A New Cure For A Common Problem
A
FFECTING ANYWHERE BETWEEN 20 TO 45 PERCENT of middle-aged and elderly women (according to the North American Menopause Society), vaginal atrophy may be the least talked about, yet most common, problem for women of a certain age. Now there is a solution! The Mona Lisa Touch is an FDA-approved medical laser available for use in the U.S., replacing past treatment options such as hormone therapies, which are often laden with side effects or contraindications. So what is the Mona Lisa Touch and how does it work? Here’s what you need to know. WHAT IS VAGINAL ATROPHY AND WHAT CAUSES IT? Vaginal atrophy is a condition often coinciding with menopause in which the vaginal walls thin and dry out, creating issues with urinary functions, dryness and tightening as well as pain during sexual intercourse. Though often painful and frustrating for sufferers, few women ask for help –or know it exists. HOW DOES THE MONA LISA TOUCH WORK? The medical laser works similar to other laser treatments, counteracting the atrophy by stimulating collagen
production inside the vagina rather than altering hormone levels; essentially rehydrating, reviving dead skin and improving the condition of the vaginal walls. WHAT DOES THE PROCEDURE ENTAIL? Patients will receive three treatments spaced about six weeks apart. Each procedure takes only a few minutes to perform. The procedure is done in-office (patients feel only a small vibration) and requires no anesthesia or painkiller, with patients able to resume sexual intercourse after about 48 hours. After the three treatments, some patients may return for annual maintenance. HOW FAST WILL PATIENTS FEEL THE RESULTS? Many patients experience symptom relief after just one treatment and almost all feel a difference after the second. IS IT SAFE? A multisite study was conducted by two leading Urogynecologists who are experts in the field of post-
menopausal gynecologic health; and recent results from a trial on postmenopausal women and breast cancer survivors showed positive results and high patient satisfaction. HOW CAN I GET MORE INFORMATION? For more information and to see if you are a candidate for the Mona Lisa Touch, contact Ana Bueno, R.N. at South Miami Women’s Health / Drs. Phillips, Miller, Roca and Venditto at 305.665.9644

Summer is Over!
S
EPTEMBER IS HERE AND FALL IS JUST AROUND THE CORNER, WITH (HOPEfully) cooler temperatures and the last half of Hurricane season in our sights. We’re back from vacation, back to school and back in our own routines, getting ready to jump right into fall events. One event on the calendar is this year’s 10th annual GSD gala on October 1, raising money for research into Glycogen Storage Disease and chaired by our September Philanthropist Meredith Gussin. Meredith and her husband, Grant, have been champions for GSD research as you can read on page 18. Elsewhere in this issue we’re celebrating the opening days of South Florida’s cultural arts season, spotlighting innovative and exciting programming in dance, theater, music and family entertainment. From the South Dade Cultural Arts Center to the Arsht to smaller venues like Actor’s Playhouse and Area Stage, we’re so lucky to be living in the midst of Miami’s cultural arts explosion. Forget Basel, there’s something every weekend for us to experience. As always, be sure to check out our Events Calendar on page 8, for a comprehensive list of happenings around town. And don’t forget to connect with us via social media. You can find us on Twitter (@FloridaVillager), Facebook (The Florida Villager), and Instagram (@thefloridavillager). You can also find an online version of our publication at www.TheFloridaVillager.com. Go Dolphins! Go Canes! And of course, Go Blue! Sincerely,
Dan Bastien Dan Bastien President/Publisher

T Experience Nail Care in a Whole New Way!
HERE’S A NEW FOUR LETTER WORD IN TOWN AND IT’S BEEN INESCAPABLE for the population of South Florida this summer: Zika. The virus that’s taken hold of the area (and the world) is transmitted by mosquitoes and causes only a brief, mild flu-like illness in most but is extremely dangerous to pregnant women; Zika-related birth defects have now been declared an international public health emergency. We spoke with Dr. Luis Roca of South Miami Women’s Health to find out the what, where and how of this year’s most notorious virus.
WHAT’S YOUR NUMBER ONE PIECE OF ADVICE FOR PREGNANT WOMEN IN MIAMI RIGHT NOW?
3400 SPA PEDICURE & MANICURE Must mention this ad
$
Take precautions. Unfortunately we are now in an area where Zika infection has been documented and although it seems to have been contained you can not be too safe. Use mosquito repellants and long sleeves/pants, avoid prolonged exposures outside if possible and certainly avoid affected areas, and finally empty any containers or vessels with standing water that you may have outdoors.
HOW CONCERNED SHOULD WOMEN BE ABOUT THE VIRUS, BOTH THOSE WHO ARE PREGNANT AND THOSE WHO MAY BE LOOKING TO GET PREGNANT IN THE NEAR FUTURE? Although rare, Zika is still a real threat and women and their partners shouldn’t put themselves at risk.. Women thinking of getting pregnant may want to hold off for a month or two until we are sure it’s been contained and also gives them that eight-week window that women who have tested positive need to wait before attempting pregnancy.
WHO IS ELIGIBLE FOR A ZIKA TEST AND WHO SHOULD GET ONE? Any woman who is pregnant (and her partner) living in Miami-Dade should discuss testing options with her physician. Certainly, those that have had symptoms of Zika or have been in the Wynwood area should be screened for Zika infection.
WHAT’S THE TREATMENT FOR SOMEONE WHO TESTS POSITIVE? Unfortunately there is no treatment. Women who are pregnant and test positive will be monitored closely with frequent ultrasounds to check for adequate growth of their baby.
SHOULD YOUNG WOMEN THINK ABOUT PUTTING OFF GETTING PREGNANT UNTIL THE VIRUS IS BETTER UNDERSTOOD/UNDER CONTROL IN MIAMI?
Venetian Nail Spa

IF SOMEONE CONTRACTS ZIKA, HOW WILL THAT AFFECT THEIR FUTURE PREGNANCY PLANS?
(Across from Marshalls & Petsmart)
Women who test positive should wait at least eight weeks before getting pregnant and if their partner tests positive, it is recommended that they wait six months before attempting pregnancy.
13605 S Dixie Hwy, Miami, FL venetiansalon.com 14
I don’t think it would hurt to wait a month or two while we ensure there are no more outbreaks in Miami-Dade County.

