THE REALTORS CODE OF ETHICS ®
In 1913, Realtors® became the fourth business group — after engineering, medicine and law — to officially adopt a code of ethics. But the whole process began decades before, in 1858, when the nation’s oldest board, The Baltimore Board of Real Estate Brokers was founded. Its members created the first code of ethics for real estate practitioners. “This was done by a group of members at the time. It was not forced” says The Group’s Chris McElroy. “There was no licensing or agencies, so you can imagine the schemes. So, a group of people took it upon themselves to make this a profession. And it’s really about taking care of your customers.”

More than 100 years later, the Realtors® Code of Ethics has been revised 35 times. Modern Realtors® both follow it and regularly evaluate its content in contemporary context, but its intentions remain the same. “The aspiration that came with the code of ethics is to better serve the public and that is the underlying concept of the code,” says McElroy, who drove the creation of The Little Blue Book: Rules to Live by for Realtors® for the National Association of Realtors®. To meet this goal, the Realtors® Code of Ethics emphasizes Realtor® education, protects private property and ownership, deals with consumer protections, and promotes socially and environmentally responsible land stewardship. McElroy stresses that the code itself is not law. Rather, he says, “The code works in cooperation with the laws.” Despite the long history of the Realtors® Code of Ethics and its adoption by the National Association of Realtors®, some state and local divisions of real estate do not require real estate licensees to adhere to it. “I let my clients know first and foremost that as a Realtor® I subscribe to a code of ethics,” says McElroy. “It’s good for business and it’s good for clients and the public.” Thanks in large part to impassioned Partners, The Group takes the Realtors® Code of Ethics seriously. “We do talk about ethics. We do talk about the code. We do make sure our people are taking an ethics class,” McElroy says. Managing Broker/Partner Susie Ewing takes things a step further. Inspired by a fellow Realtor’s passion for the Realtors® Code of Ethics, she now gives all Group Realtors® a poster board of the code of ethics to keep in their offices. Appreciation for the Realtors® Code of Ethics and its importance seems to be growing. Not only does the National Association of Realtors® require its members abide by the code, it now demands every Realtor® in the country to take an ethics class every two years. “The emphasis on education of the code and meaning of the code has taken the code to a higher point for all of us,” McElroy says. And although the state of Colorado still doesn’t use the Realtors® Code of Ethics or an equivalent yet, it is considering instituting ethics training in its licensing process. “It’s an education process,” says McElroy, “After all, the code itself remains a living document.” Thank you to all Realtors® for supporting and living by the Code. Thank you to those who came before us for their vision of the need, and thank you to William D. North, EVP who wrote “The Realtors® Code of Ethics – A Gift of Vision” in 1978.

In today’s fast-paced, highly mobile world, many consumers online research prior to hiring a professional or purchasing a product. While Real Estate has always been word-of-mouth, The Group is using technology to expand person-to-person recommendations beyond the people we know. Earlier this year, The Group, Inc. launched Testimonial Tree as a way for customers to provide their Realtors with direct, public feedback in real-time. These live, uncurated testimonials show up right on the Realtor’s website. “We pride ourselves on providing the highest level of custo mer service that we can,” says The Group’s newest VicePresident, Brandon Wells. “We think peer reviews are part of the equation, so there’s transparency — customers can go online and read real consumer reports about agents.” Testimonial Tree harnesses the power of technology to give prospective clients access to those peer reviews as quickly, easily, and honestly as possible. “We deployed Testimonial Tree to give an honest perspective of peer reviews and
testimonials because a lot of people will transcribe things that have been said and the customer doesn’t know if it’s truthful or not. This way, you know you’re reading the feedback as it was written,” says Wells. But Testimonial Tree does more than give locals a convenient and trusted way to share their experiences and learn about others’. It helps people moving into town find their way in an unfamiliar market. In recent years, Northern Colorado — including the Fort Collins and Greeley metro areas — has been booming, with population growth rates that consistently top the nation. “We have people moving in who may not have connections,” says Wells. “They’re doing more research online.”

How do I view feedback? To learn what others are saying about The Group’s Realtors, visit the agents’ websites. Each site has a sub-tab in the middle of the page that will take you to the most up-to-date testimonials.
How do I leave feedback? The Group customers can leave their thoughts on Testimonial Tree in three ways: 1. Fill out that survey that shows up in your inbox after closing. 2. At any point during your relationship with The Group, ask your agent to send one of those surveys to you. 3. Pop on over to your agent’s website and find that testimonial page again. Leave your testimonial by clicking on the little black box at the bottom. It’s an automated process, Wells says, so the information feeds back in real time, Wells says. In past years, The Group would send out a paper survey that had to be filled out, returned, transcribed, and eventually put online. Now, “It’s dated and time stamped and automatically added to the agent’s website. So the customer is seeing real-time information on the most recent reviews of that Realtor. That helps them if they’re looking for someone to read others’ experiences.

They can see what’s most recent instead of testimonial from five years ago.” Testimonial Tree doesn’t stop there. Real Estate experiences have always been shared by word-of-mouth, and The Group doesn’t want Testimonial Tree to replace that. The platform has social media sharing built in. “It allows the customer if it’s been a really good experience, they can share via social media and tell their peer group,” says Wells.
What else? Testimonial Tree is a great way for buyers and sellers to share the good and not-so-good of our Real Estate transactions with potential customers. But the feedback plays a bigger role in the organization’s mission of always working to optimize its customer service and satisfaction. The service and the surveys clients fill out notify The Group managers if a bad review comes back. While most customers will address challenges ahead of time, technology may offer a platform that is more comfortable for others. And this platform allows The Group to identify and respond to concerns quickly. “We want to know how we’re doing,” says Wells. “If there’s anything we can do better, if there’s anything that can be refined, more efficient, make the customer happier. And we want to get information so we can do everything we can.”
