Middle School, Southwest Miami Senior High School, Richmond Heights Middle School and Airbase K-8 Center for International Education.

T HE PHIL ANT HR O PIST A person who seeks to promote the welfare of others, especially by the generous donation of money to good causes.

A HIP Education BY ANDREA CARNEIRO

NAME:

Risa Berrin Founder and Executive Director, Health Information Project (HIP) BACKGROUND: Miami native (and Palmetto Senior High alum) Risa Berrin can call claim to many titles: law student, journalist, health educator and guardian ad litem. But when her various roles post-graduation exposed a lack of innovation in school health education she took on one more: founder. “I realized that teens were dealing with serious issues and they were not equipped with proper information or resources to make responsible, educated decisions about their health,” says Berrin. “I originally thought that I would find an organization nationally and see if they were interested in expanding to Miami. Unfortunately, there was no such program in existence… So many of the programs I looked at were dependent upon adults from a community doing work in the schools. I wanted the teens to take responsibility and address these issues themselves.” ABOUT HIP: Founded in 2009, HIP trains high school students to create school environments where talking about health is safe, acceptable — and mainstream. Today, the organization has a presence in all of the public high schools in Miami-Dade County as well as Gulliver Preparatory School. “In this school year alone, HIP is educating 30,000 ninth graders and providing health resources for 120,000 students in 45 high schools in Miami-Dade County, which is the fourth largest school district in the nation,” says Berrin, who works alongside sister Valerie, the organization’s director of operations. “I am completely blown away by this incredible movement that has been created by the young people in this community. When given the opportunity, kids can step up and do amazing things.” THE IMPORTANCE OF EDUCATION: HIP calls their approach simple-empowering student health ambassadors to tackle the health crises of their generation, bringing a new face to the school health model and reaching teens who may not be as receptive to teachers or parents. With peer educators trained in public speaking, classroom management, curriculum knowledge and leadership skills, topics covered can include depression, anxiety, eating disorders, stress, sexual assault and obesity. “These conversations are literally saving lives every day at our schools,” says Berrin, who can recount one particular story of a young girl stuck in a difficult family situation who self-medicated with prescription and recreational drugs and cutting. After joining the HIP chapter that came to her school the young woman became a peer health educator. “She realized that she was not alone, that there was help at her school and in the medical community and that teachers and fellow students could support her,” says Berrin. “She also realized that she could help other students, something she could have desperately used as a ninth grader. This young lady became the HIP president at her school, is currently in college and is studying to be a policewoman.”

FUTURE PLANS: Berrin and her team recently celebrated at a March HIP Day event with all 1,200 11th and 12th grade HIP peer health educators from across the entire school district at UM’s BankUnited Center and hopes to build on their success--and cost-effective model (“It utilizes an inherent labor force in a school--the kids!”)-- by expanding nationwide. Says Berrin, “HIP should be a part of every high school..”

‘‘

HIP is addressing relevant, critical health issues that are facing all teens— regardless of whether they live in Liberty City or Pinecrest, Hialeah or Homestead.”

A New Cure For A Common Problem

A

FFECTING ANYWHERE BETWEEN 20 TO 45 PERCENT of middle-aged and elderly women (according to the North American Menopause Society), vaginal atrophy may be the least talked about, yet most common, problem for women of a certain age. Now there is a solution! The Mona Lisa Touch is an FDA-approved medical laser available for use in the U.S., replacing past treatment options such as hormone therapies, which are often laden with side effects or contraindications. So what is the Mona Lisa Touch and how does it work? Here’s what you need to know. WHAT IS VAGINAL ATROPHY AND WHAT CAUSES IT? Vaginal atrophy is a condition often coinciding with menopause in which the vaginal walls thin and dry out, creating issues with urinary functions, dryness and tightening as well as pain during sexual intercourse. Though often painful and frustrating for sufferers, few women ask for help –or know it exists. HOW DOES THE MONA LISA TOUCH WORK? The medical laser works similar to other laser treatments, counteracting the atrophy by stimulating collagen