American Legion Update BY PAUL AMATO
to the Saint Andrews Pipe & Drum for donating their wonderful, inspiring bagpipe and drum for the Ceremony. Our Patriots were proud to have honored our Patriots who have given their lives and blood for the freedoms we all enjoy. We also just had our Officers installment Ceremony at the Post. After the Ceremony we served a delicious free dinner for all attendees and families. The Post is active in our Palmetto Bay Veterans Park Advisory Committee and we hope our entire South Florida Community will pitch in toward making our Veterans Park and Gold Star Family Memorial Monument the best that it can be. Medal of Honor recipient, Hershel Woodrow “Woody” Williams, the very last surviving Medal of Honor recipient from Iwo Jima, is planning to attend the groundbreaking to present his Foundation’s $5000 check toward the Gold Star Family Memorial. As soon as we solidify a date for the groundbreaking, I will send out an announcement so all our Patriots in South Florida can attend the Ceremony. “Woody” is a National Treasure himself and every American’s Grandad. He cleared the way for his fellow Marines to raise Old Glory over Mount Suribachi. So stay tuned, and come by on Sunday mornings for a great breakfast at the Post. Until next time, remember: You don’t have to wear a uniform to be a Patriot.
T
HIS IS THE OLD CAPTAIN AGAIN FROM THE American Legion Marlin Moore Post #133 in Palmetto Bay. Our Purple Heart Day Ceremony was a great success as we raised the Purple Heart flag with Congresswoman Ileana Ros Lehtinen and our Village Attorney Dexter Lehtinen, Mayor Eugene Flinn, Vice Mayor John Dubois, Council members Karyn Cunningham, Tim Schaffer, and Larissa Siegel Lara. Miami Dade District 8 Commissioner Daniella Levine Cava promised to work to have the other cities in District 8 to become Purple Heart Cities. Traveling in Style BY ANDREA CARNEIRO

NYONE WHO SPENT ANY PART OF THEIR SUMMER ROAD TRIPPING KNOWS all too well the hassles of car travel. But what if there was a better way? That’s the idea behind Red Coach, a luxury motor coach transportation service serving more than a dozen destinations in Florida, including Miami International Airport, the University of Florida, FSU, USF and Orlando (with additional shuttle service to specific hotels and resorts). And this isn’t your average bus. Each coach offers two riding options: First Class, which boasts 27 seats at 21 inches wide and Business Class with 38 seats that are each 18 inches wide. Every coach also offers up free Wi-Fi, 110v individual power outlets and oversize leather seats that recline into beds as well as free, on-demand movies. Passengers are allowed to check two bags of up to 50 lbs. Each for free, along with a carryon. Other amenities available to travelers include footrests, clean lavatories and GPS Satellite Monitoring Systems for safety and security. Calling themselves a “safer, more comfortable, and reliable mode of transportation,” for Floridians, the company (a division of South American transportation giant Grupo Plaza) says they are continuing to expand offerings, partner-

ing with FIU to launch a new, West Dade stop and “bringing value and convenience that will ultimately improve people’s travel experiences.” Red Coach representatives say the service is ideal for not only college students heading back to campus, but for high school students looking to check out Florida universities and those looking to experience Florida’s many attractions without the stress of airline or car travel. Booking can be done online on by phone up to 35 minutes before the coach departs (you can choose your own seat location) and student discounts are available for those who register on the site.

Meredith Gussin BY ANDREA CARNEIRO
THE CHILDREN’S FUND FOR GSD RESEARCH BACKGROUND Just four short years ago, Pinecrest native Gussin had never heard of Glycogen Storage Disease, but when her son Jamie was born with the disease she got a crash course in living with the genetic disorder. After being introduced to other families in the GSD community, Gussin (who owns the Downtown Dadeland, West Kendall and Doral locations of Lime Fresh Mexican Grill with husband, Grant) learned of The Children’s Fund and immediately set out to help them work toward their goal — a cure. “I knew that I wanted to immediately get involved and jump into fundraising to help Jamie and other kids with GSD as actively and as best possible,” says Gussin. “I became a board member and now am the co-chair of our annual fundraising event.” ABOUT THE CHILDREN’S FUND AND GSD1 Established by Wendy and David Feldman in 2002 after the birth of their son Jonah, the foundation is run by parents, family and friends of children affected by GSD1. And what is GSD1? Glycogen Storage Disease Type 1a is a rare genetic metabolic disorder centered in the liver. In children afflicted with GSD1, a specific enzyme that breaks down certain carbohydrates, including glycogen, is either missing or not functioning properly. Because of the missing /impaired enzyme, the body cannot create glucose from glycogen and it is difficult to maintain normal blood sugar levels between meals without constant feedings. Dangerous by-products, in combination with low blood sugar, leads to numerous complications including impaired breathing, seizures, coma and death if a very strict dietary regimen is not followed. “The Children’s Fund is the only foundation in existence that raises money to support research for GSD1a,” says Gussin. “In addition to caring for our children, a 24-hour-a-day, 7-day-a-week responsibility with grave consequences if extreme vigilance is not practiced, we work tirelessly to raise money and to support exciting research. Dogs born with GSD have been cured via gene therapy and we are beyond hopeful that human clinical trials will commence in the very near future.”
Our vision is to continue raising as much money as possible to support the existing research. We are hopeful yet cautious and do not plan on stopping until our kids are healthy and have the opportunity to live the normal, healthy lives they so deserve.” 20

