PlanOmatic Professional Photography Sells Homes
Since the Real Estate industry began putting listings online and brokerages started hosting their own websites, people have changed the way they buy homes. In fact, nearly half of homebuyers start their search online and 51% found the home they purchased on the world wide web, according to the National Association of Realtors. Recent studies from IMOTO Photo and VHT Studios have also demonstrated that professionally photographed homes sell faster and closer to original listing prices than those with amateur images. Photography is now one of the most important factors for buyers and sellers alike, says Brandon Wells, Vice President and Chief Operating Officer at The Group, Inc. With most listings passing through the MLS system, images tend to be small and low-resolution, hindering a prospective buyer’s ability to take a closer look. The Group wanted “to provide a full screen quality image so clients could look at details. Seeing details matters and when you’re looking at a low-res photo, you can’t zoom in. So that’s really what drove

us to look for other solutions. We wanted to make sure that we were providing the best experience possible for people in Northern Colorado,” Wells says. To do that, The Group recently teamed up with Denver-based real estate photography firm PlanOmatic to offer optimum quality and customer service to consumers. Not only are the images professionally shot and posted to the website in high resolution, PlanOmatic also offers add-on services such as twilight and aerial photography thegroupinc.com

BEFORE AFTER PlanOmatic started twelve years ago in Grand Rapids, Michigan when Aaron Rose and Kori Covrigaru put their cameras to use shooting apartments for their college landlord. According to Tim Rose, PlanOmatic’s National Sales Manager, they “found a demand for some better marketing in that space so they did all the photo and mapping floor plans in Grand Rapids.” Even through its expansions, the company has stayed tight. “We hired our first non-family member in 2007,” says Rose, who happens to be Aaron’s brother. “In the meantime, Kori’s brother was working on the production side, in the offices. Since then, it’s been very grassroots, organically grown. Aaron took the lead on the sales side, while Kori became CEO and managed operations. Another friend, Chad Gagnon, joined us around 2009 as COO.” In 2010, Kori Covrigaru relocated the company to Denver, where for the first time, PlanOmatic had a standalone office. The company now works with independent and franchise brokerages in small and large markets across 25 states, but strives to stay true to its bottom-up roots. PlanOmatic aims to go beyond offering a great product. Sure the team wants clients to know what to expect, that they’ll always provide their services on time, professionally, and conscientiously. But it’s also about relationships, both internal and external. “If we can get those things right, quality of photo comes with it — if our photographers are engaged, the rest comes with it. We’re pretty darn good at photography, but we also want to be good on the service side and all the relationships that we have,” says Rose. thegroupinc.com
And like many businesses The Group works with, PlanOmatic challenges itself to constantly be at the cutting edge. “We see ourselves as a company that helps push technology in our space,” says Rose. “We want to help drive technology, and I think we’ve done that.” Each facet of this vision is central to their partnership with The Group, according to Wells. “PlanOmatic ticked a lot of the boxes in what we were looking for and had a relationship with [our marketing and web design team]. Those integrations created the opportunity for automation for their delivery of photography” from one-click ordering to an interactive floor plan, he says. In a time when the Internet sometimes seems to drive home sales, add-ons like this can make the product and the experience stand out. Professional photos mean unique angles and sight-lines. Blue hour images can lend a majestic air and drones provide an overhead perspective of where a house sits on a lot. Partners can place decorating and design elements into select images, transforming an empty house into a livable space. And the interactive floor plan lets consumers click floor plan thumbnails to reveal the room from that point and perspective. “Ultimately, we’re trying to place as much information for a homebuyer or visitor in one place so they don’t have to go search. We’re trying to present it as right there at their fingertips,” Wells says. MILITARY ON THE MOVE Program Eases Cost of Relocation for Local Military Families In 2012, Leading Real Estate Companies of the World (LRECW) launched a rebate specifically designed for military families. Military on the Move (M.O.M.) is one of the richest military affinity options in the industry. President and CEO Pam O’Connor, a selfdescribed military brat, wanted to contribute and say thanks to the world she grew up in. “The military consumer is an underserved market so [M.O.M. is] a great opportunity to create a spirit of the business and give back,” says Erika Labutka, LRECW Member Engagement Manager. “We want to create some good will.” Since October 2016, the M.O.M. program has grown from sixty member brokers to one-hundred-thirty. The Group, Inc. joined those ranks in January after looking into various ways to offer military clients benefits comparable to the larger affinity options. “We’ve had some inquiries over the last couple of years,” says Kathleen Hollerbach, The Group Relocation Director. “We had some people do the leg work to see how beneficial [M.O.M.] would be to customers… Once we started, it was no-brainer. Why wouldn’t we offer this?” – Kathleen Hollerbach The Group Relocation Director What Makes Military On the Move So Special? “[M.O.M. is] a richer program than other military rebate programs. Ultimately, that’s what the consumer is looking for — a higher value,” says Hollerbach. While most military affinity services offer a fixed rebate within a set range, M.O.M. is based on the sales price — twenty percent of the agent or broker commission — and can amount to several thousand dollars. Another benefit of the M.O.M. program is the way it’s distributed. At The Group, M.O.M. consumers receive their rebate at closing as a credit “rather than a check or gift card. So, they don’t have to wait thirty or sixty or ninety days for something to be mailed,” Hollerbach says. “They get it at closing, so can use it for things like closing costs, funding fees, a payment on a credit card, appliances… A lot of people just use it to cover closing costs. As a seller, sometimes we reduce the commission that’s earned at that amount.” The M.O.M. product is one of the best of its kind in the industry. But its appeal goes beyond the rebate itself, according to Labutka. M.O.M. gives consumers far more flexibility than its competitors. “Typically, large affinity options only work with franchise brokers, but our network is of independent brokers, and we wanted to give them sometime to offer,” she says. They’re also free to work with the lender of their choice. M.O.M. means that The Group’s military clients no longer need to choose between customer service and doing what makes the most sense financially. LRECW also provides brokers in the program with extensive training in how to best meet the unique needs of military consumers. “Agents have an awareness and understand the nuances that a military consumer would have,” says Labutka. The training prepares brokers to help families move on short-notice, make neighborhood and housing choices from afar, and navigate financial intricacies such as VA loans and housing allowances. thegroupinc.com

“The more an agent understands, the more comfortable the client’s gonna feel working with them,” she says. At The Group, not only have fifty partners undergone M.O.M.’s training, many are former military or come from military families themselves. “We have quite a few partners who come from that world, speak that language, and are very comfortable,” says Hollerbach. “And those who have been trained… They understand the life changes that go along with being in the military — having to pick up and move. They understand that world and how it impacts military families.
So Who’s Eligible? In general, the M.O.M. program is available to active duty military, those who have retired with at least twenty years of service, and wounded warriors. Locally, The Group also offers the rebate to honorably discharged servicemen and women regardless of time served. As an additional service, Hollerbach says, “We can refer these folks out to M.O.M. brokerages in other states if they’re moving out, say to Texas, as an example.”

Using the M.O.M. program is straightforward. Clients register via The Group’s website, www.thegroupinc. com/military-on-the-move, provide a copy of military identification, and verify their military status as meeting one of the eligibility qualifiers. “Once registered, they start the buying or selling process. It’s really simple,” says Hollerbach. LRECW started M.O.M. as a way to give back to military families and expand services offered by its exclusive network of independent brokers.
