7 TIPS TO
AVOID TAKE-OUT TEMPTATION After a long day, the thought of putting in overtime in the kitchen can be quite unappealing. Here are tips to avoid take-out temptation. “Ordering takeout can be a time-saver, but it's expensive and typically less healthy than homemade meals,” explains Tori Wesszer, registered dietitian. “Prepping meals ahead of time means I can save dining out for indulging at restaurants I love, without the guilt.” Wesszer recommends the following tips for fool-proof meal planning: Use the juice Freeze Florida Orange Juice in ice cube trays. Add cubes to a smoothie for added vitamin C and a natural sweetener with no added sugar. Layer those salads Make salads a few days at a time in mason jars. Layer your ingredients with dressing on the bottom to eat better and save money. Make leftovers Cook some extra at dinner to pack for lunch the next day. Batch cook Make foods like grains in large amounts ahead of time
so you can have lots on hand for later. Pre-cut your veggies Wash and dice veggies that you use often ahead of time and you'll have no excuse to skip your greens. Freeze the rest If you make a lasagna or chili, make double and freeze half to pull out on nights when you know time is limited. Stock up on healthy kitchen staples Keep items like canned beans and frozen veggies to pull a meal together in a pinch — a well-stocked pantry is essential to eating well. Organize with apps Use apps like Wunderlist to plan your groceries. You can even share it with someone to help keep you organized and avoid buying doubles. IS YOUR FAMILY READY FOR A PET?
M DID YOU KNOW?
Your pup can pick up on subtle changes in your scent, which can help him figure out how you are feeling — such as by smelling your perspiration when you become nervous or fearful. It’s also likely how dogs can detect certain diseases or know that a household member is pregnant.

any of us would love a furry friend at home but deciding whether to add a pet to your family is a big decision. “Busy parents are often reluctant to introduce a pet into their home as they don't want to add any more chores or responsibilities to their lives,” explains Rose Ferrante of Pet Valu. “However, the added work and costs are often far outweighed by the benefits they bring the entire family.” Although children often beg parents for a dog, rabbits, guinea pigs, birds, fish, reptiles and cats can all be appropriate. “Carefully consider your family's individual needs and circumstances before determining what type of pet to get and the right time to introduce it,” recommends Ferrante. If you're thinking about adding a pet to your family, consider these tips from pet experts: 1. In an increasingly digital world where socializing is often done online, pets provide real-life companionship and help make social connections. 2. Pets teach important lessons about forgiveness. If you don't spend enough time with your pet one day, they won't hold it against you and the next day they'll have completely forgiven you.
3. Whenever you have a difficult day, even if the problems were caused by you, your pet will still be excited to see you when you return home and will remain at your side. 4. Research shows that pets reduce stress and anxiety. In a hectic family household, pets can help provide calm, loving balance. 5. Pets, particularly dogs, get you to move more. It's easy to say no to exercise after a busy day at work and school, but if the dog needs its walk, someone in the family will have to lace up their shoes. 6. Although children favour kittens and puppies, adopting an older pet is less work. If you visit a pet retailer during one of their adoption weekends, you'll find a wide variety of pets and will be able to select one with the right temperament for your family. 7. If now is not the right time for a pet, encourage your child to make a small donation to a local animal rescue or shelter to help a pet in need. How to avoid real estate fraud As housing prices climb in many markets across the country, real estate fraud can become a much more enticing prospect for scammers. While it's one of the lesser known kinds of fraud in Canada, its impact can be devastating.

