Each winter, to celebrate this commitment to being at the forefront of the industry, The Group hosts The Winter Soldier Conference, a day-and-a-half out-of-town retreat. “It’s a time when we come together to review the year. Not just the numbers, but to sharpen our skillset in terms of how we can improve customer experience,” says Broker Partner Bill West. “We do look back in the rear view to get a sense of where we’ve been and what we’ve achieved. But the focus is driving full speed ahead. How can we improve? That’s been a critical component we’ve done for several decades now.”

The Winter Solder Conference began as an opportunity for broker Partners and support staff alike to escape to Colorado communities ranging from Vail to Steamboat, Estes Park, and Denver. There, they could focus on industry-related education, training, and team-building. Since many employees at The Group are also company owners, it only makes sense that the conference kicks off with the annual shareholder meeting in the morning. The remainder of the conference brings updates on what’s new in the industry, role-playing exercises, motivational speakers, fun activities, and company announcements. “We’re always trying to stay on the leading edge of tech, the real estate market. How can we get ahead of the curve with our systems? It’s always pleasing to know that we’re focused on how can we do business better,” says Managing Broker Susie Ewing.

But perhaps the most special part of The Winter Soldier Conference is the people who attend. More than 200 people currently work in The Group, Inc.’s sales arm, and nearly all of them, plus a number of staff members, come to the event each year. For newcomers to The Group, Inc., The Winter Soldier Conference is a place to learn about the tight-knit company’s unique culture, says Broker Partner Deanna McCrery. “We aren’t just selling houses… We’re not just here to make money. We’re here to make the community better,” she says. The conference is part of what “Groupies” fondly refer to as drinking the Kool-Aid: It sets the tone of what it means to be a winter soldier in the world of Northern Colorado real estate. Each year, as part of advancing this cultural mission, The Group invites a speaker to share nuggets of wisdom or a unique way of thinking, not just about sales but about life. The Group founder Larry Kendall’s talks are always among the favorites. “I never tire of hearing him. He’s just really authentic, understanding about real estate, clients, community engagement,” says McCrery. But outsiders have been influential as well. Charley “Tremendous” Jones spoke at one of the early conferences in the days before Ninja Selling was a thing. “He had a very profound saying we still use at The Group a lot,” says

Managing Broker Susie Ewing. “‘You are today the same as you will be tomorrow, except for three things – the books you read, the people you meet, and the places you go.’ That was inspirational to all of us.” For established Groupies, the conference offers a way to stay engaged with the company’s culture and get to know colleagues better. In the fast-paced world of real estate, it can be easy to keep relationships with coworkers casual. But, says McCrery, “At The Winter Soldier Conference, we’re all relaxed, people let their hair down. It’s hugely valuable to get to know my Group Partners in a different light.” West, who has been with The Group since 1979, particularly enjoys connecting with the younger Partners and makes a conscious effort to get to know as many people as he can during the event. “There’s so much we have to learn from one another,” he says. “No-one ever knows it all. There’s always something new to learn.” At The Winter Soldier Conference, Groupies new and established, in sales and support, all come together to keep the The Group, Inc. on the cutting edge of Real Estate.

TAKING STOCK OF NORTHERN COLORADO’S REAL ESTATE STORY While we still need to digest all the data from 2017 before we can fully sum up the year in real estate, we think the record is already abundantly clear as to which trends and statistics will be telling the story of the Northern Colorado market for the past 12 months. It was a year that will be remembered for the continuing climb in average housing prices (to $400,000 and beyond for some communities), the lean supply of available houses for sale in all but the high-end segment (above $700,000), and the emergence of smaller towns (most notably Berthoud) as the center of activity for new home construction. Nor should we forget the forces that keep driving demand up and down the Front Range, including robust growth in jobs and population. We can also look back on a handful of developments that caught our attention during 2017, and may be indicative of real estate trends to come. To highlight the dynamics of the local real estate market thus far in 2017, let’s revisit the statistics that defined the market through the first three quarters of the year. We presented these figures through a series of columns that The Group researched and authored for BizWest – the regional business newspaper covering Northern Colorado:

Which side of “Main Street” are you on? In January we called attention to the distinct difference in average housing prices on the two sides of Interstate 25, known by many as Northern Colorado’s “Main Street.” And if trends hold true in 2017, homebuyers will be looking east of I-25 for more affordable housing. In 2016 we found that average sales prices topped $365,000 on the west side of I-25, while staying under $300,000 -- $298,298 to be exact – on the east side. And that’s even with Windsor being the most expensive sub-market in the region for the year.

