High Street Boutique Finance High Street Boutique Finance (HSBF) is a privately funded lender specialising in Property Development throughout the UK. During the last 10 years the UK’s large corporate banks have had a continued lack of appetite for funding development projects which creates a fantastic opportunity for us to maintain growth in this market place. In 2014 HSBF approved loans in excess of £10 million and we expect to exceed that level year on year. All of our clients are carefully selected and many have vast experience in UK property development with backgrounds ranging across a number of areas including architecture, quantity surveying, building contractors and valuation surveying. Whilst having this experience, a number of the clients do not have the cash resources to fund the development of a project. HSBF will consider entering into a Joint Venture with a client for a project that requires funding of up to 100% in order to support the acquisition and build costs. Due to the structure of these projects we created our own development company called All Saints Living which forms the 50% shareholding partner in all of these Joint Venture projects. HSBF conduct thorough due diligence on each potential project consisting of independent professional reports from a Quantity Surveyor in order to verify that the build costs are adequate, a valuation report to ensure current and end values are realistic and a number of identity/credit checks. This provides a level of comfort and confidence to lend at these levels and All Saints Living now has almost 200 units under construction with all of these projects funded by HSBF. New Investment Opportunity In order to support our aggressive level of growth, HSBF are seeking further private investment and the following terms are available to potential investors: •

Interest from 18% per annum, an equivalent rate of 1.5% per month, or a lower percentage and increased uplift at the end of the project.

Investment opportunity can be structured to suit the individual circumstances of the investor, including interest and profit split.

First legal charge over the title to the land/property throughout the course of the project therefore providing the safest form of security.

On disposal of the asset, the funds would be transferred directly to you or lawyers acting on your behalf.

A debenture/charge over the company borrowing the funds.

Minimum investment is £100,000.

Maximum investment is £10,000,000 as a guide, however this would depend on the size of the project.

Terms from 12 to 36 months.

A complete package of documents containing valuation and quantity surveyor reports will be provided for your review, should you so wish, prior to making an investment. The following pages contain information on current projects, please ask for more information on potential or upcoming projects.
