But summer can also usher in fire danger for those living a little more remotely. Living in the mountains is a vastly more rewarding experience than it is risky, but responsible rural homeowners mitigate their fire risk by taking simple steps to prepare.
IN CASE OF FIRE Are you prepared for fire season? • Landscaping: Plant trees away from the home, trim weeds and grass near the house. • Signage: Make sure your address is visible from the road. • Prepare your home: Consider a metal roof and keep gutters and the roof clear of debris. • Fire gear: Purchase and maintain fire extinguishers and smoke alarms. • Emergency systems: Register your cell with emergency services. • Evacuation plan: Keep important documents and electronics in a central location where they will be easy to grab. Pack emergency gear in your trunk. Never leave your car low on gas. Linda Masterson and her husband Cory Phillips lost their home to the Crystal Fire in 2011. Considerations when buying a mountain property

he thought of living in Colorado brings to mind visions of picturesque mountain living surrounded by trees, sitting on the deck soaking in the sunshine. And this picture isn’t so far off from reality. Mountain homes provide a peaceful retreat for those looking for more than a typical neighborhood experience. Foothills convenience For many, a home in the mountains may seem out of reach – too expensive or too far away from work. Cities and towns along Colorado’s front-range provide the perfect opportunity to find the mountain lifestyle without the long commute or high price tag you might expect. Both Fort Collins and Loveland sit right up against the foothills, with homes scattered among the hills and canyons. A short (and scenic) 20-30 minute commute could take you from your rural home in the hills to the heart of town. Mountain hideaway Looking for something a little more remote? Both the Thompson and Poudre canyons have unique homes waiting for the perfect owners. And if canyon life isn’t for you, there are many options further in the hills like Owl Canyon and Redstone, where acreage and a view await. Not for the faint of heart Living in the mountains or foothills is certainly not for everyone, but the right homeowner relishes in the challenges and rewards of mountain living. The key to success is to know what to look for when househunting so that you find the home that fits all of your needs, or has the potential to do so. Here are a few things to look for when purchasing a home in the foothills, canyons or mountains, as compared to a conventional home in town.

• Landscaping: Take a look at the types of plants and how they are arranged. You want to ensure that trees are set at a distance from the house to avoid fire danger. Any garden beds should be close enough to the hose outlet for ease of watering. Observe how much of the landscaping will need maintenance. Or has much of the outdoor space been left natural? Over-done mountain landscaping can be difficult to maintain so lean toward the properties that have more native landscaping. • Windows, light and wind: Visit a potential home more than once if possible and at a few different times of day. Pay special attention to the windows. First, notice which direction the windows face. Many of these homes are built with efficiency in mind with windows are designed to utilize passive solar heat. Examing how tightly the windows seal to minimize wind. Also take a minute to observe whether the windows are positioned for a comfortable cross breeze when you have them open during the warmer months. • Outdoor living: When moving west of town, most people’s objective is to be nearer to nature and enjoy the outdoors. While visiting a potential home, take some time to sit on the patio, deck or yard to take in the view. Look for obstuctions that may block your view. Some homes are built onto a hillside so keep in mind that ground work may be necessary and can be very expensive. • Water and sewer: Plumbing gets slightly more complicated the further from town you go. When buying a home, be sure to ask about the water source. Also gather some information on the septic system. Find out what type of septic system the property has, where it is located, if there have ever been problems it and when it was last pumped. • Risk: As we have witnessed in the past several years in Colorado, mother nature threatens our serenity at times. some risk so look into whether the home is in a flood plain or at high risk from wildfire. • Accessibility: This may or may not be a consideration when looking at mountain property. Some areas in the foothills, like Soldier Canyon west of Fort Collins, are rural neighborhoods with fairly easy access. When looking for home further west, find out whether the main roads get plowed, the condition of the driveway and whether a 4WD vehicle will be necessary. • Convenience: It may seem obvious, but living further from town also re-prioritizes your time. Time your commute to work, the gym or your children’s school. Ensure the home has lots of storage for extra supplies since the grocery store isn’t right around the corner. Don’t forget to factor in the extra cost for gas to account for the extra miles you’ll drive – all worth it for your mountain retreat! • Fit: The fun part of looking for a home in the mountains is that every home will have its own personality. These are unique homes typically built with lots of love. There is really no stereotypical design. You’ll see everything from log cabins, to lodge-style homes, modular homes, and even highend modern homes. Be patient on your search and work closely with a realtor who is knowledgeable about the market in order to find the right home for your family. Ready for a mountain home Most “mountain dwellers” feel a deep connection with their home, their land and their location. The decision to buy a mountain property comes with some level of commitment so invest the time to find just the right place. Talk to people who live nearby about their experiences. Most mountain residents will have more than one crazy story about the time a bear wandered through the yard or the blizzard a few years back. And one thing they will all say is that they have enjoyed the adventure.

Theirs is a story of renewal and zeal for life that led them through tragedy to this home and now carries them forward to their next adventure.
Their story Upon meeting Cory and Linda for the first time, you sense their calm energy that is even more apparent as their story unfolds. While working in Chicago for a large advertising agency, both agreed the city lifestyle was not what they wanted for their life together. In April of 2011, Linda and Cory’s dream was abruptly and violently destroyed when the massive flames of the Crystal fire engulfed their land and their beautiful home.