SPREADING THE WORD Because the Children’s Fund is run almost entirely by volunteers who have a family connection to the disease, the daily work of education and fundraising is an extremely personal undertaking. “GSD is so rare that it is considered an orphan disease, which means it gets no federal funding,” she says. “Without the families of kids with GSD raising money, GSD will not have the funding needed to help us accomplish our goals of curing this disease.” On a daily basis that means raising awareness, working with local news and media outlets and planning events throughout the country. “A cure is so close, but we can’t get there without fundraising,” says Gussin.
ROCKING ON Gussin’s South Florida gala, which takes place this year on October 1, is the single largest fundraising event of the year for the foundation, with every cent raised going directly to research. “We’ve had close to 400 people in attendance each year,” she says. “We work hard on changing the venue and theme each year to keep our guests engaged and excited for the event.” This year’s event takes place at The Seminole Hard Rock Hotel and Casino in Hollywood, with a theme of “Rock the Night for GSD.” “We have an amazing community surrounding us that help keep our cause relevant,” says Gussin.

OU JUST FINISHED THE LESSON TODAY AND YOU HAVE A TEST TOMORrow? That’s retarded.” “That hat makes you look like a retard.” The definition of retard is a slowing down, diminution, or hindrance, as in a machine. Many decades ago, the word retard or retarded was used in both medicine and law as a way to describe persons with intellectual disabilities. While that is no longer the case (federal and state laws and the medical community now properly use the terms intellectual disability or intellectual disabilities) an unfortunate result of that dated description is that has become a slang term used to insult someone or something. I have a young cousin who is intellectually disabled, but other than the fact that he doesn’t process information as I do or as his brother or many others do, that doesn’t mean anyone has the right to insult him or anyone else who’s different. I know that most people don’t use the word with the actual intent to hurt someone. However, I believe that if people took the time to consider how the word was used in the past (and still by many) and the impact that it has, they would think twice before using it. I am a member of the Youth Activation Committee of Special Olympics FloridaMiami Dade and one of our main focuses right now is the R-Word Awareness campaign. The R-Word Awareness campaign asks people to pledge to stop saying the R-Word as a starting point toward creating more accepting attitudes and communities for all people, like my little cousin. While I’ve gotten support for the campaign, I also have had people tell me that using the word is no big deal and that it’s not hurting anyone. But it is a big deal, and it does hurt so many people. When you refer to something as “retarded,” you are insulting my cousin and everyone in the special needs community. Lately, our society has been focused on being politically correct... and I think that’s important to help all of us get along better. But that should include everyone who’s different. Just like no one has the right to call anyone else a slang word or derogatory term, it’s important to not use the word retard to refer to someone with intellectual disabilities, to try to insult someone, or to refer to something that doesn’t seem right. I’m hoping to help raise awareness and instill compassion for special needs children at my school and in my community. To that end, I’m asking everyone to please take the pledge at r-word.org/r-word-pledge.aspx. Language affects attitudes and attitudes affect actions. Hopefully, together we can change the R-word to Respect.

Palmer Trinity School Students and Faculty Visit Scotland
P
ALMER TRINITY SCHOOL STUDENTS AND FACULTY TRAVELED TO SCOTLAND for eight days at the conclusion of a blended online learning course offered by the school. The travelers, composed of twenty-one students and four faculty members, visited the University of St. Andrews founded in 1413 and a number of local sites. The online course began in early January when Palmer Trinity launched a joint program, via Skype, with The Chadwick School in Los Angeles to study the crucial role Scottish history plays in the political identity of 21st century Great Britain. This independent online study course, “Scotland: Rebellion, Colonization and Referendum,” was offered through PTS’s history department for grades 10 and 11. The course curriculum included a look into the Scottish rebellion against the English, the region’s mobilization to colonize, and the establishment of the British Empire. They also reviewed the Scottish independence referendum of 2014 and the rise of the Scottish National Party. Completion of the course earned students a half history credit at PTS and a history credit from Colorado State University.