The lesson learned: for the cost of a short drive, the average homebuyer was saving 22.6 percent on housing prices. Noteworthy statistic: As the new year started, Greeley-Evans was the only sub-market with average prices below $300,000.

A lingering lack of housing inventory As January spilled into February, it was evident that the ghost of 2016 – limited supply of homes for sale – wasn’t going away. Or as we said at the time, “(B)uyers in January continued to be squeezed by tight inventory across much of Northern Colorado, which fueled the continuing rise in home prices.” Overall inventory for the region was off 18 percent from January 2016. Highlighting the trend was the Greeley-Evans sub-market, where supply fell by nearly half from the previous January, and home prices jumped 15.7 percent from the year before. An exception to the trend was in Berthoud. Thanks to the new construction we mentioned above, inventory increased 78 percent from January to January, and sales soared by 50 percent.

Noteworthy statistic – Average prices for Windsor-Severance reached $402,000 in January.

After a hot start to home price appreciation in January, the growth in average prices moderated in March. In fact, by the close of the first quarter (January-March), average prices were up 7.4 percent across the region. A significant hike by most standards, but down from the 10.9 percent rate of price growth for the first quarter of 2016. How? Most likely an influx of new construction housing in the “starter home” category – particularly in the Windsor-Severance area – helped to mitigate overall price growth for the time being. At the same time, a report from CoStar found that apartment rents in the Fort Collins area had declined 4 percent from the year before, due largely to the competition created by new multi-family construction.

As we moved through the third quarter (July-September), we saw the average price for a home sold in Northern Colorado reach $372,627, up 8.9 percent of the third quarter of 2016. And in the Windsor-Severance sub-market, the average price soared to $439,280. By the third quarter of 2018 – if Northern Colorado home prices increase by 7.4 percent over the ensuing 12 months – expect $400,000 to be the average for the region. One reason why that is likely to happen is the rate of job growth in Northern Colorado, a reliable source for housing demand. According to state labor statistics, nearly half of all new jobs created in Colorado between July 2016 and July 2017 happened in Larimer and Weld counties.

Sales trends increasingly subject to supply As spring unfolded, so did the evidence that supply was becoming a powerful influence behind how local sub-markets in the region were performing. For example, Loveland-Berthoud reported an increase in inventory of 12.5 percent for detached homes from May 2016 to May 2017. Greeley-Evans, on the other hand, saw the supply of detached housing plunge by 46 percent in May. For Fort Collins-Wellington-Timnath, inventory was essentially flat – down by 1.1 percent. Consequently, the number of sales in May was up 12 percent for Loveland-Berthoud, down 21.7 percent for Greeley-Evans, and up a slim 2.3 percent in Fort Collin-Wellington-Timnath. As the second quarter for 2017 (April-June) closed, overall sales for the region were essentially flat or even a little behind the second quarter of 2016. Traditionally, flat housing sales might reflect a flat local economy and slowing demand. Not so in Northern Colorado this year. It’s all about supply.

Noteworthy statistic – In the second quarter of 2017, the number of home sales across Northern Colorado increased by three – or less than onetenth of 1 percent. Even with rising prices, housing still in reach for most While statistics show home price appreciation to be a persistent factor for homebuyers in Northern Colorado – average prices increased by nearly 20 percent between July 2015 and July 2017 – our local cities are still affordable by national standards. For instance, financial website WalletHub ranked the Greeley metro area No. 98 out of 300 cities nationally for affordability, while the Fort CollinsLoveland metro ranked No. 167, or roughly the middle of the pack. How’s that possible? Considering factors such as local income standards, interest rates, and the fact that 60 percent of buyers already own a home (and have equity to call on), Northern Colorado prices are still accessible for most of us. We see the affordability challenge falling primarily on first-time buyers, who represent about 20 percent of the market.

Noteworthy statistic – While the standard for a balanced real estate market is six months of housing supply, the supply in Northern Colorado by the end of the third quarter was down to 1.56 months. Stay tuned for the 2018 forecast As we stated at the outset, there are still statistics to analyze before we close the book on 2017. But viewing a snapshot of October and November sales, we can see that most of the trends that characterized the first nine months are holding steady. Average prices in October were up 13.8 percent across the region, and total sales were off by 1 percent. And in November, the Fort Collins-Wellington-Timnath area joined the list of sub-markets that eclipsed $400,000 for average prices ($405,151).
