Topics and trends that shaped the year in real estate Looking back at 2016 With 2016 in the rear-view mirror, it’s worth a moment to recap some of the factors that influenced the real estate market in the previous 12 months — knowing full well that some of these forces will help determine the year ahead. We learned, for instance, that growth is not confined to the biggest cities in Northern Colorado, that home prices are holding up very well, and that new construction — from college campuses to apartment complexes — is making a deep impression on the local landscape. Small towns, big attractions — With lures such as lower housing prices, less traffic, or more elbow room, small towns are becoming bigger draws for Northern Colorado home buyers. And in 2016, that trend was best reflected in Berthoud, where 1,870 home sites were approved for construction as of October, and roughly 2,600 more were in the planning stages. Places like Wellington and Windsor were also new construction magnets last year. Home values on fast track — Most local homeowners can look back on 2016 with appreciation. According to the government’s FHFA Home Price Index, the Fort Collins-Loveland, Greeley and Boulder-Longmont metro areas each ranked in the top 15 for average home price appreciation — over 10% — for the 1-year period ending in September. Statewide, Colorado homes appreciated 10.03 percent, fourth in the nation. 4 ︱ Northern Colorado Real Estate SOURCE

What housing bubble? — It seems as soon as the market rebounds, we hear about a bubble. It didn’t happen in 2016, and here’s why: there is no sub-prime soft spot like we saw in 2008, and low interest rates keep mortgages affordable — we spend a smaller percentage of income on mortgage costs. Another factor in Fort Collins is the lack of land for construction. The resulting lack of housing supply will keep upward pressure on prices and reduce the impact of a future recession. Moving up in the world — A range of factors — low interest rates, rapid appreciation in the entry-level and mid-level price categories, and high availability in the high-end category — converged to make 2016 a prime year for “move-up” buyers in Northern Colorado. Look for those market forces to hold steady in 2017. An appetite for apartments — After several years of slim vacancy rates and hefty rental hikes, developers started building with gusto in 2016. In Fort Collins

alone, plans were disclosed last year for nearly 3,000 new multi-family units. In Greeley, about 560 units were on the drawing board. While it’s uncertain how many units will actually get built, it will be interesting to follow how the rental market reacts in 2017. Institutions of higher construction — CSU completed $135 million worth of new projects in 2016, and is well on the way to completing another $430 million worth of facilities – including a new football stadium – this year. The University of Northern Colorado broke ground last year on its $73.6 Campus Commons complex opening in 2018.

2017 Trends Affordability — Yes, prices are going up, but affordability means much more than price. Visualize three legs on a stool, and understand how each is important: cost of ownership (interest rates, taxes), income and price. Because of low interest rates and rising average income, our area is actually more affordable now than it has been! As prices continue to increase and interest rates inch up, affordability will decrease. But Northern Colorado remains comparatively affordable and has a strong economy. Interest Rates — Many sources predict interest rates could increase to 4.75-5.0% on a 30-year fixed mortgage by year’s end. buyers will fare better by getting into the market soon before we see more increases. Smart Home Trends – Technology is gaining a place on the list of standard go-to devices that homeowners want to support their lifestyle. 50 percent of homeowners surveyed said they planned to buy at least one smart home product in the coming year, including an adjustable thermostat, master remote control for all household preferences (refrigerators, lamps, showers) and home monitoring cameras. First Time Buyers — Buyers looking at lower price ranges are finding they have to move farther out from city centers. We call that “driving until you qualify.” Last year, many people were looking in Wellington, while this year we’re seeing people looking to the east side of I-25. Rental Market – Investors who have benefitted from low vacancy and increasing rents the past few years are beginning to notice the effects of a number of new apartment projects being completed throughout the area. Almost 4,000 units have been proposed, though not all may be built. Growth Moving East and South — Last year we predicted that Wellington would be the area of explosive growth. As new neighborhoods are completed, builders are looking east of I-25 for affordable lots. In addition, Berthoud looks like the new frontier as over 4,000 homes are planned for that area.