Healthy Eyes for Back to School BY DR. LINDA CHOUS, CHIEF EYE CARE OFFICER, UNITEDHEALTHCARE
A
UGUST WAS CHILDREN’S EYE HEALTH AND SAFETY MONTH, MAKING now an ideal time to get your child’s eyes checked as the new school year begins. Children face unique eye health challenges, including injury, infection, reading difficulties and nearsightedness. According to the American Optometric Association, 80 percent of what a child learns is through his or her eyes. The inability to see clearly can affect a child’s physical, mental and social development, which in turn can affect academic and athletic performance and, ultimately, self-esteem. Many times a child is unaware and won’t complain if vision isn’t normal. Early detection of vision problems is crucial, as untreated vision problems can impair development, affect learning, and possibly lead to permanent vision loss. As your child heads back to the classroom, schedule an appointment for a comprehensive eye examination. It’s also important to look for these signs of possible vision problems: »» 3D movies: 3D movies require eyes to process information as a team, so difficulty viewing 3D content can be a sign of underlying vision issues. After watching a 3D movie, look for these “3D” signs of vision problems: discomfort, dizziness and the inability to appreciate 3D content. If your child shows or talks about any of these signs, head to the eye doctor. »» Squinting while reading or watching television: Ask your child if the text or screen is blurry or if reading gives them a headache. A “yes” answer could be an indication of an underlying vision problem. »» Difficulty hitting or catching a ball: If your child regularly misses or drops the ball, schedule an eye exam. Vision impairment might be affecting handeye coordination. This could also be due to a lazy eye, otherwise known as amblyopia. Amblyopia is when one eye is favored over the other, which can affect depth perception, making it difficult to assess objects in front of you. Another factor that can affect your child’s eye health – and adult eye health – is digital eye strain, which is caused by frequent or prolonged use of computers, smartphones or tablets. Help your child practice healthy vision habits by keeping computer screens and tablets about 30 inches away from their eyes, resting their eyes every 20 minutes; and blinking frequently. Also, it’s good to practice the 20/20/20 rule: every 20 minutes, take 20 seconds and look at something 20 feet away. Remember that a school’s vision screening does not look for the same problems that a comprehensive eye exam does. A child’s first comprehensive eye exam should occur between 6 months and 12 months, again at age three and before entering school at age five or six. A visit to an eye health professional can help detect conditions such as crossed eyes (strabismus), lazy eye, nearsightedness, farsightedness and astigmatism early, before visual development and learning is affected. Treatment may include glasses, patching and/or eye exercises. For adults and children, a comprehensive eye exam also can uncover other health conditions not usually associated with the eyes, including multiple sclerosis, diabetes, high blood pressure, rheumatoid arthritis, elevated cholesterol and Crohn’s disease. A recent study by UnitedHealthcare found that six percent of these chronic conditions were first identified by eye care doctors. For some diseases, including multiple sclerosis and diabetes, eye care professionals identified 15 percent of study participants diagnosed with those chronic conditions. Make an appointment for your child now as part of this year’s back-to-school routine. In partnership with your child’s eye doctor, you can make sure your child is ready for school and ready to learn.

David Zisman is the President of his family-owned business, Evenings Delight Fireplaces & BBQ’s. Evenings Delight has been in business for over 40 years and has served our community by providing hundreds of good paying jobs to local residents. Zisman has been a local political activist for the last decade, keeping tabs on the Mayor and Council, and pointing out wrongdoing for the benefit of the Palmetto Bay residents. When ask why Zisman wants to be Vice Mayor, he said, “The top three issues in Palmetto Bay are Traffic, Traffic, and Traffic. Traffic is the number one issue in Palmetto Bay today and
the current Council including the Vice Mayor, have done nothing to help.” Is there anything else? “Of course, making sure our parks are number one in the county and making sure we have adequate police protection are also very important. The current Vice Mayor never bothers to mention any of this.” Zisman also told this reporter, “I have developed a Comprehensive Traffic Plan that’s ready to be unveiled. I have worked with city officials over the last two years and I hope the residents give me the opportunity to help solve our terrible traffic problem.”

10 THINGS TO KNOW ABOUT
CISCA CONSTRUCTION BY ANDREA CARNEIRO
C
ISCA CONSTRUCTION CEO FRANK BALLESTE has an innate sense for the construction business, working his way up from broom-pushing apprentice to CEO of a multi-million dollar company. His knack for (and experience in) hiring, budgeting, timing and, yes, even interior
design has drawn nationwide praise and recognition, but there was one thing that tripped up the businessman for a brief moment in time: naming his company. Originally dubbed “FGF Construction,” Balleste soon realized it wasn’t the best choice for his burgeoning business. “That name was horrific,” says Balleste
with a laugh. Today, Miami-based Cisca (renamed for Balleste’s beloved grandmother, Francisca) is making the move back into a residential focus while balancing their commercial clients (think CVS, Walmart and Miami-Dade College). Here are 10 things to know about Balleste and the Cisca team.
5.
2.
THEY ENJOY THE CREATIVE PROCESS.
CISCA IS ALWAYS IN CONTROL.
1.
IT’S A TRUE PASSION THAT DRIVES THEM.
For Balleste, the passion took hold more than two decades ago, propelling him up the ladder and into his ultimate dream of owning his own company. “I love this business. I cherish it,” says Balleste. “I think about it every five seconds of the day.”
One of the things Balleste is proud of is Cisca’s knack for shaking up industry norms. Rather than subcontract work out to plumbers, roofers and others, Balleste went about getting licenses in each area and then buying out companies to join the already-established Cisca. “I have 90-plus employees, from electricians to drywall to painters,” says Balleste. “Now I’m in control of my schedule and my budget. I don’t sub anything out and I don’t wait on anyone.”
4.
THEY ARE INVESTED IN EVERY PROJECT.
3.
THEY HAVE A SOLID MOTTO.
Balleste says being in control (#2) allows Cisca to be more precise than others when it comes to schedules, timelines and budgets… a benefit that he rolled into a (succinct) company motto: “On time, on budget and no b.s.”
6.
7.
With clients needs at top of mind, Balleste is most passionate about the people he works with, giving every potential employee a 50-question test at the beginning of the hiring process. Question one? “Can you read a tape measure?” He also values loyalty—citing how many of his employees have been approached by other companies and choose to stay with Cisca. “I want everyone to be happy when they’re driving into work, knowing they have the ability to grow within the company, and that they like their job,” he says. “They know I’ve got their back.”
“Contractors have bad name,” says Balleste, who personally approves every estimate that comes through the company. “They take deposits and never come back or have false insurance. I’ve seen it all. I want to bring a different breed of contracting to people.” That means keeping licenses and documents in order and up-to-date (Cisca is a state-certified general contractor) and giving clients straight talk on pricing and timing. “I’m not the cheapest guy or the most expensive guy, but I’m the guy who’s going to do it right the first time,” he says. “Trust me, you would rather pay it once the correct way.”
THEY SPEND A LOT OF TIME ON HIRING.
Though he started in residential, Balleste’s roster of commercial clients kept him busy in that arena for many years, making Cisca’s refocus on residential even more exciting for the owner. “I love it, I like dealing with the client,” he says. “You put yourself in their shoes and realize that [the home] is like their child. I build like I’m doing for myself.
It’s not all numbers (more on that later) for Balleste and his team; the seasoned builder says he truly enjoys the more creative aspects of his job, whether than means collaborating with owners on a paint color or drapery, or bringing in his in-house architect to find clever solutions to challenges. “That’s just another piece of the puzzle I can give the client,” he says. “We can sit down and see what the needs are, go back and forth. We can bounce ideas off of each other and create solutions.
9.
THEY’RE HONEST.
THEY REMAIN HUMBLE.
8.
THE JOB’S NOT OVER UNTIL IT’S OVER.
Balleste takes pride what he calls his “punch-out” team, a three-man operation that thoroughly inspects every job at the close of construction. “They have a 25-to-30 page list,” he says. “They’re looking at everything. Drywall, skimming the wall, cuts of the baseboards… every detail. I’m blessed to have them.”
Not one to forget his beginnings (“When I was starting out I would have changed one shower tile if I had to.”), Balleste says small connections can lead to larger partnerships. He cites one homeowner in Pinecrest who came to Cisca after four other contractors came through, damaging the bathroom and costing the owner in excess of $40,000. “I’ll never forget it. We did the project in two weeks and cleaned up all the other work that had been done,” he says. “From that little job we’ve gotten millions of dollars in work and referrals.”
10.
THEY DO IT ALL.
Steering back into residential work is also exciting for Balleste and the Cisca team as it opens up various ways to keep the job exciting and inspirational. From interior and exterior renovations to additions, older homes (Balleste says he has done many restorations in Coral Gables) to new construction smart homes, Balleste says he loves every minute. “We do everything from A to Z,” he says. “I’m always pushing myself.”

