A GOOD STORE STARTS WITH A GOOD LAYOUT Just what’s involved in developing a layout for a convenience store? We speak to several leading store designers to learn some of the guiding principles.

C
onvenience and petrol retailers vary from small shopfront stores to large truck stop sites with restaurants. Every store design presents its own unique set of challenges. What works well in one location may not work in another. Understanding the business strategy and market profile helps the designer to tailor to store layout and fitout to suit the situation. There are, of course, some well proven do’s and don’ts which can be applied to most situations with success. However, the cookie-cutter, one size fits all solution will often not deliver the best results for a given location.

Wayne Lamb, general manager of Cadway Projects, says: “Standardisation of the layout and retail offered across a large network of stores is often favoured because of the benefits it delivers - like consistency of offer, staff training, ordering, promotions, advertising and so on.” “But it does not allow for flexibility to respond to local market demands, which can vary enormously from one location to another.” Ian Abel, managing director of MIB Facilities, advises new builds are the simplest to implement because there is no demolition to do and therefore no surprises in store with inadequate plumbing, electrical or structural items or defective finishes. “Branded refurbishments generally offer the fewest design challenges, because the format is standardised across the chain and management almost always has extensive data on customer traffic movements within the store. “Refurbishments in older buildings, be they in a corporate style or a one-off design, can present unforseen problems which can strain any budget. Perfectly good floors may have to be torn up because tiles don’t match. Wiring, plumbing and ventilation may have to be brought up to current standards. The design may have to be changed midstream due to structural issues.” Design basics Before commencing a store design, Mr Lamb says there are a number of questions that need to be asked. 20

“One of the key things to remember is the need for ongoing change.” • Who is your target market? • What times of the day, the week and the year do you expect to be your busiest times? • What product categories do you want to sell? Which will be the strongest? • Is there one particular ‘hero category’ for a cafe, deli or elaborate foodservice area? • Will the facility be aligned with a national brand or franchise? • Will any preparation of food take place instore or is everything pre-packaged? • Are there seasonal influences to consider?

