THE EVERITT REAL ESTATE CENTER The Group, Inc. mentors, rewards students at CSU.
Colorado State University is currently home to 187 students who are studying real estate in some capacity. Roughly half are working toward real estate minors while the rest will earn a degree in business administration with a real estate concentration or a real estate finance option. It’s exciting to think about the new talent that will be flooding the market. But in the diverse world of real estate, how do these young industry professionals figure out which direction to take? At CSU, the Everitt Real Estate Center serves as the bridge between students and the real estate industry. “Really [The Center] exists to enrich the educational experience for our emerging real estate professionals by connecting them with the community we’re involved in, and to our industry members,” says Assistant Director Chris Johnston.

The Everitt Real Estate Center is a non-profit housed in the Finance and Real Estate Department within the university’s College of Business. In operation since 2000 starting with a grant from the Mortgage Bankers Association, the Center didn’t reach its full capacity until 2005, when an endowment from the Everitt family and a $100,000 donation from The Group, Inc. helped it truly get established.

The Group, Inc. founder Larry Kendall taught at the Center for ten years, earned a spot in the Everitt Real Estate Center Hall of Fame, and helped establish the mutually beneficial relationship that continues today. “[From the beginning] we as a company were able to sponsor EREC interns and provided mentoring for the students,” says Susie Ewing, Managing Broker/Partner at The Group, Inc. “We asked Realtors that wanted to mentor to connect with a student and help them during the semester with projects they were working on. It worked well not only for the students, but also for our Realtors!” All real estate affiliated students are encouraged but not mandated to take advantage of the Center. Staff regularly reach out and share information via email and in-class talks, but the students who take the initiative to get to know the Center’s myriad of resources are the ones who benefit the most. “Once we know the students, and know what they want to start learning industry-wise, we can be that bridging function and connect them with available internships and mentorships in that specific field,” Johnston says. In addition to the mentoring and internship opportunities they offer, the Center sources scholarships, facilitates student competitions, and holds quarterly industry events. Since 2015, The Group has awarded two scholarships in the School of Business: a fulltuition scholarship to an incoming Larimer County freshman, and the Harvey G. Nesbitt Scholarship, which provides full tuition to a sophomore or above in the College of Business. “We have enjoyed our relationship over the years with EREC,” says Ewing. “Two of our scholarship recipients are now Realtors at The Group and one intern now works for a local builder. Other students work part time in our offices and have the capability of learning from our Realtors.”

The Center helps some of its most ambitious students team up to participate in competitions throughout the year. The Sherman Miller Real Estate competition is regional, and teams from CSU go up against students from University of Colorado and University of Denver where they are given four days to prepare an in-depth analysis on a commercial case, which includes development, financing methods used, presentations, and a deliverable product. The Colvin Case Study Student Challenge and Villanova Real Estate Challenge both happen on a bigger, national stage, but Real Estate students from CSU usually find themselves on it. To provide students with yet another chance to network, the center hosts several events throughout the year, including the Real Estate Conference and Real Estate Market Updates/ Forecasts. “We offer continuing education credits for brokers, we try to get everybody in Northern Colorado involved, and make sure students are featured in resume portfolios at the events on top of attending to network with our Center members,” says Johnston. The center’s 21st annual Northern Colorado Real Estate Conference, held in October, drew 450 individuals. Not only did students get the chance to learn while mingling, the Real Estate Club President and Vice President moderated a panel. By connecting students with industry professionals, The Everitt Real Estate Center helps prepare them for Northern Colorado’s vibrant but competitive real estate market. But none of that would be po ssible without the buy in of the industry leaders themselves. “The Group has always been a huge supporter of the Center and what we stand for and do for students… They’re very valued as lifetime members of the Center,” says Johnston.

The Group just added a new tool to its already leading-edge box of Real Estate technology: RealScout. Thanks to machine learning, nontraditional search functions, geo-tagging, and a range of other features, this Realtor-consumer collaborative alert system will change the way clients sell or buy their next home. In fact, in places where the tool has already been in use, like the San Francisco Bay Area, RealScout alerts have the industry’s best open and click-through rates. What Is It? RealScout, simply put, is a new way to set up a search and receive property alerts. The mobile-first program uses standard MLS data and layers proprietary data sets on top. This means access to the same properties found on the standard search sites, but Realtors and consumers can better customize their searches. And while the experience is fairly straightforward to use, the tech behind it all is a step above the ordinary.
Machine learning and computer vision is the core of what makes RealScout unique. The computer looks at photos of a property and match them to the correct room. Machine learning then looks at all the photos and separates them by room. “Consumers can just click on ‘Living Room’ and it’ll show you living room photos for the property. That’s really nice because it does it all automatically and it does it in real time. You don’t have to click through 30 photos to look at things,” says Tom Flanagan, The Group, Inc.’s Chief Technology Officer.

Search by intangibles. Most real estate search engines let consumers run queries along what Flanagan refers to as “database tables.” Think number of bedrooms or bathrooms. But machine learning is able to extract more detailed information from photographs. RealScout uses those findings to let searchers look for nontraditional features that make a place feel “right” to them: natural light, stainless steel appliances, large back yard, hardwood floors, and walkability or commute scores. Furthermore, while many search engines allow consumers to draw a circle around a general part of town they’d like to call home, RealScout takes it a few steps further. Users can create a polygon on the map, opening themselves to alerts in different neighborhoods. The Geotags allow consumers to include points of interest in their search. In San Francisco, users tend to look for homes near Google or Apple shuttle buses. In Fort Collins, we might tag our favorite microbrewery or stops along The Max line.
Sellers can test the market. RealScout’s unique features won’t just appeal to buyers. Using realtime data on how a property could hypothetically perform the program allows sellers and their realtors context before putting something up for sale.
How Do I Use It?
Prospective buyers and sellers interested in receiving RealScout alerts just need to sign up with their Group Realtor. The Group, Inc. is one of the first agencies in Colorado and the only company in Fort Collins to incorporate the Silicon Valley technology. RealScout accommodates both consumer and Realtor designed searches and enables communication between broker and client on specific properties. “It allows you to collaborate with your real estate agent in real time,” says Flanagan.

Side-by-side comparisons give a visual way to look at multiple properties at once. Two homes in the same neighborhood might seem very similar until they’re directly compared with one another. “If one’s on a cul-de-sac and one’s on a busy road, for example. It’s for consumers to pare down, get some information, and compare the properties online visually,” says Flanagan.