Home Improvements BUILD IT TO LAST AND GO FOR THE CONVENIENCE BY FRANK DEVALDIVIELSO
W
E ARE IN THE MIDST OF A SOLID AND STABLE YEAR in real estate and with this comes the adjustments for those looking to sell their home. How do you anticipate what the next wave of buyers will look for? Not that long ago you may have remodeled your kitchen with granite counter tops, travertine flooring, wood cabinetry and stainless steel appliances. These materials will last a lifetime. You can enjoy them now and when you’re ready to sell the home will be move-in ready. Buyers will appreciate the updates and be willing to pay top dollar. Right? People that are selling their homes often find that prospective buyers do not have the same taste in materials. In fact, the new homeowners now want quartz countertops, white porcelain tile throughout the house, wood cabinets that go all the way to the ceiling, and an open kitchen. This means that one or more walls will be coming down, and that the house that you cared for so much becomes the dreaded “project” for the prospective buyers. Once these prospects start knocking down walls and rearranging the layout of the house in their mind’s’ eye it’s the beginning of an uphill climb. After all, did you make the improvements to the home for your enjoyment, or, for the next homeowner? Ouch! Who should pay for these updates? The buyers of course. Except that buyers use this information to make an offer that considers some or all of these upgrades. Sellers that are motivated and can part with their home and the sweat equity will negotiate. Some sellers are directly offended and politely (almost always) ask the buyers to look elsewhere. It’s common for sellers to “lose” one or two buyers before realizing that it’s a market condition and not personal at all. So, after going back and forth on numbers sellers and buyers agree on the terms of the sale. The sales price, closing date, inspection period, financing, appraisal, etc. Inspection periods can last from 10-15 days on average. Inspections can last fourto-five hours and include the electrical system, air conditioners, plumbing, septic tanks, roofs, wood-destroying organisms, and the overall condition of the house. During the inspection period buyers can cancel the transaction without losing their earnest money deposit. A veritable sleep deprivation period for some sellers. You really don’t want to do this alone when you can have someone on your side that goes through this regularly and effectively. The inspection companies then issue a written report with pictures and itemized descriptions. Buyers that have lived in the area and know that many homes are well over 30 years old and closer to 100 in some areas, understand that there will be issues on the report. If you have not had termites in your home, it’s a matter of time. Most rooftops were replaced after Hurricane Andrew in 1992 and will require replacement within a short period of time. Buyers that are new to the area are usually shocked at the number of items on the report and can overreact emotionally. Our community is very consistent in the way homes are well preserved and cared for, are well landscaped, and have an infrastructure that is enviable. This is when out of town buyers have to take it all

DESIGN TIME BY ANDREA CARNEIRO
C
HOOSING A PAINT COLOR FOR YOUR WALLS (whether home or office) may not seem like a monumental decision, but ask anyone who’s stood in front of a blank wall and you’ll soon realize it can be more than difficult… it can be paralyzing. At Palmetto Paint and Decorating Center, which offers the complete line of more than 3,500 Benjamin Moore paints, it’s not uncommon to stumble across clients pondering their next color choice. “We try to get clients down to what they really want,” says store manager Greg Arabatzis, whose brother Perry owns the store with partner Robert Lingle. “You take it down to three, take some samples home and knock it down to two. We try to help people narrow it down a bit.” And, as a Benjamin Moore signature store, Palmetto Paint recently underwent a remodel of that color section, installing new shelving and lighting to better complement the plethora of Benjamin Moore offerings, including asthma and allergyfriendly paints, exterior stains and humidity-resistant bath and spa paints. Says Greg “All the colors are in complete order. It’s easier to see the full spectrum of colors.” And paint is just the beginning. The store, which has been family-owned for more than 45 years (Perry Arabatzis and Lingle bought the store from the original family just under a decade ago), also offers options for windows and flooring, including Hunter Douglas window fashions. “We’re more than just paint,” says Greg. That all-encompassing approach to design is at the heart of Palmetto Paint’s dedication to customer service, beginning with an attention to detail that the team says rarely exists in big-name stores anymore. “Our clients really feel like they’re being taken care of,” he says. “We can’t compete with the bigger chains in certain aspects, but knowledge-wise and in customer service we can beat them.” To that end, the store employs a full time interior designer in Amanda Leather, who works closely with clients to see the big picture and collaborates with the Benjamin Moore paint specialists to make sure the project (whether room or entire building) comes together in sync. “There’s a level of service here that many people think doesn’t exist anymore,”