production inside the vagina rather than altering hormone levels; essentially rehydrating, reviving dead skin and improving the condition of the vaginal walls. WHAT DOES THE PROCEDURE ENTAIL? Patients will receive three treatments spaced about six weeks apart. Each procedure takes only a few minutes to perform. The procedure is done in-office (patients feel only a small vibration) and requires no anesthesia or painkiller, with patients able to resume sexual intercourse after about 48 hours. After the three treatments, some patients may return for annual maintenance. HOW FAST WILL PATIENTS FEEL THE RESULTS? Many patients experience symptom relief after just one treatment and almost all feel a difference after the second. IS IT SAFE? A multisite study was conducted by two leading Urogynecologists who are experts in the field of post-

menopausal gynecologic health; and recent results from a trial on postmenopausal women and breast cancer survivors showed positive results and high patient satisfaction. HOW CAN I GET MORE INFORMATION? For more information and to see if you are a candidate for the Mona Lisa Touch, contact Ana Bueno, R.N. at South Miami Women’s Health / Drs. 10 THINGS TO KNOW ABOUT CISCA CONSTRUCTION BY ANDREA CARNEIRO

C

ISCA CONSTRUCTION CEO FRANK BALLESTE has an innate sense for the construction business, working his way up from broom-pushing apprentice to CEO of a multi-million dollar company. His knack for (and experience in) hiring, budgeting, timing and, yes, even interior

design has drawn nationwide praise and recognition, but there was one thing that tripped up the businessman for a brief moment in time: naming his company. Originally dubbed “FGF Construction,” Balleste soon realized it wasn’t the best choice for his burgeoning business. “That name was horrific,” says Balleste

with a laugh. Today, Miami-based Cisca (renamed for Balleste’s beloved grandmother, Francisca) is making the move back into a residential focus while balancing their commercial clients (think CVS, Walmart and Miami-Dade College). Here are 10 things to know about Balleste and the Cisca team.

5.

2.

THEY ENJOY THE CREATIVE PROCESS.

CISCA IS ALWAYS IN CONTROL.

1.

IT’S A TRUE PASSION THAT DRIVES THEM. For Balleste, the passion took hold more than two decades ago, propelling him up the ladder and into his ultimate dream of owning his own company. “I love this business. I cherish it,” says Balleste. “I think about it every five seconds of the day.”

One of the things Balleste is proud of is Cisca’s knack for shaking up industry norms. Rather than subcontract work out to plumbers, roofers and others, Balleste went about getting licenses in each area and then buying out companies to join the already-established Cisca. “I have 90-plus employees, from electricians to drywall to painters,” says Balleste. “Now I’m in control of my schedule and my budget. I don’t sub anything out and I don’t wait on anyone.”

4. 3.

THEY HAVE A SOLID MOTTO. Balleste says being in control (#2) allows Cisca to be more precise than others when it comes to schedules, timelines and budgets… a benefit that he rolled into a (succinct) company motto: “On time, on budget and no b.s.”

6.

7.

With clients needs at top of mind, Balleste is most passionate about the people he works with, giving every potential employee a 50-question test at the beginning of the hiring process. Question one? “Can you read a tape measure?” He also values loyalty—citing how many of his employees have been approached by other companies and choose to stay with Cisca. “I want everyone to be happy when they’re driving into work, knowing they have the ability to grow within the company, and that they like their job,” he says. “They know I’ve got their back.”

“Contractors have bad name,” says Balleste, who personally approves every estimate that comes through the company. “They take deposits and never come back or have false insurance. I’ve seen it all. I want to bring a different breed of contracting to people.” That means keeping licenses and documents in order and up-todate (Cisca is a state-certified general contractor) and giving clients straight talk on pricing and timing. “I’m not the cheapest guy or the most expensive guy, but I’m the guy who’s going to do it right the first time,” he says. “Trust me, you would rather pay it once the correct way.”

THEY SPEND A LOT OF TIME ON HIRING.

THEY ARE INVESTED IN EVERY PROJECT. Though he started in residential, Balleste’s roster of commercial clients kept him busy in that arena for many years, making Cisca’s refocus on residential even more exciting for the owner. “I love it, I like dealing with the client,” he says. “You put yourself in their shoes and realize that [the home] is like their child. I build like I’m doing for myself.

THEY’RE HONEST.

