THE SOURCE PROPERTY MANAGEMENT Fort Collins’ growing rental market provided the perfect opportunity for The Group to enhance their already comprehensive array of services. “We could help someone buy and sell, we could help get them an investment property, but we couldn’t help that person get the property leased or help a tenant find a property. That’s a void in our housing solutions that we realized we could fill with a property management piece,” says Troy Hiebsch, President of The Group Financial Partners. In mid-February, The Group signed the full operating agreements for its latest affiliated company: The Source Property Management. The official launch is planned for April 1, 2017. The Group’s endeavor into the rental market will, in many ways, be a traditional property management company, overseeing maintenance, collecting rent, doing background checks, and handling leasing procedures. “The investor can just step back rather than getting the midnight

calls for broken toilets or having to worry about who’s living there and who’s not,” says Hiebsch. But in true Group form, The Source Property Management will go above and beyond the traditional approach, integrating innovative technologies and providing focused and genuine customer service. “We’re in a good market for a property manager,” says Hiebsch. “It’s a good time. THE BEST TECHNOLOGY Technology will be a cornerstone of the company’s efforts to showcase properties and optimize the customer experience throughout. The website will feature professional photography and interactive floorplans courtesy of Plan-O-Matic. For landlords, this means properties will be shown in the best light and that prospective renters will be able to get a feel for them before even stepping a foot inside. For tenants, it provides top-notch tools to help them sift through the available inventory ahead of time to choose which properties to look at in person. An online portal will help streamline communication between everybody involved with a given property. “The maintenance person will see what the building needs, tenants can pay on an app rather than going into an office to do it, it’ll alert the owner that maintenance has been ordered rather than them finding out on an end-ofthe-month invoice,” says Hiebsch. “It’ll all be software driven, open communication, any time you want to see it.”
TENANT FOCUS Compared to the traditional role of property management companies, which tend to focus on serving the owner, The Source Property Management will take care attending to the needs of tenants. “Tenants want to feel like they’re taken care of, like they’re important too, and that’s a goal of ours,” says Hiebsch. options suitable for students, families, professionals and executives. In addition to working closely with tenants to ensure their needs are met as renters, the new company will serve as a link between Fort Collins’ rental and sales markets. “The tenant is the key piece of the puzzle. They’re the ones that are the future buyers… And our goal is to treat tenants with a lot of respect and help them if they want to become buyers,” Hiebsch says.
OWNER FOCUS/PORTFOLIO MANAGEMENT For landlords, The Source Property Management will be able to offer advice based on in-depth knowledge of Northern Colorado’s real estate market. “We’re treating this as a portfolio management company. We want to do annual reviews with each owner, and we’ll work with their broker,” says Hiebsch. The portfolio management piece will involve evaluating an owner’s property(ies), conducting a market analysis, and discussing options based on each unique situation. Some landlords, Hiebsch says, may want to refinance and pull cash out to invest in a new property while others may want to sit tight or sell their property and get out of the renting business altogether. “We want to help them figure out where they are, what are their goals, and how can we help them get there.” Hiebsch says.

Realtors routinely help their customers navigate the impossible, pricing homes based on market value rather than decades of memories or making offers according to trends instead of gut instincts. Realtors across the US and Canada use Focus 1st LLC’s Visual Pricing System software to help clients understand how a particular home fits into its hyper-local market. In 2000, Tim DéLeon left his career as a Hewlett Packard electrical engineer to sell real estate, joining his wife Joanne at The Group, Inc. Soon after, the real estate bubble popped, and for the first time in the history of real estate, home prices didn’t just take a temporary dip. They began trending downward. “Things were still selling, so I started to wonder, why are the homes that are selling, selling? I started applying the techniques I’d learned at HP to understand what was going on,” says Tim. Trained to look at data and identify patterns, Tim began visually plotting the information from standard MLS sheets. When he incorporated additional information about precise
location, price, home size, special features, and condition, home sales became surprisingly predictable. “I thought people were emotional and just bought for what the person wanted to sell for. But they’re looking at all these properties, so they have more complete information about the market. These buyers bought properties along the trend line, and you could see what the price should be,” Tim says. Tim created a software tool to automate this information plotting process and called it the Visual Pricing System. Focus 1st was born soon after. He shared the Visual Pricing System with The Group founder Larry Kendall, who agreed that the system went hand-in-hand with the Ninja Selling thegroupinc.com

ethos of “showing is better than telling” and happily added it to the company’s toolbox. Now, The Group Inc. realtors and thousands of others throughout the United States and Canada use the system to help buyers and sellers get a handle on home value, odds of selling, when to sell, and how long it may take. Christine Cavalier has been a Broker Partner with The Group for nearly four years. She uses a variety of Focus 1st pricing tools, but when she meets with clients for initial consultations, she uses the ScatterGram Pricing graph, which plots homes by price and square footage and draws a trend line. “They can truly understand what the marketplace is doing. We all get emotionally tied up in our house… This helps clients step back and say this is real data, this is not my emotions getting involved,” Cavalier says. Doug Miller, a Broker Associate Partner with The Group since 1999, has been using the Focus 1st software since its inception, and he too appreciates how intuitive the program’s visual elements are for clients. “It allows me to show the client how I found a range of value for their home, rather than telling them. Since it’s visual, they can see how you arrived at that value. I think that makes it much more clear and much easier for that client to come to grips with that information,” he says. In addition the ScatterGram, Miller finds tools such as the Buying Pattern Graph helpful for finding the best time to thegroupinc.com
sell. “I like the data showing days on the market as well as the time of year that comparable properties are selling,” he says. “I think that’s very valuable for letting people know whether we’re in the right season. Or maybe we just missed the high point of the market and need to be conscious of price at that point.” But Focus 1st isn’t just for home sellers. Buyers can benefit from looking at the data as well, as evidenced by Tim DéLeon’s personal experience with a pair of firsttime buyers. “It was during a downtime. Prices were flat and there was lots of inventory on the market so we expected to look at a lot of properties,” he says. “A property came across the email system saying it would be on the market and it was almost exactly what they wanted. And it was under price. I knew this could be their place.” As anticipated, when the couple saw the home they fell in love with it. And even though it was the first house they had seen, DéLeon urged them to make an offer, and pay full price. “How did I know that?” he asks. “I looked at the last six months, plotted data, looked at the correlation between price and size. This one was below the line. So I showed them the graph to give them some peace of mind. They were able to get a great property, and they felt so good about their purchase decision.”