• Is there another offering in the market that you like or want to emulate? • What is your fitout budget? • Supply chain and delivery logistics are vital when designing back of house storage and goods receiving areas. How will these be managed? • No matter the size of the store, the placement of impulse purchases is always a key selling strategy. High demand items can be used to draw customers further into the sales area exposing them to more selling opportunities. • Drinks fridges can also be used to entice customers into the rear of the store. Coffee, or a full cafe offer, is also now a key component in newer rebuilds and onsite seating is gaining popularity. • Placing hot food in winter or cold drinks or ice in summer in prominent locations, such as adjacent to where customers queue is an excellent way to respond to seasonal demands.
STORE LAYOUT • Critical qualities such as cleanliness, good lighting, freshness of products, visual presentation and friendly service staff will always be important regardless of store size or layout. Create a journey “Designing the customer’s ‘journey’ through a store helps to drive sales. It identifies the key locations for promotions, for impulse categories and for popular items,” said Mr Lamb. “The longer a customer stays in the store, the greater the likelihood of increased sales. “Changes in floor and ceiling finishes and colours, ceiling heights and lighting moods can play a big part in helping customers to identify the different spaces within a store. These spaces can then house specific categories to match the mood created. A hot food offer area within the store can be styled as a mini café or coffee shop with colours, finishes, lighting and signage providing visual cues to the customer of what is on offer even before they see the products. Building anticipation is a good selling tool. “If the store is convenient for customers to easily find what they need, they will come back. A convenience store sells convenience first and products second.” “Empty space provides customers with room to move around and to see what is on offer. For this reason an overly cluttered sales area is counterproductive.” More product lines do not necessarily translate into more sales. Ease of access to a selected number of products, targeted to the location and demographic in the store’s catchment area, is the more popular approach with new stores. Utilise space We are visual beings and stimulated by what we see. Our emotions and our purchasing decisions are influenced by our visual arena so creating the right feel in a store is important. Dark and cluttered always loses out to bright, fresh, clean and open. Layouts tend to adopt one of four popular plans: The rectangular floor plan: With all the fixtures set at right angles, a rectangular floor plan makes the most efficient and economical use of floor and wall space, including corners. Floor plans based on rectangles are extremely versatile and offer flexible aisle layouts as well as gondola ends and wall displays. Apple stores use a rectangular plan.
“A convenience store sells convenience first and products second.” The angular plan: The angular plan uses curves which add interest and a more sophisticated feel. Angular floor plans have less space for products but can provide wonderful focal points. Jewellery stores often use angular plans. The mixed plan: This is the most versatile plan which can be easily customised into special areas or unique displays. Many convenience stores are now adopting this model. The diagonal plan: Diagonal floor plans are commonly used in convenience stores and can allow good visibility down the aisles from the front of the store or the console. Navigation considerations All aisles should be wide enough for disabled and pram access and the comfortable movement of customers through the store. Cutting aisle space to get more shelf space is false economy. Consider 1.2 metres a minimum. Aisles need to move customers to the parts of the store where you want them to go and to expose them to as much product as possible, allowing customers to locate products easily without causing any congestion. According to Mr Abel, one of the key things to remember with store layouts is the need for ongoing change. “Modern security cameras are now capable of mapping traffic flows through the store, which may dictate a subsequent
change in layout. Diligent staff and accurate record keeping of customer movements can achieve the same thing. Seasonal products, day-part offers and special promotions all demand flexibility and continuing investment in store layout.” For most people, a set of architectural drawings does little to convey what a store design is actually going to look like. Urbanista’s Eddy Nader underlined the importance of being able to visualise any proposed design. “One of the key aspects of any new store design is to understand the design in every detail,” Mr Nader says. “The best way to do that is with accurate renderings (artist’s impressions) of how the design will look in the flesh. Modern design software can produce real-life images and can even allow a virtual walk-through of the store before the design in finalised.” For independent store owners, the freedom from the restraints imposed by a corporate design provide some real opportunities to develop store layouts that better address their local markets. FRAUD ALERT A s a retail owner you should always keep your eye out for any suspicious activity – and train all staff to do the same. Recently released Visa statistics showed 40,000 small and medium-sized businesses in Australia and New Zealand were considered the highest risk for victims of fraud. Such businesses were large enough to process about 20,000 eCommerce transactions each year, but too small to adequately protect their systems – which meant that criminals could spy on customers’ credit card details. So stay safe by staying smart! The National Australia Bank (NAB), for example, in their advice to merchants titled Credit Card Fraud Protection, lists five high risk transactions to be wary of as they may indicate that the customer is attempting fraud. These are: • Card not present • Card number is manually keyed in • No authorisation obtained • Card is not swiped through EFTPOS terminal • Fall-back transactions (a transaction processed when the terminal is offline) Credit cards need to be kept in a secure place, ATMs should be checked for any unusual attachments, personal details including PIN numbers should be protected, financial statements should be checked continuously, and chip and pin security should be implemented on credit cards when possible. Being wary of possible fraud is the best defence against your business becoming a victim. To combat fraudulent behaviour always ensure that you and all the staff in your store follow these steps: • Never provide your five-digit sales code to anyone or let them operate your terminal alone

If you do get asked, report it immediately to epay customer service on 1300 301 408 • Ensure that the customer has paid in full before processing the payment • Do not give vouchers to the customer until you are satisfied that the full valid payment has been received • NEVER give out voucher numbers over the phone, even if they claim to be from epay • If you suspect fraud, please call the epay customer service team on 1300 301 408 and report it to the police immediately We recommend for cash collection products (including Visa) that you only accept cash as payment. ASK YOURSELF Please pay close attention to these questions that have been added to terminals when processing a transaction. If you answer any of these questions unfavourably, you are likely to be experiencing a fraudrelated transaction. • Confirm the customer is in store? Yes/No • Confirm the customer has paid for the product? Yes/No • Is this voucher being printed in response to a telephone call? Yes/No

NEED CLEAR REPORTING? To ensure that your sales are matching your reports, make sure that you regularly run reports through your epay terminal. Reports that are available through the terminal include: Shift Totals – If your store runs across multiple shifts, you can produce reports for each shift by selecting this option. Ensure your shift is closed off by selecting End Shift. Day Totals – If you need a running report of sales since the last report was closed off, the day
totals report will run this option. It can also be printed throughout the day without closing it off. Operator Totals – To keep track of your individual operator totals, this report will produce everything, broken down by the operator that made the sales. If you want to incorporate KPIs or staff incentives, this is the perfect way to keep track of your operators. It is strongly recommended that only a supervisor or manager ever requests these reports.