It’s not all numbers (more on that later) for Balleste and his team; the seasoned builder says he truly enjoys the more creative aspects of his job, whether than means collaborating with owners on a paint color or drapery, or bringing in his in-house architect to find clever solutions to challenges. “That’s just another piece of the puzzle I can give the client,” he says. “We can sit down and see what the needs are, go back and forth. We can bounce ideas off of each other and create solutions.

9.

THEY REMAIN HUMBLE.

8.

THE JOB’S NOT OVER UNTIL IT’S OVER. Balleste takes pride what he calls his “punch-out” team, a three-man operation that thoroughly inspects every job at the close of construction. “They have a 25-to-30 page list,” he says. “They’re looking at everything. Drywall, skimming the wall, cuts of the baseboards… every detail. I’m blessed to have them.”

Not one to forget his beginnings (“When I was starting out I would have changed one shower tile if I had to.”), Balleste says small connections can lead to larger partnerships. He cites one homeowner in Pinecrest who came to Cisca after four other contractors came through, damaging the bathroom and costing the owner in excess of $40,000. “I’ll never forget it. We did the project in two weeks and cleaned up all the other work that had been done,” he says. “From that little job we’ve gotten millions of dollars in work and referrals.”

10.

THEY DO IT ALL. Steering back into residential work is also exciting for Balleste and the Cisca team as it opens up various ways to keep the job exciting and inspirational. From interior and exterior renovations to additions, older homes (Balleste says he has done many restorations in Coral Gables) to new construction smart homes, Balleste says he loves every minute. “We do everything from A to Z,” he says. “I’m always pushing myself.”

HE CITY OF CORAL GABLES HAS FORGED EXCELLENT relationships with cities from around the world through its Sister Cities program, which is designed to create opportunities for cultural, educational, and economic exchanges. One of our oldest sister cities is La Antigua, Guatemala, a city that shares our appreciation for high quality of life and beautiful architecture. Last month, the City of Coral Gables donated a retired fire truck to La Antigua, Guatemala. Before making this donation, our Coral Gables firefighters diligently trained their counterparts from La Antigua on how to operate this 1987 fire truck which has been part of the Coral Gables fleet for 25 years. This collaborative effort was made possible thanks to the involvement of the City of Coral Gables International Affairs Coordinating Council, the Trade Commission Office of Guatemala, and the United States Air Force which facilitated the shipment of the truck from Homestead Air Reserve Base to its new destination in Central America. Our City is proud to strengthen this international bond between cities. R E AL ESTAT E TALK

An Open Letter To Buyers and Sellers BY FRANK DEVALDIVIELSO

Dear sellers:

Staging your home pays. With the onset of the spring market, buyers have more choices than ever to select their home. In working with buyers, we find that they are very much influenced by the curb appeal, the condition of the home, the cleanliness and space. Recently, a buyer expressed that the seller’s’ lack of attention to keeping the home clean translates in his mind to a home that has not been maintained properly and probably has major issues underneath the mess. He never really “saw” the house for all that it offers and instead left frustrated asking to see another home. If you’re in the market, take the time to show off your home in its best light. Or, be prepared for a low ball offer. Gain objectivity and compare the curb appeal of your home with others that are on the market. Go through your house as if you were a buyer (easier written than done). Remember why you bought your home and make sure that part of the home shines through. Uncluttering…when it doubt, throw it out, sell it, store it or give it away; a cluttered house feels smaller than it actually is. The opposite is also true. Which works better for you? It really does come down to time and money. Put in the time, you’ll sell better and faster. Don’t and your home will sell for less. When an offer comes through, it’s usually the best offer the market will yield. It’s usually one that you can negotiate to get it closer to the point where it makes sense to sell. So many times sellers react emotionally to later realize they should have engaged with that first offer. Why must a seller lose out on an offer or two before recognizing fair market value?

