Tips for Parade Goers There’s nothing like a brand new home and the best way to experience everything that’s new is the Parade of Homes. The 2014 Parade features 75 New Home Open Houses in 63 neighborhoods across the First Coast. This year’s Parade is the perfect way for prospective homebuyers to compare locations, products and builders – and take advantage of the best home prices, interest rates and builder incentives of the century!
Begin with this Parade supplement. It contains a photograph or artist’s sketch of each home in the Parade, along with a floorplan, a description of the home’s features and directions to the model.
Now you need to decide what is most important to you. Is there a part of town that appeals to you? If so, find the homes in the area of interest and create your Parade route. The supplement is conveniently organized by geographic area. Refer to the map to plan your trip. If you want assistance planning the most efficient Parade route, check out the interactive map feature of the online supplement on the Times-Union website, Jacksonville.com, by clicking on the Parade button. Is there a particular feature you simply cannot live without? You may require a certain size home, a specific number of bedrooms or the flexibility of a bonus room. Review the descriptions and floorplans of the entries, and highlight those that meet your requirements. Is budget your primary concern? Look through the supplement and mark homes in your price range. Remember that Parade entries often include many of the builder’s premier options, and the base price of the home may be considerably less than the entry price. Also, the same house may be available in a different neighborhood at a different price. For this reason, builders specify the entry price and the base price in their descriptions of the homes. Don’t pass up a chance to visit homes that may be on the upper end of your price range. Not only can you get some great ideas, you may find that in today’s favorable economic climate, you can afford more house than you thought. The Parade of Homes begins April 26 and runs through May 4, spanning two weekends and giving you time to visit the homes you have marked as being of interest to you and perhaps 4

some new neighborhoods you want to check out. Model homes generally are open between 10 a.m. and 5 p.m. on the weekends. Many models are open during the week as well. It is a good idea to call the sales agent at the number included in this supplement to determine the exact hours the model is open.
Parade veterans suggest some tips for the serious home shopper. Take along a notebook or pad and pencil, and a list of your must haves. If you want to take pictures inside the home, check with the on-site representative first. Collect any literature the builder may have on display. Talk to the on-site representative and ask questions about options, the builder, warranties and other items of interest to you. This information and the representative’s helpfulness may tip the scales when you make your final decision. When the Parade is over, you will have a wealth of information about homes, builders, communities and the building industry. While your initial impression of a home is important in your decision, a studied analysis of the information you collect will go a long way to ensure your total satisfaction at the end of the home-building process.
Now, before you leave home, these practical suggestions will make your day of home tours more pleasant: Dress comfortably. Decide whether or not to take the children along. Depending on their ages, they may enjoy seeing the children’s rooms in the models. Very young children, however, may tire quickly and inhibit your efforts to talk to the on-site representatives. Plan your trip geographically for maximum efficiency. Plan lunch breaks and restroom stops between model home visits. The model homes are not equipped to accommodate these necessities. Shopping the Parade of Homes for your dream home is exciting and fun. Start today and take full advantage of this exceptional opportunity. Trends in Home Efficiency As 2014 unfolds, interesting new trends are emerging that affect efficiency in our homes. These are some of the hottest new items that builders, contractors and homeowners are installing to make their homes more efficient.
Light emitting diodes. Light emitting diodes, or LEDs, are the next generation of lighting coming to the market. They are 80 percent more efficient than incandescent lights and 10 percent more efficient than CFLs. As their cost continues to decrease, they become an even more popular option. LEDs are more versatile and longer lasting than CFLs and can be used in almost any application imaginable.
Web-based thermostats Water efficiency and home improvements. automation Dual-flush toilets are almost standard issue. With two flush modes, one for liquid waste and two for solid waste, systems. Web-based thermostats are fast becoming the norm for controlling heating and cooling systems. User-friendly smart phone apps and Web-based portals allow you to set up and control your thermostat easily from anywhere. Starting at around $100 for basic models and $300 to $500 for high-end models, these tools are a great way to not only save energy but time and headaches as well.
Heat pump water heaters. These water heaters are two to three times as efficient as regular tank water heaters and are a cost-effective water heating option. A great, efficient, all around water heater, heat pump water heaters are becoming the go-to water heater for builders, plumbers and homeowners.
Sealed (or foamed) attics. Sealed attics are coming of age in Northeast Florida. If properly installed, these systems are demonstrably efficient and provide a number of benefits beyond energy savings. They provide enhanced conditioned storage, are more resistant to storm damage and greatly improve indoor air quality.

Low-flow showerheads, which use 1.5 or 2 gallons per minute, have become more acceptable to the average person through technical advances in showerhead technology. Gone are the days of the spray mist of low-flow showerheads, and the new models provide an excellent shower experience while saving 5 to 10 gallons of water per shower. These technologies and many other efficient and sustainable building products and practices are the primary emphasis of the Northeast Florida Builders Association E-Council.