says Greg, who sees clients come in with everything from tear sheets to fabrics or pillows as inspiration. “[Amanda] will go out to people’s homes to understand what they want. It makes the process easier.” Another standout at the design center is the interaction with the owners. Though the store employs a small but well-trained staff, Greg says he and the owners are always there to work directly with clients, a perk that has built the store a loyal legion of fans who return time and again with their design needs. The familiarity not only breeds trust and an understanding of tastes, but a more practical benefit as well. “When customers come in we can look their previous colors right up,” says Greg. “We’ll remember the color for them.” Palmetto Paint and Decorating Center is also dedicated to building relationships with the community, working closely with area schools and local businesses on their painting, remodeling and decorating needs. Orcas Island – “The Gem of the San Juans” BY DEBBIE MARTINEZ
O
RCAS ISLAND, LARGEST OF THE SAN JUAN islands is 56 square miles of breathtaking beauty that leaves you feeling tranquil and rejuvenated. It was a cool foggy morning that I boarded the ferry from San Juan Island to cross over to Orcas. You can make your way to Orcas by seaplane as well but I wanted to go by water and experience the beauty of the landscape from below instead of from above. An hour later I was pulling up to the landing at Orcas, which dates back to 1889, and so my two-day respite began. Jumping in the car, I was told to follow the Scenic Byway, as it would bring me to all the main stops and true to their word, it was a full days adventure. My first stop was in Deer Harbor, a quaint hamlet, where I procured a kayak and found myself surrounded by some of the most awe-inspiring scenery. Despite the people milling about on the dock and boats, it was surprisingly quiet except for the birds overhead and the lapping of my paddles. I could have gone whale watching but since I had just done that at San Juan Island, I wanted to get in some hiking at Moran State Park. Moran State Park has five freshwater lakes where you can rent a paddleboat or, as I was about to do, hike to a waterfall. With fifteen trails, there is a level for everyone. I ended up hiking Mt Constitution because, at an elevation of 2,409 feet, there is a 360-degree view once you reach the observation tower. Upon arriving at the top, I caught my breath. I have been all over hiking and exploring nature but this view was unsurpassed. I think I must have sat on my little ledge for more than an hour just feeling the breeze and soaking up the beauty. Needless to say, because of time constraints, I never made it to the waterfall as I had a date with a horse. Orcas Trail Rides saddled me up and for an hour and a half I meandered the trails through the forest. To be honest, if I had done nothing else but these few hours of being in nature, I would have been fine but I needed to move on. Whether you hike, drive or float your way in Moran State Park, please don’t miss this experience. “Ok, this isn’t fair,” were my first thoughts as I walked into the Doe Bay Café at Doe Bay Resort and Retreat. Once again, another place I wanted to hang out at. At Doe Bay you can rent cabins, a campsite or a
yurt. They offer massage, individual soaking tubs, yoga and a community fire pit to help you unwind. The café offers seed to table cuisine and the people could not be nicer. I added it to my bucket list! My final stop for the day was in Eastsound Village, the main village on the island. The Outlook Inn, built in 1888, sits on Main St. and houses a gorgeous 125-yearold fireplace. I met up with Sara Farish, the owner, and had one heck of an amazing dinner at New Leaf Café. I asked her to describe Orcas and her description was spot on. “We have a renegade, maverick spirit here.” Funny thing is, I could feel that spirit in talking with the locals, which only added to the overall energy of the town. After dinner, I stepped out into the cool salty air and walked Main Street; the whole village brought back a distant memory of Maine. Emmanuel Episcopal Parish has a labyrinth that I stopped to walk and then took up
residence in one of the many Adirondack chairs scattered about to gaze out at Fishing Bay with its towering old cedars and Douglas firs dotting the coast. Up early, I grabbed some steaming coffee, walked the labyrinth one last time and headed out to explore the many farms and pottery studios. All these farms, Pebble Cove Farm, Red Rabbit Farm, Orcas Moon Alpacas and Once in a Blue Moon Farm, are interactive and worth enjoying. Orcas has many studios that are filled with paintings, jewelers, sculptors and woodworkers. The pottery is fabulous and they will ship. My favorite is Orcas Island Pottery, which is the oldest pottery in the Pacific Northwest and has a tree house. The whole studio and grounds has a very whimsical feel and is a must see. My day was quickly passing and I had two more stops to make. Pulling up to the front of the Rosario Resort was taking a step back into a different era. My jaw dropped! Between the old architecture and the magnificent views of Cascade Bay and East Sound, I felt like I was on a movie set from the 1920s. My last stop before heading out was Roses to grab some of those crab cakes I had heard so much about. While there, I picked up some homemade bread and a bottle of wine from their bakery and wine shop and slowly made my way to my car. With a wave of my hand and the breeze blowing through my windows, I said goodbye to Orcas and rounded the bend to my next adventure on Whidbey and Camano Islands. HEN TALKING ABOUT “PITBULLS” THE MAIN MISconception is that it is a dog breed. The word pitbull refers to a CLASSIFICATION of dogs derived from gene lines created centuries ago with the purpose of producing the perfect blood sport dog, for dog fights against bulls, bears or other dogs. The Fila Brasileiro, Argentinian Dogo and Presa Canario are examples of dog breeds that were also created for the same purpose in mind. This “ pitbull” classification includes any dog with physical characteristics shared by the American Pitbull Terrier, American Staffordshire Terrier, Staffordshire Bull Terrier and the American Bulldog. The physical characteristics of these “bull terrier ” breeds vary, and that is why it is so difficult for any person to visually establish what a bull terrier (“pitbull”) dog is. It is known, though, that these bull terrier breeds have strong, powerful jaws that potentially can cause major bite trauma in comparison with the bite from other dogs. However, it is a myth that upon biting the jaws lock, making it impossible to release the prey. It is also known that bull terrier breeds enjoy the company of humans, and in general get along well with other dogs and cats. Sadly, many bull terriers dogs are forced to participate in underground dog fights and act as protection for illegal drug operation sites. Most bull terrier dogs are family pets. In the past, some counties prohibited bull terrier dogs in an attempt to decrease the incidence of dog bites. Research has shown that bull terriers attacks are not the most common, but the most publicized. The American Veterinary Medical Association (AVMA) stated that discrimination against specific dog breeds is not an effective way of In the photo is Luna. A bull terrier dog, rescued as a puppy. She had suffered major trauma to the leg leading to loss of decreasing dog bites, since her paw. We are now in the process of creating a custom it provides a false sense of prosthetic, so she can jump and play around like any other dog. security. Any dog has the potential to bite if the right conditions are present. Aggressive dogs are created by irresponsible dog owners. In my personal experience as a veterinarian, in a clinical environment we have to be much more cautious when handling some individuals from other breeds such as Chow-Chows, German Shepherds, some Chihuahuas and even some Cocker Spaniels. We cannot make breed generalizations. In 1990 Florida approved laws against specific breed discrimination, though the Miami-Dade County law prohibiting bull terrier breeds was already established many years prior. Today, Miami-Dade County is the only county in South Florida where the American Pitbull Terrier, American Staffordshire Terrier, Staffordshire Bull Terriers, and ANY dog with “visual characteristics” of these breeds are prohibited. An owner breaking this law will be fined $500.00 and will be ordered to remove the dog from the county. Additionally, any person can anonymously report a dog that they feel has characteristics of the mentioned bull terrier breeds. Breed specific discrimination in the county negatively impacts other facets of life with increases in homeowners insurance, increases in liability insurance, and restrictions when renting a house