Dear buyers:

There is no perfect home that will meet all of your criteria. That is part of the beauty of owning your own home. You can make it perfect for you, once you own it. Homes are like people in that they are wonderful and have flaws. Come into a home with an open mind and think of how you can make this house work for you and your family. Focus on what will work instead of all the flaws. Chances are that the flaws can be overcome and the overall features and benefits of the home outweigh them. After all, so many families before you made this their home, right? Buyers usually take time in understanding the market and have to see many homes to get there. Inevitably, that house they saw the first day that was a fit, is now sold. Every house from here forward will be compared to that one, but that is gone… so, it’s time to manage expectations and adjust. You can make a house perfect. You can never change the location. What gives? Why must a buyer lose one or two homes before realizing fair market value? The market has flattened and there is currently sufficient inventory for five-to-six months based on the current demand in the neighborhoods that The Florida Villager is distributed to. Pricing is very important as well as the condition of the home. That never changes. Frank DeValdivielso, a member the Miami FL Team and The Keyes Company, is based out of 2423 Le Jeune Road, Coral Gables, FL 33134. TOP 10 Mistakes Parents Make When Naming Guardians for Their Children BY LESLIE V. MARENCO, ESQ.

I

F TRAGEDY STRUCK, WHO WOULD CARE FOR YOUR CHILdren?? Many young parents believe the misconception that estate planning is only necessary for the elderly, not realizing the importance of setting up proper planning for their children in the unfortunate event something happens to them. If you have a child under the age of 18, you need a Will and other documents

1 2 3 4

NAMING ONLY ONE POSSIBLE GUARDIAN. What if something happens to your first — or second — choice? Ideally, you should have at least three alternatives.

NAMING A COUPLE AS THE GUARDIAN. Naming a couple to serve as guardians without indicating what should happen if the couple divorces or a partner passes away - It’s important to consider all the circumstances that could arise once your minor children are in someone else’s hands. Parents with more than one child could be looking at a span of 18 years! If you nominated a married couple who later gets divorced, would you still want either spouse to serve alone?

NOT DECLARING THAT YOU WANT ALL YOUR CHILDREN TO CONTINUE TO LIVE TOGETHER. If you want your children to stay together, specify this in your will. In fact, if this factor is more important to you than the legal guardian, say so—that is, if for some reason the court does not approve your choice of guardian or your chosen guardian cannot serve but you would still like your children to stay together with a different guardian as named by the court, make this preference clear in your will.

CHOOSING A GUARDIAN THAT MAY BE TOO OLD TO HANDLE YOUNG CHILDREN. Many people immediately think of their own parents for guardians of their children, but consider the age and general health of your chosen guardian and whether he or she will be able to handle the physical demands of raising children. If your children are nearing the age of majority, this may not be as much of a concern, but if you have younger children, it could be a very important consideration. Keep this in mind, especially if you’re nominating grandparents as guardians. Are you sure they’d be prepared to handle raising kids in 15 years?

5 6 7

FAILURE TO PROVIDE CLEAR INSTRUCTIONS TO THE GUARDIANS. Most parents have definitive opinions about how their children should be raised, whether it relates to education, health, nutrition, or religion. It is vital to provide the potential caregivers of your children the detailed instructions they need to raise your children as well as they can. As part of our process in working with minor children, we provide an “Instructions to Guardians” document that helps parents articulate their values, priorities, and goals in the raising of their children.

FAILING TO EXCLUDE ANYONE WHO MIGHT CHALLENGE YOUR DECISIONS.

The Florida Villager

05.2016

8 9

If you have relatives you wouldn’t want as guardians for your kids, you should document your wishes in a confidential letter that will only be brought forward if they challenge your guardianship choices. Doing so will ensure that a judge has proof of your wishes.

CONSIDERING FINANCIAL RESOURCES OF POTENTIAL GUARDIANS. Your guardians do not have to (and often should not) be the financial decision makers for your kids. Many parents don’t choose who they believe is an ideal guardian because of financial resources. An independent person may be nominated to handle the finances for your children. That way you can choose guardians based on parenting style and family values, rather than settle for guardians who are financially well off. Either way, you should ensure enough money is set aside to support your kids until they’re at least 18. If you don’t have enough assets to do so, consider investing in a life insurance policy that could serve as a financial resource for your children in the future.

10

DEPENDING ON ONLY A WILL. Your Will only becomes legally “active” upon your death. But what happens if you are incapacitated? In addition to a Will, you should have a stand-alone guardian nomination document that can be activated upon your incapacity or death. Most people don’t know that Wills must go through a court process to be applied — and they can be challenged.

