Contract Protection After the excitement of going under contract and getting ready to move, there is nothing worse than falling out of contract. The following are ways that we can help prevent that from happening: • Pre-Inspection – The #1 reason why contracts terminate is due to inspection items. Team Hanson I am proud to be surrounded by incredible people who help me do my job better for you. They include: Personal Assistant – Teryn Howell Leslie does a variety of tasks such as entering listings into MLS, ordering signs, updating our listing, ordering postcards, contacting utility providers, organizing our files, and countless other tasks. Escrow Office – Barb Medina and Angie Trybie Barb and Angie oversee the file once we go under contract. They prepare amendments, communicate with title, schedule closings, and prep the file to close. Escrow Hub The Escrow Hub is a team of about 5 people who do two things. First, they read and review the titlework to see if it is in good standing. Second, they follow all of our contract dates and keep the lenders, title company, realtors, appraisers, and surveyors apprised of our deadlines. Title Officer – Jennifer Morgan Jennifer Morgan is our closer with the Group Guaranteed Title. Marketing Team – Ashley Grisel, Amy Hoback, Anne Vetter The marketing team performs a variety of functions such as creating flyers, advertisements, signs . . . basically anything that requires design including this presentation. Managing Broker – Nick Hansen The managing broker oversees the office and our agents. He provides guidance when needed and can help troubleshoot should an issue arise. Timeline of Events Stage 1: Pre-Listing Activities Step 1: Initial consultation where I tour your home and present my marketing plan to you. Step 2: Second meeting where I present my market analysis to you and we sign listing documents, fill out the disclosures, and formulate a game plan. Stage 2: Pre-MLS Activation Activities This stage includes all the activities that take place after the listing agreement is signed but prior to going active in the MLS. It typically takes between 7-10 days to accomplish all these tasks • Stage home (if needed) • Order/take pictures • Order sign • Create brochures/counter displays • Reserve a spot on realtor tour Stage 3: Post-MLS Activation Activities Day 1: • MLS sheet is emailed to you notifying you of the new listing activation. • Your listing is syndicated to numerous websites. • Brochures are ordered. • Realtor.com enhancements are implemented. Week 1: • Links to various websites are sent to you • Virtual Tour created and posted • Property website created and posted • You Tube video created and posted • Just Listed post cards ordered and sent out • Email announcement to company

My wife and I have lived in northern Colorado since 2004. We absolutely love it here! The mountains are a daily reminder of how blessed we are to live in such a beautiful state. In the past several years, our lives have changed dramatically by the addition of four children, Sam (6), Caroline (5), Will (2), and John who was born 1/23/14. Our children are our greatest joy in life! We enjoy spending family time together making pizza, going to the park, riding bikes, and camping in the summer. First let me say that I absolutely love being a realtor! It’s a role that I truly believe utilizes my passions, skills, natural gifts, education, and life experiences. To me, real estate sales is less about sales and more about serving my clients. And serving others has always been a large part of every stage of life that I have been through. It gives me great joy to help others, and as a realtor I am able to help others realize their goals and dreams in real estate. For as long as I can remember, I have been intrigued by real estate. My intrigue turned into an MBA specializing in real estate and eventually a 12 year career that has provided me with invaluable experience in numerous aspects of the industry. The skills that I have honed over the past dozen years are utilized every day in serving my clients. My approach towards selling first starts by recognizing that selling a home is not a pushy sales pitch. It’s about listening to my clients, learning what they want and need, and reacting accordingly.
