MID-YEAR REAL ESTATE MARKET UPDATE Tight market provides unique opportunities for buyers, investors.
“Have you ever walked into your favorite grocery store and two-thirds of the shelves are empty? That’s the story of the Northern Colorado real estate market,” said The Group’s Chairman and Partner Larry Kendall earlier this month. Across the industry, in both residential and commercial sectors, the region is seeing a shortage of supply. And these imbalances have real-life implications for all the players, from builders to buyers to brokers.
Mid-2016 Residential Market Update In 2010, 9,614 residential properties were available in Northern Colorado. Today, that number has fallen to just 3,166 active listings. As Kendall suggested, two-thirds of our shelves are empty. This limited supply leads to continued double digit appreciation rates throughout the region. For example, between December 2013 and June 2016, average home values increased by $105,926 (38%) in Fort Collins, $89,296 (55%) in Greeley and $93,591 (36%) in Loveland.

Thanks to the shortage of available inventory, at first glance today’s residential real estate market favors sellers. But on closer examination it’s clear that the unique circumstances also open up some special opportunities for buyers. Kendall advises buyers to “look up, look out and look new” to make the most of the current market. The available months of inventory vary greatly depending on the housing price points. “This is the best move-up market that I’ve seen in my forty-three years in real estate,” says Kendall. While the $400,000-plus market favors sellers, homes in the higher price ranges are slower to find buyers, which gives consumers an advantage. ”Under [$400,000], there’s just a few weeks inventory supply, but if you look above $700,000, there’s a thirteen month supply [in Fort Collins]. to twenty-one months. So look up if you can afford to buy a higher priced home or sell your home and move up,” he says. But the opportunities aren’t just for those who are ready to step into a pricier home. Buyers who are willing to “drive until they qualify” will benefit from booming markets on the outskirts of the Fort Collins/Loveland epicenter. Growing communities like Wellington and Severence offer more affordable options and the warmth of a small-town feel. Finally, new construction also gives an edge back to buyers. Because builders typically have plenty of inventory on offer, Kendall says, “You won’t have to compete with multiple offers.” Despite growing speculation in the mainstream media and popular consciousness about the resurgence of a pre-recessionstyle real estate bubble, Kendall suggests these fears are likely unfounded. First, stricter lending standards protect homebuyers from borrowing money they can’t pay back. Second, low interest rates mean that, despite rising home prices and slow-growing wages, monthly mortgage payments are actually more affordable than they were in the oughts. Third, limited supply — not a buying frenzy — underpins the escalating home values. In Northern Colorado and along the Front Range, the market is

even more sustainable thanks to a diverse economy, educated workforce and desirable quality of life. The one residential market area where Kendall urges caution is in new apartment construction. Current vacancy rates are far lower than ideal about 1% (compared to the desired rate of 5%), driving up rental costs. Fortunately, the 1,739 units approved and under construction will help balance this part of the market. But, says Kendall, “Another 2,100-plus [units] are proposed. If all those that are proposed happen, we’ll have too many and will end up in an over-supply situation.”
Mid-2016 Commercial Market Update On the commercial side of things, low inventory and cautious lending practices are driving some interesting trends in new construction. Northern Colorado’s industrial sector vacancy rates have declined to 3.5% from 6.6% in 2016. Retail vacancies hover around 11%, and office vacancies are down a striking 2.1% from last quarter to a current 7.6%. What property is available for businesses, whether for lease or for sale, tends to be older and unappealing. The situation we are in now is that, there are limited properties to lease or buy for businesses. When desirable properties do

become available for lease, landlords tend to want leases of a minimum of five to seven years with few concessions. Coupled with banks’ reticence to fund “spec” building in the wake of the financial crisis, this typically leaves business owners with one option: construct their own building. “What we’ve seen [in 2016] is a lot more owner-users purchasing land because there is limited inventory for both lease and sale,” says Rhett Strom, Commercial Broker and Partner with The Group, Inc. But less and less land is available that is reasonably priced, usually due to the high cost of water, lending constrictions, and entitlement issues. Consequently, the already tight market is squeezed and commercial property prices are at all-time highs in regard to both lease rates and sale prices. Another factor that is contributing to the tight commercial market is the compression of capitalization rates. Investment vehicles offering reasonable returns that keep up even with the record low rate of inflation are currently limited, driving investors to sink their dollars in real estate. “The most reasonable investment in the current market for many is commercial real estate,” says Strom. But what does it mean for consumers? “Because businesses are paying more for rent and more for property purchases, [consumers] are going to see a higher cost of goods and services because the businesses pass those costs onto the consumer,” he says.

The Guaranteed Sales Plan, which launched in February 2016, gives buyers extra clout in a seller’s market. Through the plan, The Group guarantees the sale of a listed home — promising to purchase it themselves if it doesn’t sell otherwise — in order to give customers the flexibility to make an offer without a contingency. The program was originally designed to help buyers in a difficult market, but, Kendall says, it also makes a great tool for someone looking to purchase at a higher price point than they’re selling at. So, he urges clients to, “Go pick out your dream home and we’ll guarantee the sale of your current home.” In September, The Group’s “Wake-up Money” classes will return after their summer hiatus. The monthly class targets investors, starting with a basic question: How much money would you like to have coming in from your real estate investments just by waking up in the morning? Established in 1981, The Group temporarily stopped hosting the class in 2007. “Sometimes we recommend they not buy… it’s time to go to the sidelines. [During the recession], the fundamentals we teach didn’t make any sense. It was kind of a shock to people to have a real estate company telling them not to buy when the media was shouting ‘Buy! Buy! Buy!’ We were saying, ‘No, now is the time to be cautious. The time to be careful,’” says Kendall. But as the economy began to recover in 2010, the course returned. “Over the years, we’ve helped hundreds of investors buy thousands of properties, and obviously with real estate in the last six years, they’re really happy campers… I think we’re pretty good at spotting trends and positioning our buyers and sellers for success,” Kendall says.