AVIGATING THE SCHOOL YEAR IS TOUGH ENOUGH, BUT when you are divorced and trying to co-parent with an uncooperative ex spouse, your job as the primary parent gets even more difficult and stressful. Here are some tips to lessen the stress of dealing with your ex: 1. Make sure the school has your ex’s email and mailing address so that they can mail things directly to him. This takes you out of the picture. 2. Any school papers that need to be given to your ex should be scanned and emailed or mailed. Don’t get the children involved by making them the messenger. Provide the teachers and coaches your ex’s email so they can email him directly whenever possible. 3. Make sure the child has a set of uniform clothes at your ex’s house. Even if you have to buy it. That way that set becomes his responsibility and one less thing for you to worry about. 4. Money is always an issue with exes. If you are dealing with an ex that feels since he pays you child support, you should cover ALL costs right down to book fair money, accept it and move on. Don’t make the child feel uncomfortable because he/she has to ask for book fair money. If the child will be staying with your ex on the night before the book fair, make sure they have money before they leave. 5. Set up a calendar with your ex that clearly outlines days the children will be with him and times of pick up and drop off. This avoids any daily confusion. Its best to have a calendar set for at least 3-4 months. 6. Have a set of books and school supplies at your ex’s even if you have to buy them. This way your child doesn’t have to worry about remembering where a certain book is, or lug things back and forth. 7. Try to plan school projects ahead so that they are at one parent’s home and you’re not realizing the night before it’s due that your child will be with your ex. 8. Take the emotion out of any emails or texts or phone conversations. Don’t get caught up in what is “right” or “fair”. The goal here is that your child is not worried or stressed and that the school year runs smoothly for you. It’s the daily drips and drabs that can unravel us as primary parents. With a little planning and acceptance of the way things are, it will be a better school year for you and your child. 9. Talk with your ex regarding the consistency of staying in one home during exam weeks. 10. And this last one is for the kids. Develop a Command Center. This is set up in a location where the kids will pass by it everyday. Have a whiteboard where the kids write down what they need three days in advance of needing it, an in and out box with their names on it. As the kids unpack their book bags, they put any papers you need to read or sign in the in box and in the morning, they go to the out box and take whatever is in there. Also, have a calendar so they see what their activities are and any special things they need for that day. This system accomplishes several things. Children thrive on structure, they have the security of knowing where to look for information and it teaches them responsibility. Model stress free living as best you can. Remember, your mood sets their mood.

