YOU SIGN ON THE DOTTED LINE hile Toronto’s housing market is often defined by its flurry of activities, frenetic pace, and confident buyer culture, it’s always recommended to slow things down for a moment and educate yourself before entering into any binding contract. There are a number of issues to be considered by both buyers and sellers when preparing an Agreement of Purchase and Sale.
HERE ARE SEVERAL ITEMS TO CONSIDER: DEPOSITS Deposits can be used strategically by buyers when purchasing a property, especially in multiple offer situations. A high deposit provides the seller with a sense of security that the buyer will complete the transaction, and demonstrates to the seller how serious the buyer is in purchasing the property. NAMES OF THE PARTIES TO THE AGREEMENT A) It may be advantageous to a buyer, for tax
or other reasons, to sign the agreement in trust for another party, or in the name of a company or other legal entity;
B) If the buyer is signing in trust for an
unknown party, or if the buyer is a corpo-

ration with no assets or transaction history, the seller may be at risk in the event the buyer fails to close the transaction. It may be difficult for the seller to commence litigation or recover damages. The seller may wish to consider requesting a higher deposit or having an individual personally guarantee the obligations of the buyer to offset this risk.
The parties must consider whether there are rental items to be assumed, such as a hot water tank, furnace or security systems. CHATTELS & FIXTURES There should be a comprehensive list of all chattels included, and fixtures excluded in the purchase price. These should include such items as kitchen appliances, wall mirrors, wall units/cabinets, and light fixtures. ACCESS RIGHTS A provision allowing for access rights is usually inserted in the agreement. The buyer should try to retain one access right to be exercised no later than the day prior to closing to assess the condition of the property, however, this right is not an opportunity to have another house inspection. CONDOMINIUM SUITES Determine whether the parking and/or locker unit(s) are deeded ownership or exclusive use. Ownership allows the buyer to sell the parking or locker unit separately from the suite (subject to the condominium declaration), while the parking or locker units cannot be sold separately from the suite if they are exclusive use. tate”, the buyer should inquire whether or not the Estate has obtained the Certificate of Appointment of the Estate Trustee. ’ve been working on the perfect trail bar on and off for years, one that has a no nut and no nutbutter option. No gluten, no refined sugar, just the right crunch and chew, and no banana (personal preference). Friends… HERE IT IS! If you have a scale, use it and follow the weight measurements.

DIRECTIONS STEP ONE
Preheat oven to 325˚F, line a cookie sheet with parchment. Also line a square brownie pan (8x8 or 9x9) with parchment, overhanging on all sides. STEP TWO
Place the oats and almonds on the cookie sheet. Place them in the oven for 5 minutes, remove and add the sunflower, pumpkin and sesame seeds to the tray (don’t mix them, keep them separate) and cook for another 10 minutes (so that the oats and almonds have a total of 15 minutes). STEP THREE
Let them cool a bit, then put them in the food processor with the dates and cranberries, pulse them a few times so that everything gets chopped a little, remove to a large bowl. Add the remainder of the Dry Nut and Seed Mixture ingredients to the bowl, mix well. STEP FOUR
In a small pot, melt together on med-low the wet ingredients, whisking to make it smooth, about 4-5 minutes, it does not need to boil. STEP FIVE
Pour the hot tahini mixture over the nut and seed mixture and using gloved hands and a spatula, mix the hot tahini mixture into the nut and seed mixture until it is uniform. Pour the mixture into prepared brownie pan and press it firmly into the pan. Place in the fridge for a couple of hours to firm up. Lift the parchment/bars out of the pan and cut into 25-30 squares or bars. STEP SIX

1 1/2 cup / 170 grams gluten free large flake oats 1/2 cup / 85 grams raw almonds 2 tbsp / 30 grams raw sunflower seeds 2 tbsp / 25 grams raw pumpkin seeds 2 tbsp / 25 grams raw sesame seeds 1/4 cup / 40 grams dried, sugar free, cranberries 4 medjool dates, pitted 3 tbsp / 25 grams coconut flakes 2 tbsp / 20 grams chia seeds 2 tbsp /25 grams hemp hearts 2 tbsp / 20 grams whole (or ground) flax seed 1 tbsp / 10 grams poppy seeds 1 1/2 cups / 35 grams puffed quinoa 1/4 tsp flaked sea salt (I use maldon salt)
WET MIXTURE
• 1/2 cup plus 2 tbsp / 175 grams tahini • 1/2 cup / 165 grams raw honey • 2 tbsp / 25-30 grams coconut oil
NUT + SEED OPTION: You can omit the almonds for a nut-free option, just replace with the same volume of something else. Same with any of the other ingredients you don’t have or like, just replace with the same volume.
Store in the fridge or freezer.

Schlotter and more than 20 PPG colour stylists from around the world meet annually at the company's Global colour Trends Workshop. "Our team of global colour experts assess societal and cultural influences to forecast what colours will be popular in home decor, consumer goods, automotive and even airplanes for the upcoming year," Schlotter says. "We also look at what's happening in society, and the state of people's emotions because of current events. All of this information helps us predict what colours will truly resonate with people in the coming year, especially when it comes to the paint in their homes." 2018 finds its colour of the year in a reflection of people's daily lives and their need to find an escape.