Title fraud happens when a fraudster steals the title to a home — usually after stealing the owner's identity — then sells the home or applies for a new mortgage against it. Foreclosure fraud happens when homeowners having difficulty making their payments mistakenly turn to a fraudster, who convinces them to transfer their property title in return for a loan. Often, the fraudster keeps their loan payments and

1. Safeguard your personal financial information. 2. Contact your mortgage lender first if you are having difficulty making your mortgage payments. 3. Do a land title search with your provincial or territorial land registry office. This search will show the name of the property owner and any mortgages or liens registered on the title. 6. A deep dive in search of a better weld Students in Seneca’s Underwater Skills (UWS) program, based at King Campus, receive training relating to commercial diving, welding, construction, inspection, repair and salvage work. Their unique training leads them to rivers, lakes and canals around the world, in both the offshore oil and onshore construction sectors of the diving industry. There are few programs like these in Canada, and graduates are in hot demand, as is the knowledge that UWS faculty and students can pro-
vide through research. Recently, the UWS commercial diver training program entered into an applied research partnership with the Canadian Welding Association (CWA). The focus is a promising new “Temper Weave” underwater welding technique to create higher grade welds than are currently possible for structures completely submerged underwater. Foundation funds will help Seneca conduct research to attempt developing an underwater welding procedure that
will produce wet welds of the same quality and consistency as dry welds. The funds will be used to purchase specialized materials and equipment, including low carbon steel for simulation welds. Based on the results of the initial research, the CWA Foundation has also committed additional funds in the coming years. “This research will contribute significantly to how our industry approaches underwater welding,” says Deborah Mates, Director, CWA Foundation. “Collaborating with Seneca was a natural fit, given their proficiency and expertise in this area and the positive impact findings can have on welding projects globally.” Research will be led by Seneca Professor Mike Borean, who says that people don’t generally think about how difficult and complex it is to fuse metals together “in the wet.” Yet, if it can be done consistently,

Moving on up: Should you buy or sell first? In Canada's evolving real estate markets, both buying and selling a home are very personal decisions. Add buying and selling at the same time, and the process becomes even trickier. The path up the property ladder is different for everyone and which to do first depends on your unique circumstances. “Buying and selling a home at the same time is no small endeavour and involves extensive research and a clear understanding of all the steps involved, explains Nicole Wells, vice-president of home equity finance at RBC. Here are some things to consider before making a move: Should I sell first? The upside of selling first is that you will know how much money you have to work with, and it's also easier to get new financing when you need it. However, if there are delays or challenges finding the right new home for you, you may incur additional rent and storage costs in the interim.
Should I buy first? In this case, you will have time to plan your move and get your current home ready to sell. However, closing dates on both the purchase and sale may not line up and if your home doesn't sell for a while, you'll be stuck with two mortgages at once and a higher debt-to-income ratio. Add a contract contingency Whether you're buying or selling, try to add a contingency to your contract that lines up the closing dates to bridge the in-between period. This isn't always possible, as it depends on the market and whether the buyer/seller is willing to agree to an extended or reduced period of time. Know the markets Research prices in the areas where

you're buying and selling. Does the market favour buyers or sellers? This is the best way to decide which move to make first. As a rule of thumb, you want to sell first in a buyers' market and do the contrary in one that favours sellers.
Consider rental revenue Research the rental market in your area and calculate the cost versus profit ratio of renting out your home to tenants, rather than selling it. It could be financially advantageous, and real estate could be a great way to diversify your investment portfolio. Find more information online at rbc.com/home.. www.newscanada.ca

MAKE CREATING YOUR WILL A PRIORITY Did you know that many people mistakenly believe that having a will is not important? Nothing could be further from the truth. In fact, a will is probably the most important document you will ever write. If you die without a will, the province in which you live will decide how to distribute your estate. As a result, some money or assets may end up going to places and people you may have not intended. Without a will there could be no special gift to your lifelong friend, or a bequest to your favourite community or non-profit organization like Amnesty International. Having a proper will also goes a long way to preventing family disagreements.
A current study shows that one in five Canadians has experienced family disputes over inheritances. Another compelling reason to have a will is to save money. Many people think their estates are too small to warrant having one, but that is usually not the case. The smaller the estate, the greater the need to have things settled quickly. There are many reasons why people never get around to writing a will, including the misconception that it is costly. To receive a free information package on wills and bequests, write to Amnesty International, 312 Laurier Avenue East, Ottawa, Ontario, K1N 1H9. www.newscanada.ca