Back to School Doggie Blues! BY TAMI MAIER
A
LOVING PET CARE IN YOUR HOME OR MINE
S SEPTEMBER APPROACHES, THAT MEANS IT IS BACK TO SCHOOL TIME for many households. With all the hustle and bustle of getting the kids ready and off to school, it can be easy to forget the dog. While back to school is usually an exciting and fun time for the two legged people in the home, for your dog it can mean loneliness and boredom. All summer long our dogs became used to having someone in the house most of the day, which means constant companionship and more walks and playtime. As everyone shifts back into their regular fall schedules the dog can easily feel neglected and can even experience depression. According to veterinarians, dogs can suffer from depression similar to us. Watch for symptoms such as listlessness, lack of energy, loss of appetite, hiding or cowering and not wanting to play.
Specializing in dog walking, pet sitting, Other dogs may suffer from separation anxiety. Unlike depression, separation anxiety manifests itself in erratic behavior, including excessive barking and whining, frantic clawing at doors, windows or fences to get out, destructive chewing, and going to the bathroom in the house. Dogs with separation anxiety will be ecstatic when family members get home, whereas a depressed dog may not even get up from his bed.If your dog displays any of these symptoms, she is probably upset by the recent change in schedules. This change can be particularly hard on your dog if your child is leaving for college for the first time (and equally as hard on the parent going from a full house to an empty nest). At this time it is important to not disregard your dog’s feelings- he/she honestly has feelings and will miss your child that has left for college just as you do! We at Live Pawsitively want to help make this transition of “Back to School Doggie Blues” easier on you and your fur baby. One thing that is proven to alleviate stress in humans and in dogs is regular exercise. That being said we are going to start up a doggy and human monthly play date, with plenty of exercise, companionship, love and natural dog treats (and of course healthy human food as well). Our first meet up will be towards the end of September, Please email me at Tami@livepawsitively. com to sign up and for important information regarding our first Doggie and Me meetup. Until then please remember to provide extra love, attention and exercise for your dog as they adjust to the new household back to school schedules. or apartment. On the other hand, the Miami-Dade Animal Adoption Center offers a great number of dogs for adoption with visual physical characteristics that correlate with bull terrier dogs. They are mixed breed dogs with playful personalities that lack aggressive tendencies. Breed specific discrimination gives society a false sense of security against the danger of dog bites, and does not contribute to control the problem of aggressive dogs. Pet owner education is the key to solving the problem. The three golden rules to always remember: small children should never be left alone with a dog , every dog has the potential to bite if the conditions promote it, and dogs with aggressive tendencies should be kept under control and properly restrained in adequate housing where they don’t represent a danger to the family or the public. in and realize you can live in the home and make it your own. In fact, you really don’t have to do anything out of the ordinary by local standards. When in Miami do as the Miamians. With the inspection report in hand the sellers and buyers have to work out together what the solutions will be. It can be simple repairs that the seller can handle, or, the buyer may not care about. When the items on the report require a high cost repair or replacement there is a second round of negotiation that will ensue, inevitably. One conclusion that can be drawn is that when considering remodeling of your home it may behoove you to first take care of the home’s’ basic infrastructure. Specifically, if it’s time replace the roof, the a/c units, the cast-iron pipes (yes it’s time for that, too), service the septic tank regularly, make sure the hurricane protection is up to code (including the garage door), that the pool equipment works well, etc. And for goodness sake do any and all work on your home with permits. That will come out in the inspections, too. Once that is done make all of the remodeling decisions based on your taste and enjoyment. You may get lucky and find that when you go to sell the buyer will also like it. Buyers may also find that the flooring you had installed is covering the now much coveted terrazzo flooring. Who knew?

Male Midlife Crisis for Dummies BY JOSE M. SOLER-BAILLO M.D., M.S, BOARD CERTIFIED PLASTIC SURGEON, SOUTH MIAMI
G
UYS, THIS ARTICLE IS ALL ABOUT YOU. LADIES, TAKE some notes. Having just turned 52, and after 10 years of optimizing men’s health, I thought I would share some of my insights about the male Midlife Crisis. As men get older many get to a point where they start to act a bit strange. They buy uncomfortable sports cars, they try to flirt with younger women, and they even try to dress and act younger (skinny jeans). Many of their loved ones ask why. The answer is a hot topic that’s getting hotter, testosterone. In a nutshell testosterone is the male hormone. It defines and shapes masculinity. Testosterone is so crucial to masculinity that the male embryo will develop as a female if it does not receive the requisite testosterone input. As we all know Testosterone surges at puberty transforming boys into men. The hormone will peak in the mid-twenties and will begin a steady decline. By 50, many men have half the testosterone in their bodies than they once did when they were 20. There are noticeable changes that come with this drop. I will cover just two of these changes in order of importance (to most men). Decreased sex drive: Testosterone levels correlate well with sex drive. Low levels result in low libido, infrequent erections, and decreased ejaculate volume. This decrease in sex drive is a true relationship killer. Intimacy and sex are crucial components of a healthy relationship. Due to the low testosterone levels, the man feels like his woman isn’t “doing it” for him, he will not seem interested in her, and the novice mistake is thinking that a younger woman -- in a convertible -- might fix the way he feels. The reality is that he finds the convertible uncomfortable, and he
can’t keep up with the younger woman. Ladies, you know how that scenario plays out. You feel less connected to your man, and you start to withdraw. The outcome is the deterioration of many happy marriages. With ideal levels a man feels more confident and his role in a relationship is optimal. Decreased energy and stamina: For those who don’t know, testosterone also allows for muscle growth. When Mr. Olympia comes out on stage, he is the product of extremely high doses of testosterone, and a lot of work and discipline. Such high doses are unhealthy. On the other hand, low testosterone leads to loss of muscle mass, as well as inability to put on muscle despite long hours at the gym. There is less energy and a general depressed attitude. This might be seen by some a “he has mellowed out in his old age.” This mellowness could be a red flag for low testosterone. When levels are normalized the clock is reversed. Great gains are seen at the gym with less effort. The body recovers better from strenuous activity, and the chance of injury is decreased. Energy levels increase, and the ability to focus improves. So guys, if you feel like you’re missing something, and think that a younger woman and a convertible will do the trick, think instead that it might be your testosterone level. Get it checked, get it fixed, and enjoy the back nine. An International, multilingual Plastic Surgeon, Dr. Jose Soler-Baillo brings to South Florida a refreshing, modern approach to Cosmetic Surgery.
