Since 1976, The Group has thrived as a local, independent real estate firm owned by the people who work here. We are grateful for the trust our customers have put in us to handle their real estate transactions. We are grateful for our communities where citizens bring vitality, knowledge and innovation. We are grateful for an industry that fulfills the role of helping people achieve their goal of homeownership. As our cities have grown, The Group has grown, recently attracting many new people to our company who reflect the youthfulness and future of our communities. We look forward to the coming year and the celebration of The Group’s 40th year.

Commerical Market 2015 brought a mix of outcomes across Northern Colorado’s three commercial market sectors – retail, office and industrial. Throughout the region, slowing margins in the local oil and gas industry made for a mass of increasingly cautious tenants. Growing

throughout

Northern

Colorado continued to push the need for more retail space during 2015. During the third quarter, the region’s vacancy rates declined and there was a substantial increase in absorption. Supply of suitable retail space continues to fall, driving rental rates up. Because of lack of product there has not been an influx of new businesses coming from outside the area. Northern Colorado’s market for office space did not meet demand for quality product. It does not look like there will be significant rent increase in the next year. Oil and gas companies who leave the area will bring more sublease space to the market. The demographics, job outlook, and in-migration coming to the area has made investors bullish on office buildings. Some speculative construction will occur due to lack of quality supply. For the first time in a year, industrial market vacancies increased.

Our Commitment to the Community Group employees personally contributed over $827,000 to charities in Northern Colorado in 2015. At least 53 employees serve on local Boards of Directors. Group employees average over 108 volunteer hours each annually adding up to over 21,600 hours each year. Group Partners ranked 1st for total giving to United Way of Larimer County. This year’s total contribution exceeded $225,000. The Group was a major sponsor of Downtown Fort Collins, First Night, Sculpture in the Park in Loveland, Neighbor 2 Neighbor Polo Event, Everitt Real Estate Center, Museum of Discovery, WomenGive, Colorado State University Athletic Department, and Respite Care.
