TESTIMONIAL
We first met Nutan at two open houses she held for other clients. We remember her down to earth manner, her advocacy for her client’s home, her honesty, and her follow up visit.
Three years later when we needed a Realtor, we reached out to several agents, but chose Nutan. She not only lived up to our first impression but exceeded it and started working with us immediately getting to know our needs and wants. Nutan was out agent for the sale of our condo, and then later for the purchase of our home, and we took our time finding the right home for us. In both instances, we knew we were in highly competent hands as Nutan guided us through the sale and purchase of our home. Nutan has a way of making you feel as if you are her only client, she follows up on every question, and even anticipates what you will want to know. She gives her honest opinion and truly cares you find the right home, and not just any home. Since our work together has stopped, Nutan has become a friend. We cannot say enough about Nutan as a real estate agent, and as a person. You can feel confident in knowing you are working with someone who knows her field, is respectful of her colleagues yet advocates for you as her client. She negotiates fairly and realistically and has a pulse on the market. And while we have settled into our new home, we miss going around to open houses with her. Fortunately we can still have her over from time to time. It is truly a joy to know Nutan.

Are you READY TO BECOME
A LANDLORD? Article Submitted By Christensen Real Estate Group
DO YOU HAVE THE TIME, ENERGY, AND AVAILABLE FUNDS REQUIRED TO RENT OUT A HOME SUCCESSFULLY? IF YOU’RE THINKING OF BECOMING A LANDLORD, HERE ARE SOME OF THE BIGGEST FACTORS YOU SHOULD CONSIDER.
10
DOES IT MAKE SENSE FROM A FINANCIAL PERSPECTIVE? One of your biggest considerations will be your finances. For most investors, the safest best is to ensure that your property either cash flows (that your income from rent is higher than the expenses associated with maintaining it), or that you break even. For the homes you’re thinking of purchasing, how much could you feasibly charge each month? A real estate agent with local expertise can help you understand the rental market in your area. Next, look at your potential carrying costs—including your mortgage payments, utilities, and property taxes, to name a few. Would renting out any of the properties you’re considering be financially viable?
CAN YOU WEATHER FINANCIAL STORMS?
DO YOU KNOW THE LAW?
If your property were vacant for several months, would you be able to pay the rent and carrying costs? What would happen to your finances if you had to cover three major repairs at the same time? Remember that necessary upgrades—such as HVAC system replacements—can sometimes cost thousands of dollars.
Before you decide to purchase a rental property, be sure you know the legal obligations you’ll be taking on. First and foremost, the home you’re renting out must always adhere to all city and provincial health and safety standards. Of course, your tenant will also have obligations toward you. These include (but aren’t limited to) paying rent on time, adhering to reasonable standards of cleanliness, and obeying the law on the premises.
Being a responsible landlord is all about preparedness. From vacancies to delinquent tenants to malfunctioning home systems, it’s important to think through the potential worst-case scenarios.
PROPERT Y MANAGEMENT Every landlord needs to decide whether they’ll manage their property, or hire a professional to do it for them. The former entails dealing with tenants, collecting rent cheques, ensuring that all of the bills are paid on time, and maintaining your property. These tasks can be time-consuming, so it’s important to assess your availability before making the decision to go it alone. If you opt to hire a property manager (whether it’s a company or an independent contractor), be sure to factor this additional cost into your budget.
For a full overview of the duties that you’ll owe to your tenants (and those they’ll owe to you), read the province’s Residential Tenancies Act.
TIMELINE CONSIDER ATIONS What are your eventual plans for your rental property? Whether you’re hoping to move in yourself or sell it for a tidy profit, it’s important to consider your timeline. Keep in mind that once your tenant’s lease agreement ends, they’ll start renting month to month. As a result, terminating a tenancy can be slightly complicated. While you can give a renter notice if you’re planning to move into the home they currently occupy, you can’t ask them to leave in order to sell it. What you can do is search for a buyer who’s willing to purchase it as a tenanted property. When you get down to it, maintaining a rental property requires time, effort, and money. Fortunately, it can also be a rewarding and highly-profitable experience. If you’re ready to become a landlord, the right real estate agent can provide you with the guidance you need to get started on the right foot. ◆

Maximize
YOUR OUTDOOR
LIVING SPACE With summer at our doorstep, we can begin to dream about longer, warmer and brighter days ahead! FINALLY! So, it’s time to start considering our outdoor spaces, expanding our living and entertaining from in to out. No mater the size, there’s options, ideas and design tips that can not only help you maximize your outdoor living, but to ensure that it looks fabulous! Whether for lounging, dining, entertaining, or perhaps you need some privacy from your neighbours, there’s a solution for every need!
For smaller patios it’s also always important to try and source double-duty items. For instance, a fire pit that might double as a coffee table, or an outdoor chair with an ottoman that can be placed against one another to create a lounger. Flexibility is key! Once you’ve determined what you need, and what your patio can fit, begin laying out items in the space. In most cases, an outdoor tall bistro table (bar height) tend to be the best fit, as they’re usually a smaller footprint, and help to maximize your view, if you have one! Stools versus chairs can also be tucked ▹
The first thing is to determine the main function you’d like to have your patio or balcony serve and size-wise, if it can accommodate. Is it for cooking? So perhaps a BBQ. Is it for Dining? A table and chairs, or for lounging with couple of loungers? Once you start with your largest piece(s) you can begin to layout the space. Always start largest to smallest, and from bottom-up! We like to start with the canvas, the floor. A personal favourite of ours is Turf, also known as artificial grass. Especially for urban areas such as condos and townhouses. It brings some greenery into an otherwise concrete jungle. Providing a soft landing for your feet, while adding greenery, and absolutely no maintenance. Be sure to always consult your local supplier and ensure the type of artificial grass couples a rubber drainage membrane, as most brands you might find at a Big Box Store are of lower quality and will not probably drain rain water. Alternatively, interlocking wood tiles for exterior patios are also a great overall stylish solution.
15
OUTDOOR
nicely under a round or square bar bistro table. Maximizing every square-inch, especially when space is limited is the key. A built-in BBQ and outdoor kitchen are a huge trend right now, allowing not only cooking, but a surface to prep on. With floors done, and your furniture and functions organized, it’s time to work in some greenery. Whether a combination of pots and/or planters, especially in any urban area, lush greenery and plants, or the illusion of, will be a great escape from your concrete surroundings! At Kalu, we tend to be a fan of a combination of solutions, such as artificial hedges, which can create privacy screening from your neighbours, while also adding a lush addition to your outdoor space, and no maintenance required! Then perhaps fill-in dead corners or areas on the perimeter with tall narrow planters. Lastly, don’t be afraid to treat your outdoor areas as you would your living room! There’s a wide array of “in-out” accessories and furnishings available at most retailers today! From outdoor-rated plush cushions, candles, lanterns, and even art, sculptures, and decorative pots add an element of the interiors to your exterior. It’s important to utilize colours and accents on the exterior, that you might find on the interior of your home. Whether it’s a particular colour, or certain style such as modern or traditional, imagine your outdoor space as a direct extension of your interior living! This will provide overall cohesiveness and the appearance of a larger living area, and the perfect oasis for you to escape to with Summer at our feet! ◆
