Recognizing the potential gains, several local, state and federal agencies even offer green credits to apply toward new construction. But there’s a catch for Fort Collins consumers: These days, there’s not much space for new construction in our town. So, while Mitchell gladly offers tips for building green (hint: It starts with finding a builder with a solid foundation in the specialty) he focuses most on helping homebuyers make energy-efficient retrofits a reality. “Humans are emotional decision-makers and financial justifiers,” he says. “Emotionally, we know it’s a good decision to reduce our energy consumption … but the question is how do we go through the financial decision making process to do what we want to do?” Plenty of programs are out there to help homebuyers retrofit their new house to be more energy efficient. To help consumers get started, brokers will assess desired monthly mortgage payment, find out current utility costs and begin exploring opportunities to help buyers reduce cost of ownership for utilities. Says Mitchell, “We’ll ask, what’s the low-hanging fruit? What can we easily change to improve energy efficiency? What are your goals? … What we really specialize in is if you’re moving into a home, there are certain get your taxes back programs that you have to do before you close on the house.” To make sure you’re eligible for efficiency retrofit benefits, the audit has to come first. Whether looking for state, local or federal money, each program has a different assessment process. “We have to help determine which types of energy audits to get on the house to open up clients to certain money as well as certain financing mechanisms to help them solve it,” Mitchell says. The key to the audit is that it’s necessary to do it right and at the right time in order to get the right rebate or “get your taxes back” money. And then, the recommended repairs must be done.

The Major Programs Home buyers can access up to four rebates on a single service, mixing and matching to maximize the money kept in their pockets. The Colorado Energy Office offers up to $3,000 in funds that can be used to help offset a mortgage payment. Any Colorado house is eligible for the program once per address. The Platte River Power Authority’s Efficiency Works Program offers a discounted audit to Group customers. The usually $350 expense can go for as low as $60, depending on provider. And this audit does double duty. Additional rebates may be available through Excel Energy for the same work. Fort Collins Utilities has a financing program at 2.5% interest for an Efficiency Works Program in the City of Fort Collins service area. Other programs, such as Excel, may get buyers up to a 30% federal tax credit. Recent dampness not withstanding, Coloradans tend to be a water-conscious set, especially in the densely populated but drought-prone foothills of the Front Range. In a landscape where every drop of moisture counts — we only average sixteen inches of precipitation a year, after all — smart yard maintenance is key to being a responsible citizen. With Rachio’s wifi, internetenabled sprinkler controller and mobile apps, the ability to control your watering schedule is always at your fingertips.

With both its home offices and manufacturer in the state, Rachio is “a true Colorado company, through and through,” says Miller. From fabrication of the plastics to product assembly, all the work is completed in Colorado. The Rachio controller comes in two models, depending on the number of yard zones that need watered. The 8-zone product sells for $199.99 and the 16-zone controller for $249.99. Both products are available through their website as well as in stores such as Amazon, Best Buy and Home Depot.

Enter Rachio and the smart sprinkler controller. This easy to use water conservation tool hooks up to most in-ground systems and uses built-in intelligence to identify impending moisture and prevent the sprinkler from turning on.

The Specs Thanks to the ubiquity of wireless technology, Rachio has created a product that lets users transform their traditional controllers into smart sprinklers. The new product then connects to the internet, gathers weather intelligence, and manages the water flow from there. Rachio launched its first version of the product in May 2014 and Generation 2 earlier this year. Similar to “smart homes” that allow us to control things remotely and via our smart phones, the smart sprinkler controller creates a “connected yard.” And people can set it up themselves or have a landscaping pro take care of — and remotely manage — the details, removing the hassle of coordinating meet-ups or passing information. The product integrates with existing smart-home platforms such as Amazon Echo. This enables customers to use systems already in place to control the sprinkler while still getting the thrifty benefits of the Rachio product. And it can be used on indoor or outdoor (with an enclosure) controllers. Once set up, the system works automatically. It links to the weather station closest to the home, detecting climate details such as moisture level and barometric

We have a dashboard where people can get easy updates, status checks, send out notifications. [They’ll have] peace of mind that the system is working for them,” Miller says.