NOT USING A REVOCABLE TRUST TO HANDLE YOUR ASSETS FOR YOUR CHILDREN. When you only have a Will, families are often stuck dealing with the court. If the court is involved, the process of administering an estate will take an enormous amount of time, energy, and money to finalize the administration. If your Will just states that your property should pass to your minor children, the court will assign a financial guardian, and when your kids turn 18, they’ll receive whatever property is left outright. This process can be easily avoided by putting a trust in place. That way you determine how they’ll receive the money and who will take care of your assets until your kids can do so themselves.

NAMING ONLY LONG-TERM GUARDIANS. What would happen in the immediate hours preceding your permanent guardian’s arrival? What if your child’s school cannot reach the persons listed on the emergency contact card? Anyone you leave your children with should have a list of legally authorized temporary guardians and instructions on what to do during an emergency. This is especially important if you don’t have family living in town. If the police cannot locate close relatives, they will place your kids into protective services until someone is located.

If you have made one of these 10 mistakes or haven’t named guardians, it’s okay. You still have time to make the right decisions to ensure that your kids are cared for and raised exactly how you would want them to be. But do take action. That way, while you’re traveling during the summer break or leaving them in the care of good friends for a few hours you can be assured that your children are taken care of, no matter what.

Aren’t sure about coming in to see us yet? That is okay. I feel it is so important for you to name legal guardians for your kids now to make sure they will never be raised by anyone you wouldn’t want, that I made an easy website for parents. that name a legal guardian or guardians in the event of your and the other parent’s death. If you don’t name a legal guardian before you die, the court will choose who will care for your children, with no input from you. Make no mistake: without specifying a legal guardian for your child in a Will, you are leaving this immensely important decision up to a stranger. While the choice of a child’s legal guardian is highly personal, here are some pitfalls that everyone should think about:

Hospice Care is a Specialized Care

F

OR MANY YEARS, DEATH HAS BEEN A DISTANT, FRIGHTENING AND SOMEtimes mystical event. The notion of dying at home was foreign as hospice care was first introduced as late as the 1970s. Ill patients have often felt that staying at the hospital or at an inpatient facility is the only way to treat the disease. However, this pattern is changing. Ann Neuman of The New York Times wrote, “Hospice programs now care for 60 percent of all dying patients each year, at a total of 1.5 million.” Hospice care is a specialized care that provides support to the patient and their family during a serious illness. Hospice care focuses on quality of life rather than a cure to the illness. Now, as Hospice programs are more prevalent, patients and their families are sharing the death experience in the comfort of the same home where they have shared their cherished living experiences. One of the main goals of hospice is to care for patients so that they live comfortably and with dignity until they pass away. Another goal is to help the patient’s family feel comfortable and be with them in their final moments. There is still, however, a stigma against hospice care as there is misinformation and continued lack of trust toward hospice programs. Many do not know that hospice requires patients to have a prognosis of six months or less to live. Patients and their families often do not take advantage of the full six months because they are fearful; most patients enter hospice in the last four weeks of life. Hospice programs, like Hospice Care of South Florida, are available to support the patient and their loved ones with the care they need. Just as each person’s life is unique, so is his or her passing. It is important to acknowledge the patient’s wishes and have him or her feel comfortable when they need it the most. Although it may be difficult for the patient and their family to discuss pre-death arrangements, it is another way of acknowledging the patient’s approaching passing while also providing the family comfort that the decisions that will be made are the patient’s wishes. Hospice care programs often include platforms such as “Five Wishes,” which gives the patient a chance to explain how they want to be treated if they become seriously ill. It is the first living will that specifies the patient’s position about their personal, emotional, spiritual AND medical wishes. It allows the patient choose the person they wish to make healthcare decisions if they are unable to make it themselves. It also helps explain to the patient’s family, friends and doctor exactly how they wish to be treated if they are very ill. Most importantly, it provides comfort for the patient and their family during a very difficult time. The family will not have to make hard choices if the patient is unable to communicate, providing ease during this time. An advanced illness affects the entire family, not just the person who is ill. Those affected need and deserve ongoing support before and after a loved one’s death. Hospice programs, like Hospice Care of South Florida, have interdisciplinary teams of physicians, nurses, nursing assistants, social workers, and pastoral guides and volunteers that are available to take care of the physical, emotional, and spiritual needs of the patient. Social Services personnel are available to assist, when requested, with the process of completing advanced directives. Making funeral plans before a patient’s death can also be helpful to the family in carrying out the patient’s wishes. If you have any questions about hospice care, please call Hospice Care of South Florida at 305-591-1606 for more details. You can also visit Hospice Care of South Florida at hospicesouthflorida.org for more information.

