Commercial Market The Weld/Larimer county region has almost 130 million square feet of commercial property of all types. 2013 showed a dramatic turn from the running 5-year average in activity within that arena. Capital and Demand drivers intensified and definitely made a presence known that had not been in the commercial real estate market for some time.
Residents see themselves as ‘Citizens of Northern Colorado’ – living in one city or town, but working, shopping, and recreating in the entire area. There is so much to do and so many places to do it – all within a relatively short distance. Many prospective home buyers ask to look at more than one community, each offering something unique. Our commitment to answering their questions and helping them understand the entire market is the primary reason The Group, Inc. has five offices strategically located throughout Northern Colorado.

The new reality is that the CRE market has changed to a Landlord and Seller’s market. Over 2 million less square footage is on the market compared to the five year average. Out of that 130 million square feet, the market is now offering only about 8 million square feet for lease. Within that 8 million are a few ultra-large isolated factories which are largely non-functional. “True” availability to market demands is closer to 6 million square feet. Retail, Class A office, and light industrial properties are virtually full across the board. Landlords are reacting by raising rates to pre-recession rates (over 10% increase in rates last year was recorded).
Investors are very interested in long term leased, good image properties. Capitalization rates of return hover around the 8% mark in the market, though high profile properties still trade 100-200 basis points lower. The Harmony Corporate Center in Fort Collins sold at an approximate 8% Cap rate ($33 million) for the multi-tenant facility. The two medical office buildings surrounding the MCR hospital sold for just over $50 million at around a 6.75% Cap rate. The Hillcrest of Loveland senior living center sold at a 6.5% Cap rate ($20 million), showing investors’ willingness to pay higher rates for properties with long-term demand profiles.
Sellers decreased offerings to the market, as distress situations have largely been cleaned up, and building owners have less motivation to sell as they are enjoying greater rental income from their existing properties. Sales volumes exceeded $600 million in the region, with almost a third of that in the ultra-hot multi-family category. Out of state capital has been attracted to northern Colorado in record numbers. Almost every major trade in the area over $10 million was fueled by out-of-state equity and sponsorship.
The CRE industry is also receiving new benefit from the growing residential marketplace more completely covered in this publication. As home building grows to a billion-dollar demand driver, the need for contractor office, supply and distribution increases. This new demand driver combines with the growing Weld County-centric energy industry capital driver which approaches $5 billion a year, and the ongoing technology and education industry billion dollar capital events to portend an even stronger 2014.

Our Commitment to the Community In 2013 we launched GroupGives to combine and focus the collective generosity of Group Partners for greater effectiveness in the community. Group Realtors and staff make regular contributions to the fund. Each quarter, organizations from throughout Northern Colorado are invited to request funds from GroupGives.
Group Partners once again ranked among the top 10 donors to the United Ways of Larimer and Weld Counties. This year’s total contribution exceeded $219,000 from the individual Sales Partners and Staff at The Group. We also participated in two Make a Difference Day Projects, one in Loveland and one in Fort Collins.
A committee of 12 people from the Group, selected by their peers, reviews all grant requests and makes decisions about funding. In 2013 $20,000 was distributed. Receiving funds were Faith Family Hospitality, Homelessness Prevention Initiative, Care-A-Van/SAINT, Disabled Resource Services, PVH and MCR Foundation, Kristi Visocky Memorial Foundation, Larimer County Chapter of the American Red Cross, Meals on Wheels, Project Self Sufficiency, Alternatives to Violence, and Crossroads Safehouse.
The Group Real Estate Scholarship, established in 2000, was awarded to Katarina Werst, a senior at Liberty Common High School. This full-tuition scholarship is awarded each year to a graduating senior of a Northern Colorado high school who will be attending the College of Business at Colorado State University.
