Kathy Lanning owner of Moving Right Along, a home staging services company, has been offering homeowner consultations and staging vacant homes since 2003. She has experienced insight for the homeowner looking to sell. Here are some of her recommendations for homeowners to consider when prepping their home for the market. These apply to every home, from a small condo to a spacious country home. • Curb appeal, of course, is very important. Trim landscaping as needed, and refresh mulch. Also be sure the front door and light fixtures are nice and clean. Add a new welcome mat and perhaps a pot of colorful flowers and you’re good to go. • You can make your home feel extra warm and friendly by adding a few touches with plants, fresh flowers, accent pillows and new towels. Don’t be afraid of color; it’s our friend! • Turn on all of the lights and open all window coverings prior to showings, and make certain that all light fixtures, especially in bathrooms and closets, have high wattage light bulbs. • To make living spaces look as large as possible, remove any excess pieces of furniture as well as accent rugs on carpet. Removing throw rugs from the walking areas of hardwood floors can open up an area; and buyers will be able to appreciate their beauty at the same time. • It’s always a good idea to remove family photos from the walls so that buyers can visualize themselves living in this space. Of course, a couple of small photos of children on a desk or in a bookcase can make a buyer feel warm and fuzzy. • In addition to looking for a home with lots of space, buyers appreciate viewing a clean and well maintained home. Make sure each closet and cabinet is as clutter-free as the rest of the house. • Mirrors and windows make any room appear larger. • Define each space with a function. Have a tiny bedroom? No problem. Stage this room as a home-office and it becomes a bonus space for the home buyer. • Bright lighting is even more important in a small home. Natural light especially provides energy and opens the home to the outside. • Cleanliness is key. All that bright lighting should reveal sparkling clean surfaces, not grimy corners. Ready to sell When preparing your home for showing, the goal is to make the home-buyers love your home as much as you have. Showcase features that you enjoyed, like your bright kitchen window, the cozy fireplace or the front porch swing you’ve spent so much time on.