Orthopedic Braces and Prostheses for Pets?

South Flor ilitating ida Pe b a h e ts R for Over 10 Years

OR MANY YEARS, ANIMALS WITH MISSING LIMBS AND OTHER SKELETAL problems were expected to adapt on their own to their abnormal way of moving around (functional adaptation) and do well. Three-legged dogs suffer from chronic neck and back pain, as well as arthritis. Humane euthanasia was considered to be the only option when eventually, the dog was unable to hop around anymore due to pain. Rigid casts, used to immobilize a limb as part of a medical treatment, inevitably create wounds and sores. Dogs that were not eligible for surgery for the correction of a joint problem, for example, were left to suffer from the chronic pain of an unstable joint. Today, we know that a correct mode of walking and moving will improve the physical and mental health of the pet, maximizing the overall quality of life. Thanks to a better understanding of animal physical fitness gained over the past 15 years, and with the creation of the Veterinary Sports Medicine and Rehabilitation specialty, our goal now is to improve the mobility and functionality of animals with disabilities, through the use of mechanical appliances such as orthosis and prosthesis. Orthoses or “braces” are devices that complement an orthopedic surgery, and sometimes represent an alternative to the surgery itself. These devices attach to the affected body part of the animal to support, immobilize, align, or correct a deformity. The orthotics have hinges to promote normal range of motion and prevent muscle atrophy. An example is a custom brace to support a knee instability caused by a cranial cruciate injury. A veterinary prosthesis, on the other hand, replaces a missing limb or a section of the limb to facilitate a pet’s mobility. The current consensus in veterinary medicine is to avoid amputation of the entire limb if part of it can be saved and adapted with a prosthesis. It is the job of a certified veterinary rehabilitation therapist (a licensed veterinarian certified in rehabilitation) to provide orthotic/prosthetic specific rehabilitation therapy, so that the pet can acclimate to the device, and learn to use it. As veterinary medicine evolves, so do the expectations for our pets’ quality of life. It is not acceptable to allow pets to live an unnecessarily disabled life or to suffer early euthanasia for conditions that can now be managed with medical devices and rehabilitation therapy. Always educate yourself on the latest medical technologies and explore all of your options, before making a medical decision that could profoundly impact your pet’s life.

Staycation with Caution: Local Getaways too good to be true BY ANGELA BOUSALIS, ESQ.

