This self-directed approach to investment and management has set the stage for a real estate organization unlike any other in Northern Colorado. “I think the ownership structure is unique in that each Group Partner, as well as some staff and management, fully own the company,” explained Doug Miller, recently named Chairman of the Board of Directors and a Group partner since 1999. “Therefore, we have a vested interest in seeing that our clients are happy and see value with the services we provide them.”

The ownership model also generates a strategic advantage, said board member Craig Hau, who first joined The Group in 1981 and currently serves as senior commercial advisor. Because the firm is self-funded through stock sales, The Group can control ownership of its buildings, as well as target investment in facilities and state-of-the-art technology for its employees. “Ultimately, that lowers our brokerage costs,” Hau said. “We provide probably the most services (to customers) in all of Northern Colorado for the least amount of money … The only way you can do that is to be self-funded and have ownership of your facilities.” Among the efforts guided by The Group’s nine-member board of directors was the decision in 2006 to expand services beyond brokering real estate. That’s when The Group – after recognizing that many transactions did not close on time – saw the value of establishing its own mortgage and title operations. This streamlined the closing process and significantly increased the on-time closing rate for customers.

The mortgage and title companies are now part of a larger family of affiliated businesses that provide a one-stop-shop platform of services to homebuyers and sellers. Under the umbrella of Group Financial Partners, affiliated businesses now include Group Mortgage, Group Guaranteed Title, The Source Property Management, Group Guaranteed Move, and Ninja Selling – a sales training service. “The Group realized that if they can provide the best possible service – better than all competitors – they could alleviate many delayed closings,” said Troy Hiebsch, president of Group Financial Partners and a board member since 2012. “In this way, we solved a growing issue by relieving stress for the customer. Fortunately, this corresponded with research that customers prefer a one-stop shop experience.” Policy decisions, such as adding value for customers through a family of affiliated companies, are just a part of the board’s responsibilities. The board is also called upon to approve budget requests, make major operational decisions that they deem to be in the best interest of the partners, and consider how the future of the real estate industry is taking shape.

“My role as a board member is to be accountable to the partners for the direction of the company,” said Deanna McCrery, currently serving in her second term on the board after initially serving from 2002-2004. “This includes financial responsibility. Our goal as a company is to be leaders in real estate – that means that each client we work with has the best resources available when working with The Group. And innovation has always been a key to The Group’s success – we’re always looking forward to how real estate will look in 5-10 years.” Board-member Susie Ewing, among The Group’s original employees in 1976 and president of The Group Real Estate since 2014, described how the board of directors is also responsible for representing and maintaining the company’s founding principles. That means fostering an environment where collaboration comes before competition. “At The Group, our whole is greater than the sum of our parts,” Ewing said. “Working together as owners of our company, we are able to do things we would not be able to do on our own.” Miller, the board chairman, added, “It is rare to see a company with well over 200 happy owners who all want to see each other succeed professionally as well as personally.”

That can be the feeling at the closing table when the parties are picking their way through a thick set of documents — sometimes up to 150-pages high — in the standard closing package. For an hour or more, homebuyers trudge along and wear out their hands from dozens of signatures. Starting July 1, Group Mortgage introduced a plan that is helping to pick up the pace – and maybe even turn closing time into celebration time. Called Express Closing, the innovative approach can usher homebuyers through the closing session in as little as 20 minutes, and with as few as 20 documents to review. “I never want to hear that joke again, ‘Oh, my hand’s cramping,’” said Jason Peifer, branch manager and loan officer for Group Mortgage and the architect of Express Closing. “The closing should be the highlight (of the homebuying process). It should be the touchdown dance – not this long arduous process.” As Peifer explained, Express Closing is grounded in the realization that long-standing duplication within the loan closing document set could be eliminated. By dispatching most of the documents via email to the borrower for their review and electronic signatures ahead of the closing appointment, much time and stress would be saved.

“With TRID (a recently established disclosure regulation for home loans), we have to send out closing figures three days prior,” Peifer said. “The thought came to me, why not send any other documents that we can electronically so the client has time to review in advance.” The net effect: by the time borrowers arrive at an Express Closing, the number of documents to see is pared down to small fraction of the full set, and borrowers only need to make a handful of “wet” signatures to complete the loan. “There’s a lot of room for embracing the technology we have available to us, and embracing the new work flow that’s now required by the regulations,” Peifer added. “It’s about making that actual closing day and closing experience better for everyone.”