T

HINKING ABOUT TAKING THE KIDS FOR A WEEKEND AWAY AT MIAMI BEACH? Luxury vacation rentals seem to be a win-win situation for both owners of high-end homes and condos near South Florida’s tourist destinations and locals who want to enjoy Florida’s natural beauty: The owners make extra money renting the home out to multiple short-term travelers, and vacationers can get a taste of luxury for a reasonable fee. High-end hotels are also appealing weekend getaways. However, traveler beware! South Florida’s luxury vacation rental scene is fraught with scam artists and hidden traps. Within our law firm (which handles all types of real estate matters) we have dealt with our share of landlordtenant issues, including cases of short term luxury vacation rental disputes. We are no longer surprised when a parent walks through our door after promising the kids a weekend at the beach, distraught after discovering that the home he booked was actually not for rent and that his payment – due in advance – was gone. Nor are we shocked when a young professional couple complains about a vacation rental company which kept their security deposit for damages they did not cause during their weekend getaway. Don’t let this happen to you! The key to any successful landlord-tenant relationship, whether short-term or long-term, is diligent research and careful contract review and drafting. Those two ingredients can save you a headache and a lawsuit! Find out beforehand – is the person renting the property to me actually the owner, or is it a scam artist trying to steal my money? Is this a real property address or a fake one? Does the hotel offer me all the amenities and comfort I want – cleaning service, room service, drinks by the pool? Your vacation should feel luxurious – the rental shouldn’t be the only extravagant part of your stay. And for all you owners out there interested in trying your hand in the luxury rental market, make sure your contract protects you from tenants that may damage your property. You do not want to be on the hook for the bills after a large group of 20-somethings decide to use your property as their Spring Break party house. Never lease out your property without a security deposit, and familiarize yourself with the proper procedures for holding and returning the deposit. All parties to a vacation rental should keep in mind that short term rentals are not governed by the same laws that residential tenancies are. And don’t think that hotels are less likely to take advantage of you. If you’re planning to stay at that fancy hotel on South Beach for the weekend, be warned: If you accumulate a large bill, the hotel can lock you out of your room without warning until you’re paid up. That room service comes with an extra price. Also, if you decide to store valuables with the hotel, and the valuables are somehow lost or damaged, the hotel may only be liable for up to $1,000 and only if the loss or damage is directly the fault of the hotel operator. And yes, you can be sued for eviction from a short-term rental. An eviction judgment can hurt your credit and make it difficult in the future to rent or purchase a home. If you have any doubts or questions before signing a vacation rental lease, whether you are the tenant or landlord, make sure to consult with an attorney who will help you protect yourself. Staycationing is fun and a great experience – just make sure to staycation with caution! Omaida Delgado, Esq. is the Managing Partner and Founder of Law Office of Omaida Delgado, P.A. Sugar: A Not-So-Sweet Fairytale BY JOSE M. SOLER-BAILLO M.D., M.S, BOARD CERTIFIED PLASTIC SURGEON, SOUTH MIAMI, FL

A

MERICA IS CONSTANTLY OBSESSING OVER THE NEW fad diet to get in shape fast. As a plastic surgeon, I see this daily with people wanting to quickly improve the way they look. A diet trend nowadays is cutting out carbohydrates and fats and increasing fruits, but what if these diets are missing evils hidden behind sweet and seemingly-innocent exteriors? I’m talking about sugar, and I’m not just talking about the high-fructose corn syrup we adamantly stay away from. So what is sugar? There are multiple kinds of sugar. Glucose, or blood sugar, is the simple sugar that provides most living organisms with energy, found in carbohydrates. Glucose does not have a sweet taste. Fructose, on the other hand, is what gives all different types of sugar their sweet flavor. Fructose is naturally found in fruits, and is also added to sodas and fruit-flavored drinks. Sucrose is commonly known as table sugar, or refined sugar, and is made up of 50 percent glucose and 50 percent fructose. You would think high-fructose corn syrup, a chemical alternative with a bad reputation, would be wildly different from these natural sugars, right? Actually, high-fructose corn syrup is a combination of 45 percent glucose and 55 percent fructose—not so different from the 50/50 split found in naturally produced sucrose. So why is it so much worse for you than these natural sugars found in fruit? The answer is, it isn’t. All kinds of sugar can be bad for you; let me explain why. Let’s look at the way the body handles glucose vs. fructose. Glucose is rapidly absorbed in the digestive tract and used for immediate energy. Excess glucose is eventually stored as fat. Fructose, on the other hand, is sent directly to the liver to be stored as fat. In liquid form, fructose actually hits the liver fastest, which is why

drinking any kind of fruit juice, store bought or even your own homemade blend, is bad for you. So how do our bodies moderate these levels of sugar to keep them under control? Let me tell you the story of a King and his Princess. Insulin is King when it comes to keeping Princess sugar in check. Insulin is directly responsible for the conversion and storage of excess calories to fat. King insulin sends all his insulin troops out into the body to bring Princess sugar back into his control. Unfortunately, the body cannot keep up with King insulin and his siege, leaving princess Sugar to grow wild and restless, and possibly elope with the evil Duke of Type II Diabetes. This wicked couple, if not kept in check, can guarantee a very dark future for this kingdom. What a scandal. We live in a society driven towards enjoying the moment without worrying about the future. The effects of sugar can take months or years to become an obvious problem. Since nothing serious happens to our bodies immediately after eating a piece of fruit or drinking a regular soda, we assume nothing bad is happening, and continue on without changing our habits. But now we know the truth about Princess Sugar and King insulin. It’s never too late to make a change; your future self will thank you.
